The space
The apartment is part of an old farmhouse with its own entrance and private garden/courtyard, the lounge area has a sofa bed so can be used by a fourth guest if needed. LG Smart HD TV with Netflix and Prime Video.
A small dining table with 2 chairs is provided.
Heating is by central heating radiators (part of the main house heating) and there is a coal effect stove in the lounge area for additional heat if you like it toasty warm.
The kitchenette is equipped with a 2 ring halogen hob, small oven, small air fryer, fridge, kettle, toaster, and microwave.
A hair drier is also provided.
Hard flooring throughout with rugs so dog and toddler friendly.
For little ones a quality travel cot and high chair are available on request and child plug covers are provided.
The outside courtyard is secure for dogs and little ones.
The parking area is flat, so ideal for motorcycles and has recorded camera monitoring. EV charging is available (via 13A socket) for a small extra charge.
Please note that the shower room is accessed via the single bedroom through part height saloon style doors.
Please also note that due to space the apartment may not be comfortable for families of more than 3 people.
The apartment can also be opened up to 2 further double bedrooms and large bathroom if accommodation is needed for up to 4 further guests, please enquire for availability and cost.
Please note also that the single bed will be made up for use only for when the booking is made for three people. If you are booking for two people and you would like the extra bed please enter three adults in the booking, this is to allow us to cover extra laundry costs.
The hot tub is private and is for the sole use of the Apartment.
NOTE. We aim to provide a tranquil stay in peaceful surroundings so no noisy groups please 😊

Other things to note
In Llanfair Caereinion there are 3 pubs, a good chippy and a Chinese takaway. There’s a Spa shop/post office for essentials and a really good butchers. If you walk down you’ll need to be fairly fit for the walk back up the hill!
There is a Texaco petrol station on the edge of the town (closes at 8pm) with a Londis attached, that is larger than the Spa in the centre.
A small kettle type BBQ is provided and some complementary charcoal (behind the curtain in the kitchen area).
EV charging available via 13A socket at small extra charge.
Parking space is ample for 2 cars/vans with extra space available for unlimited vehicles on the main property if needed, just ask.
We can also provide for celebrations such as birthdays and anniversaries etc, ie. banners/balloons/flowers/champagne etc or any other requests you may have to make your stay extra special, please enquire for cost.

There are many local walks, we have guide books available on request.
Stunning remote countryside and lakes (wild swimming?) within a 20min drive (ask for directions).
Please be careful in the outside courtyard area as the flags are not perfectly flat.
