Beautiful house is set in its own grounds at the end of a 1/2 mile drive. There are 2 large airy bedrooms with ensuite , on its own floor of the house. TV, coffee/tea facilities. £48 per room, per night . Bfast at £6 pp. THIS IS THE DBL ROOM BOOKING.
There are 2 very comfortable bedrooms. This booking is for the double bedroom with king sized bed. This room has an en suite bathroom with shower. The rooms have TV's and their own tea/coffee making facilities. Both have great views of the countryside. The cost is £48 per night, per room. Max people staying is 2 for the king sized bedroom and 2 for twin room.
There is so much to do in this area. We are close to Bantham beach, Bigbury island and Wonwell beach. The lovely towns of Kingsbridge, Salcombe and Dartmouth are all close. Also when in this area Dartmoor must be visited. It is a stunning area on a sunny day or a wet day. There is also the Woodland theme park, nr Totnes and Crealy's adventure park to visit

  • My partner and I have just returned from a wonderful stay at Kim and Nick's b&b while we were in the area for a wedding. The house was beautiful with lovely grounds and gorgeous guest rooms. We had the double room which was spacious, clean, had a lovely en-suite and a very comfy bed! We felt instantly at home when we arrived and nothing was too much trouble for Kim and Nick, they gave us a great recommendation for dinner on the Friday night in Modbury and laid on a lovely breakfast both mornings. Nick even dropped us off at the wedding in the morning and picked us up at midnight! He also lent my partner a tie to match his suit as he had brought the wrong one! We would recommend this bnb to absolutely everybody and if we are ever back in the area we would not hesitate to return, thanks Kim and Nick for a fantastic weekend!

  • We stayed four nights at Kim and Nick's place and had a wonderful time there. Both of them are very nice, warm and welcoming people with a great sense of humour. We booked the double room and were very happy with it. The room was very clean, big and comfortable. Kim and Nick have put a lot of love into every detail, providing tea, coffee, hot chocolate, and even hot water bottles in the room. The bed was very comfortable and the shower was a very luxurious experience. We also enjoyed lively moments with the two of them at breakfast. When we're back in the area. we'd love to stay with them again.

  • We spent 2 nights with Kim and Nick in their gorgeous longhouse just outside Modbury, about a 10min drive to the coast. We were in the double en suite guest room which was immaculate and had tea/coffee facilities to enjoy a 'cuppa' in bed with views of the garden and surrounding area. Immediately on arrival we were made to feel very welcome and this lasted throughout our stay. Breakfast is an optional extra which we took up gladly. We really loved our hosts company and would highly recommend a stay here.

  • We have a great two-night stay with Kim and Nick in their lovely spacious home. They were friendly, warm and welcoming to us. Our room was clean, light, spacious and the en-suite bathroom was lovely too. We enjoyed breakfast at the long table in the kitchen with Kim (and Nick on the second morning) - plenty of tea/coffee, cereal and toast - and we accepted Kim's offer a scrummy bacon butty! Kim was on hand for advice and ideas about local eateries, and places to see. We really enjoyed our time with Kim and Nick - and would recommend their home to any airbnb travellers.

  • Coombe Farm is a lovely space and great for a group. The location is wonderful, hilly of course, but stunning views. The cinema room is sweet and a lovely touch. (There's a very good selection of DVDs but no on-line movie streaming- probably because of the internet in that area). The sound systems are outdated but there are good TVs everywhere. As a group of adults the pool didn't work for us as it was small but I'm sure kids would absolutely love it. Lance was on hand at the weekend to help with queries and came up to the house very quickly when required. While it was a great space and no one felt on top of each other, we all felt the place lacked some attention to detail. Certain essentials were missing which would have made this place a really great find. Hopefully Lance is onto it! If these are sorted I would highly recommend Coombe Farm. When the distillery is open and the wine is in production (very soon!) it will be an added bonus to staying there.

