Still the best place ever to stay at kudat. Last I came here was a few years ago. After all these time, the place is still so amazing, the private beach, the friendly staffs and many more.

What a stunning location! This is a really beautiful and totally deserted beach, with crystal clear water and the sound of surf all day and night. The cabin is the ONLY building on the whole beach, and is perfectly positioned on a low cliff with extraordinary views out to sea. All around is pristine forest - increasingly rare in Borneo sadly. The steps down to the beach might be tricky for those with mobility issues (as might the path from the parking to the cabin). For most it's absolutely fine. No mobile reception, but a short drive takes you to the Tip of Borneo for food, wifi and phone reception. It's the kind of place that shows Airbnb at its best - so long as you enjoy uninterrupted solitude!

Lovely Beach Chalet set in beautiful surroundings, right on a stunning pristine sandy beach.. We loved waking up to the sound of the sea & watching the sun set of an evening with a nice cold beer.. Great if you want to rest & re charge your batteries! Lovely walks along the beach.. 15 minute walk to Robys secret place cafe, lovely food! Very friendly.. Well looked after at Hibiscus, would definitely recommend!

Enjoyed the stay there! The view from the chalet and the private beach are everything. Love how it’s quiet there with no outsiders. The towels and bed linens are very old and stained. Thought it should be of better quality with the price we paid for. Would recommend guests to bring their own shampoo, conditioner, shower gel and toothbrush set. Overall, we do love the place. The location is perfect!

The Clifftop Villa has been on the list of our dream vacation homes for 3 years and having finally made it to the "tip of Borneo" we found one of those rare places we wish we never had to leave!

Beautiful location and friendly, accommodating staff it is all very professional. James is a super host! Great communication! We booked the rustic cabin for 7 nights so we could completely relax and shut off, the beach retreat allowed us to do this. We were very lucky and had great weather since it was the monsoon season. Our major complaint was the amount of biting bugs, they were relentless! (It was probably due to it being the wet season) it really took the enjoyment of sitting out on the loungers and enjoying the great view. This place is not perfect by any means but it has so many great qualities and that incredible bonus of basically having a whole beach to yourselves at the Tip of Borneo! Kelly

This is one of the most amazing accomodations I have ever been to. There is a private access to the beach which is kept clean. Staff comes by for a short time twice a day to make up the room, fill up the fridge and check whether you need anything. They even organize your dinner being delivered. All are distinctly friendly. The place is equipped with all you need, you can even borrow some books to read on the terrace with a stunning view. If you are looking for some peaceful and quiet days to relax and recharge, this is the place to go to.

Hotel was really good than we thought! The response from the host was really fast and the location was the best. Within minutes you can walk to the markets and walk to the waterfront !! The mall is also worth walking. It might be a bit surprising when you first receive the exterior picture, but inside it was really clean and smells good! Sound insulation wasn't good, but I didn't have a big problem when I was sleeping. I think you can only refer to those who are sensitive!

Probably the best place I have stayed in while in Malaysia. The high level of cleanliness, attention to detail, and comfort was unusual and way above the local standard in that price range. The host was exceptionally attentive and professional. The amenities were at least on a 4 star hotel level, but with a more personal touch. The only little things were that the shower was not as hot and pressured as I would like it to be and there could be some space for personal things in the bathrooms. Other that those minor details - perfect. Thank you!

Great place to stay in KK. Really great host helping you with everything - you feel that it is very important to Irene that all works perfectly for you and your needs. Room is not big, BUT: most comfortable bed and a really great shower. All spotless clean, within walking distance to everything important in KK. 15min to airport (max) with cheap grab. Would stay here again - nothing to complain, in contrary. All perfect!

We highly recommend Irene’s place. It is clean and very comfortable. She is a very attentive host and there are many little thoughtful touches that she provides for her guests’ comfort (power bank, you can rent a mobile phone from her, slippers etc).

