Three bedroom/2 bath home for less than the price of two mid-range hotel rooms or one resort room!
Fully stocked kitchen has dishes/cookware/cutlery/food storage containers, basic coffee maker with coffee, microwave, toaster, kettle with extensive collection of bag teas, and salt/pepper, spices and some condiments.
The basement/rec room has an old-school tube TV with VCR/DVD, and some classic (eclectic?!) movies. Books, games, cards and puzzles for rainy days.
You are renting a three floor home with walkout basement.
200 acres of mixed hardwood forest, with many mapped trails to walk, ski or snowshoe (non-motorized activities only).

PLEASE read this listing thoroughly and view the photos to decide if this property is the right fit. Many questions you may have are answered within.
I will assume that you understand all of the available amenities before you book, and that you will read the full house manual that you will receive after booking - I do not want you to be surprised or inconvenienced by something that you didn't realize wasn't supplied.
There is no internet, no dishwasher, no a/c.
Maximum seven guests, regardless of age.
The single bed in the master bedroom is more appropriate for a child or small adult.
Hot water heater is a "3-5 people" model, limit shower times and this should not be an issue for a full house. Maximum guest number is seven regardless of age, PLEASE do not ask if you can book for more.
There is a water filtration system in the basement, which runs a 20min cycle every 5 days at 2am. This may be bothersome to those sleeping in the basement bedroom; keep the utility room door closed to lessen this.
Families are welcome with the understanding that there is a very small, unfenced shallow pond in the front yard, a tiny creek near the house (sometimes dry in summer), and other potential hazards around the shed (further up the driveway). There is no childproofing or extra safety features. Recommend 6yrs+.
I try to be environmentally friendly, including 'green' cleaning products for the house and the laundry. I expect guests to recycle and compost, and to not bring plastic/foam cups/dishes or bottled water. I mow the lawn only once every week or two at the most, and much of the lawn is now growing 'wild' with lilies, clover or other perennials.
Please conserve water and utilities - if you or your guests routinely take 30min showers or have the heat on but sleep with windows open then please do not book my property, my nightly price does not allow for the added costs.
I supply linens, duvets and one bath towel per guest.
Summer bookings: there is no a/c, only ceiling fans and portable fans in two of the bedrooms. The basement bedroom is very cool - I recommend it for the hottest nights of the year (July/Aug), for anyone who has trouble sleeping without a/c. A space heater (use with the door closed) and extra blankets are provided for cooler months. The space heaters are not large enough to heat the 'rec room' area - no amount of turning up the furnace will warm it over 20C, so please do not attempt to.
This is the country; there can be a LOT of black flies from May into July, mosquitoes by early June and deer flies in summer, depending on the weather/temperature, especially when you are not in a town or near a breezy lake. I HIGHLY recommend bug jackets if you wish to go out walking on the trails, even the best repellants are not always adequate, and I ask that chemical (DEET) sprays not be sprayed indoors or on clothing that may rub off on furniture.
During peak times (i.e. before sunset, muggy/overcast days, and much of late May and June) you will not want to be outside, this is why I have a large screened porch.
The location is in the forest, but it is not far from civilisation!
I have been told that the photos do not do justice to the interior!
After booking you will receive the online house manual on the confirmation page - this includes important arrival information so I will assume you have read it before arrival, and all guests will be aware of any and all rules and requests contained within.
Check-in no earlier than 3pm, check-out by noon. Complete guest list and vehicle description(s) required. There are outdoor security cameras in use. The guest who books must check-in with or before their other guests to ensure arrival information is followed.
No parties/guests not part of booking.
No pets/animals of any kind - there is pre-existing damage to wood floors, but I can no longer make exceptions due to other potential damages and mud brought in on carpets. This will also ensure the comfort of future guests with potential allergies.
No smoking (of any kind!) anywhere on the property, no vaping indoors, no drugs. ANY evidence of smoking will result in additional charges. Do not book if you or your guests smoke as I do not want odours on furniture/beds affecting future guests.
Outdoor firepit for small fires - no fires anywhere else on the property.
No fireworks, firearms or candles.
Do not open windows in cold weather/if you have any heat on, this results in huge heating costs - not to mention being very wasteful/environmentally unfriendly.
Separate your recyclables and compost. I will provide one garbage bag, if you produce more garbage you MUST take it with you.
There is an older BBQ available for use, it is a little rusty but if you use it, please clean it.
Enter through the basement. Take your shoes off at the door, I provide various sized slippers.
Septic system in use : paper only to be flushed please- NO 'wipes'. No grease/oils down drains.
No sleeping on sofas - groups of friends/colleagues must be limited to five guests if all want a separate bed.

Wash and rinse dishes well (there is no dishwasher); cloths/towels and dish liquid supplied.
From Dec 22, 2017 - Jan 02, 2018 the minimum stay is 3 nights.
I've lived in Australia and New Zealand for the last few years, but there are so many other places I'd like to live.
My hobby of skydiving became my job. I used to travel to scuba dive, now my view of new places is from a little higher up.
