About this listing
Our pond front location has everything you need for an indoor/outdoor vacation in all seasons. Chefs kitchen and open living spaces indoors and boats/bikes/skates/skiis and summer patio living out. Fully equipped. Easy access to Lyme and Hanover.
The main living space is large and accommodates many people all with an expansive view of Post Pond from any seat! The Chef's kitchen accommodates many cooks and many onlookers and has easy access to the patio and grill. Additionally there is a large TV room and office off the Master Suite, and two additional double bedrooms on the main floor.
Downstairs there is one large double bedroom and a ping pong room with its own deck and bath.
The Boathouse and docks await you with kayaks, a canoe and sunfish. The swim float is a perfect perch for sun bathing or putting on your skates in winter.
There are many ways to enjoy the pond, including sitting still and feeling like you are on the Pond from almost any of the three couches and comfy chairs in the living space.
You will have access to everything. However, inquire if you only want to rent a room because there is alot of privacy for one of the rooms and we would consider renting that when we are here.
Interaction with guests
We will likely only rent when we are away.
We are on a short dirt road on the far side of Post Pond. There are several year round homes and residents and some summer cabins along the road. It is very private and the house commands its own view.
Again, the pond creates a very sound travelling surface so no music outside please.
You will need a car as there is no public transportation that will get you here even though it is 1/2 mile off Route 10 and 10 miles from Hanover. If you come to Lebanon by bus you can rent a car there.
Other things to note
Lyme is one mile away and has great dining options and basic shopping needs. A small Co-op Market is just 10 minutes away and in season the Cedar Circle Farm and Lyme Fresh are the best local fresh and organic stuff. This upper valley location is fantastic for access to Hanover, GREAT road and off road biking, hiking and touring the region by car. We have bikes that you can use or bring your own special bike.
The house is private but sound travels so we expect quiet after 10pm and no parties are allowed. No pets. No smoking. And we want you to use the equipment for outdoor and indoor activities but please put it back as you found it as you leave and beware of changing pond levels when you 'beach' a kayak or boat.
The skating and cross country skiing on the pond is great in winter but beware of soft ice near inlets and outlets.
Also the Internet service in the Upper Valley is sometimes down or inconsistent. If you need to know you will always be online, this might not be the place for you. We learn to go for a walk etc while it reboots, but.... It can be frustrating at times. And other times it works great!
Cell coverage is good on the pond side of the house.
Cutting ONLY ON CUTTING BOARDS, not on the built in butcher block.

I am a mother of two grown San Francisco dwelling daughters so SF is a repeat destination for our trips beyond our New England home.
I am an architect so I care about my space and that of others. I love being in places that people have loved and cared for and will be respectful and excited to experience your space and your 'neighborhood' and also to share mine with you.
I travel and own our wonderful New England retreat/house with my husband of 36 years and we are happiest in places where we can both get out and bike, walk, eat new and great food, gather our family, if space and location allows, and enjoy being together.
We look forward to staying in new places and sharing our home if you are new to New England or Upper Valley or Dartmouth area regulars. We live most of the year in Newton MA.
