This is a 3 BRM, 2 bthrm, air-conditioned apartment, split over two levels. The apt is within Breakfree Diamond Beach Resort in Broadbeach, which is a family-friendly resort with 2 pools, 2 spas and yes, it's right next to the beach! 65 inch TV, Wifi and Netflix included. Wake up hearing the ocean waves which is right across the road.

The space

This 3 bedroom, 2 level penthouse is an amazing place to call your own. The top level huge, air-conditioned master bedroom overlooking the park and through to the majestic ocean and with there being nothing
better than falling asleep to the hypnotic sounds of the waves rolling in it's a very peaceful place to rest your head.
The open-plan of the lower living area is also air-conditioned and a great place to entertain friends and family and with 4 balconies positioned around the unit means there is never a bad time of the day to relax and unwind with a nice drink.
The complex boasts very impressive facilities with 2 lagoon style swimming pools, one heated and the other fresh salt water, a hidden heated spa through the waterfall to give you the feel of a secluded rock pool and the huge BBQ area means that there is always space for you to show off your culinary skills. If you're looking for accommodation for a large group or family, this 3 bedroom apartment can comfortably sleep up to 10 people. The upstairs areas has two queen-sized beds and one double bed. Downstairs, there are two other bedrooms, both with queen-size beds. The lounge also converts to a queen size bed.There is plenty of room left over for porta cots. I have provided a high-chair and a port-a-cot, which is located in the downstairs cupboard, below the stairwell. There is plenty of room to put your feet up and enjoy relaxed holiday time, this apartment is spacious, split over two levels. The stairwell is carpeted, safe for childen, but BYO baby gates. There is a lockable door at the top of the stairs.
The apartment has 2 bathrooms, one of which is an ensuite from the main bedroom. Unlimited WIFI is included. With plenty of space to entertain the whole family or group, the 3 bedroom apartment have a fully equipped kitchen, living area with big, 65 inch screen TV with Blu ray player and Playstation 2- so bring your own games for the kids. Many games available. The 65 inch Sony Smart TV has Netflix-HD and Optus Fetch TV with premium channels available for guests as well. Paid subscription to Netflix-HD. Chromecast attached to TV. Who needs the beach right? Hang out at one of the two pools on the grounds ( one heated and one salt water, jump in the spa or hop over to the beach, across the road (3 min walk). Smoking is allowed on the balconies. All we ask is that you close the doors, while smoking on the balcony. We ask that all dishes are cleaned and rubbish taken out and down to the big bins in the carpark- at the end of your stay.

Hi, my name is Adam and I would like to extend a very warm welcome and thank you for choosing to stay at Apartment 119, Diamond Beach Resort. I am honoured and privileged to be able to cater to your needs and hope you have a happy and restful break here. I love the Gold Coast and it is my pleasure to invite you to stay. You will have full use of the entire apartment. Your check in manager will give you your keys and away you go.
I hope you enjoy your time for the duration of your stay. I have prepared some information to assist you in making your visit enjoyable. This info is also printed out and available on your arrival, along with an "Around Town" guide and a stack of brochures for you to look at.

Arrival and Intercom
You will meet Leanne at the very front entrance, on Alexandra Ave, just out the front of reception.If it’s hot, feel free to sit inside reception as it’s air-conditioned. So Leanne will meet you out the front under the sheltered area, directly next to the driveway. The unit number is 119. When you arrive, Leanne will give you your security key ( white card) and show you how to park your car and how to get into the unit. The same security card gets you into the carpark, front glass security door and entrance from the carpark. There is one carpark being directly next to the stairwell, going up to the apartment. There are 3 flights of stairs (no lifts) so be mindful of this if you have elderly guests. If you arrive from the garden path, you will get to the front door. To the right is a steel door to a cupboard. Behind this cupboard is the swipe area so you can swipe your security card to get into the front glass doors.

There is WIFI avaliable inside the apartment,with unlimited downloads. Password is on the chalk board and also underneath the modem. Look for Diamond Top Apartment and password is "happysurfing". The 65 inch Sony smart TV has plenty of applications, including a subscriptions to Netflix and Optus Fetch TV with Premium channels, provided for your enjoyment. You can attach your hard drive to the Optus Fetch TV box, if you have your own stuff to watch. There is a PS3 available. There is a blu ray player attached as well. Current paid subscriptions are Netflix-HD.
If a guest comes to either the front glass security door downstairs, or the front gate at reception, they can ring the unit by dialling 1119 and then pressing hash. This will ring on the handset within the unit. The handset is sitting on the table by the door. Pick up the handset and talk to them and if you want to let them in, press either "0" or the star key ( or hash).

