DESCRIPTION de la VILLA
La villa, faisant l'objet des présentes est une : Une bâtisse indépendante de 250m2, sur 500m2 de terrain, avec une piscine.
Situé à : Moshav ADERET -_ (Région EMEK HAELAH – Jérusalem District)

     Villa complètement fermée, avec une belle cour pavée en pierre.
     Grand Salon 55m2 (avec une cheminée à gaz )donnant sur une belle piscine
de 8x4 entourée par un Deck et sécurisée par une barrière.
    Attenant au Salon, une Grande Cuisine 20m2 équipée – Deux éviers séparés.
Cuisine et ustensiles casher avec deux larges fenêtres donnant sur la piscine et le Patio.
     Une Master Bedroom + Sdb attenante + WC au RDC + petite terrasse donnant
sur un jardin et sur le Patio – accès à cette chambre sans escalier.
     Une Master Bedroom + Gde Sdb attenante + WC séparé – au 1er étage

1. DESCRIPTION OF HOUSING
Property is defined as an independant Villa of 250 m2 on a 500 m2 of land, with a swimming pool.
Located in: Moshav ADERET-_ (Region EMEK HAELAH - Jerusalem District)

1.Villa completely closed, with a beautiful courtyard paved in stone.
2.Large living room 55 m 2, with a gas fireplace overlooking a beautifu(URL HIDDEN)pool surrounded by a deck and fence .
3.Adjoining the living room, a great kitchen 20 m2 equipped – two separate sinks, Kitchen and kosher utensils with two large windows overlooking the swimming pool and the Patio.
4.A Master Bedroom + adjoining bathroom + WC ground floor + small terrace overlooking a garden and Patio - access to this room without stairs.
5.A Master Bedroom +large adjoining bathroom + WC - 1St floor
6.2 rooms + bathroom with shower and bathtub. On the 1St floor.
7.3 1st floor rooms all overlook on a huge balcony with pastoral views and the swimming pool.

2. NUMBER OF OCCUPANTS. (10 persons – adults + children ).Not counting children under 2 years.
The property is rented for ..... occupants. The lessee expressly undertakes not to exceed this number without permission of the owner.

3. RENTAL PERIOD
The lessor leases to lessee property for the following dates

The property must be fully vacated by the departure date and time specified above.
This lease is non-renewable, without express written agreement written of the lessor and is subject to availability. After this period ends the lessee will have no right to occupancy of the property

4 DELIVERIES OF THE KEYS
The lessor and lessee define the following terms for delivery of the keys to the lessee
Keys will only be given to the lessee after lessee has validated the inventory of the property.
Upon arrival at the property the lessee undertakes to validate the description that he will be given as the condition of the home before the delivery of the keys. This visit should consist of a review of the items, the condition of furniture and all appliances (household, ovens, appliances, coffee machine, etc.) left available.

Return of the keys to the lessor
The delivery of the keys at the end of the rental must be made at the time and day stipulated in this contract. No early departure will be refundable, and any departure after the agreed time will be billed either: each hour of delay will be charged at 250 Nis per hour and after 4 hours of delay, a full day will be charged to the price + 15%.

Exceeding the agreed upon schedules cause inconvenience to the next lessee.

The lessee will try to take enough time to do an inventory just before leaving the (URL HIDDEN) the event of lack of time, the inventory of the condition of the property at the time of departure will be done by the owner or his representative. The lessee will be informed within 48 hours of the result of this inventory with pictures to support, if necessary.


5 THE RENTAL RATE AND CHARGES
The rent above also includes, for the duration of the rental:
-Filtered drinking water
-Gas bottles
-Under floor heating for 4 bedrooms from 15 November to 15 April + air conditioners
AIRCO Inverter / bedrooms and living room - kitchen.
-Access to Internet-Cable and Wi-Fi
-Television and remote control + Apple TV and remote control or another system.

This rental agreement is solely, only, for the benefit of the signatory of this lease. The assignment of the lease or any sublease is strictly prohibited. Exceeding the maximum occupancy of the 10 people is also prohibited without lessor's prior written consent.


10. Condition of the property and inventories.
Upon arrival, the delivery of the keys cannot be done without validation by the lessee of the condition of the property.
In case of force majeur if the Condition of property and inventory are not established and signed by the lessor or his representative and the Lessee, the Lessor’s condition of property and the inventory will be used, and he will be handed over to the lessee upon his entry into the Villa.
All claims must be made by the licenses within a period of 24 hours .

In The absence of complaint by the lessee in this period of 24 hours, the inventory and inventory made by the lessor and handed over to the lessee at entry into the property shall be deemed accepted unreservedly by the lessee.