In a very unusual time, I came to Kota Kinabalu with anxiety, and received the meticulous care at the Irene's house, which made us feel deeply at home. First of all, the location of the apartment is good, about 20 minutes drive from the airport. (From the airport to Crab to the apartment RM9) ..... nearby breakfast shops, fruit shops are available. Irene gives us intimate care from time to time, WeChat on call ..... Daily necessities are readily available, and we are very considerate to provide us with valuable "masks". It was a really nice stay.

One one of the best stays I had in Airbnb

I think the house is awesome, it's just like the pictures, even more beautiful than the pictures, and the facilities are complete. Our four big and two little kids lived in it perfectly and the decoration style was great. The host is Chinese. During this epidemic period, we gave us unlimited help and care. The housekeeper was also very nice. He bought us a mask and sent it. Thank you very much. It was hard to find the entrance at first, but after I talked to Irene, the staff quickly got down and entered the hostel and the room was in good condition. I spent six days with quick feedback, cleanliness and service, The location is great because it's in the city centre, so you can walk to it or come and go for a small grab fee. There is cctv at the entrance and stairs of the hotel, so you can feel safe and enjoy it if you are a couple. The next time you come to Kota Kinabalu, I want to stay here again. Thank you Irene ~~

Room was super clean that was what we were looking for. She is really helpful for any topic that you may need.

Irene is awesome. She was very accomodating and very quick to respond with our queries. Even before our arrival in her place, she would send us suggestions regarding the top attractions and famous restaurants around the area. She is also flexible with check-in time. We were supposed to check out by 12nn but she let us extend until 2pm free of charge. The place was very clean and comfortable. Place is near to almost everything (mall, restaurants, market, etc.). We would absolutely recommend to stay there!

If you like calm and "rustic chic" this is the place to come! Quite isolated but the place is charming, the beach 2 steps away, with a team that does its job perfectly and discreetly, being attentive to your needs. On request, the 2 local restaurants deliver what you have chosen for dinner. We rented the scooter for a day, very simply, to discover the surroundings: tip of Borneo, small villages, restaurants In short 3 well deserved rest days after the ascent of Mount Kinabalu!

I almost don't want to share how amazing this place is so it can stay somewhat of a hidden gem. But I won't because James and his staff at Hibiscus deserve all the recognition they can get. I booked this place for a quiet, unplugged solo birthday weekend. It definitely did not disappoint. The people at Hibiscus have thought of all the details to make for a comfortable stay. From organizing day excursions down to providing insect repellent, the communication and logistics were thoughtful and thorough. You'll have your own private entrance down to the secluded beach. Words cannot do justice to the sunsets witnessed there alone on the beach or to falling asleep to the crashing waves just meters from the deck. I can't wait to come back again for an extended amount of time. It's such a treat to look forward to. P.S. - For directions, if you have data, plug in "Hibiscus Villa Borneo" into Google maps, download the offline map, and you'll get turn by turn instructions straight to the destination.

You will find yourself in a beautiful jungle! Where is the silence, birds! The beach will absolutely belong only to you! The water is crystal, and the bottom is clean! The chalet would stay there forever! Get ready for adventure! You will go to the beach and to the villa along a thin path among the jungle, but with flashlights

Excellent place for a quiet retreat in Borneo. It has an access to the wild beach and is entirely surrounded by nature. And - there is absolutely no coverage there so you have a full digital detox when staying in the retreat chalet. A nice place to stay, really.

Awesome place, jaw dropping experience.

If you are coming to Kudat, look no further then James’s place. I call it ‘Little piece of heaven’. The chalet is lovely and rustic. Loved the balcony. We spent so much time on it. You get to staying in the middle of jungle and the sound of the waves from the sea was just perfect. James and his staff go out of their way to make your stay comfortable. We had lovely breakfast and lunch and dinners delivered when we didn’t feel like going out. I loved the fact that we didn’t have any phone signals. It was so so good to just be. My husband and I loved board games, music selection, walks on the beach and the jungle. We had the whole beach to ourselves. Can’t wait to come back.