A hairdryer and hair straightener are in the cupboard in the bathroom downstairs. There is a smaller hairdryer upstairs, on the wall, plus another spare on in the cupboard, under the sink.
There is a washing machine and a dryer in the laundry area.
Travel Cards
I have provided two Go travel cards for your use.
These cards can be used on any Translink Bus, train, or tram. Please top up the cards with the same amount of money you have used during your trip.

There are plenty of pots, pans and bowls for your use.
Cupboard in the kitchen (to the left of the refrigerator), help yourself to the breakfast items, including cereals and fruits. There are also spices,rice, pasta, and some tinned food and replace like with like items, if at all possible.
Coffee / Tea
Lavazza Coffee machine, coffee, tea and herbals teas are in the kitchen pantry, please enjoy them.
The closest general store, for things like milk etc. is called Friendly Grocer Supermarket. If you walk out the front of the resort, turn left, then when you hit the main highway, turn immediately right, there is a row of shops there, including a bottle shop. If you want a few groceries and other items,I recommend going across the road to Pacific Fair. It’s the largest regional shopping centre in Queensland and it’s literally at the end of the street.
You also have Oasis Shopping Centre.
This is a 5-10 minute walk, along the beach rd ( Old Burleigh Rd) corner of Charles Rd. Oasis has a Woolworths there and lots of specialty stores.

Towels and Linen
All linen and bath towels provided however no beach towels are included. Extra doonas, pillows and rugs are in the bathroom and bedroom cupboards.
We ask that all dishes are cleaned and rubbish taken out and down to the big bins in the carpark- at the end of your stay.
A vacuum cleaner is stored in the downstairs cupboard (underneath the stairwell)
Washing machine and dryer
The washing machine is a top loader, and is easy to use. It can accommodate about 6 kg of clothes.
There is a high-chair, located in the cupboard, below the stairwell. There is also a port-a-cot, in the same stairwell cupboard. The actual inside stairs up to the master bedroom are carpeted, so safe for children. There is also a lockable door at the top of the stairs, going to the master bedroo

Getting Back Home

In your Welcome pack, I have provided two Go cards, if you don’t already have any. Go card is TransLink’s South East Queensland electronic ticket. It allows you to travel seamlessly on all TransLink bus, train, ferry and tram services. Plus, it entitles you to travel savings and discounts.

The cards that I provide for you are pre-loaded with money. I just ask that you top them up with the money that you have spent whilst on your trip.
The best way to get around is by Tram. If you walk to the end of Alexandra Ave and across the main highway, you will come to the Broadbeach South tram stop. This is the last stop. This tram will take you all the way through to Surfer’s Paradise, Main Beach, Southport, then right up to the new public hospital. Just take your Go card with you and don’t forget to touch on and touch off, before you get on the tram, each time.

Can be hailed on street or can call to pre-book for airport. Approx cost of $50 plus toll to the airport.

Public Transport
The following terms are often referred to throughout this guide. Here’s what they mean:
HIGHWAY - Most hotels are located near the Gold Coast Highway, which is where most of the buses run. The Gold Coast Highway is often where you will catch your bus.
BEACH SIDE - To travel south, wait at a bus stop on the side of the Highway closest to the beach.
DRY SIDE - To travel north, wait at a bus stop on the side of the Highway furthest away from the beach.
Catching the bus
Catching the bus is easy, just follow these steps:
1.DESTINATION - choose your destination from the pages of this book;
2.WHERE TO WAIT FOR THE BUS - check the map on page 10 to see where your destination is located. For most destinations, you can wait at any bus stop on the Gold Coast Highway, located approximately 400 metres apart. For southern destinations, wait on the beach side of the Highway. For northern destinations, wait on the dry side (refer terminology page 5).
3.WHAT BUS TO CATCH - look for the bus number displayed above the front window of the bus.
4.HAIL AND RIDE - many parts of the Gold Coast operate on a hail and ride basis, so when you see the bus coming, you need to lift your arm to signal the driver to stop the bus.
5.FARES - fares vary, depending on where you want to go. For information on fares contact TransLink on 13 12 30.
Go CARD: for longer stays, this electronic ticket gives you discounted travel and automatically calculates your fare. Simply touch on and off each time you travel. TransLink offers concession priced tickets for children, school/tertiary students, seniors and pensioners.*

Getting To and From the Airport
If you don't mind taking public transport, there's a bus that will take you from outside the Airport doors to Broadbeach. The bus trip should be about $7 per adult/one-way fare, and there is room for luggage on board. Otherwise, the Gold Coast Tourist Shuttle is probably the best bet for door-to-door Brisbane Airport transfers there is also Coach Tran Australia providing direct, door-to-door transfers between Brisbane Airport and Gold Coast accommodation houses. They meet every flight to and from Brisbane Airport and have friendly customer service desks conveniently located at the terminal.

