The space

Located on the outskirts of the Salamanca District, and only 15 minutes away from the historic centre, this modern, cosy, recently renovated loft apartment offers a comfortable space, ideal for a trained professional or a couple seeking tranquillity. It is conveniently located near major streets such as Goya, Alcalá and the Manuel Becerra Square. The Fuente del Berro neighbourhood is a calm area, with one-story houses, and its location allows for easy connections with the rest of the city. Fuente del Berro is a neighbourhood known for the park of the same name, and the apartment lies just a few minutes away from the park, probably the least known among the historical gardens of Madrid. It is a quiet, hidden place of great beauty, situated on the land that was once the Quinta de Miraflores, commissioned by Philip IV as a new royal site, an oasis within the city.

This apartment is on the ground floor, and it can be access directly by a quiet street. The apartment was designed to be a modern, practical space. Its light colours, the natural sunlight that comes in through its large windows in the mornings, its open spaces and high ceilings truly stand out.

The clear spaces within the loft are divided in three levels, with wooden floors throughout. The bedroom has a double bed (1,50 x 2,00 m) and it is at the top level, separate from the rest. The middle level has a dining room with a crystal table for four, a fully equipped kitchen and a comfortable bathroom with a shower. On the lowest level, accessible from the street, there is a living room with a comfortable sofa for 3, an armchair and a flat-screen television. With a 45m2 area, this property is best suited for those with a young spirit who seek to enjoy a comfortable holiday, as well as for professionals seeking to stay in Madrid for a longer time.

Other things to note

SECURITY DEPOSIT: on arrival, guests will be asked to pay a security deposit as a guarantee for damages with credit card, between 500€ and 800€ depending on the length of the stay. This deposit will be refunded automatically between 2 and 7 days after the end of the stay, if the apartment is returned in good conditions.
For monthly rentals is required a complete cleaning at the end of each month, included on the total rental price that is not negotiable.

House Rules:
The client signing the rental contract will be responsible for the correct and appropriate behavior of all the persons accompanying him/her, according to the house rules listed below.
As a client, you are expected to respect the house rules concerning to the apartment and the community it belongs to. The apartment may not be used as a party space but only as an accommodation for sleeping, eating, relaxing, etc. Please read these house rules carefully attentively in order to avoid any problems. Our main objective is for our clients to have a pleasant stay in the city.
•Please respect your neighbors night rest. Do not make noise in the stairways and in the flat after 22 p.m. during the week and after 24 p.m. in the weekend.
•Parties and guests are totally forbidden.
•Close the doors of your apartment.
•Smoking is not allowed inside the apartment. Please smoke on the terrace or outside and please do not throw cigarette butts to the street or inside courtyard.
•When you go out, please make sure that you have turned off the lights, air conditioner and/or heating. Lock the exterior doors and the windows and the main door downstairs.
•Do not use the elevator for more than 4 people (or 2 people + 2 suitcases)
•Do not leave garbage inside the apartment and please clean the dishes when you are leaving. You can leave the garbage in the appropriate containers at the street between 18:00 – 23:00 pm.
•Remember that the check out time is before 11:00 am as we need to clean the apartment prior to the next check in.

In case of complaints from the neighbors due to excessive noise or an annoying behavior from your side (or any people from the group) FSH or a neighbor may require the presence of the police. In this case the client accepts to leave the apartment immediately and without any refund of the amount paid for the reservation.

I recently stayed here for two months for work and couldn't have wished for a more convenient trip. Communication was fantastic, nothing was ever a bother and Gabriel and his team went above and beyond in every sense. The flat looks just like the pictures, it's clean, spacious for 1/2 people and has everything you need to enjoy a business or leisure trip away from home. Location for me was perfect, 10 min walk to Goya which has everything you need and more, even though the flat has many transportation links, I mostly walked everywhere. My highlight is the flats proximity to the park, as a keen runner being so close to the park was a god send, it's also a beautiful place to hang out during the weekends.

Casa molto ben organizzata, pulita e silenziosa con ottimi servizi in zona. Unico grosso problema riguarda il parcheggio perche' la zona e' tutta a pagamento con possibilita' massima di sosta di 4 ore.

In riguardo al parcheggio, Lei dovrebbe sapere che a tutto il centro di Madrid (entro la M30) il parcheggio e a pagamento e costa lo stesso, anche che al centro cita non é facile parcheggiare, la raccomando nel futuro affittare un parcheggio privato per rimanere un mese intero.

