This place is amazing, clean, huge and conviniently located. Don't risk renting from someone with out a licence number. If the city enforces the law then you will be left out in the cold. This townhouse is near downtown and still has the neighborhood feel. 4 bedrooms and bathrooms, 4 beds, 4 couches, full kitchen with all the amenities, 2 desk areas, fireplace,2 TV's with Roku, DVD, digital antenna. Plenty of games, books and extra bedding/ towels.

The space

4 bedroom, 4 bath, office, full kitchen. living room and dining room.

There is a king bed in the 1st room, 2nd room has one queen bed, 3rd bedroom has a queen bed and one king bed in the master-bedroom. Queen air mattress ready to use if needed. Humidifier and lots of throw blankets for a cozy feel. One sectional, three couches plus a recliner that can sleep some people if need be. Plenty of bedding and towels. There is a front porch, back yard and a BBQ to as well..

There are two new stand alone AC units upstairs in the rooms plus fans for each room and ceiling fan.

Interaction with guests

I am available to help if need be. I love to be tour guide and help people with making decision and giving options. I am a clean freak so the place is very clean, organized and smells nice. Sometimes I have to come by to fix things with my hand man while you are there but I will arrange with you. Also, I am in contact with the neighbors if they complain then your stay will be cut short.

Other things to note

Denver now has a 10.75% Lodgers fee, just like hotels, I have to ad on. It will come to you as a request after the booking through Airbnb. The Lodger’s Tax rate of 10.75% is based on the total amount charged for the lodging, which includes any fees or charges that are required in order to obtain the lodging. Lodger’s Tax is to be collected at the time of sale, regardless of when the lodging occurs. To verify go to Denvergov site under treasury/short term rental.

Please note if you need assistance with the billing or charges they go directly through Airbnb they have you prepay and don't pay the owner till the day after your stay. There number is on your reservation print out, thank you.

Security system on when property when not occupied so if you need to come early let me know. Inventory for owner belongs and we have someone stay there when it is not rented.

There are four comfy, couches to sleep on for extra guest if necessary. Check in is 3pm and Check out is at noon unless otherwise arranged, $50 fee for late check out up to 3pm or check in at noon. If you need more time it will be an extra $25 an hour before or after the three extra hours. It's just a lot of work to rearrange cleaning and arrange with other guest departure time plus I don't like to bother my guest or make them feel rushed. Hope that makes sense. You are always welcome to drop off your stuff while the place is being cleaning from noon to 3pm. Thanks for the understanding.

No more the 10 guest this is not a party house. Please follow the noise ordinance from 10pm to 7am. Please no parties we want to respect our neighbors. 420 friendly but please use vapor. No smoking on the property inside or outside. There will be a $100 charge for smoking inside the house pot or cigarettes as it gets into the furniture'/carpet and it smells for the next guest. I am sensitive to smoke so I can tell, sorry. No puppies or dogs that are not potty trained and clean up the dog poop or there will be an extra fee. It is a nice neighborhood and the neighbors are picky so please be respectful and polite :) Read the parking signs for street sweeping April through November. If you could take your shoes off at the door that would be helpful since the carpets are light. Inventory control for the few drawers and closet space with owners belongings please don't use :) If a key is taken their will be a $200 rekey fee for safety reasons. Take out trash and nothing but #1, #2 and TP in the toilet. If I have to call the Plummer it comes out of the deposit, sorry. I have enough TP and Paper Towels for normal use 3 rolls per bathroom and 2 rolls of papertowels if you exceed this I will not make a special trip to replenish, thanks

My family and I had a wonderful time at Laura's place. She was very easy to reach before and during our stay. She made accommodations for the last minute additional guest. Her home was more than we expected. The rooms were clean and spacious. The basement was awesome it included washer, dryer, small lounge area, bedroom, with a very roomy bathroom, and a living room area with two inflatable mattress. We had plenty of room for our 10 guest to hang out in the living room kitchen area. The home is located in a great area, although the neighborhood is quite there is plenty to do. The drive to downtown was not bad at all. I definitely recommend this home to a big group.

This home is location is perfect. We walked every morning to breakfast at the Cozy Cottage. We had a pre wedding party at Local 46 and were able to walk home. We enjoyed the front patio and all the bedrooms with each a bathroom made it easy to host my extended family. Super easy access to interstates Our only complaint is the lack AC on the 2nd floor. Unfortunately we were there over the Labor Day 2017 weekend and it was 95 on Saturday. With windows open and ceiling fans it could not cool down to make the 3 upstairs bedrooms comfortable. Owner was responsive in bringing a portable unit, it just didn't help much. We would return again but not in the summer until the AC issue is rectified.

Laura was a great host. Great place to stay and great neighborhood. Very close to fun restaurants and bars (Mas Kaos, Berkeley Untapped, block and larder, vital root, west end tap house).