    Lovely, spacious double room in a 1930s house on the edge of Dartmoor with your own parking space on our driveway. The Dining room is set up with everything you need for tea & coffee anytime and a "help yourself" Breakfast. Sparkling clean retro bathroom with an excellent shower and separate toilet. We love where we live, on the edge of the moor, a short drive to the beaches of South Devon and easy access to Exeter and Plymouth. Fantastic for climbing, walking or just a short break away!
    We are in the process of renovating the house, keeping many of the period features. We have recently installed full central heating, re-wired throughout and re-furbished the bedrooms and kitchen. All the rooms have been finished to good clean and working order although you will notice from the photos some of the "retro" areas that have yet to be updated. We hope that you will appreciate the 70's & 80's décor in some of the house that we have chosen to embrace! Please rest assured that no work will be going on in the house while you are staying with us.
    If you’re looking for something a little more laid back and off the beaten track then the town of Ivybridge gives you a great alternative to the usual seaside holiday destinations. Surrounded by beautiful countryside and moorland, Ivybridge has a magnificent natural setting and a rich heritage of traditional South Devon industries. The town’s name comes from the bridge over the fast flowing River Erme, which powered Ivybridge’s mills. As a gateway to Dartmoor National Park, there are plenty of trails leading you out of Ivybridge and into the surrounding countryside. Once you’ve had enough of exploring, the town centre has some characterful pubs to relax in, and small independent retailers selling quality local produce and arts and crafts. Ivybridge is the starting (or finishing) point of the Two Moors Way - a long distance walking route to Lynmouth on the North Coast of Exmoor.

  • We decided to spend our Minimoon at Vine cottage, having our honeymoon later in Mexico. The communication was good from the off and the cottage is exactly as described. Theres a high end finish throughout the cottage with Sky TV including sports and movies, granite work tops, Neff oven, TVs on lounge and bedroom, bathroom suite is nice. The cottage is set Worthing a large estate with an onsite vineyard that was in its early stages. Plenty to do nearby with restaurants and beaches a plenty. Loved it, we'll be back here again.

  • Lovely, very well equipped cottage in the most gorgeous setting. While you do need a car to get around it is the perfect location for exploring all that south Devon has to offer. The cottage is so lovely and setting so beautiful it's tempting to just relax and go for walks around the property. There are good dining options within 10 mins drive! Sadly the weather was terrible while we were there, but it didn't stop us having a lovely time and we will hopefully get a chance to go back and enjoy some better weather in the not too distant future.

The only slight negative facet that is not apparent from the photos is that it is directly next to another larger cottage (the main photo is taken standing immediately in front of this), but it still feels secluded and noise is not a problem. Overall a fantastic place to stay, and highly recommended.

There are approximately 20 purpose-built fishing platforms to choose from with a tarmac path way giving access to each of them. This makes Filham Park very accessible even for those anglers in wheelchairs. The apartment has its own entrance and is a part the owners house. It has been completely refurbished and sound proofed for added privacy. It's located just 11 miles from Plymouth. There is free parking on private drive outside the property.     Well equipped, comfortable, cosy, character cottage with 1 double bed and 2 single beds, in the Village Square. Easy to get to and central for exploring S Hams villages, coast, beaches, Dartmoor & lovely pubs. Small, private, sunny terraced garden.
    Parking outside in the Square. Seperate kitchen, lounge and dining rooms. Large fridge. Small freezer. Coffe maker. Good Wifi and new Smart TV. Washing machine and dishwasher. Wood burner (Wood provided FOC for 2 nights.) Heating, in the colder months will be on from 7 am until 11 pm at night although you will be able to alter the temperature for yourselves. Tea, coffee, loo rolls & soap all provided.
    A small, friendly and diverse village where most people know me.
  • We are a family of five, but we squeezed into Suzi's cottage, which is beautiful. Inside the rooms are neatly arranged and well equipped. The whole place is simple and fresh, recently decorated, with comfortable furniture and a sweet rock garden at the back with a raised terrace and table. The surrounding countryside is gorgeous. Suzi herself was friendly and kind. We would love to come and stay again.

