BELLAVISTA is a really nice and comfortable accommodation for up to 4 people. The house consists of: living room with sofa and a wonderful view of the garden and the surrounding valley, equipped with corner kicthen and table for dining, TV and DVD player. The sleeping area is composed by 2 bedrooms of which one with double bed and one with 2 single beds (which can be joinable) and two bathrooms one with shower and one with bathtub.

The is provided with all modern facilities (such as Internet Wi-fi, air conditioning, TV and DVD player) and has outdoor shared spaces (like spa, swimming pool and gym). Ideal for families or two couples wishing to spend a luxury holiday in the wonderful countryside surrounding Lucca.

The light breezes and shaded areas of the estate grounds provide a welcome respite from the summer heat of the Tuscan towns and cities.
In Palazzo Guinigi's lower floor there is a shared relaxation area and gymnasium.

The Bellavista house Apartment is located in the Borgo of Villa Guinigi, a prestigious estate located in the hillside village of Matraia, just a few kilometers from the wonderful medieval city of Lucca with its many attractions. A small grocery shop selling a range of products, including fresh local Tuscan produce together with a family owned pizzeria are located in the village of Matraia within a 10-15 minute walk from the estate. A locally owned 'eaterie', specialising in local Tuscan food and produce is also within a 10 minute scenic walk of the estate.

POSITION
Lucca is a place that you can just walk around and discover and enjoy. It is strategically positioned, really close to Firenze, Pisa, Pistoia, Livorno and the beaches and far from the crowds. It has many things to offer to the guests as you can visit the city both by foot or cycling into the walls. There are a lot of place to see in the beautiful town, first of all the ancient walls, the Amphitheatre square and not least the Torre Guinigi. In a few kms from Lucca you will also find beautiful villas like Villa Reale, Villa Mansi or Villa Torrigiani. The Lucca area offers also a lot of interesting naturalistic places like Garfagnana, Valle del Serchio or Piana di Lucca. For those who wish to swim in the sea, the coastal strip of Versilia, from Forte dei Marmi to Torre del Lago Puccini, offers more than 20 kilometres (12 miles) of beaches, parks and splendid countryside. Most beaches can be reached from Lucca by car in 30 to 45 minutes. It could be also an ideal point to tour around the famous Cinque Terre. The area is easily reachable by car with the A11 super way Firenze-Pisa Nord (called also Firenze -Mare) exit Lucca east (11 km). From Genova you can use the A12 Genova- Rosignano. The railway station, that is not far from centre, links the city with Firenze and Pisa with hourly connection. From Firenze then you can reach all other Italian Cities.

General Booking Conditions 1. BOOKING A deposit of 30% of the property rental must be paid (50% of the total rate for 3 or more consecutive weeks), no contract with us will exist until we have received this amount and the booking form duly signed, and have subsequently confirmed your booking. Should you later cancel, cancellation charges will become payable in accordance with paragraph 3. Once the request for option has been received and availability of the house/houses for the chosen period has been ascertained, EDS will reserve the chosen house/houses for the client by sending (via e-mail) the option confirmation The options will last 72, 48 or 24 hours (the duration will depend on the period in which the request is made), within which time the clients will inform EDS of their decision. During the high season the duration of the option will be reduced to 24 hours and last minute options will be considered binding. The expiration of all options will be fixed on the date and hour established and copied on the confirmation email you will receive from us. After this time the options, if not confirmed by the client, will be automatically deleted from the system. The property will then be available and bookable by other client. Clients will receive from EDS the reservation form containing: personal data of the client, amounts and deadlines of the various payments, conditions of payment, general booking conditions. In the absence of any communication from the client, within the agreed time-limit, the house/houses optioned will return free and available for other clients. In the event that a client who has optioned a property should manifest the intention to book later than the agreed time-limit and a second client has in the meantime optioned the same house for the same period, the first client will have to wait for the decision of the second. By sending via fax/e-mail the reservation form countersigned and with the proof of payment in the manner and terms described below, the actual booking is completed. The booking form signed without the proof of the payment is not a booking. Upon receipt of the documents EDS will send the relative invoice to confirm the reservation. The payment can be done by wire transfer, credit card using Paypal, but please note that the amount of the price is the net of the total and bank fees are not included and at tenant’s expense. The wire transfer has to be done in EUROS CURRENCY. The payment by credit card using Paypal will be accepted with a charge of 3% on the total rate. 2. PAYMENT OF THE BALANCE The balance of the payment must be paid at least 8 weeks (56 days) before the arrival. