Welcome to San Francisco's Mission District, the sunniest neighborhood in town!
Enjoy Valencia Street's world-class dining and nightlife, or a picnic in Dolores Park on a sunny afternoon... And all just steps from our 100 year old home!
Your sunny room has a queen size bed, and looks out over lush gardens. It includes all the comforts of home... Sofa, dresser, closet space, rocking chair.
Your private (though not "en-suite") bathroom has a "like rain" shower head, over a clawfoot tub.
For a 3rd person, we have a twin mattress which can go on the floor, either in the room, or in our dining room.
Guests have their own bedroom and private bathroom (though it is not "en-suite") as well as shared access to our living room and sunporch. You may also use the kitchen for re-heating food and making light "snacks" but not for cooking full meals. Please, no real cooking without prior permission.
Interaction with Guests
We are experienced Airbnb hosts, and have had 100's of guests before you. We'll happily point you toward the traditional tourist sites or the hidden hotspots, whatever your preference.
Guest interaction covers the full range, from sharing dinner or drinks, to rarely seeing each other. It all depends on preferences and schedules.
Located on 19th Street, between Valencia Street and Dolores Park, our home is in an ideal location for exploring the Mission, as well as the rest of San Francisco. It's an easy walk to the Castro, Haight Street, Hayes Valley, and Noe Valley. And we're close to BART and Muni, so it's easy to visit the Ferry Building, Union Square, Downtown... Everywhere!
Then again, you might not want to leave the neighborhood at all... Here's a very incomplete list of spots within 4 blocks of our home:
Foodie Heaven: Tartine, Delfina, Bi Rite Market, Mission Chinese Food, Locanda, Range, Foreign Cinema, BiRite Creamery, the list goes on - and seems to grow daily!
Shopping: 826 Valencia (Dave Eggers' Pirate Supply Store!), Paxton Gate, Curiosities for Kids, Beta Brand, Mission Bicycle, Self Edge, Weston Wear, Shoe Biz...
Dolores Park, the Chapel (for live music), Clarion Alley (home to the CAMP Mural project), the Women's Building (maybe the most famous of the famous Mission Murals), Mission Pool (seasonal outdoor swimming, walk there in your towel, it's 3 doors down!)...
It's an easy and lovely 10 minute stroll to the 16th St/Mission BART Station, and there are Muni Routes all around us, so there's easy access to SFO, Union Square, Moscone Center, Market Street, the Ferry Building, Golden Gate Park, AT&T Park... Everywhere!
Our neighborhood is great for bicycling: Flat, with dedicated bike lanes on both Valencia Street and 17th Street. And we're both avid riders, and love to share the city's cycling secrets. (Trust us: You want to know about the Wiggle before you set off to Golden Gate Park.)
The 101 and 280 freeways are also nearby, but parking in our neighborhood is tough. (There is a parking garage three blocks away, ~$20/day.)
Other Things to Note
Our home is 100 years old, and has creaky stairs and floors, and very little sound insulation. With neighbors directly above, right and left, you might hear footsteps, dogs barking, babies crying, any manner of "city" and/or "roommate" noise. It's peaceful, and we try to stay reasonably quiet until guests awake, but if you seek complete tranquility, then our home might not be the right fit. That said, only about 1% of our hundreds of previous guests have mentioned noise as an issue.
We like to know a bit about our guests, so please complete your Airbnb Profile before attempting to book.
If you plan to arrive later than 10:00 PM, please let us know BEFORE booking. If you book first, and then tell us about your late arrival, we'll request a $50 Late Check In Fee.
Please check your total price before booking. Our pricing varies, and can be higher on weekends and during "high" season, and there's also a cleaning fee, and a sur-charge for a 3rd guest.
We do not offer discounts for longer stays.
Our dog, Milo, is friendly, but a little "moody," so we're extra cautious about hosting children under 6. (Feel free to ask, but we'll most likely say no. Sorry.)

Quiet Hours are 10:30 PM to 8:00 AM on weeknights, 12:00 AM to 10:00 AM on weekends. Those aren't "lock out" hours or anything, simply times to be aware that people around you are most likely asleep.
No Smoking inside or within 25 feet of the front gate (including the sidewalk in front of the house.)
If you plan to arrive later than 10:00 PM, please let me know BEFORE booking, so I can make sure we can accommodate you. If you book first, and then ask to check in after 10PM, we will request a Late Check In fee of $50.
Our check in time is listed as "flexible" but should really be "TBD" - To Be Determined. (That's not an option airbnb gives us.)
After you have a confirmed booking, get in touch and let us know what time you'll arrive, and how… (Are you driving here? Flying to SFO, then taking BART to our house? Flying to OAK and taking a cab? Etc...)
We will try to accommodate your arrival time, but no guarantees.
Ivan is a publisher of a book for 4 year olds. (Look for "Four is a little, Four is a LOT" or "fourlosophy".) Wendy is an elementary school teacher. And Milo is a 25 pound mutt. (Terrier...? Chihuahua...? Pinscher...? Perhaps. Sweet...? Charming...? Adorable...? Absolutely!)
We've hosted continuously since 2009 - the year Airbnb née "AirBedAndBreakfast" began! We love our home, our hometown, and our neighborhood, and we look forward to sharing them with you. We'll happily make dining recommendations, share insider sight-seeing ideas, and hopefully help you have a great visit.
