The Garden House is a carefully restored spacious 2 bedroom former coach house, situated in the centre of an attractive rural village in the heart of the rolling Dorset countryside. Okeford Fitzpaine, near Sturminster Newton, was awarded best large village of the year 2018 in Dorset. A perfect destination for families, nature lovers, walkers, cyclists and anyone else wishing to escape to beautiful rural Dorset.

The space
THE GARDEN HOUSE
The Garden House is located within the village of Okeford Fitzpaine, adjacent to the owners home and is accessed off a shared drive. This comfortable two bedroom cottage offers sleeping for up to 4 guests plus one child in own travel cot. Outside there is a small private lawn garden with paved patio area and good sized table, chairs and BBQ. There is off road parking for 1 vehicle.

THE LIVING AREA
Spacious living room that also provides a seated dining area. French doors open out onto the garden/terrace. Flagstone flooring that runs throughout the ground floor and original exposed beams bring a lovely character to the room. Large wood burning log stove and underfloor heating ensure a cosy stay even on the coldest winter day. Free wi-fi and 40 inch smart television are also provided.

THE KITCHEN
Well equipped kitchen/dining area with fridge freezer, slim dishwasher, microwave, Bosch washing machine, induction hob, electric oven, iron and ironing board, Lavazza coffee machine with complimentary coffee pods and cafeteria.

BATHROOM
The downstairs family bathroom features separate shower, bath, toilet and sink. Fresh towels are provided and toiletries.

BEDROOM 1
A bright and spacious master bedroom with King size bed, Television, vaulted ceilings and original wooden beams. 2 velux windows make this a beautifully bright room.

BEDROOM 2
Large twin bedroom with 2 singles beds.

Airing cupboard on landing.

Upstairs also includes a separate small toilet room with sink.

GARDEN
With access from the living room the south facing garden has a close boarded fence 5ft high and a 3ft picket fence with small gate. It includes a paved terrace, garden furniture, BBQ and small lawn area. Perfect for al fresco dining!

Guest access
Guests have private access to the whole of the house and its adjoining garden. Off road parking is offered for 1 vehicle. Additional vehicles can be parked on road in the village.