  • This is the best experience of lodging I have had so far for many reasons. I travel frequently for work and occasionally for leisure with family. So have used many hotels and BnB for both. Suzi's cottage provides best of hotel like independence and BnB style comfort and space. She is a lovely and very friendly host who will do all possible to make your stay comfortable. The cottage itself is very nice - very well equipped with everything you can imagine including high quality supplies. I stayed with my wife and two children and everyone had a fantastic experience. Most importantly the beds are high quality and very comfortable (firm mattress which I like) which is more than I can say for some brand name hotels with back breaking spring mattresses. Location is in village setting with lovely scenic views and offers quite and peaceful evenings - with a fireplace, nothing you will miss for a nice relaxing end of day. It's not a centre of a town but that is obvious in description and location. A car is ideal to have (and parking is not a problem). Towns are nearby for shopping and stuff. For a nice relaxing vacation though it's perfect and reasonably priced place. I stayed here and drove around Cornwall visiting Eden project, Lost gardens of Halligan (both about 1 hr drive) and Minack theatre which is about 1.5 hr. Highly recommend.

  • Suzi's cottage is immaculate and definitely a home from home in terms of the facilities provided, including a washing machine which was a godsend! We had a wonderful welcome and lots of great tips about the local area. The village has a playing field and playground within walking distance and Mothecombe beach has amazing sandbanks and rockpools to explore and only about 4 miles away. We wanted to be close to Dartmoor too so the location was ideal in a quiet little village. Would definitely recommend and will be staying again. Thanks Suzi.

  • Suzi was the perfect host, she made us feel so welcome and we were greeted with the most delicious home made scones and our dogs even had dog biscuits waiting for them on arrival! The cottage was everything we hoped for. Cosy, spacious and immaculate with a lovely outside terrace where we ate our breakfast in the sun. A ten minute drive to the gorgeous Mothecombe beach and 20 minutes to beautiful Wembury where we spent a day. Would recommend Suzi and her delightful cottage to everyone.

    A very comfy double bed and cupboard with crockery, cutlery etc., a few games, hot water bottles, outside gravelled area with a fire pit. Calor gas stove on a cooking platform, basic tea, coffee and eggs on arrival. It is close to the farmhouse but private and about 100 yards from the parking area over fairly level ground. Cuckoo Farmhouse is nearby and is a strawbale, timber framed thatched farmhouse, running on solar and wood fired power and with its own borehole. We care passionately about the environment and have a big job on our hands putting the heart back into the land after it was badly neglected by the previous owners running a poultry business. Having said that the views and wildlife are incredible there are deer and badgers and foxes and owls living wild on the farm. We feel very privileged to be custodians here and are delighted to share the space by offering hospitality.
    We are a 45 acre small holding and we adjoin Andrews Wood Nature reserve which is run by Devon WildLife trust. We are in an area of outstanding natural beauty. Drive to Central Dartmoor is about 30-40 minutes and the beautiful beaches of Bantham and Bigbury for surfing and rockpooling about 5 miles. Transition Town Totnes is about 10 miles away. Sailing is available at nearby Salcombe also about 10 miles..

  • We were made to feel very welcome after very long drive down and getting slightly lost. We stayed here and in the bell tent for 2 nights while attending family wedding nearby. It is a very special place where we would have liked to spend more time. The sounds of the owls at night, blackberry laden bushes, fresh eggs, friendly horses and dogs. It poured with rain for a large part of the time but it didn't really matter. There are books to read, games to play, yummy chocolate brownies and teas provided ( which I forgot to write in the bell tent review).lots of thought and care has gone into everything at cuckoo farm. Really appreciate refund given for our first night which was slightly disturbed by a local party. Definitely recommend staying on cuckoo farm and supporting Janet's vision. We hope to return!

  • Me and my daughter absolutely loved our one night stay in Crows Nest Hut. The pictures don't convey how beautiful the hut and surrounding area are and the stunning views. We were warmly welcomed by Janet and Simon with fresh eggs, milk and freezer blocks and told about a nature reserve just next door which was perfect for an evening run. We were entertained by Digby the dog and his frisbee catching skills, warmed and fed by the fire pit with plenty of dry wood to burn, amused by the al-fresco shower and rested by the beautifully comfortable bed. A real gem - highly recommended. Thank you Janet an Simon for making us feel so welcome at your wonderful Farm... we will be back!

