Lovely bright airy space, bike scheme outside, tram 3 mins walk away, bus outside the walls of development, city centre 8 mins by tram (Rialto stop). 5 mins walk to Kilmain Gaol, IMMA & Phoenix Park. Suit 2 couples.1 DBL bed, 1 SOFA-BED in livingrm. New (2017) kitchen and dishwasher installed,

The space

The space is comfortable and quiet, large Victorian windows in both living and bedroom, with views out to leafy redbrick homes on the street and the bus stops right outside going both ways. There are bikes along the side street and its a very well kept building, caretaker there five days. TV, internet, microwave, dish washer. Pretty cosy space.

Guest access

Entire flat, hall, bedroom, living-kitchen-dining, bath room with shower within bath.
Basic toiletries provided, shampoos etc. Plus tea and coffee and spices, some basics in kitchen which is fully equipped with pots and pans.

Interaction with guests

I meet guests to give codes and keys and Dublin city map and guide. I leave a guide to cheap and cheerful eateries, and also for high end restaurants, good music and non-music pubs and free things to do and see. The rest is up to you!
I charge 50 euro for keys lost (replacement cost is high) so mind them please! I don't charge for cleaning so appreciate it left nicely for the cleaner.

Other things to note

The Phoenix park is a five minute walk away and a great space to run or walk. IMMA very near. A few nice local restaurants and pubs too.the zoo is walkable and a lovely playground and climbing centre for children is walkable also.

Be kind to the apartment and it will be kind to you. I respect the neighbours and so must you - enter and leave quietly by lift or stairs, no noise after 11 pm and otherwise, be mindful it is a home and people live here. Don't litter the common areas, of course, and ensure you close the main door and gates each time you use them as we want to preserve a secure atmosphere for everyone in our lovely Victorian complex.

Pat is a really nice and helpfull host. She answered very quickly for all of my (URL HIDDEN) was no trouble at all. The flat is nice,cosy,cleaned and well-equipped. The building is friendly,safe and has a good location. There is a wee store around a corner which is very handy. Very high recommended! Thank you again for your hospitality!

Plenty of information on Dublin but we did know the city and were visiting relatives in the same building. Great location for getting into city centre. The tram ride is a must.

My two daughters and I had a lovely comfortable stay at Pat's apartment . Though our flight got in much later than expected she met us and very kindly transported us to her well equipped and cozy apartment . Historic gated building and modern tastefully furnished apartment. Pat made herself available through the weekend were we to need anything further which in the event we did not need. She is a warm welcoming host and I would highly recommend this Air B and B for central location and easy access by bus and rail to the city centre. Pat has a wonderful and accommodating place to stay at for a small group of people! Close by a convenience store for supplies and walking distance to a tram stop and a bus stop. Pat is very helpful and even has an introduction packet for guests printed out for them. I highly recommend her listing should you and your group need to stay in Dublin.

My friends and I had such an amazing stay at this flat! Prior to arriving, Pat had sent us detailed instructions about finding the flat, retrieving the keys (since she was away), and getting to the apartment. As we were nervous about arriving at night in a new place and trying to find her flat, the directions she provided made it so easy and stress-free. The apartment itself was spacious, clean, and comfortable. Pat was even kind enough to leave us some wine and snacks for when we arrived!! The only issue we ever had was getting warm/hot water at night, since they turn it off at 11pm but sometimes by 9-10pm there wouldn't be any left. Wasn't a huge deal because we would just shower in the morning though! There is a small grocery store up the street that we bought all of our breakfast food, snacks, and beer/wine at which was super convenient. The best part for us has to be the ease of transportation. The 123 bus literally stops and picks up DIRECTLY in front of the Hybreasal House, and takes you into the center of the city. This helped us make good use of our 72 hour Leap passes for sure! Overall, we couldn't of had a better place to come back to every day and I will for sure stay here again when I come back to Dublin with friends!

Lovely apartment, about 20 min away from the centre of Dublin (by foot). You will find everything you need at the apartment, strong wifi, adapters provided, a lot of tips what to do... Pat was a very nice and helpful host, easy to contact all the time. We would definitely come back again!

Outgoing female professional - 2017 will be my second year offering this period flat for air b n b- lovely reviews from last year!! I live a few miles from the flat and can advise re places to eat, drink and sightsee, as well as nice parks for walks or cycles. I work full-time in the city centre, with some travel involved both inside and outside Ireland. I like to travel, Spain, France, the USA especially, also Portugal, Austria - OK, so I like lots of places! - I also read, see films and meet up with friends in the city centre regularly.
