Your rental unit is your home during your stay, and the building and surrounding area is the community you share with the other residents. This is a residential community, and your residential unit is not a “party house.” As with any residential community, there are city noise ordinances that if not adhered to, could result in the tenant being asked to leave. Quiet hours are in effect from 10:00 pm to 8:00 am. You are expected to care for the property as if it were your own and will be asked to return the property in the same order, condition and repair in which it was found and free of tenant/guest's personal property. Guest/tenant agrees to pay for repair or replacement if losses, breakage or damage should occur. A security deposit will collected prior to or upon arrival. If upon departure the rental unit requires cleaning that exceeds the normal amount of time, you will be charged for the excess cost. The number of persons who will occupy the rental unit is set forth in the rental agreement. No parties are allowed unless specifically agreed to in writing in the agreement and for which there is a "party fee" of $500. Unit must be kept clean and sanitary and free from objectionable odors. No smoking is allowed in the unit or anywhere on or near the property. All property of the unit must be kept in the guest's possession at all times. This includes bikes, boogie boards, surf boards, beach chairs. Bikes should be kept locked when not in use at all times. Garage door must be kept closed at all times. Any breakage or malfunction of equipment must be reported to owner immediately.
NO SMOKING: is allowed in the rental unit or anywhere on or near the property. In addition, smokers may not smoke near enough to the property such that smoke could blow/flow onto any area of the property. Cigarette butts shall be completely extinguished and disposed of in public trash cans, and shall not be thrown onto the hallway, the street or the alley. If it is determined that someone has smoked in the rental unit or anywhere on or near the property, or near enough to the property to cause smoke to blow/flow onto the property, or has put their cigarette butts anywhere other than the public trash cans, there will be a minimum $250 fee per occurrence, in which case an additional security deposit may be required in order to continue the tenancy. If there is more than one occurrence, additional fee(s) will be incurred.
Furniture: Please do not move the furniture. You will be charged for repair of any scratches to the floor caused by moving the furniture. If you desire to move any furniture, please call the manager for assistance as it must be lifted/carried by more than one person and not pushed or dragged.

I've grown up in Southern California and have loved the Los Angeles beaches my entire life. My family has lived in the Venice community for the past ten years. My husband and I frequently enjoy visits to Venice where we love going to the local restaurants and bike riding on the boardwalk. It is very important to us that our guests have an enjoyable stay at Venice-By-The-Sea. We take pride in our property and are responsive to our guests needs. Our family lives in the building, so we are able interact with our guests directly – from key exchanges, to cleaning, to repairs, and anything in between. Our property is fully furnished and has all the amenities of home!