11 OBLIGATIONS OF THE LESSEE
-The lessee warrants that he will respect the property and all furnishing , appliances and other items provided by lessor and he will answer personally for any degradations or losses that may occur during the term of the rental agreement .

-The lessee will maintain the property and will return it in good condition of cleanliness and repair at the end of contract. If objects listed on the inventory are broken, missing or damaged, the lessor may claim their value for replacement or repair. We recommend that you take out insurance of guarantee from your insurer to cover you personally on any damage you might be responsible for.

If necessary lessee will allow lessor free access for maintenance of the swimming pool and the household and garden at agreed times.

-Should prevent noise likely to annoy the neighbors, including sound music device excess

-The licensee shall have no recourse against the lessor in the case of theft, intrusions and depredations in the leased premises. Or for any body injury that occurs in the property.

-will respect the maximum number of people that can enter the premises, in accordance with the description that was given to him and insurance.
The lessee under his sole responsibility, must observe all rules of safety placed at his disposal for his well being : alarm, closure of doors and windows, security around the pool fence, etc.

-The lessee will not be able to refuse the visit to the property of the lessor or his representative upon request at an agreed time.

-It is forbidden to make a copy of the keys provided by the lessor.

- undertakes to inform the lessor promptly of any failure, damage, incident, or problem in the property. The lessor cannot be held responsible in case of unexpected malfunction due to improper use or problems as resulting in failure or malfunction suffered by the tenant. The lessor undertakes to remedy more quickly as possible. The lessee is responsible for the use of the internet access made available during the period of rental.

-agrees to leave the property ( the day of his departure) clean and make an inspection of the entire property to detect and record on the inventory any problem , unless caused by aging, workmanship, construction defect.

12. AVOIDANCE CLAUSE
It is expressly agreed that, if payment is not received on the agreed upon schedules , this rental agreement will be terminated ipso jure.

13 PETS
The presence of pets in the property is strictly forbidden, regardless of the duration, without written permission of the lessor.

14. OBLIGATIONS OF THE LESSOR
The lessor agrees to maintain the property offered in this contract in a satisfactory state of maintenance, cleanliness and safety. Lessor undertakes to report as soon as possible to the lessee any changes to the property listed in this rental agreement and issues that may disturb the enjoyment of the leased property (nuisance, failure of equipment, etc.).
In case of damage or malfunction of the equipment that would affect the comfort of the lessee, the lessor will undertake to repair or fix the problem as soon as possible.
Lessor shall ensure that the lessee has full use of the leased property over the period. Lessor will ensure the delivery of the keys and shall refrain from disrupting the comfort or tranquility of the lessee for the duration of the stay. Except as necessary for scheduled maintenance.

Karyn was very helpful in the booking process, answering all of my questions and providing plenty of information. She was very accommodating to my family's needs and made sure the house was ready for all of us - 10 adults and 3 children! The villa is absolutely beautiful, in stunning surroundings, and incredibly peaceful and relaxing. The pool, large patio area and large living area makes it a perfect place for a big family getaway. It is a really comfortable home, and also located in a gorgeous place, and with a friendly religious community. We loved, and I'd highly recommend it.

Karyn's villa in Aderet was the ideal place for our family to vacation. The gorgeous large pool and stunning view were real attractions for us all. Karyn's beautiful home is spacious, comfortable, child-friendly, and fully equipped with everything that we needed including a Kosher kitchen and BBQ. We were pleasantly surprised by the ping pong table that the whole family really enjoyed. The big boys in my family had fun playing ball on the soccer field nearby. They even have horseback riding in Aderet, but we didn't have enough time to take advantage of it, hopefully next time. The kids also had a real good time riding their bikes around the trails in the Moshav. There was a shul in walking distance from the home which was very important to us. Karyn and her husband were very nice people and were very available to help us with anything we needed. I would highly recommend this close to Jerusalem getaway for anyone wanting a relaxing and very enjoyable holiday.

Shalom just a few worlds on our life .
french , we used to live in USA and the caribbean island . we found in our new village in Israel the peace of life and a beautifull country. We will be happy to share with our guest this unique view and convivial villa . We have many grand-chlidren and we made all the security needed for children in a villa with a pull. the home is strictly Kosher .you can enjoyed the pictures .

In this village the people are dati leumi ,very quiet place for shabbat, people can come and visit during shabbat but most of the neighbouround is shomer shabbat.

3 synagogues . bet knesset . ashkaenazi and sefaradi.

Nice play ground just near us. during Shabbat this place is a great pleasure and you can make nice walk in and out of the moshave
