Centrally located our historic property offers a tranquil retreat just minutes from Kyoto Station and Gojo Station. You’ll be captivated by the stunning 150-year-old manicured garden that enhances the charm of the home. Our Machiya, registered as a significant historical asset, has been thoughtfully renovated by award-winning architects and retrofitted with luxurious modern amenities, including insulation, floor heating, double-pane windows, ensuring your comfort throughout your stay.

The space
Built at the beginning of the Meiji era, around 1875, our house has managed to resist the passage of time but needed to be extensively remodeled to improve its comfort and safety. A team of award-winning hotel architects gutted and then reinforced the structure and corrected the tilts and shifts. The roof also had to be made lighter, insulation material and anti-seismic features were included. When the building was finally deemed sound again, all the necessary high-level amenities a modern and luxurious lifestyle demands were added. Our interior designer added the finishing touches.

The result is a harmonious combination of traditional Japanese Sukiya architecture, subtle modern elegance, and complete comfort at all seasons of the year.

Our house operates as a fully licensed hotel business and has passed the rigorous safety tests of the city of Kyoto fire department. We not only abide by the city regulations but are also authorized by our community council to host our guests.

The ground floor offers a luminous, spacious open-space from every part of which you can enjoy our garden. The modern counter kitchen area and dining-sitting space face each other while the tatami room with its own tsubo-niwa (private pocket garden) completes the layout.

The semi-detached former tea pavilion has been converted into a sleeping area. The bathroom is on the lower level and the bedroom is on the higher one.

Going slightly against tradition and for the comfort of our guests all parts of the house have been remodeled to be indoor.

For bedding, the tatami room next to the sitting area provides traditional Japanese futons while the converted tearoom has a western-style double bed.

The 600 Sq. ft. studio area, on the second floor, enjoys its own entrance, kitchen area, western bed, and bathroom and can operate as an independent unit.

Quick layout:
1) Main house:
1st floor: Kitchen, Dining area, Japanese Sitting area, Japanese bedroom that can sleep 3, Bathroom, Toilet, 2 Japanese Gardens.
2nd Floor: One Western-style bedroom.

2) Studio:
1st floor: Entrance, Toilet, Washing machine area.
2nd floor: Kitchen/dining area, sleeping area with western-style bedding.

Guest access
For complete privacy, we rent the house to one group only. Rates are based on occupancy with the studio open for bigger groups.

Other things to note
Please note the following description of beddings :
- 2 queen size western style beds
- 2 futon sets that come as a combination of under-mattresses + futon/mattresses making them as comfortable as a normal bed, although may feel a bit firmer to some.

Where you’ll be

Kyoto, Kyōto-fu, Japan

Our house is located in Kamisuzuya-cho, a short 14-16 mn walk to the north of Kyoto station.

Our area has retained some of its old charms with quaint machiyas, traditional old houses, and workshops still lined up in the streets. Our garden actually faces one of Kyoto's oldest fabric kimono factories and if you walk to the local sento (public bath) you can admire its beautiful compound.

Halfway between the station and our house, you can visit the UNESCO World Heritage site of Nishi Honganji and Higashi Honganji.

The shopping district of Shijo-Karasuma is a short 12-15 mn walk away.

The Kamogawa river and the beginning of Kawaramachi with its nightlife and restaurants are also 15-20 mn away by foot.

Lives in Kyoto, Japan
Thank you for looking at our listings! We've been fortunate to live in different countries until we decided to settle back in Japan where Chie is from. It takes us quite a bit of time to find the perfect old traditional Japanese house to restore but it is all the more rewarding a process that we are often saving unique architecture from certain destruction. With the help of our team of wonderful artisans and award-winning architects, who have now become friends and trusted advisors, we renovate the premises just like we would our own house: to be the haven where our guests can see themselves dwell, even for a short time. We hope we can have the pleasure of hosting you. Chie, Chris and the kids... @kyoto.hanare on insta.
