Great location

Guests who stayed here in the past year loved the location.
As you approach the hobbit house you'll be greeted by a charming small green door hidden within a developing garden. Complete with a stream and weir and fragrant herbs in the summer. Step inside and you'll find yourself in a cozy and inviting space, filled with natural light and earthy tones.

The Hobbit House features a comfortable living area, the kitchen is fully equipped with everything you need to cook up a delicious meal, including a stove, fridge, and all the necessary utensils.

The space
When you sneak through the small front door, you are straight into the front room space of the Hobbit House with the sofa bed to the left and log burner to the right.

A little further in, it's the kitchen space, and opposite is the bathroom with a claw footed tub

Onwards is the bedroom with a double bed looking out into the green valley and beehives.

Guest access
We use a YALE smart lock for access. A code will come through on the messages.

Other things to note
Our Hot Tub - we have a 5-seater electric hot tub right next to the hobbit house overlooking the garden. We don't include the hot tub in the price of the stay because we have found not all of our guests want use of the hot tub. It's £50 for the whole stay, you can add this just by messaging us once you've booked.

The Hobbit House is tucked away within a large, private garden that sits behind our main house, offering a secluded and peaceful stay with lovely views of the surrounding greenery.

Just a short walk from the property, you’ll find a couple of welcoming pubs, a local café, and a handy village shop. Ramsbottom, only a 5-minute drive away, is a bustling market town filled with independent eateries, bakeries, and quirky shops. It also hosts regular farmers’ markets and community events, offering a genuine taste of Lancashire life.

For lovers of the outdoors, there are plenty of scenic walking and cycling routes nearby, including the Irwell Sculpture Trail, Holcombe Hill, and Peel Tower, which all offer fantastic views across the valley. In the winter months, the hills become popular for sledging and snowy strolls.