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges, and to retain the deposit. For bookings made within 56 days from the arrival date, you will be required to pay the full cost of your holiday at the time of booking. 3. CANCELLATION BY YOU The present contract under Article 32 of the Tourism Code does not provide the right of withdrawal pursuant to the Legislative Decree of 6 September 2005, No 206 for contracts concluded at a distance. However, cancellation of the booking must be sent in working days (Monday to Friday from (phone number hidden) hours) prior to arrival, which does not include the day of arrival and that of the notification itself. It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non-payment, and then we shall be entitled to the following percentage of the holiday cost: - 30% of the rental amount in case of cancellation of reservation notified within 56 days before the beginning of the stay (50% for reservation of 3 or more consecutive weeks); - 100% of the rental amount in case of cancellation of reservation notified within 55 days before the beginning of the stay; When booking any accommodation, clients are advised to take out a trip cancellation insurance to avoid payment of the cancellation penalties - AMI Assistance for Italian clients, - World Nomad or Mondial Assistance for overseas clients 4. ALTERATIONS / CANCELLATIONS BY US Though it is unlikely that we will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us for the property, but we will not be liable for any cancellation charges for travel arrangements. 5. NUMBER OF PEOPLE / REPLACEMENTS Only those people stipulated on the booking form may use the property. The number of people must not exceed the number of sleeping place indicated in the brochure. Should the keyholder find more persons than those stated, it is totally up to his discretion to ask the clients to vacate the house. Infants (children under 2 on date of return) are not included in occupancy figures. However many owners limit the number of infants/toddlers. Each child over 2 (whether sleeping in a baby cot or not) will be counted as part of the villa occupancy. 6. COMMERCIAL USE Should clients intend to use a villa for any type of commercial use such as photo shoots or filming this should immediately be advised at the time of booking. Such use will only be allowed with the written consent of EDS, who in turn will implement specific arrangements and stipulations thus imposed by the villa owner. No private parties, weddings, wedding receptions or large gatherings are allowed in the properties without written permission from EDS. No camping is permitted on the property grounds. 7. INSURANCE It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation. The appropriate coverage should be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. Your signature on the booking form confirms that you have bought and covered by such insurance. 8. ARRIVAL AND DEPARTURE TIMES Clients must arrive between 4 p.m. and 7 p.m. and leave before 10 a.m. on the day of departure. If the client is late, advance notice must be given in writing. In case of flight delays or inconvenient while travelling, clients should contact our office or the local housekeeper. Late arrivals are very difficult to be arranged and the housekeepers may reserve the right of asking for an extra fee, between 50euro and 100euro, depending on the single case. In any case it is very hard and not always possible to arrange arrivals after 10 p.m. It is up to the keyholder’s discretion to decide whether or not to allow clients to enter the house at times other than those stated. EDS declines all responsibility in the matter. 9. SECURITY DEPOSITS A security deposit as stated in the price list is payable upon arrival to the keyholder in cash or with traveller’s checks (duly filled and signed but accepted on request). This is to cover the cost of any damage or breakages during your stay to the property or the contents. This amount, less any applicable claims, will be returned to you on the morning of departure. Failure to pay the deposit can result in the keyholder refusing entrance to the house. 