Return Airport transfers MUST be booked 48 hours before departure and Theme Park Transfers MUST be booked by 11am the day prior to travel.

The main swimming beach in front Oasis Shopping centre and Kurrawa Live Saving Club.
Please remember to ONLY swim in-between the red and yellow flags and only when the live savers are on patrol.
Surfing: beach breaks extend the full length of the beach.

Convenience Stores – For Basic Supplies & Snacks
The nearest convenience store is on the main highway, so go out the main entrance, turn left onto Alexandra Ave, then walk to the highway and turn right. There is a row of shops there, including Pittstop Friendly Grocer. There is also a bottle shop next door.
Grocery Stores
– A larger sized store within five to ten minutes’ walk from the apartment is Woolworths at the Oasis Shopping Centre- which is just North of the apartment, adjacent to the beach.
For those of you that prefer Coles, you can head to Pacific Fair Shopping Centre, at the end of Alexander Parade and then across the main highway.

Pacific Fair Shopping Centre has just been renovated which will make it Queensland’s largest regional shopping centre

Generally, it’s open from 9:00am to 5:30pm each day, with Thursday nights traditionally open later.

Local Markets
Each Wednesday, Friday and Sunday night, treasure hunters, bargain spotters and after-dinner walkers make their way to the Surfers Paradise Beachfront Markets to wander along the coastal stretch of more than 120 market stalls, while live entertainers set a casual mood in their performance.
One of the largest markets on the Gold Coast, the Surfers Paradise Beachfront Markets feature a variety of premium products, including fashion, jewellery, accessories, artworks, photographs, beauty products and homewares. Jump on the tram, head north, get off at Cavil Ave and walk down the Surfer’s Paradise Cavil Ave Mall, until you hit the beach. The markets are long the beach there.
The Broadbeach Art and Craft Markets offer a great family day out on the first and third Sunday of every month, all year round. With over 150 stalls of locally made crafts, fresh produce, preserves, cookies and cakes there is something for everyone.
Come down and spend a leisurely Sunday strolling around Kurrawa Park enjoying all of the sights that this beautiful location offers, right on the beach front in Broadbeach. Whether you are after handmade fashion, jewellery, homewares, skincare, toys, fresh produce or just something unique you won't find in the shops, there's sure to be a bargain for you. The markets operate between 8.00 a.m. and 2:30 p.m., weather permitting.
Another really big market with a massive 10 acres of indoor and outdoor shopping is Carrara Markets, on the corner of Gooding Drive and Manchester Road, Carrara. You will have to catch a bus. Its open every weekend, Sat to Sun, 7:00am to 4:00pm
Most of the cafes and restaurants are closely located all along the Broadbeach mall (next to Oasis Shopping Centre) and also along Surf Parade (behind the Oasis shopping centre)
The closest good coffee is Skull & Bones Espresso, 2577 Gold Coast Hwy Mermaid Beach. When you hit the main highway, turn left, head South and it’s about a 5-10 min walk. Or, if you go out the emergency exit, between building N and O, this will take you to Peerless Ave. Turn right, head for the main highway, then turn left and you will hit Skull and Bones Espresso.
If you go into Surfers, then Black Coffee Lyrics is good coffee in the centre of Surfer’s.
Restaurant & Cocktail Bar Located in the heart of the Gold Coast, level 1 3131 Surfers Paradise Blvd, Surfers Paradise 4217. Open 6 days a week Tuesday-Friday {12-2:30pm & 5pm-Late} Saturday & Sunday - {8am - Late} Breakfast/Lunch & Dinner.
For a quick take away coffee in Surfer’s that is really good, go to ESPL Coffee Brewers, at 4 The Esplanade Surfers Paradise.
There are over 100 specialty cafes and restaurants, all located within Pacific Fair Shopping Centre, which is at the end of our street, Alexandra Ave. You will see it as you come into the street. It’s just on the other side of the main highway.
Another shopping Centre with heaps of cafes and restaurants is the Oasis Shopping Centre- about a 10 mins walk north of the resort, along the beach

