Located in South, Central Pennsylvania, the home is at the headwaters of the Falling Spring, known for it's native trout and fly fishing. Parks include Norlo Park and Caledonia State Park. Shopping, national chain and local restaurants, wineries, museums and The Capitol Theatre are all within a few minutes drive.

The area offers battlefields like Gettysburg and Antietam, 3 ski resorts within an hour drive, Dutch country, golf, shopping, antiquing, festivals, fly fishing on site in the Falling Spring (PA license required), local wineries, state parks with hiking trails, nearby Appalachian Trail, 3 major airports within 1 to 2 hours drive, day trips to Washington DC and Baltimore MD.

This Short Term Rental Agreement (the “Agreement”) is made by and between Gary and Suzanne Piper (“Homeowner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is located at:

The property is furnished and includes refrigerator/freezer, dishwasher, range, microwave, towels, linens, china setting for 8, coffee maker, toaster, pots, pans, utensils, 2 TV’s, 2 queen beds, 2 twin beds, cable and internet.

3.Maximum Occupancy: The maximum number of guests is limited to 6 persons.

5.Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

7.Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees
a.Security Deposit: To be collected by Airbnb if owner is unable to collect from guest, compensation as a result of damages.
i.damage to the property or furnishings;
ii.dirt or other mess requiring excessive cleaning; or
iii.any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
9.Cancellation Policy: If Guest wishes to cancel his/her reservation, the rental fee(s) will be refunded as follows: 100% refund minus service fees if you cancel 14 days prior to the reservation date. 50% refund minus service fees if you cancel 7 days prior to the reservation date.
10.Insurance: We encourage all renters to purchase traveler insurance.
11.Payment: Payment is made through Airbnb

1. This is a Non-Smoking Property.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

PARKING – Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Visitors of the Guests may park in owner designated areas on the property.
8. Housekeeping and Laundry Service: There is no housekeeping service unless prearranged with the owners. While linens and bath towels are included in the house, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
9. Utilities: The property is on township water and sewer. DO NOT FLUSH anything other than toilet paper.
11. Storms: No refunds will be given for inclement weather conditions.