10. PETS Pets are generally not accepted by house-owners. If you want to bring one with you, please check in advance if this is possible. If accepted, you will be requested for an additional security deposit and/or adequate insurance. 11. COMPLAINTS We have visited and checked each property and the descriptions are therefore accurate and made in good faith. However we decline all responsibility for any modifications made by the owners without our knowledge. We also do not accept responsibility for the breakdown of the supply of water, gas nor electrical and telephonic lines, including electronic devices and internet connection, though we will use our best endeavours to arrange for problems to be solved. If you have any problem during your stay which cannot be satisfied by dealing directly with the owner or manager of the property, you should contact us immediately. It is impossible for us to claim compensation from the owner after you have returned from your holiday if you have not recorded the problems with us during your stay. Complaints lodged only at the end of the holiday period will not be taken into consideration. Clients who abandon the house without authorisation from EDS lose all rights to any eventual refund or rebate. 12. CLEANING The property will be clean throughout at the beginning of the rental period and must be left by the tenant in good hygienic conditions in all parts and accessories, throughout at the end of the rental period. Linen is normally changed once per week. It is the responsibility of the client to take care of the waste disposal unless otherwise indicated. If the guests do not dispose of waste from the property the owner or his representative may ask for an additional charge for this service. The kitchen must be left clean and tidy. If, for any reason, including time, guests cannot clean the kitchen and the furnishings/fittings before their departure, the owner will be entitled to request an extra charge for it to be cleaned. 13. BEHAVIOUR The client signing the contract is responsible for the correct and decent behaviour of his party. Should the client and his party behave in a manner that is not acceptable by civilised standards, the keyholder may ask the client and his party to vacate the house. 14. PEOPLE WITH HEALTH ISSUES People with disabilities or health issues should verify with us the suitability of the property that they are considering. our properties are in the countryside, and bugs, spiders, wasps and domestic animals are common in rural settings. Please take note of this in case someone in your group has serious allergies. 15. LOW SLUNG CARS - VANS - MINIBUSES Most of our houses are located in the countryside. Some of them can be accessed only by unsealed roads and driveways. We therefore advise people intending to take a sports or low-slung car on holiday, to check with us first whether the access to the property allows for such a car. We advise against the use of vans and minibuses. Please always check with us, at the time of booking, if you are planning to use this type of vehicle when staying at one of our properties. 16. SWIMMING POOLS Swimming pools are not open all year. If your rental period is outside the period May 25th to October 5th, please check with us if the pool can be opened. Most of the swimming pools are not enclosed with fences and there are no lifeguards. Clients’ use of the swimming pool is at their own risk. Children must be supervised at all times. Neither the villa owners nor EDS and its Agents assume responsibilities for use of the swimming pools. 17. HEATING Heating costs are not included in the price and must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked a supplementary deposit for heating expenses. Anyway, it won’t be possible to turn on the heating before the 1st November or after the 1st April. 18. WATER AND ELECTRICITY Please note that most of the properties that we offer are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off. 19. INTERNET CONNECTION Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services (see also item 11). 20. VALUABLES Valuables left at the property are at the clients risk, neither EDS nor the owners (nor their staff) are responsible for their loss. 21.TOURIST TAXES IN ITALY A local tourist tax based on the Decreto Legislativo n.23/2011 (tassa di soggiorno), has been introduced by the across year 2012 and most of municipalities in Tuscany and other touristic areas have opted to apply it. The amount, set on a number of nights, varies from place to place and is to be paid directly by tourists on the arrival at the property. 22. LAW-JURISDICTION In the event of any dispute concerning the terms and conditions of this contract, the court of law of Lucca will have jurisdiction and Italian Law will be applied. on signing the Booking form the client totally and unconditionally accepts these Booking Conditions.