  • My husband & I spent a most wonderful time at Crows Nest. The hut is simply beautiful, decorated and equipped with love and attention to detail. Little touches like flowers & delicious eggs for breakfast together with Janet's warm welcome made us feel truly like fallen into heaven. And what a feeling to fall asleep with just the sound of the wind in the trees & to wake up in the morning to the song of countless birds. We thoroughly enjoyed the hot outdoor shower & the magnificent view from the decking over the surrounding stunning landscape. Everything was clean, well cared for & tidy & we wished we could have stayed much longer to relax, read, explore the land, play all the interesting games in the little "treasure basket", and get to know the lovely hosts a bit better.     Our Georgian house lies conveniently close to Modbury's amenities, whilst being only a short distance from South Hams most beautiful beaches and the tranquility of Dartmoor. It's a family home that sleeps 6, which you are welcome to enjoy both inside and in the garden (which is a great sun trap).
    The house has great character and a welcoming feel. Downstairs the spaces are large and light due to the large windows and south facing aspect of the house. The bedrooms are all double rooms and there is a large bathroom and a newly done out en-suite to the master bedroom.
    Modbury has a number of great pubs, with plenty of food options, as well as nice walks, the Barrow market (Saturday mornings), coffee shops, convenience stores and a sports recreation ground.
  • We had a fantastic time staying at Martha's house in Modbury. The Georgian house is a great size in a fantastic location with a beautiful garden. We were particularly impressed by how thoughtfully the house was prepared for our young children: including a fantastic selection of age appropriate toys and books. It was the perfect base for a beach holiday and we really enjoyed exploring the stunning coastline that was within easy reach of the house. The meet and greet was all smoothly arranged. We didn't feel like there was anything 'lacking' in terms of essentials and helpful extras for our stay. Thank you!

  • We had a wonderful time at Martha's lovely home. It was perfect for us as we were looking for somewhere specifically in Modbury (to spend time with family there). The house has a lovely open airy feel, and it's an easy house to live in - plenty of space, the garden, great kitchen and dining area, space for children to play etc. We immediately felt relaxed and at home. Modbury is a sweet little town and well located for beaches and many other things to do in the beautiful South Hams.

  • AMAZING! We were really touched by the thought and care that Martha put in to making our stay such an enjoyable one. The house is huge and homely, immaculately presented and full of little touches which made our holiday so wonderful: fresh flowers in the dining room, shampoo and shower gel in the bathrooms, and especially the provision of facilities for our toddler - games, books and toys. The house has loads of character as the owners, Pete and Martha, have made it unique but also welcoming. Things we loved (in no particular order) include: - having large indoor and outdoor places for our daughter to play - lots of 90s and early noughties music to listen to - the Lego movie on DVD - the best shower we've ever used! - beautiful views - really close to the local shop - within 20min drive of incredible beaches - photos of the host and her family beaming down at us! - loads of helpful information on where to go and what to see - board storage - feeling so welcomed into someone else's home - lots of toys, teddies and booms for our daughter to enjoy - well-equipped kitchen and awesome cooker - loads of interesting to books to read It was our first time using AirB&B, and we have been really impressed and would recommend the service generally, but especially the house - AMAZING!

    My place is close to Modbury, South Devon. You’ll love my place because of its peace, rural location and lovely views. Close to Kingsbridge, Salcombe and South Hams coastline walks.. My place is good for couples, solo adventurers, and business travellers.
    The apartment is a self contained wing of a devon longhouse, in a quiet setting one mile from Modbury; a lovely place to retreat , with books, open fire and TV available. Nights are quiet (apart from the occasional barn owl) and the lack of light pollution means you can see the myriad stars. Modbury has three pubs, all serving food, a bistro and two takeaways. It's a friendly, all year round community. The towns of the south hams (Kingsbridge, Salcombe, Totnes) are all within easy reach, and Dartmoor is fifteen minutes to the north.
    Beautiful devon countryside surrounds us. Our neighbours are south devon cattle on one side, and horses on the other. Modbury is an attractive Georgian town which was the first town in the UK to go 'plastic free', over five years ago.