No principio achei que ia encontrar um bairro um pouco fora do que ja estou acostumado, mas quando cheguei tive uma supresa agradavel. O bairro é residencial, porem com toda a infraestrutura necesaria: restaurantes, mercados, lanchonetes, metro a 5 minutos andando. enfim, tudo o necessario para uma estadia memoravel. O apto. tem tudo o necessario, e para um casal é perfeito. Do anfitrião só posso falar bem, super prestativo. RECOMENDO

El piso está muy bien equipado y he disfutado de una estancia agradable. El apartamento es exactamente igual que en las fotos: moderno, nuevo, cuidado, electrodomésticos prácticamente a estrenar. Destacaría el espacio de la habitación y el colchón, realmente cómodo. La cocina completamente equipada excepto porque no tiene lavavajillas, aunque no es fundamental. Si tiene lavadora y secadora. La respuesta de Gabriel a un par de incidencias fue muy rápida y adecuada. Desde el punto de vista del anfitrión: valoración muy positiva. Como datos a tener en cuenta, para mí, con estancia de dos meses en noviembre y diciembre, el único problema es que el apartamento es un bajo, con puerta metálica directamente a la calle y con un aislamiento térmico regular. En verano seguro que es un sitio ideal; para el invierno es frío. Tiene aire acondicionado-bomba de calor y hacía falta conectarla frecuentemente pese a no ser un invierno exageradamente frío; en el baño cuenta con un calefactor que lo hace mucho más agradable y funciona muy bien. Comentar que los consumos están incluidos hasta 120€ al mes (para estancias largas). Esto, puede llevar a incomodidad a la hora de pensar si uno está usando demasiado la calefacción y el calefactor porque realmente es muy necesaria y dependiendo como sea la personalidad del inquilino puede resultar molesto intentar "calcular" el consumo, algo que uno no controla; más con el precio de base del apartamento. Claro que supongo que es una "medida" para que el inquilino no deje los aparatos encendidos todo el día y evitar facturas desorbitadas; creo que debería mejorarse lo relativo a este punto o al menos que el anfitrión hiciese recomendaciones a este nivel. Todo esto hace que el tema calidad precio se ajuste; además, poco descuento por alquileres de larga duración, yéndose a los (PHONE NUMBER HIDDEN)€ al mes, precio que personalmente me parece algo excesivo, más aún teniendo en cuenta el tema térmico. En verano creo que sería un sitio ideal. El barrio bien, con un parque agradable cerca, a un paso del Barrio de Salamanca. Línea circular (gris) a 300m y roja a unos 500-600m. Bien comunicado. Andando en 15 minutos en la estación de Goya y pleno corazón del barrio de Salamanca y su zona comercial. 3 supermercados cerca y una tienda "24h" a 30-50m de la puerta. Por el resto grata experiencia. Muy cerca del Hospital Gregorio Marañón si se realiza una estancia formativa en el centro. Si el precio no es un problema: lo recomiendo.

Manuel ha sido un gusto tenerte de huésped, me alegra mucho que hayas disfrutado del piso y te haya sido de utilidad para tu trabajo, tiene una ubicación inmejorable y muy buenas conexiones de metro y bus. Como sabes es un piso moderno y bastante nuevo, el piso se ha construido con muy buen aislamiento tanto en techos de pladur como en paredes con un material especial, pero hay que tener en cuenta que los bajos son más fríos y entra más fresco por el suelo, además como vimos estando contigo entraba aire desde el exterior por el antiguo espacio de la maquina de aire acondicionado, tema que hemos solucionado durante tu estancia y reforzado a tu salida. En cuanto al consumo eléctrico incluido, no entiendo tu preocupación pues se te explico muy bien antes de reservar para que pudieses decidir pues era un tema que te preocupaba, además se te explico nuevamente de forma muy detallada a tu llegada, por experiencia y habiendo vivido en este piso por 3 años se que el consumo normal es de 60€/mes pero se incluye un margen bastante amplio y prudente de 120€ al que es muy difícil llegar, en cualquier caso tanto en este piso como en otros y por una cuestión no solo de consumo sino de cuidado del medio ambiente te explique que haciendo un uso racional de la electricidad, esto quiere decir usarla como quieras mientras estas en el piso y apagar los equipos si se esta muchas horas fuera, el consumo sería normal y n deberías superar el consumo incluido, como de hecho ha sido. Estoy muy contento de haberte podido dar alojamiento y que hayas disfrutado y estado cómodo, ese es mi principal objetivo ofreciendo un alojamiento y un servicio de alta calidad a un precio razonable.