I stayed at both properties and I have to say the entire experience was stellar. James is a lovely kind very accommodating host and made sure my stay was 5 stars. The staff was superb as well and this secluded beach in the tip of Borneo is worth the trek to get to. I already look forward to my return. Namaste

It's so beautiful, you can go snorkeling at any time, and you can see the turtles every night. The staff told us that there are 6 turtles who come to their home. Some water houses are too close to the shore, the water quality is not good enough, their homes are very good, and the cost performance is very high. To be honest, it is really a good experience. You can watch the stars on the water platform at night and the sunrise in the morning. The view is super good. The biggest surprise of this homestay is that the space is really too big, so it is hard to imagine that such a cheap space can rent such a spacious space. During Kota Kinabalu, I didn't even want to go out because the house was too spacious. The view from the balcony is very good. It is close to the sea and overlooks the water mosque (although it is a bit small). If the weather is good at night, you can see a big moon. Although it is close to the road, I did not feel noisy, and the sound insulation was well done. The location is very good, no matter whether it is north to Sabah University or south to the urban area, the distance is only 6 or 7 yuan. Kitchen utensils, washing machines, etc. are readily available. Laundry and cooking are very convenient. Downstairs is a 24-hour convenience store. There is a lot of food in a shopping mall a little further away. If you come to Kota Kinabalu next time, you will come here again.

The location of the room is very good. The large glass window faces the sea but there are no spring flowers ... because the climate here is too hot! Irene's place is conveniently located near the Kota Kinabalu waterfront and local shopping and restaurants. The studio is very clean and quiet. Irene is very hospitable and is very easy to communicate with. I ended up extending my stay longer with Irene. I highly recommend.

I had a very comfortable 1-night stay at CJ Residence. The room even came with a massage chair, which was perfect because I had just come off a Mount Kinabalu hike. There was even a face mask on the table for my continued travels! Irene was extremely responsive, communicative and helpful. Highly recommend and would definitely stay here again.

Highly recommend staying at this place! If you are visiting KK definitely stay with Irene here. It is clean, stylish, comfortable and well-located, very central to the city. It was perfect. All communication was quick and helpful and they even let us store our bags for free after our stay, and helped carry baggage when we arrived and left. The room had lots of thoughtful additions such as TV, charging facilities, tea and coffee, hairdryer, soaps etc. We were thrilled with our time here!

It's like a secret oasis of luxury in the midst of a very local area. AC residence was extremely clean and comfortable. I was sad to get up in the morning because the beds and pillows were so comfy! All the finishes were high quality and the shower had good pressure. There was a fancy hair dryer and a power bank with an assortment of cables. These kinds of thoughtful touches, in addition to the regular check-ins by Irene, made our stay exceptional. I would highly recommend staying here!

Wonderful little tucked away gem in one of the most popular areas in Kota. Irene is super hospitable and quick to respond to any of your needs. Don’t let the outside area fool you, the room is prestige and looks newly remodeled; marble EVERYTHING, very classy. As soon as you walk out to the ground floor you will be smack dab in the middle of one of the street food night markets. Just a short walk to another night market and the board walk where they have a bunch of bars and restaurants. It’s a great place to catch a drink, watch the boats bringing in the days catch, and watch as the sun set on the city.

Flawless! Most responsive host of all time

The minute I stepped into the room, I was pleasantly shocked at how sparkling clean and nice it was. The bed and bedding were comfortable and Irene provided everything I could possibly need — coffee, tea, toiletries, slippers, etc. She was also extremely responsive and communicative from the minute the reservation was confirmed, and even let me stow my bag there before I left to hike Mount Kinabalu. Highly recommend!

