Welcome to San Francisco's Mission District, the sunniest neighborhood in town!
Enjoy the world-class dining and famous nightlife of Valencia Street or a picnic in Dolores Park on a sunny afternoon... And all just steps from our 100 year old home!
Your sunny room has a queen size bed, and looks out over lush gardens. It includes all the comforts of home... Sofa, dresser, closet space, rocking chair.
Your private (though not "en-suite") bathroom has a "like rain" shower head, over a clawfoot tub.
Relax in the living room. Curl up in the sun porch. Make yourself at home!
For a 3rd person, we have a twin mattress which can go on the floor, either in the listed room, or in another room.
Guests have their own bedroom and private bathroom (though it is not "en-suite.")
"Common" spaces are shared with Wendy and Ivan - but if you plan to do a lot of cooking, please let us know before booking.
Also, access to the garden is fairly limited, as it's directly off our bedroom. Not to say you can't enjoy it, but you'll need to check with us beforehand...
Interaction with Guests
We are experienced Airbnb hosts, and have had 100's of guests before you. We'll happily point you toward the traditional tourist sites or the hidden hotspots, whatever your preference.
Guest interaction covers the full range, from sharing dinner or drinks, to rarely seeing each other. It all depends on preferences and schedules.
Located on 19th Street, between Valencia Street and Dolores Park, our home is in an ideal location for exploring the Mission, as well as the rest of San Francisco. It's an easy walk to the Castro, Haight Street, Hayes Valley, and Noe Valley. And we're close to BART and Muni, so it's easy to visit the Ferry Building, Union Square, Downtown... Everywhere!
Then again, you might not want to leave the neighborhood at all... Here's a very incomplete list of spots within 4 blocks of our home:
Foodie Heaven: Tartine, Delfina, Bi Rite Market, Mission Chinese Food, Locanda, Range, Foreign Cinema, BiRite Creamery, the list goes on - and seems to grow daily!
Shopping: 826 Valencia (Dave Eggers' Pirate Supply Store!), Paxton Gate, Curiosities for Kids, Beta Brand, Mission Bicycle, Self Edge, Weston Wear, Shoe Biz...
Dolores Park, the Chapel (for live music), Clarion Alley (home to the CAMP Mural project), the Women's Building (maybe the most famous of the famous Mission Murals), Mission Pool (seasonal outdoor swimming, walk there in your towel, it's 3 doors down!)...
It's an easy and lovely 10 minute stroll to the 16th St/Mission BART Station, and there are Muni Routes all around us, so there's easy access to SFO, Union Square, Moscone Center, Market Street, the Ferry Building, Golden Gate Park, AT&T Park... Everywhere!
Our neighborhood is great for bicycling, too: Flat, with dedicated bike lanes on both Valencia Street and 17th Street. And we're both avid riders, and love to share the city's cycling secrets. (Trust us: You want to know about the Wiggle before you set off to Golden Gate Park.)
The 101 and 280 freeways are also nearby, but parking in our neighborhood is tough. (There is a parking garage three blocks away, ~$20/day.)
Other Things to Note
Our home is 100 years old, and has creaky stairs and floors, and very little sound insulation. With neighbors directly above, right and left, you might hear footsteps, dogs barking, babies crying, any manner of "city" and/or "roommate" noise. It's peaceful, and we try to stay reasonably quiet until guests awake, but if you seek complete tranquility, then our home might not be the right fit. That said, only about 1% of our hundreds of previous guests have mentioned noise as an issue.
We like to know a bit about our guests, so please complete your Airbnb Profile before attempting to book.
If you plan to arrive later than 10:00 PM, please let us know BEFORE booking. If you book first, and then tell us about your late arrival, we'll request a $50 Late Check In Fee.
Please check your total price before booking. Our pricing varies, and can be higher on weekends and during "high" season, and there's also a cleaning fee, and a sur-charge for a 2nd or 3rd guest.
We do not offer discounts for longer stays.
Our dog, Milo, is friendly, but a little "moody," so we're extra cautious about hosting children under 6. (Feel free to ask, but we'll most likely say no. Sorry.)

Quiet Hours are 10:30 PM to 8:00 AM on weeknights, 12:00 AM to 10:00 AM on weekends. Those aren't "lock out" hours or anything, simply times to be aware that people around you are most likely asleep.
No Smoking inside or within 25 feet of the front gate (including the sidewalk in front of the house.)
If you plan to arrive later than 10:00 PM, please let me know BEFORE booking, so I can make sure we can accommodate you.
Our check in time is listed as "flexible" but should really be "TBD" - To Be Determined. (That's not an option airbnb gives us.)
After you have a confirmed booking, get in touch and let us know what time you'll arrive, and how… (Are you driving here? Flying to SFO, then taking BART to our house? Flying to OAK and taking a cab? Etc...)
We will try to accommodate your arrival time, but no guarantees.
I loved staying at Ivan and Wendy's house - they are in the perfect location and this is a gorgeous sunny and spacious room. The bathroom is beautiful with a great claw footed tub and rainforest shower. Ivan & Wendy were extremely welcoming and gave me lots of excellent San francisco tips - a big 10/10 all round!
G'day, we can't think of a better way to spend 4 days in San Francisco. Ivan and Wendy were truly accomodating and their house in mission is an absolute pleasure to visit and stay. Our room and bed was super comfortable, we loved the sun lit nook and Milo was, well, very easy to get along with. Mission district is a great area and everything is at the door step. Parking was a bit creative but we found spaces near Delores park overnight which kept the costs down. Finally, Ivan has everything you want to know about San Fran and surrounds. It got us going quickly and we got to experience a lot more than we expected. Thanks for having us guys :)
The place is very central, and there's a parking garage 2 blocks away, very convenient. And the apartment is very nice, we enjoyed our stay.
Ivan and Wendy are lovely, and I had such a great time staying with them. I was there for a conference and working hard, and it was so nice to come home to friendly faces, people who knew the neighborhood and helped me take advantage of some lovely local spots in the little time I had available to explore and enjoy. Their home is gorgeous and they have the SOFTEST BEDSHEETS ON THE PLANET!! I seriously loved going to bed every night. I have to buy myself some! ...I could talk at length about the sheets but I'm trying not to embarrass myself here, haha! Milo, the dog, is adorable and sweet, and generally keeps to himself (which is surprising for a dog, but every puppy personality is different). I also loved that the coffee was already ready every morning when I woke up; it was very helpful especially as an early-rising conference-goer. I really want to stay there again on a future trip!
Outstanding location- great hosts and very quiet, comfortable room! It was a great short stay for me and had everything I look for in a home away from home.
My host made me feel very welcome. Staying in an Airbnb in a shared appartment is always trickier than having the apartment to yourself but with Wendy & Ivan, it worked out great.
I cannot stress enough how delightful our experience with Ivan and Wendy was during our Labor Day visit! From the moment we stepped off the Bart they were extremely accommodating, offering tea, coffee and any tips on how to get the most out of the city. The house is beautiful, sunny and inviting with all the amenities you need for your stay. Thank you again and again!! It makes all the difference in the world to stay somewhere like this - relaxed atmosphere, clean, safe and a great location!! I would highly recommend this airbnb to any and all heading to SF.

About the Host, Ivan & Wendy
Ivan is a publisher of a book for 4 year olds. (Look for "Four is a little, Four is a LOT" or "fourdollarbooks".)
Wendy is an elementary school teacher.
And Milo's a 25 pound possible pinscher mix... (He's sweet and loves to greet guests, if occasionally a bit over-exuberantly!)
