Newly refurnished rooms in Georgian flat. Comfy double bed with private relaxing sofa/tv area and desk/work space + storage. Stylish bathroom shared by two guest rooms. Shared tea-making/microwave facilities. Shared use of beautiful garden. Wifi.

The space

The bedroom has a vintage French double bed with new mattress and built-in wardrobe, with shelves and a desk. Down a step into a characterful vault is the cosy sitting room. With a comfy sofa and smart tv (wifi/ catch up, not cable), it is a great place to relax after a day sight-seeing/shopping. This room is at the front of the house so some traffic noise is to be expected during early morning and early evening but generally not intrusive. The house faces North and as a lower ground floor room is not as bright as my garden-facing guest room but there is still plenty of light.

Guest access

The flat is located in a Georgian townhouse. There are two guest rooms in my split-level flat. On entry to the flat a flight of stairs leads down to the hall. Both rooms have their own bedroom and private sitting/tv/work area. Both guest rooms share the bathroom, although you may get lucky and have sole use if the other room isn’t booked - please enquire before booking if this is a concern. Limited access for tea/coffee making facilities and use of the microwave/toaster in the kitchen. Tea, coffee, milk, cereal and bread are provided. There is a large sunny garden which is for the use of all guests, weather permitting!

Interaction with guests

I welcome you to my home and the wonderful historic city of Bath. I am very happy to offer directions / recommendations and am usually around or easily contactable to help make your stay a happy one.

Other things to note

Minimum 2 night stay.
No use of fridge, oven or washing machine without permission.
No smoking in the house but easy access to the garden.
Please remove outdoor shoes inside the house - you might want to pack some slippers for toasty feet on my wooden floor!
Please turn off lights and all electricals in your room before you go out.
If my other guest room is occupied during your stay please leave the bathroom as you would wish to find it.

Please respect other guests and our lovely neighbours by keeping noise to a minimum whilst coming in and out and using the flat's communal areas.

Please turn off lights in your room before you go out.
Please do not leave electrical items on charge when you go out - its a fire risk.

Great little place. Our first time using Air B and B and we were very pleased. Caroline was an excellent host and the room and bathroom were clean and well presented. The centre of Bath was a short walk and there were lots of good places to eat. Would recommend.

This is a great spot to explore bath. Really close to the Royal Crescent, The Circus and the Fashion Museum, as well as eating places and bars. We recommend the Bell Inn, not far away! Caroline is lovely and chatted with us about all sorts as well as giving us great tips about where to eat etc. The room is lovely with a little sitting room giving that extra bit of space. Really enjoyed staying here!
