This fabulous property is a ground floor flat and is part of a converted Victorian villa. It has just been refurbished this year and is fab.
The flat is directly across the road from the East Bay Beach and has a spectacular panoramic outlook of the bay, the Bass Rock, Craigleith and over to Fife. Sleeps 5.

The space

Recently refurbished. This comfortable flat is ideal for all types of holidaymaker young and older alike. Being on the ground floor is could not be more convenient and is directly across the road from the beach. It is very centrally situated for an attractive range of shops, golf courses, leisure amenities and the local library. Sleeps five. This is the perfect place to unwind and relax. Perfect for families, couples and golfers.

The flat is well equipped with lounge and dining area, two bedrooms, fully equipped kitchen, full gas central heating, garden with drying facilities and sitting out area and additional front garden.

Accommodation is available for up to 5 people in one double bedroom and a second bedroom with single bed and adult size bunk beds. The bathroom has a large walk-in shower and toilet.


The flat is well-equipped and includes payphone, washing machine, tumble drier, dishwasher, fridge freezer, microwave, Neff double oven and hob, TV, docking station with radio and wi-fi.

Car parking is available in Melbourne Road or round the corner in nearby car park.

Bed linen and fuel costs are included in the weekly rent.

Being on the ground floor this flat is suitable for everyone.

Private, secure side garden with drying facilities and garden furniture. Additional front garden with bench seat to allow you to enjoy the spectacular view across the Firth of Forth.

Entire flat - lounge/diner, 2 bedrooms, hallway, kitchen, bathroom, enclosed side garden (a real suntrap) and the front garden. Both gardens have garden furniture so you can relax and enjoy the views to the full.

Lorraine made us feel very welcome, clear and timely communication in the run up to our stay. The house was warm and cosy and ready for our arrival, and Lorraine had even left us some Christmas cake. There were tea bags and milk in the fridge, and loo rolls and shower gel - which are the things we always forget to pack! Wonderful location - house look straight out onto the seafront and the street is quiet and safe. A short stroll to the High St with several pubs and shops. Beautiful walks along the beach in either direction for as many miles as your legs can do. Good hot shower, lovely spacious house, well equipped.

Lorraine was fantastic! We stayed here on our honeymoon, and arrived to find a bottle of bubbly, some chocolates and a card wishing my wife and I congratulations and all the best for the future. Such a sweet gesture. The house was great, easy walking distance to the high street, and the most amazing view of the beach from the dining table, and kitchen window. It was definitely our best holiday for awhile!

We had a great stay at Lorraine's lovely beachside property. Communion before our visit was clear and Lorraine greeted us and acquainted us with all aspects of the property. The flat has all mod cons and is very comfortable. The sunny courtyard was a real bonus. All this and fantastic views, easy access to the wonderful town of North Berwick and a 20 minute walk to the train station made for a truly fantastic 7 days. We were sad to leave and would love to return.

This flat is a perfect family place to spend time in North Berwick. I parked the car opposite the house and didn't need to use it again until we (sadly) left a week later. Shops, restaurants, activities are in walking distance and the fantastic sea views are mesmerising. The flat has all mod cons, is a good layout and feels light and airy. My two kids (5 and 4) loved it. Just being able to walk across the road to the beach was perfect. The courtyard garden is also such a bonus, very private and safe. Lorraine is a lovely and very attentive host. We'll definitely be back!

We had a lovely stay at Lorraine's place. Lorraine was really helpful with any of our questions and the place itself was comfortable and clean and just right for our family to stay in for a few days. It was lovely having breakfast looking out over that view every morning too!

I stayed here for a week and had a thoroughly pleasant time. The location was ideal, close to everything, but peaceful. It was wonderful to be just across from the beach. The flat met all of my needs, and I was grateful for the washer/dryer access. I would recommend!
