The space
Cheriton Fitzpaine is a traditional Devon village originally listed in the Doomsday book. Although the large property has beautiful views over the village its nearest neighbour is 1/4 mile away. There are two traditional English country pubs within 10 minutes walking distance of the house.
We supply all bedding but we do not supply towels. Homecroft has a lot of facilities: Large pool, barbecue area, covered pizza oven area, Fire pit, floodlit table tennis, small children's fenced play area with Wendy house and outdoor play Kitchen. large outdoor dining table seats 16 to 20 with overhead fairy lights in trees. Home croft has just had a new kitchen fitted which includes two separate pyrolytic electric ovens and a wine cooler in addition to the existing three fridges, gas hob and aga which are already in the house.
We usually allow up to two dogs but ONLY with prior agreement and discussion.
In addition to the six bedrooms there are a further three beds, two single fold outs and a large double sofa bed, in the games room/cellar: making a total of 20 beds in the house.
There are cats at Homecroft. They are removed to other properties several miles away but will sometimes return. They are very friendly and do not require feeding. If guests do not like them simply put them outside. If there are dogs at the house the cats will not be there! Being a rural location surrounded by farms there will also occasionally be other animals visiting the house, including cats.
Guest access
Guests have their own key for entering and leaving the house and have full use of all the facilities in the house and garden. There is parking for up to eight cars. The swimming pool can be enclosed with gated access if necessary. There is an additional charge for out of season pool heating and we need at least three weeks notice. The damage deposit is normally £750. We usually allow up to two dogs but ONLY with prior agreement and discussion.
Other things to note
Mid-week or weekend. A normal booking is a minimum of three nights. From 15th July to 9th September the minimum booking is seven nights. Seven night bookings run Friday to Friday and weekend bookings run Friday to Monday. Logs and fire wood are supplied at cost. Guests only pay for what they use. It is impossible to say how much wood individual parties will use. Some use a lot others use none. From past experience a rough average would be less than £10 per head per weekend.

Breaks at Homecroft are on a self catering basis so guests must bring all the need with them.
We will require a proof of ID and address from the person making the booking prior to arrival.
The large outdoor swimming pool is heated in the summer. It can be heated out of season by arrangement and a charge for the heating. We need at least twenty one days notice for out of season heating of the pool.
The very well appointed local farm shop offers full English breakfasts 7 days a week.
We will usually accept up to two dogs by specific arrangement and with prior discussion. Dogs must remain within the confines of the large garden as there is livestock in the surrounding fields. Dogs can only use the non carpeted rooms in the house. (most of the downstairs is stone floors).
If Guests wish to bring any outside equipment (catering, Hog Roast/barbecue equipment, large games, etc, etc) or third party suppliers to Homecroft they must discuss this with us in advance.
Homecroft has a noise policy. There is reasonable background music allowed outside until 11pm on Fridays and Saturdays and no outside music on Sundays.
There are hens and geese in the fields surrounding the property. This is part of the appeal of Homecroft. The animals are let out early every morning and put away late every evening.