Agentur: Der Vermieter ist nicht der Besitzer selbst, sondern „ die die Wohnung im Auftrag des Besitzers vermietet. Der Kontakt zur Agentur war stets schnell, freundlich und unkompliziert. Lage: Die Anlage, in der sich das Apartment befindet, ist wunderschön gelegen in den Hügeln oberhalb Luccas. Der Ausblick vom Apartment ist wirklich toll. Die Anlage umfasst ein großes Haupthaus mit mehreren Nebengebäuden, ist ca. 20.000 m² groß und es gibt 20+ Wohnungen verschiedener Besitzer, betreut von mehreren Agenturen. Wir haben uns das Anwesen kleiner vorgestellt. Parkplatz: Das Apartment hat keinen Parkplatz in der Nähe der Wohnung. Das Auto muss man ca. 3 Fußminuten entfernt außerhalb des Anwesens parken. Dort stehen auch die Mülltonnen. Einrichtung: Die Wohnung ist gut ausgestattet. Um warmes Essen zuzubereiten, nimmt man sich besser ausreichend Zeit. Und Rotwein. Der Herd treibt gas- oder induktionsverwöhnte Naturen schnell in die Verzweiflung. Bis ein Topf mit Wasser kocht, geht gerne mal eine halbe Stunde ins Land. Licht: Am Abend ist die Wohnung sehr dunkel. Es gibt zwar zahlreiche Stehlampen an schaltbaren wie nicht schaltbaren Steckdosen. Es ist jedoch nicht möglich, in der Wohnung ausreichend Licht zu machen, um z.B. am Esstisch spät abends zu Essen, oder ein Spiel zu spielen. Höchstens vielleicht Blinde Kuh. Kontaktlinsen würde ich abends nicht mehr fallen lassen und zum Lesen auf dem Sofa empfiehlt sich ein E-Reader mit selbstleuchtendem Display… Feuchtigkeit: Trotz der sommerlichen Temperaturen und eher geringer Luftfeuchtigkeit während unserer Reise scheint es in der Wohnung ein Feuchtigkeitsproblem zu geben: Kehrt man in die verschlossenen Wohnung zurück, riecht es recht muffig. In der Wohnung gibt es einen Luftentfeuchter, der der Luft, beträchtliche Mengen Wasser entzieht. Wir haben den Behälter mehrfach am Tage geleert. Internet/Wifi: Das Apartment verfügt über Internetzugang. Hier ist allerdings echte Geduld erforderlich, an diesem Zugang scheinen Internetsüchtige therapiert zu werden. Man muss sich jeweils mit einer Zugangs-ID und einem Passwort anmelden. Dies muss man auch ohne Surf-Unterbrechung häufig wiederholen und die Geschwindigkeit ist unterirdisch. Es empfiehlt sich, einen guten Roaming-Vertrag fürs Mobiltelefon zu haben oder alle Recherchen für die Reise vorher zu erledigen. Pool: Der Pool ist sehr schön mit toller Aussicht. Die Poolregeln empfinden wir als sehr strikt. Man ist gehalten, sich leise zu verhalten und pro Wohnung maximal zwei Liegen zu belegen. Aufblasbares Wasserspielzeug und Luftmatratzen sind nicht gestattet, genauso wie vom Rand ins Becken zu springen oder am Pool zu rennen. Grundsätzlich ist gegen gegenseitige Rücksichtnahme nichts einzuwenden, aber ich würde das Apartment, bzw. diese Anlage bei derart restriktiven Regeln, was den Pool angeht, nicht unbedingt als explizit kinderfreundlich beschreiben. Müll: Der Müll muss in fünf verschiedene Sorten getrennt werden. Fazit: Die Lage des Anwesens, die Aussicht von der Wohnung aus und die Anlage selbst sind wunderschön. Das Management durch ist professionell. Wir würden dennoch eher nicht wiederkommen, weil uns die Wohnung viel zu dunkel, und die Anlage zu groß ist. Zudem muss man sein Auto außerhalb parken, Herd und Internet nerven und die Poloregeln sind zu strikt.