So many lovely homely touches, a full bookshelf of different reads, fresh eggs from carols chickens, crisp white bed sheets on a proper old fashioned brass bedstead. Lovely handmade soap, by the claw foot bath. Birds flying under the eaves and a pot of sweet peas scenting the living room. A real special place, nestled deep in the country.     The Oak Nest is a wild private area of the farm adjoining a 100 acre nature reserve. The 6m bell tent is off grid and is comfortably furnished with a double bed, nearby private compost loo and alfresco hot shower and covered cooking/washing up area. There is a nearby parachute shelter over a fire pit. First wood load is included in the price. In very wet weather it can be quite boggy around the site so you are wise to bring wellies or borrow ours, check we have the size you need!
    The sun comes up over the nature reserve and the bell tent has a beautiful view over wildflower moorland. The mattress is very comfortable and all basic cooking /kitchen requirements are supplied along with tea coffee eggs on arrival. There is some 3g signal but it is off grid, no electricity, although we can provide charging for mobile phones at the barn. A decking area with table is a romantic place to have meals and there is a fire pit/campfire area. There is space for friends to put up tents, please ask us about this and we will give you charges at the time. It is an ideal space for a couple who dont have their own tent but want to camp...

  • Staying at Cuckoo Farm was all a bit of a dream! Janet and Simon were amazing hosts who did so much for us during our stay but also left us to enjoy the beauty of their farm uninterrupted. From the freshly laid eggs they handed us upon arrival that proved to be a tasty breakfast to the expansive neighboring nature reserve that we spent hours trundling round under a picturesque setting sun. Janet was lovely enough to pick us up from Totnes station as me and my partner Jess did not have the transportation available to us. We drove through the Devon countryside and eventually came to Cuckoo Farm which is situated on a slight hill which allows you to see over the wonderful South Hams. We walked through the farm and met their Vietnamese pot-belly pigs Emily and Spig who seemed to be having slight marital problems! (Emily later paid us a welcome brief visit after potentially being ousted from her pen by Spig. Which of course for me and Jess was amazing, although we don't like to see pigs falling out.) We carried on down through a forest tunnel that was something out of a JRR Tolkien book and were shown the bell tent. It was located in such a great spot surrounded by green with a sheltered firepit and a decking with a table on it. After showing us the ropes they left us and we spent the night happily wandering around, BBQ-ing and trying to savor every moment! They provided everything we needed for our stay to be great, they were lovely people and I can't recommend this place enough. When I booked it for Jesses birthday I was really excited and it genuinely exceeded all expectations. If you want to have a peaceful time in the Devon countryside building fires and being next to nature in the best way possible then this is definitely the one! (I've never written this much in a review so I guess that speaks a lot too?) Thanks Janet and Simon for a lovely night and we hope to see you again soon! Jack

  • Janet and Simon's beautiful farm is a tiny slice of heaven - we wish we could have spent our whole trip there! The bell tent is tucked away down a woodland path away from the house, so it feels like you have a private area all to yourself. There's a refreshing (hot) outdoor shower and a small kitchen by the tent, as well as a covered firepit area and a small deck with chairs. The tent itself is exceptionally well appointed, with the coziest bed you could ask for, warm shaggy rugs, soft towels, and cooking gear. Janet and Simon gave us fresh farm eggs and milk, so we had everything we needed for teatime and breakfast the next day. Janet had excellent recommendations for hikes and sights to see in the area, and both her and Simon were wonderful hosts. Could not recommend more!

  • Words cant quite describe how perfect this place is! Tucked away in the most secluded little spot, next door to a nature reserve, you definitely feel a million miles away from anyone. I went alone but felt very safe. Janet welcomed me with a warm smile and a hug and was quick to give me a tour of her wonderful farm and introduce me to her animals. She then kindly helped me down the tent (with my luggage in a wheelbarrow) and showed me how to use everything, as I warned her that I wasnt the most 'outdoorsy' of people. Janet has thought of everything you could possibly need! The tent is huge and has plenty of space inside but is super cosy at the same time, with blankets, rugs on the floor and plenty of candles! And the bed is also very comfy! This was exactly what I needed and was the ideal little weekend retreat for me. I will definitely be returning. Thank you Janet