We stayed 2 nights at irene's AC Residence, and it was awsome. Rooms were spotless clean and better than we expected. Irene made sure everything was going smoothly, she gave a proper information prior to arrival which was so helpful to find the place without any difficulties. She even went extra mile to help us with laundry since we didn't have much time to do i would definitely recommend irene the best host.

At the beginning, I couldn't find a place. The shop immediately responded and asked us to take us up. The room was clean and tidy. I take toilet hygiene very seriously. I don't think his toilet is faulty. The bed is very comfortable, and a group will be set up to tell you where to go around. Any problems will be solved quickly. If I want to do laundry, I told him more than 11:00 at night, and he also helped me to solve it immediately, and took it to the dry cleaning shop downstairs, MYR 10, plus MYR 3 without washing powder. We initially booked to stay 5 days, however after arriving we loved the place so much, we extended 3 more days. The room is extremely clean and modern. Our host went out of her way to be helpful and provided everything we needed throughout the stay. The location is very central and there are plenty of food places right near the apartment. Great stay, highly recommend. Lots of natural light and large ceiling windows. A bit too bright during the day but it's fine if you aren't sleeping in the living room area. Clean large space and good showers. Very responsive as well, answered every question immediately.

Amazing place. Location wise is a quite far from city area but that was a non issue to me as I was going go to Kundasang on the next day so Mustal's stay was a perfect choice for me. A bunch of advantages, cost-effective, quiet, clean, and complete facilities. The only drawback is that it is remote. There is no taxi in the past 30 minutes. There are no restaurants nearby. You must take a taxi when you go out for dinner. If you use grab, I highly recommend this homestay. I still use taxi software

There are no restaurants around, but it can be ordered with the staff and then delivered from outside, the price is not expensive. If you don't drive by yourself, you can take a taxi to the town. The staff will help you to call for a car, MYR 120 roundtrip, and will wait for you in the middle.

An excellent, perfect place for a getaway. It's a really cool place that you get an entire pool and villa for yourselves. And, not to mention the private beach. You'd definitely love to be there, especially sunset and for stargazing.

I was visiting Sabah with my 15 year old Son and 1 year old Daughter and we are SO HAPPY to have made the decision to rent a car and take the drive out to Kudat. The drive was lovely, Beautiful and relaxing. We stayed at SunBeam Villa, Kudat Riviera and it was Amazing. From first impressions, greeted with the sound of a gong upon entering, then with a big Beautiful smile and fresh coconuts! Francesca and the young male staff (I'm sorry I lost the paper I wrote his name down on), went truly above and beyond to make our stay the most comfortable and enjoyable. The beach was very calm with clean water and lots of shells (if your into shell picking). There was plastic trash but majority, if not all, looked like washup from other Asian countries North... just goes to show how bad the plastic crisis is in the World. With that being said, the beach is Beautiful, especially the sunrise sky and the sunsets. Also pretty much secluded. The facilities and Villa exceeded all expectations. Comfy Beds, the outside bed was a perfect lounge spot. The pool was nice to dip in. This is the perfect space for solitude, meditation, reading a book, clearing your mind and anxieties and being 100% in Relax mode. Doris cooked us dinner one night and it was so fresh and delicious. She even held my baby so I can enjoy the dinner with my older son. All staff at Kudat Riviera were sooooo friendly and had the most Beautiful smiles. We felt very secure and safe. It's just a short drive to the Tip of Borneo and to explore other beaches. The drive to Kudat town took about 30 minutes and the town itself is a bit grungy and sleepy but had lots of little shops for groceries or toiletries. A special thanks to Francesca and the young male staff for taking such good care of us (with the breakfast, afternoon snacks, 100% top notch hospitality). We certainly hope to return someday!

