Stay in our townhouse on your own floor. Guests stay in the master bedroom and have exclusive use of the spacious bathroom and the open-plan kitchen, dining and living room. Complementary secure onsite parking for one vehicle is included.

We meet every guest at check in to show you around and settle you in.

You accept these house rules on behalf of the entire group and any visitors during your stay.

Victoria has laws governing short stay accommodation:
Guests could face government fines of up to $1100 for a range of conduct breaches, including:
- creating unreasonable noise or behaving badly
- causing a health, safety or security hazard
- damaging common property
- obstructing a resident from the using their property

Guests are expected to treat the property as they would their own home.
Damage or soiling of furniture, soft furnishings, carpet, etc will be deducted from the security deposit.
All guests in your group must be accounted for correctly in your booking, including children and infants. If guest numbers increase after you submit a booking request, the reservation will be updated by us accordingly @ our set nightly $rate for additional guests.
Guests will be asked to provide a copy of photo identification prior to check in.
Please be aware that our townhouse is over three levels with stairs (no lift). Children and infants must be supervised at all times, especially around the stairs.
Guests agree to act in accordance with Victoria's Residential Tenancy Act.
NO SMOKING INDOORS. Please smoke in the outdoor areas only.
STRICTLY NO PARTIES OR LOUD MUSIC (cosy dinner parties very welcome!) Behaviour resulting in complaints from neighbours may result in your eviction from our property.
No pets allowed.
Loss of keys or garage remote controls will incur a $50 replacement fee.
Loss of myki public transport cards will incur a $6 replacement fee.
Complementary wifi is provided and you are required to abide by Australia's internet and copyright laws when using this facility.

Our BBQ is so awesome that it has it's own set of rules:
1. If you're not confident in using gas BBQs, now is not the time to learn. Go to Korean BBQ instead.
2. Never leave a BBQ unattended – burnt chops will be the least of your problems.
3. Remember to secure the lid in the open position – don't let a gust of wind slam the lid on your lunch.
4. The grease container will overflow with heavy use, depending on what you're cooking. Check and empty periodically.
5. Please close the lid after the BBQ has cooled down to protect it from weather.
6. Always turn the gas OFF after use.
7. Please leave me as you found me - $50 additional cleaning fee applies if the BBQ is left dirty
8. Damage to our BBQ will incur a $400 replacement fee.


To the extent permitted by law, you agree to release and hold harmless Airbnb host (hereafter known as "Eve and Andrew") and their agents, contractors and suppliers against and from all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including consequential and economic losses, property loss/damage and damage for injury, including personal injury and death) arising out of, caused by, attributable to or resulting from your reservation or your stay at the property for any reason whatsoever.

You agree to indemnify Eve and Andrew and their agents, contractors and suppliers for all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including consequential and economic losses, property loss/damage and damage for injury, including personal injury and death) incurred or suffered by Eve and Andrew and their agents, contractors and suppliers arising out of, caused by, attributable to or resulting from your reservation or your stay at the property.

Any monies or other valuables, goods or vehicles that belong to you, brought in or on to the property remain your responsibility and Eve and Andrew are not responsible for their safekeeping.
