The space

SUMMARY: Perfect mountain home for your summer or ski holiday. Listen to the mountain creeks, running through the back and side of the property. Our home is on a large acre plus lot located right at the junction where the Monte Cristo Creek meets Bemrose Creek to form the Blue River, so we have flowing mountain streams on two sides of the property. We are at the end of the street and nestled in the woods for the perfect private Colorado getaway, yet just 6 miles from the town of Breckenridge. Private Hot Tub!

Walk into our home and you'll immediately feel at home. Built in 2013, our home provides that classic Colorado ambiance, with huge windows to enjoy the wooded views and seclusion of our cozy mountain home. You can hear the creek running on two sides of our home, adding to the serenity and peacefulness of your vacation experience.

The furnishings and maintenance of this home will impress you when you walk in. The owners have decorated in classic rustic mountain. Home features an open layout, perfect for entertaining with combination kitchen, dining are living area. Home features a beautiful log staircase made from local pine beetle logs as a centerpiece in the home.

The kitchen is well equipped and there is a large dining table as well as bar stool seating to accommodate family dinners. The living area has a gas fireplace and opens to a large deck, looking out over a pine and aspen trees and stream views.

The master bedroom is located on the main level and features a queen size bed and attached bath with jetted bath tub. We do have satellite TV in this room as well as a private deck off the master bedroom. Also located on the main level is a 2nd full bath with shower and washer and dryer.

Upstairs is a 2nd bedroom with a queen size bed. The upstairs bedroom has a TV and a full attached bath with bath/shower combination. This upstairs bedroom also accesses the KIDS CLUB room, a finished attic space with four twin beds - the kids love it! Adults can access, but the walls are sloped making it difficult to fully stand in all part of the room, but this makes it even more fun for the kiddos, who have their own 'fort' to hang out in and play.

Also upstairs is a large loft, open to the living area below. We use this as a sleeping loft and consider this to be a 3rd bedroom. We have a modular couch / bed that is generally left set up as a queen bed - just slip on the linens and you're all set. We love to sit in this room and ready or listen to music, taking in the outdoor views! Guests in the sleeping loft can either use the bathroom located in the 2nd bedroom or the full bathroom with shower located on the main level. We also have a queen aero-bed available if you need additional sleeping space. There is room to set this up in the sleeping loft and we do have linens.

The basement of the home has just been refinished (Sept 2016) and features two additional bedrooms, very large family and game room and wet bar. Dry sauna is also in the process of being installed

One of the downstairs bedrooms is set up with a double single bunk bed (double on the bottom and single on the top) and the other bedroom has a queen size bed. We also have a full bathroom on the lower level. Lots of room for the whole family to hang out!

Our home has all the amenities you'll need for your stay, including full kitchen, linens, satellite TV (TVs in main living area, master bedroom and also 2nd bedroom), outdoor grill and fire pit located right next to the mountain stream. We also have a new, large hot tub located on the patio just off the lower level of the home. Sauna just added as well.

Our home will easily accommodate families with up to 10-15 guests, but again we ask that the adults in the group be limited to 8 (authorization and additional charges apply for groups with more than 8 adults). Our home provides an inviting setting for a good book and wonderful mountain views, or an easy drive to the diverse activities in the Breckenridge area. It is located less than a mile from Quandary Peak, one of Colorado's majestic 14,000-foot mountains, and is minutes from skiing, shopping, dining, music and nightlife of historic Breckenridge.

In addition to the 10-mile range of ski slopes for which Breckenridge is famous, other world class skiing is within 45 minutes' drive, including Keystone (try night skiing), Arapahoe Basin (or A-Basin as locals call it) Copper Mountain, Loveland, Vail and Beaver Creek. Fishing, golf, hiking, rafting, snowshoeing, snowmobiling, cross-country skiing, road and mountain biking, ice skating and horseback riding make the Breckenridge area a year-around destination for outdoor activities.

2nd Bedroom: Queen Bed, full in-suite bath with bathtub and shower. Also accesses Kid Bunk Club Room, with 4 twin beds. Upper level.
3rd Bedroom: Sleeping loft, queen size sofa/daybed, queen size aero-bed also available.
4th Bedroom: Queen bed, lower level.
5th Bedroom: Bunk Room, lower level, double on bottom, single on top.
SLEEPS: Max 8 Adults, up to 7 kids. Total family of 15.