The sunset is so beautiful, its private beach private villa, the whole area is beautiful. Security is also very good without worry. There is a lack of food, so I suggest you eat more. There are many mosquitoes, but there is no room to sleep at night. Basically clean, the toilet and the room are upstairs and downstairs. Be careful when walking the ladder. Some minor drawbacks but still want to come again! Butler service is very good

After we returned back home now, we still couldnt believe what happened at our stay at kudat Rivièra. Roger & his team left us speechless with their kindness, they almost became family to us. Thanks Roger for taking us out for a dinner since we had bad luck with the storm and we had no own transportation. Thanks Franciska for checking on us with your big smile every day. Thanks Doris for your lovely meals and kindness you brought to us In the villa. And last but not least, thanks a million for the late checkout, so we still could enjoy the sun for at least a day. You all fulfilled our hearts with joy and gratitude after you came up with the plan to move us to a bigger and even more beautiful villa since ours was already booked at the day of our check-out. We cannot thank you enough.

The room is very good, less than a minute from the beach. Security performance is also very good. However, I was too irritated by mosquitoes and it just happened to rain. The housekeeper is super intimate and gives me mosquito repellent cream. Everything is fine, I hope I have a chance to come again.

It is an ultimate place for serenity with a lot of unique touches. If you are looking for a place to relax with an ultimate privacy, the villa is all of it. No need to worry as the villa is well guarded and well taken care of.

Recommended! Few minutes drive to Strawberry Farm and the famous Desa Dairy Farm. It will be really cold in the night and in early morning. So don’t forget to bring along your sweater.

We enjoyed our stay there very very much. The room is quite small but big enough to move around, would be better if the wooden floating shelves are longer so we will more space to put our stuffs. Overall, 9.5/10 for the room. We love it. Even the view in the toilet is soo naisseee! The host and her husband is very friendly and have gave us many tips on where to explore. The stay is very nearby to desa farm, sososikon hill and atv. No problem driving there from KK with proton Iriz. Lovely place, lovely furry kids and lovely hosts. Recommend to all travellers out there.

Stayed for 3 days, very comfortable, the room was neat and beautiful, there was a living room kitchen, and there was a small balcony. The brightest spot was the infinity pool on the roof. The pool was divided into three steps according to the depth and the water was also very clean. This is my experience. The best pool, but unfortunately the last night to go to the pool, if you are not a trip problem, you want to continue to live.

This is by far the best Airbnb I have stayed in the last 7 years. Sing yew has done up the loft so well that once you check in you will need some time to sink in all the small details that keep popping up from every corner of the house. The location ins great and just 2 kms from KK downtown/waterfront and a 12 minutes walk to the Tanjung Aru Beach, There’s a running track 200 metres from the house which is an added bonus if you like running. Sing yew went out of her way to make us comfortable attend to all our questions as well as requests for recommendations for the city. I would highly recommend the place

It was a lovely place.

We had a great time in the beautifully decorated apartment. Communication was good and straightforward. Shops, restaurants, bars (a very good speakeasy bar) and the beach with the most beautiful sunset are within walking distance. You can quickly get into the city by grave or taxi. The airport can also be reached quickly. Except for the aircraft noise (during the day) it was the perfect accommodation for us. We would come back here anytime.

Very comfortable space, well ventilated, the whole loft is full of green plants, making people feel super happy. 3 minutes walk to the supermarket, there are several restaurants downstairs, living here, life function is great. Sing yew was very considerate. Because of her relationship with Wuhan Pneumonia this time, she was afraid that AirAsia would check in in advance. She helped us to contact the AirAsia counter for the second time, and because of a problem with our grab app download, she could n’t call a car. Get up at 45, call us grab, and thank you so much. In short, highly recommended ~~~

Great contact with the host. The airport very close, 15 minutes by car, a comfortable bed, a pool in building with a view on the ocean. parking lot in the building where you can leave the car and not worry that someone's gonna damage it. The list of positives is long.

