Elegant Georgian 2 storey Apartment within Grade One townhouse set in a most beautiful garden in central Bath. Next to Pulteney Bridge, walking distance: Roman Baths, Bath Thermae Spa, Abbey, shops restaurants, bars, theatres, cinemas, Railway station, and many museums and Parks. Universities of Bath & Bath Spa are easily reached by buses from very close by. Bath Rugby Ground 1 minute walk.

The space

Very comfortable well appointed house in a most CENTRAL peaceful location in Bath. Large attractive, newly decorated and light double bedroom with SUPER King Size bed 6 foot: 183 cms ( 72 ins) wide x 203 cms ( 80 ins long) which has replace previous 5 foot bed seen in some photos, which has a beautiful comfortable new mattress from Harrods and Hungarian Goose Down duvets and pillows, made up with beautiful fresh linen. ( If guests prefer a man made set of duvet and pillows, this is possible on request). There is a large modern 40’ television in the bedroom.
On the garden level overlooking our large private walled garden, and next door to Henrietta Park, one of the loveliest public gardens in Bath. The bedroom has a French window opening out onto the garden with a bench just outside for guests to sit and admire the garden!
This ensuite bedroom is also ideal for longer stays as there is an independent means of accessing the room via a door in the walled garden and into the bedroom through the French doors.

I have an additional double bedroom and ensuite bathroom on the same floor, known as Pulteney Bridge, Gorgeous ensuite, with a 5 foot bed which is offering the opportunity to book 2 bedrooms at once when available. I also have a large single room known as Henrietta St, Sunny ensuite, click on the photo of me to see these other bedrooms.
My guests keep saying that I should emphasise the beauty of my garden and the complete peace and quiet that is experienced when they stay here. The room is on the garden side of the house and there is no traffic noise, only the sounds of the Abbey bells ringing in the early evening for bell ringing practice.

Guest access

Access to own bedroom with en suite shower room. I serve a full continental breakfast which is much enjoyed by my guests, who often compliment me on the table settings and the delicious homemade breakfast goods! It includes cereal, yogurt, overnight oats, fruit, home made jams and marmalade, home-made cakes and home made bread, and boiled eggs ( but I do not do a full cooked breakfast). On Saturday morning breakfast is served at 9.00 am and on Sunday at 9:30 am . Week days it is served at 8:30 am. I do just ask guests to let me know the night before if they don't require breakfast. It will be served in either the elegant kitchen or on the garden terrace in warm weather. I am happy for guests to sit on the balcony enjoying the beautiful garden and sunshine or on the upper level on the right hand side to enjoy my garden, but please respect my privacy. There is a garden bench outside this lovely bedroom which guests can sit on.

Interaction with guests

I love Bath and am very familiar with the local facilities and attractions and am happy to give suggestions and helpful advice about places to visit, including restaurants, bars, cafes, shopping, museums, theatre and concert productions and guided tours, do just ask.
This Airbnb is a very special place in a wonderful Georgian house with a lovely private garden of an unusually large size.
The room is on the garden side of the house at garden level. It has its own bedroom door directly into the garden.
I am happy to spend time talking to guests and breakfast is a very good opportunity to chat and meet other visitors from all over the world. I take pride in attention to detail and love making the breakfast table attractive, and the guest bedrooms comfortable and cosy with finest quality bed linen.

Other things to note

We have a small friendly dachshund dog called Crumpet.
Please note that all bookings for a weekend are for a minimum of 2 night stays including Friday and Saturday, thank you. Occasionally I will take a one night booking, but it will be necessary to ask me first before booking
Please note that checking in time is listed as 5 pm, but it is always worth asking me if other times are possible, it depends on my commitments and I can sometimes arrange for it to be earlier or later. Arrival time after 11.pm is charged extra at £20. Our home is comprised of two houses knocked together to make an exceptionally large lateral conversion but the party walls between the two houses are incredible thick and the wifi signal is sometimes a little faint inside the actual bedroom but is greatly improved in the hallway outside the bedroom door where there is a desk with chair to sit at, and also upstairs where guests are welcome to sit at dinning room table.
UPDATE The wifi is much improved since the BT engineers renewed the wiring into my home.

This is a no smoking house. No candles in the bedrooms.
In principle I don’t wish to have pets but am happy to consider very small dogs who are house trained. Please ask me first before using INSTANT booking, so I can confirm that it is convenient. I can’t guarantee to host a dog until we have discussed the situation.
For bookings with children please get in touch with me first before using INSTANT booking. I will have to make an additional charge of £20 per day to cover an extra person ( child or teenager), to cover breakfast, linen, extra hot water etc. The king size bed is suitable for 2 adults and if a child needs a camp bed, I have one. I also have a baby’s travel cot.
Please do not consume cooked food or alcohol in the bedroom. Our house is very centrally located close to many cafes, restaurants and bars so it is easy to find inexpensive places to eat.
Lost house keys will be charged for, and it may be necessary to change the locks as well and replace all the sets of keys.
We really enjoy welcoming guests, but kindly remember this is our private family home and we expect visitors to respect this and to please be quiet when you return home late in the evening, so as not to disturb our neighbours!
Please keep tv volume and laptops and music down and kindly do not watch after 11 pm. There is a bedroom above and one in the next door house that may be disturbed.
No visitors except by prior arrangement.

Ann is a wonderful host, with a very special, beautiful home. The garden room is very comfortable, especially the large bed & high quality bedding. She provided us with a delicious breakfast, with homemade preserves & bread in her kitchen, where we very much enjoyed chatting to Ann & her fellow guests and also, meeting her wonderful dachshund, Crumpet. The location is superb, right in the centre of town, just a short walk to all the main attractions & shops , but extremely quiet & peaceful.

We had 2 nights in Ann's beautiful home. Fabulous art on the walls and probably one of the most gorgeous walled gardens in Bath. The location is brilliant - easy walking distance to everything. We had a fantastic stay in Bath in great part because Ann is an outstanding host. Everything was perfectly clean and comfortable, the bed was a dream, the home-cooked breakfasts were delicious (Ann even kindly shared some rare and excellent teas with us), and communication was always friendly and efficient. Our host was also very generous with her recommendations and, thanks to her, we managed truly to make the most of our weekend in Bath. We would give our stay more than 5 stars if we could, and we already look forward to being back! Thank you, Ann, for making our trip to Bath so wonderful!

Ann was a wonderful host, she was very welcoming. She had a great knowledge of Bath and we were recommended places to visit and eat at. Breakfast was ready in the morning all homemade goodies which was a perfect start to the day. The room was as described and in a perfect location if you want to be in the centre of Bath, you can pretty much walk everywhere from here. Ann also has the most amazing garden if you just want to relax and enjoy some quiet time.

This is an amazing charismatic Georgian town house in the perfect location in Bath. Secluded but still central (on an nice street 2 mins walk to the main bridge), the bedroom/bed was a dream and you get access to a huge garden! You share the house with other guests + owner and there is a nice well stocked kitchen for breakfast. I can't imagine a better place to stay as a couple.
