Fully equipped self catering 2 bedroom groundfloor unit. Part of main house. All necessary amenities for a warm, comfortable stay. Trout stream, rolling hills. Close to town - 20 minutes. Go out for the day and come home to relax to country quiet.

The space

One bedroom with queen bed, one bedroom with 2 king single beds, an extra bed in the lounge. Bathroom with bath and shower. Kitchenette with just the basics to prepare a meal: 2 hot plates, microwave, small roast oven, fridge, toaster, kettle. BBQ. Laundry. Deck to enjoy the views. Walks along the stream. Picnic tables along the stream. Gas BBQ on the deck. Fire pit for use only when a fire ban is not n place.

Guest access

Whole unit available to yourselves only. Be aware that it is a part of our house and that we share the laundry. You may wander around the farm at own risk. Walking paths along the stream may require good footwear which may get wet and muddy. Bridges and foot bridges accross the stream vary in suitability for little children. Use your own discretion.

Interaction with guests

We are available with lots of suggestions on what to see/do in the area, to show you around the property if you like, and to service the unit every second day. Sometimes we get together with our guests around the BBQ or relax with a glass of wine on the deck. Up to you...

Other things to note

Self catering continental breakfast included for the first night only. A cooked breakfast can be ordered @ $10 p/p. While the stream is fenced off children must be supervised at all times on the farm. Tubes available to float on the stream. Electric fences may sometimes be on. No cell phone reception in the unit. Limited reception on the farm with Spark only.

We do expect guests to respect our property, to be mindful that they are sharing our home, to leave the unit tidy and in good order as found. No smoking on the property at all especially in dry summer months when there usually is a complete fire ban in the area. Damages will be paid for.

We had a lovely stay at Tumbledown farm. When we got there there was a roaring log stove to welcome us and the rooms were very cosy. There was everything we needed and we were very comfortable. When we got back on the second evening the fire had been reset and the place was again very cosy. Vilna and her husband made us very welcome and we would certainly like to visit again if we ever get the opportunity. On the day of our departure Vilna gave us some freshly baked muffins which were much enjoyed. Thank you Vilna!

A beautiful setting just 15 minutes drive from Rotorua. Well equipped and homely, we were welcomed by cake and a roaring fire. Very restful and quiet, with lush countryside all around to wander through. Nothing is too far away if you have a car, and Vilna and Pierre made us feel very welcome. Would highly recommend!

About 20 minutes out of town, Tumbledown Farm was the perfect place to explore the Rotorua area from. The Farm was kid friendly and there were toys available and plenty of info regarding local sites and activities. The fire in the wood stove welcoming us back from a long day of adventures was particularly appreciated.

So lovely and homely. Wonderful personal touches and care throughout the unit. Vilna is very kind and welcoming. The gardens, trees and meadows are beautiful. We came in spring and would love to come back in autumn and summer.
