Set in a picture perfect village, this converted Barn is ideal if in search for the British countryside. With the forest on your doorstep, stationed between Eastbourne and Brighton, from biking to bars you will have all you need surrounding you.

The space

Converted barn set in the heart of Friston forest, set within the South Downs National Park.

Please do take a look at the links in our Guidebook, showing you popular attractions both Country and City, including local villages and the popular attractions of Glyndebourne, Lewes and Brighton. The beaches of Birling Gap, Seaford, Eastbourne and Brighton are between 10 - 45 minutes away.

Newly decorated, we have added some amateur photographs and hope to show it in its proper glory with better ones soon!

This spacious home is perfect for getting out in the countryside or if looking for a short break away from the hustle and bustle of every day life.

For the active, there is an abundance of mountain bike trails in the forest, with bike hire facilities a mere 7 minute walk away; plenty of great walking trails on the South Downs way surrounding the forest with beautiful sea views, with the seaside just a ten minute cycle through the Seven Sisters country park. Cycling, canoeing and bird watching are very popular activities here, but should you wish to stay close to home the forest lays on the doorstep and it's popular path is a stones throw from the property.

Several country pubs and tea-rooms are in surrounding villages including Alfriston, Litlingon and East Dean.

Should you want to balance out the country-living for the weekend, both Eastbourne and Brighton, full of restaurants, pubs and bars, are easily reached via public transport, full details of which we have prepared for you in our guestbook on the property to include bus, trains and taxis.

Entrance hall with space for muddy boots and jackets;
Spacious kitchen with sociable breakfast bar and seating (including oven, electric hobs, microwave etc);
Glass doors lead into a large open plan living room /dining area with a large wood burner adjacent to the dining table;
A triple aspect living room with large fire place, oak floors, large wall mounted flat screen TV, with both DVD player and disks.
Sliding glass doors lead onto a paved area next to garden;
Also for use is a utility room with washing machine, space to dry clothes plus a downstairs toilet and basin.

There is a split level Master Bedroom with en-suite (shower, bath and wc) - please note the mezzanine is a low ceiling as photographed, and is accessed by a secured step ladder which children MUST use with supervision and adults with care - it is extremely secure and safe.
There are then three further double bedrooms sharing a family bathroom (shower, bath, wc);

Please note, use of the bed within the mezzanine is as pictured, an additional level within the master bedroom, accessed by white built in wooden steps which are secured. Whether being accessed by children or adults, we ask that you do so carefully.

A large fenced lawned garden with apple trees set directly within the surroundings of the forest;
Safe off street parking for easily three cars, up to six but this will block entrance and thereby need moving at your own leisure;
Lockable garage available on request.

Guest access

The whole house will be available; please treat it like your home.

Please be advised our check in/check out time will be negotiable with each booking, pending what other reservations we have around your booking. If you have certain expectations please have these agreed prior to confirming your reservation.

Interaction with guests

As noted on our profile, our family live within the village and we are happy to help with any queries or information about the local area. Guides on what to do both locally and centrally will be provided for you to browse at your leisure on request.

We have ready prepared information leaflets within our guestbook detailing transport links, local amenities and recommended attractions.

Other things to note

It is a semi detached house so please respect the neighbours, we ask that loud music is not played late in the evening and that outside activity reflect their consideration.

PLEASE NOTE. There is no shop in the village; although a few essentials will be provided, the nearest shop is in the next town Seaford, which is ten minutes transport away.

There is a fire place and wood burner in the property. Use of them is entirely at your own risk. Please note there is to be NO smoking inside the property.

Food delivery (ocado/tesco etc..) are available online

A cleaner is booked for after each visit, so please do not worry about giving the place a deep clean however general cleanliness is appreciated. We do ask that all bed linen and towels are stripped and left in a pile at the bottom of the stairs after your stay. Alongside emptying the dustbins into bin bags (provided) and popping these into the bins on the driveway on your departure.

Pets allowed however please state before your visit, pets unfortunately not allowed upstairs or on furniture. Any evidence of smoking indoors or damage to property via pets will incur some/all deposit being withheld.

Please no shoes upstairs.

Please always insure all fires/wood burner are sufficiently and safely put out before both leaving and sleeping. We have provided safety gloves for their use and ask that you use these responsibly. The use of these are entirely at your own risk and any damaged incurred as a result of improper use may cause us to withhold the deposit.

A beautiful home & garden in an idyllic setting. However the house does need a little upgrading & TLC to bring it up to an excellent standard. I have informed the owner of these issues so hopefully they will be addressed. It was very homely & ideal for a small girlie gathering for my daughter prior to her wedding.

Great family-style home in a beautiful setting! Rolling fields, incredible coast and quiet - great place to switch off and relax. It was just the right type of condition - not so perfect that you feel uncomfortable but cosy and clean -perfect to feel at home and relaxed. Lovely fresh flowers too - thank you. Has most things you'll need but fairly remote so any must-haves best to check before or bring along!

Middle Barn sits in the middle of a little slice of heaven. The house is lovely and easily accomodates two families with lots of space to get away. We had lazy days in the garden, took long walks and loved every minute of our time there. Sisii's family nearby is nearby and very responsive when there were some items we needed. We hope to come back!

We have just returned from a fantastic weekend at Middle Barn. We celebrated my 'big' birthday and Father's Day with our grown up children and their partners (7 adults altogether). The flint barn is absolutely lovely, comfortable and roomy. We were blessed with brilliant weather and had a barbecue and our breakfasts 'al fresco' on the pretty patio area outside. The location is brilliant. We walked for miles (in the heat and scorching sun) through the forest to East Dean and then down to the coast to walk half of the Seven Sisters back to Cuckmere Haven and West Dean. We also visited the west side of the Cuckmere Valley, including visiting one of the Coastguard Cottages which had an open day in memory of Jo Cox MP. The scenery was breath taking everywhere we went. We made sure we visited three of the pubs recommended by Sisii, including for a fantastic meal at one in Litlington. We had a truly unforgettable weekend and would thoroughly recommend staying at Middle Barn. Sisii and her family in West Dean were helpful and responsive to all our enquiries. Essentials in the fridge and fresh flowers around the barn provided a lovely welcome too!

Wonderful house. If you are looking for a quiet area to really chill out but still feel comfortable this is the place to go! The village is beautiful with Friston Forrest right on your doorstep. Make sure you bring everything you need for a week / weekend away as we only found a small farm shop across the road. We were still able to get a taxi into Eastbourne which would cost around £25 for 4 people. My guests and I found this to be perfect for a girly weekend away, the house has a large sitting room which perfect as we wanted to all chill together! I would recommend this property to stay for a large group or family.

We share this account as a family to manage our beautiful property in West Dean, Sisii is the primary point of contact, Dorian the caretaker of the property, with Michaela and Daniele living locally to the village and thereby being points of contact should you come to stay.

Michaela and Daniele have 40+ years knowledge on the beautiful village that is West Dean and all that is to do around it, so plenty of information will be accessible should you want local indulgence.

Sisii and Dorian, daughter and son of Michaela, were brought up with their insight being more expertise in it's surroundings, Eastbourne to Brighton (both just half an hour away) are great centres of attraction, so should you want some entertainment during your stay, you have a fountain of knowledge at your fingertips.
