We offer a newly renovated floor which is only for your own use! There are two bedrooms and a private bathroom.

The space

I am offering a floor with a private bathroom and two bedrooms (room A and room B) each with a double bed. You will find the pictures of room B in my other listing on my profile.
(I am sorry at the moment there is a technical problem, so I can`t save the other pictures in the main listing)

If you are more than 4 people, I will put extra beds in the rooms (see pictures)

We are located next to the Trade Fair Center (ICM). A bus will bring you directly there in 10 minutes. By car it is only 5 minutes.
There is also one of the biggest malls in Munich.

To the city center it is 10 minutes by bus to the S-Bahn station and then 10 minutes by S-Bahn.

Our neighboorhood is safe and calm.
There are free parking spaces available.

Smoking and pets are not allowed in the house and on the whole property.

Due to food allergies you can't use our kitchen. But you will have a little kitchen corner (outside of your room in the hallway) with your own refridgerator, water cooker, coffee machine and toaster. (See picture)
You will not have a stove or oven...

Regarding check in and check out times you can ask me if you want to arrive earlier or leave later. If we don't have other bookings we are flexible.

By bike/by foot two popular lakes for bathing
By foot:
- a waterski/wakeboardpark with beachvolleyball and sandy beach.
- supermarket, bakery, butcher, restaurants (ital., greek, bavarian, delicacies), hairdresser, tanning saloon, fruit shop...), everything you need
- many varied playgrounds.
There is the only drive-in theater in Munich

Other free time activities:
- Hiking and Skiing in the mountains, Alpes
- Salzburg
- Castle Newschwanstein
and much more.
I'd be glad to give you information of sightseeing activities.

We do not provide wifi. But there is a cafe next to our house which provides free wifi.

Other things to note

We only rent to Non-Smokers because we had bad experiences with guests who didn't follow the house rules.

I'm very open minded, always ready to help and will try to make your stay as enjoyable as I can and will help in word and deed. In return I expect you to observe the rules which I think are going without saying:

I don't charge a clean-up fee, but I expect you to leave the rooms and the bathroom as clean as they were on your arrival. If this rule is not observed I will keep a charge of EUR 40,- from the deposit.

You have to take care of the rooms. If there are any (whichever) damages I will charge a minimum of EUR 80,-

Smoking is strictly forbidden in the house and on the balconies. If this rule is neglected, your stay is immediately cancelled and the deposit will be retained.

Due to food allergies it is strictly forbidden to use our kitchen in the ground floor.

Pets are strictly forbidden in the house.

We stayed at Jessica's over Oktoberfest and found the place perfect for our group. It was easy to get into town from the location. The house is in a great place with shops and restaurants near by. The house itself is perfect for a big group and we had a great time. Jessica is lovely and had some great advice for us and was always ready to help us. Thanks Jessica, you were a great host!

My 4 friends and I stayed here in Ascheim for going to Oktoberfest. The commute was very simple getting from here to Munich and took about 40 minutes by bus and train. It's necessary to get the group rate at 30 euro for up to 5 people, and this let's you ride all buses and trains around the area. We had a wonderful experience and got some great advice from Jessica about travel and places to see. Also there is a great buffet called Asiatique right next to this place for your hangover cure . . . .

Jessica was an absolutely wonderful host! One of the best I've stayed with. She was so helpful, made the check in a breeze, helped us to find places to eat based on our dietary needs and made sure we had everything we needed to be comfortable. The neighborhood was beautiful and quiet. I loved staying with her and will absolutely come back here again the next time I come to Munich.

Town is quite and nice, much better and cozy than Munich centre. If you want to rest after long road, it is good fit. Jessica and her family was very kind, and helped us to sort our our late arrival. Please be aware, if you don't have car, it will be quite hard to get to/from airport. And there is no wifi (it is not listed in apartment description, but we apparently missed that, and was in need to buy data sim)