Be warned as the quality of service in Surfer’s is a bit hit and miss, but here are some really good places that have good food and good service:
Kurrawa Surf Life Saving Club.
Ok, so my Mum doesn’t rate the food here. It’s pretty basic but it’s not over the top expensive, is right on the beach, free entry and pretty consistent in terms of service. If you join, you get a discount.
This is the surf club on the beach, right in front of Oasis Shopping Centre.
moo moo bar & grill
This multi award winning restaurant is open for lunch and dinner, 7 days a week from 11am till late. It is a fully licensed restaurant serving some of the best streak on the Gold Coast. If you like steak then Moo Moos is your little slice of heaven with all cuts selected by hand and some exclusive to Moo Moos.
Select from Dry Aged, Pasture Fed, All Natural, Grain Fed and Wagyu and Angus beef, add a selection of fresh seasonal produce and you have a beef lover’s gastronomic delight. Of course they also offer fresh seafood, poultry, game and vegetarian options to cover all tastes. Make sure you book early as tables are snapped up quickly at Moo Moos.

There is only one casino on the Gold Coast and its called The Star.
It’s at Broadbeach Island, at Broadbeach, next to the convention centre. You can actually walk there, about a 10-15 min walk.
Sightseeing & Travel
There are some maps and guides for you to read and take with you. These you will find in the other folder, marked “brochures”. There is a Gold Coast Airport Visitor Information and Booking Centre, at the Domestic Arrival Hall. Or, if you have come from Brisbane, after you check in, the nearest tourism information Centre is located at 2 Cavil Ave (Cavil Mall) Surfers Paradise. Catch the tram and go north and get off at Cavil Ave, then walk down towards the mall.
Walk or jog along the pathways or along the beach-right down to Miami

Jogging / Walking
Two excellent options for walking / jogging include:
1.Walking along the beach- this is the easiest of them all is most pleasant in the early morning. The sun is just coming up over the ocean and there is a gentle breeze.
2.Walking along the pathways. From your apartment, once you hit the beach, turn left or North, then you can walk the length of Broadbeach. You will have to cut inland about a block and go for about 10 blocks, then you will hit Surfers Paradise, then you will be able to walk along the beach pathway again, right up to Main Beach You will see the pathway widens out on the beach side. You can walk, ride or run along this pathway, all the way down to Main beach and the Spit area.
Going the other way, heading south, you have to follow the road once you get around the corner and get onto Hedges Ave, keep on going until you get to Nobby Beach-great cafes down here.
The closest gym is My Fitness, at Shop 27 Level 2 Oasis Shopping Centre, Broadbeach QLD 4218. This shopping centre is about a 5 min walk just north and on the beach, just behind Kurrawa Surf Life Saving Club.
The other gym in the same shopping centre is called First Choice Fitness.

If you jump on the tram and head north into Surfers, you can go to Snap Fitness, at 12/10 Beach Rd Surfers Paradise.
For Fitness First members, there are two gyms, however, you will need a car as they are about 30 mins drive away.
Hairdresser, Barber / Stylist
There are a number of hairdresser/salons at Pacific Fair Shopping Centre or in Cavil Ave Surfers.

Our government postal service is called Australia Post. The nearest Australia Post post office in the Oasis Shopping Centre.

Adam's apartment within the Breakfree Resort was a brilliant place for a family vacation. There was plenty of room, full amenities and lots of advice. The resort complex has wonderful pools and shared BBQ areas that our four kids LOVED and it was a short stroll to the beautiful beach. The apartment is well appointed with plenty for adults and kids. The only downside is that the curtains/blinds are not blackout and this meant the rooms got a lot of street light and early morning light. We would definitely go back and thoroughly recommend the apartment. Adam was a gracious and warm host.

Honestly, this is one of the best apartments I have stayed at. It is super comfortable and clean. It was really nice of the owner to provide extra things such as go-cards, surf boards, play station, cars, tourist information etc, really surprised and impressed by these little things! The pool is great place to hang with your friends and fam which is just right next to the apartment (very beautiful mermaid beach), and me and my friends enjoyed the pool also! Adam and Leanne provided very friendly services! Overall would rate this a 10/10 experience. Thanks Adam!

This place was everything we were looking for and more!! The apartment was large and comfortable with everything you could need for your stay. The communication with Adam was fantastic and always very quick. He made our weekend the best it could possibly be!