Note from the Owners: We choose to build our home in this location because of the peaceful setting of this lot, private and yet just minutes to Breckenridge. We love the convenience of the area, yet feel like we have entered our own little private Colorado paradise as we pull up to our home. The stream is wonderful in the summer and continues to run all year (even under the snow). We are excited to have you as our guests and hope that you and your family enjoy our home as much as we do.

Interaction with guests

We do not live on-site, so you will have access to our entire home. Our local host, Patty, does live in Summit County and we have a caretaker as well that lives close if there are any issues. Please also note that Patty is available at any time via phone/text at (PHONE NUMBER HIDDEN).

GOVERMENT ID REQUIRED: A copy of the Guest's government ID is required for all bookings. Guests acknowledge permission to access government ID via AirBnB and will send copy of government ID to host upon request.

CLEANING SERVICE: Home does not offer daily cleaning services. All towels and linens are provided for your stay. We also have a washer and dryer in the home. If daily or mid-week cleaning services are desired, these can be accommodated at an additional cost.

One time cleaning fee applies to each reservation. This cleaning fee is for standard cleaning and linens. Cleaning service will charge a fee for excessive cleaning required and if charged, this fee will be the responsibility of the renter and will be charged to the credit card used for the reservation.

NON-SMOKING UNIT: This is a non smoking unit and property. We have a NO TOLERANCE policy when it comes to smoking in the home, garage, decks and grounds. Any smoking in the unit or on the property will be subject to an immediate $1000 fine and will be accessed to the credit card used on the reservation. This fine is subject for smoking remnants as well as cigarette or pot odors. Additional fees may be charged if carpet cleaning and/or dry cleaning is needed to remove smoke odors. We want everyone to have a good time, but not at the expense of the cleaning company, property owner or our next guest's comfort in arriving to a clean unit. Appreciate your understanding.

NOTICE OF STREAM: Our home is located with a stream on two sides of the property. Children should be watched at all times and all renters should be aware that the stream can run quickly and be dangerous.

FIREPIT SAFETY: Property also has a large firepit located right outside the home beside the stream. Renters agree to abide by local fire restrictions and refrain from use during high danger times. Renters also agree to ensure that all fires built are monitored at all times and fully extinguished prior to leaving the fire pit area. Best way to put out the fire is to cover with sand.

GRILL: A grill is provided on the property but should be used only in the designated area. Please DO NOT use the grill inside the garage as this is a significant fire hazard. Please also do not place the grill too close to the home as heat can damage the home siding.

TV & INTERNET: TV and internet is provided by Dish Network. We do not have hard wired internet services available in this area and all internet is via satellite. As such, we do not have capacity to stream movies, netflix, etc. We do have DVD players in the TV, so please bring movies if you would like to enjoy.

LIABILITY WAIVER: Property owners, cleaning company and rental management company will not be responsible for accidents, damages or injury to renters using the property.

This home is exactly as described. A nice secluded area still close enough to Breckenridge to be very convenient. The décor in the house really adds to the mountain/outdoors feel. Patty and the homeowner Tom were great and very helpful with any issues we had. If you are looking for a comfortable house close to Breckenridge at a very reasonable price, this is absolutely the place for you. The home is beautiful, all amenities you would need are included, the location is prime, and the service (From Patty and Tom) is unparalleled. Highly recommend!

This house is located about 6 miles South of Breckenridge in a very quit secluded area. Our family greatly enjoyed our stay. Very close proximity to great hiking trails. Just a few minutes away from Hoosier Pass, Mohawk Lakes, and Quandry Peak trail heads. The bunk room is great for children.

Fantastic setting and outdoor space. We got there late the first day and all you could see were stars and stars. I recommend waking early (~4AM in the summer) before the sun rises to see some amazing views. Just to clarify the bedding situation. Upstairs there are four twin beds, a queen and a pull out sofa. Downstairs there is a king bed and a regular sofa (for day snoozing). This house slept 6 very comfortably and could have gone up to 9 comfortably (if people don't mind sharing beds). The basement is still unfinished but seeks to double the living capacity of the entire house when it is completed.
