This home consists of 3 bedrooms and a full bath upstairs- the largest bedroom with a queen-size bed, the other 2 with full / double beds- as well as 2 living rooms, an eat-in kitchen and pantry on the first floor.
The house underwent a complete interior restoration in 2013, with new carpet and linoleum, painting, windows, appliances and fixtures. In the 3 bedrooms upstairs are a queen size bed in the largest, and full / double beds in the other 2. The bathroom has a restored clawfoot tub and shower combination and new fixtures. The 2 living rooms are simply furnished, with a double bed futon and conventional couch that can provide additional sleeping surfaces for a couple and an individual, respectively (with linens & pillow provided).The kitchen and pantry have basics like stove, fridge, microwave, toaster, blender, coffee maker, etc..
Guests have full, private use of the entire apartment. The second apartment on the left half of the building has completely separate entrances, utilities, thermostat, etc.. Laundry access, if needed, is free, but shared, & key-accessed in an adjacent space. (Ask for details & the key if you need to do laundry.)

I love my neighborhood's proximity to the University of Rochester, downtown, the Genesee River & its trail system, the airport, train & bus stations, bus to the UR & Strong Memorial Hospital and downtown3 interstate highways and the NY State Thruway. On the downside, we have few immediate shopping amenities (though with a car, shopping is a short drive, & a list of suggested stores and restaurants is provided). It is not 'upscale' or a 'destination neighborhood' by any means, & some properties are not maintained to my liking, but my renters & guests over the past 30 years have all been safe and secure in my properties and in the neighborhood. (I own, co-own or manage many of the places around this home, and live 3 doors away.)
South Plymouth Avenue has the #19 bus line which goes to the downtown Rochester and its transit center in one direction, and the U of R River Campus and Strong Memorial Hospital medical school campus in the other.
Other things to note
On-street parking on this small street (with just 7 houses) is fairly limited, but is always on the same side of the street, unlike most Rochester parking, which requires moving to the alternate side 6 nights of the week. Off-street parking may be possible on a lot that we own that is behind the house- ask about details and availability.
No inside smoking is permitted, nor any pets. We ask that you leave your shoes at the door to keep the carpet and other floors cleaner for you and the next guests.