This is a design that is carefully designed from the decoration to the room. It can be seen that the landlord is a very tasteful person and attaches great importance to the guest experience. The location of the room is also quite good, facing the central garden and the sea in the apartment, the light is full and quiet! Suitable for vacations and business trips! The kitchen utensils in the room are all available, satisfying breakfast and other cooking! It’s just a pity that I didn’t have the possibility to book this room again. I lived in another unit on this floor and the experience was a lot worse! The house butler can reply and communicate very fast. In short, the trip to Bali Baban is very enjoyable!

Our stay with Suri was amazing. Suri was very helpful with booking tours and drivers. Food recommendations were great! The house and pool were lovely to use. Big rooms with views out into the jungle.

All I can say is wow! Suri’s home is like being back in Eden - a garden of earthly delights in the midst of the jungle. What a beautiful sanctuary set apart from city life where one can rest, relax, and drop into nature. Suri made me delicious meals sourced straight from her backyard, and she made me feel at home throughout my whole stay. She is one of the most caring hosts I have met in a long time. I am eager to return already!

Our stay at Suri was wonderful. She and Cameron are beyond hospitable, welcoming and generous people. They helped us with all the activities that we have planned and we could lern a lot about the culture and history of Sarawak. The house ist located in a beautiful quiet Jungle scenery where you can hear nothing but jungle sounds, but its still not far into town. We would definetely come back if the occasion would be given.

Very cozy house, the landlord cleaned it very well, all kinds of daily necessities are complete. There is a property in the apartment. It is safer to enter with an access card. After staying for 6 nights, I can walk to imago for food every day. It is very convenient and I don't have to risk crossing the road (cars on the road drive fast). Wait for the grab pick-up at the door downstairs. The only pity is that the daily itinerary is too full, and the community pool only swims once.

Overall a good stay

This is the two most comfortable nights in Kota Kinabalu. The transportation is convenient, clean and tidy. There are many Chinese shops downstairs. Do n’t worry about eating and drinking.

Very nice homestay, unfortunately I didn't go to experience the swimming pool because of my own itinerary. The location is opposite the Imagor Shopping Centre. Very convenient, there is also a Chinese supermarket downstairs.

Its really an amazing stay for us.I wish i can stay longer .The oceanview is really an inexpensive sight.Ocean is crystal clear.And we get to see turtle swimming in front of our stay.You dont need an Ac ! Cos the wind is strong, we had great days and nights throughout.If you wish to have a bbq, we recommend guests to visit the wet market(they call it pekan), good price to buy seafoods.We bought sting ray,crabs and lots more.Food are great and they cooked us Curry Crab!!! When the tide starts in the afternoon, I nest in my room to read a book, listen to the sea, and watch the sea. The sea here is very beautiful. Great location within 10 mins walk to Imago mall. The convenient stores at ground level with good selection of F&B outlets to choose from. There’s also bank with ATM and 24hrs mart available. Nice sunset view from the balcony. Will come back again in my next visit.

The location of the room is very good, two minutes away from imago, convenient to the surrounding attractions, convenient taxi is not expensive. The room was clean, the balcony could see the pool on the third floor and the sea in the distance, and the sunset, and the room was good overall. It was a new town-like residence. It was too close to walk to Imago Mall in the evening. There is also a cafeteria restaurant on the first floor of the building. The interior was clean and the pool was in the building so the kids played well.

Smile is very good communication. It’s really hot to fly from Beijing. It was originally at 3:00 pm, I thought I had to wait in the outdoor steamer for a long time. As a result, Smile let us stay at around 2 o’clock, and the information was very fast.

Andrew was really a great host! I mean the place is indeed amazing, everything i could have asked for and better! I actually proposed to my girlfriend here and this was easily the best place for it, especially with the stunning view of the God's Mountain (Mount Kinabalu) I love how Andrew is also passionate about traveling and actually built this place up from scratch! He is still making more place for the coming years and I highly recommend anyone who wants to have a private adventure to at least stay 2 nights with Andrew! Lots of excitement in store for the day as well as a nice peaceful sleep in the night. Kudos to Andrew and I hope you continue to make Himbaan a nice place for people to visit!
