Peace and quiet

Guests say this home is in a quiet area.
Part of a beautiful 450 year old converted barn, The Stables has a lovely feel about it. Large open plan kitchen, dining and living area, one double bedroom, and one bedroom with double bunk bed and fun cabin bed. Wood burner and bags of character.

Quiet and secluded, tucked away down a private drive shared with the manor house, but within walking distance to parks, pubs, cafes and beaches.

The space
There is a large open plan kitchen, dining and living area in the main part of the barn, with high ceilings, oak beams and cobbled floors - so it does have a rustic feel.

A wood burner adds warmth and atmosphere if the evenings are a little chilly, though there is full central heating for the cooler months. There is a fridge/freezer, microwave and large range cooker in the kitchen. The dining table is set with four chairs (though there are more elsewhere in The Stables that can be moved to seat more), and sofas to seat up to six.

The double bedroom has a kingsize bed with memory foam topped mattress, fireplace with wood burning stove effect electric fire, and access to a rear patio area with outside seating.

The second bedroom is in a more modern extension at the rear (The Stables was converted to a wine bar and restaurant before we owned it, and the back extension is where all the amenities were). It's still a bit work in progress. At the moment a second bedroom offers a bunk bed with a double at the bottom and single on top, plus a cabin bed. The cabin bed is accessed by a short ladder and is slightly shorter than a standard bed, but has a double mattress on it (memory foam and very comfortable!!), so an average sized adult can sleep diagonally on it.

There is a wet room lined with travertine marble and pebbles underfoot in the shower. We have just added a second shower room and toilet which is accessed through the second bedroom when booked. Please note the second shower room only has cold water to the hand basin. Shower is hot though!

PLEASE NOTE

The Stables will be offered as a one bedroom, one bathroom property If booked for one or two people. If you have a booking for two and would like the second bedroom, please let us know on booking. In this case, there will be a £15 a night charge for opening up the second bedroom.

The second bedroom will be opened up for groups of three or more at no extra cost to the booking. Please just select the correct number of people staying when booking.

CANCELLATION POLICY

We have not subscribed to airbnb's flexible cancellation policy which allows bookings to be cancelled up to the day before. From experience we know this results in a lack of available listings for travellers, as people will book even if they are not certain they are travelling, or may book several options and only choose which one to stay in at the last minute. This means other people don't get the opportunity to book, and we end up with empty accommodation. If, however, you do need to cancel and we can rebook the nights, we will offer a refund to the amount we have been able to rebook.

Guest access
The Stables is self contained and private, so you will not be disturbed. If The Stables is booked for two people, there will not be access to the back bunk bedroom unless specially requested. There is a £20 for opening the second bedroom for bookings of two people. No extra charge for three people or more.

Other things to note
We do have some doggie rules as follows:

We are happy to accept dogs if they are well behaved, and do not bark all the time, as we have to consider our neighbours. There is an extra £15 fee for dogs, and we ask that you bring your own bed for them and keep them off the furnishings and under your control in the house and your private part of the garden at all times, and that you pick up any poop in the garden/driveway straight away please. Please keep dogs on leads on the driveway. The fee is not included in your airbnb booking, please can you leave cash on the table when you leave.
