Nestled in the foothills of the beautiful Huachuca Mtns, this quiet/comfortable/very clean remodeled manufactured home is approx. 15/20 min. south of Sierra Vista. You'll see deer frolic in the yard & a variety of birds right out your front door.
Please note: Add'l guests over 2, will be charged $25.00 per guest/per night. A cleaning fee of $60.00 for 2 guests. A cleaning fee of $90.00 for guests over 2. A cleaning fee of $90.00 for 2 or more guests staying for a month or greater. Any add'l guests staying the night will need to be discussed with Owners and an extra charge may be applied. Please speak with Owner. ALSO, Speak with Owner about Discounted Rates for rentals longer than 28 days.
Various tourist attractions within 35 miles radius. Newly remodeled manufactured home, very clean and spacious vacation home. Within 30 minutes from town of Bisbee and the famous Bisbee mine tours. Also, within 45 minutes to Tombstone and Kartchner Caverns, wineries, and various other hiking trails.
The home is on two acres but guests are welcome to walk on all the 3 acre property and visit the "Moonlight Garden". Watch & enjoy the wildlife as they cross through the yard. The open field to the north is a great place for occasional ball games and watching the deer frolic and graze. You have access to Coronado National Forest just a short walk up the road.
Interaction with guests
Owners live on the adjacent property so you'll be able to interact and get the latest on special activities in the area & hot spots worth visiting. We'd like to "Welcome you" & show you around upon arrival. You may see the Owners once/twice a day feeding the birds. Other than that, guest will have a private and enjoyable stay. Guest may call Owners at "Anytime, day or night", if needed.
Home is approx. 320 meters to Coronado National Forest in Miller Canyon. Trails go to near by Carr Canyon and the "must see" site of Ramsey Nature Conservancy in Ramsey Canyon. Hiking trail map is located in rental along with various birding site location maps. Birding books are also available for your convenience but please leave in rental for future guests to view.

Cancellation Policy: If Guests wishes to cancel his/her reservation, the rental payment will be refunded as follows:
*For Guests staying less than 29 days: 100% if cancelled 14 days prior to check-in date; 50% if cancelled 7 days prior to check-in date.
*For Guests staying more than 29 days: 100% if cancelled 30 days prior to the check-in date; 50% if cancelled 15 days prior to the check-in date.

This Short Term Rental Agreement (the “Agreement”) is made by and between __Russell & Sherri Stout_ (“Homeowner”) and (“Guest”) as of the date last set forth on the Airbnb reservation acceptance site. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property. The property is located at:

2.Rental Party: The rental party shall consist of the # of Guest submitted on the Airbnb reservation site.
3. Maximum Occupancy: The maximum number of guests is limited to 7 persons. An additional charge or $25.00 per person per night for guests in addition to 2 will be assessed.
4. Term of the Lease. The lease begins at 2:00 p.m. on (the “Check-in Date Requested on Airbnb reservation site”) and ends at 11:00 a.m. on (the “Checkout Date Requested on Airbnb reservation site”).
5. Minimum Stay: This property requires a 2 night minimum stay.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees
a.Deposit: A deposit of __$ 100.00__ is due upon booking rental.
The deposit is for security and shall be refunded within _14___ days of the Checkout Date provided no deductions are made due to:
i.damage to the property or furnishings;
ii.dirt or other mess requiring excessive cleaning; or
iii.any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
b.Rental Rate. Payment in full of the following fees shall be due when booking is complete on Airbnb reservation site.

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the rental payment will be refunded as follows:

50% if cancelled 7 days prior to the Check-in Date for rentals less than 29 days
100% if cancelled 30 days prior to the Check-in Date for rentals more than 29 days. ****

10. Insurance: We encourage all renters to purchase traveler insurance.

I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the acceptance and booking of rental property and completing reservation process.

1.Smoking of any kind is NOT allowed in home. Cigarette or pipe smoking is allowed outside only and Guests must use receptacle provided for disposal of butts and matches. No illegal drugs of any kind allowed on premises. If illegal drugs are suspected, rental agreement will be terminated without refund to guest and guest must leave property immediately.
2.People other than those in the Guest party set forth above may not stay overnight in the property unless prior authorization is given by Owner. Any other person in the property is the sole responsibility of Guest.
3.Property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order. Notify Owner immediately if any appliance is not in proper working order. Only use appliances for their intended uses.
5.Pets are NOT allowed.
Parking is limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
7.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
8.Water and Septic: The property is on a septic systems. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to __$300.00_.
Please place ALL dirty dishes in dishwasher, add dishwasher detergent and start dishwasher. (Owner will put dishes away when completed.)
Please DO NOT leave any drinking glasses or other dishes OUTSIDE.
Please DO NOT relocate TV. If you would like it at a different location, please ask Owner before moving.
Please put all used towels in laundry basket & place on top of washer.
Please leave beds unmade. If using the sofa sleeper, please leave the bed open when you check out.

My wife, Sherri, and I are both RN's and enjoy traveling and meeting new people. We love being outdoors, reveling in Gods creation. Favorite places are Israel, Pacific NW where my daughters reside with their families, Grand Hotel on Mackinaw Island and Sanibel Island, Fl.