  • All I can say is stop looking.. You've found the most amazing place for a relaxing get away with the most picturesque surroundings. We were welcomed to cuckoo farm by Simon and Janet, a lovely couple who couldn't do enough for us. Walking past their house (which is beautiful) and their farm land is an inclining on what's to come. As we walked into our area to stay (the bell tent with a fire pit area, a toilet and even an outside shower) we were shocked at how much land and private area we had to ourselves. There is nobody near which certainly makes for a peaceful and calming stay. We thoroughly enjoyed our first night so much that we didn't want to leave and booked our second night. We explored areas like Burgh Island and Salcombe which were equally as beautiful. The whole time was simply magical and we cannot wait to return. Special touches such as the tea, coffee, brownies and free range eggs and milk for the mornings breakfast made Janet and Simon the best hosts. Even the Cath Kidston plates and mugs made everything feel so special. The outside shower was so refreshing too. I couldn't recommend this place enough. Even if you aren't outdoorsy people - this is still a magical place to visit even for one night. We will certainly be returning within the next few weeks.   • We stayed for one night on a short break. The tent and surrounding area are exactly as described. Providing everything you could think you might possibly need. Including lots of candles to give a really cosy feel to the tent. The bed was really comfortable and Janet kindly gave us some hotwater bottles so we were really toasty. Well equipped cooking area and we really enjoyed some fresh eggs for our breakfast. The shower was great really warm and powerful for an outdoor shower and provided an enjoyable experience. The local area is beautiful with lots of beaches near by and lovely pubs to eat at. We found the farm fairly easily with the post code Janet supplied, we did make sure we arrived in the daylight which definitely helped. All in all we had a great stay and would definitely stay again if we were coming back to the area.

    The Orchard is a charming "log cabin" style single storey cottage, set in a 1 acre apple orchard, in one of the finest valleys of South Devon. It is sheltered, tranquil and charmingly rural. There is off road parking, it is well equipped, with a safe garden, is near the sea and Dartmoor. The small market town of Modbury is less than a mile away, with a great variety of shops including a mini-market which is open late and at weekends. There are plenty of beaches and lovely walks all nearby.

Chain House dates back to the 17th century and is located in the heart of Modbury, in the beautiful South Hams area of South Devon. Whether you're visiting Modbury for a particular event, for a relaxing short break in a beautiful area, for a family holiday close to Devon's stunning beaches, or for a more energetic outdoor holiday, Chain House provides the perfect venue for your stay.
    Lou's family have lived in Chain House since 1960, and in recent years we have restored the house to make it both extremely comfortable and easy to live in, while at the same time retaining all of its original character, features and architectural integrity. At the back of the house, which dates back to Tudor times, we have created for our guests an entirely private and spacious self contained wing overlooking and immediately adjacent to the lovely walled garden. - The guest wing is attached to the main body of the house but has its own entrance/front door from the garden side, it's own very well equipped kitchen/diner and an elegant and spacious drawing room. - There are three double bedrooms and altogether we can sleep up to eight people. On the top floor Bedroom One is a particularly gorgeous and huge room spanning the full length of the building. It has an ensuite bathroom, and a separate single bed as well as a king size bed, should it be needed for 'family' accommodation. Please note that due to architectural constraints this bedroom is not accessed via a conventional door, but has a heavy curtain at the bottom of its own staircase, separating it from the lower floor for privacy.   • Fantastic house and lovely garden. Louise has thought of everything you might need to feel at home. It was perfect: crisp white bedding, fluffy pillows, comfy beds, great size and layout of the rooms, delightful views from the top floor. Can't think of anything that could be improved, except maybe having a parking spot a bit nearer the house (not that it did us much harm walking a few dozen metres from the carpark, given the number of cream teas we ate during our stay). I've now decided I much prefer the area to North Devon, which is our usual holiday location. South Devon is great because of the river walks, as well as the beaches being less crowded. It's really a world-class spot. Best day out was a trip to Lydford Gorge where the kids swam in the river - such a beautiful place.

Modbury is great place to stay in the beautiful rolling South Hams with a small supermarket, a deli, a butchers, a pharmacy - and 3 diverse but lovely pubs/eateries! The house has been restored beautifully with original fittings and all of the rooms are top notch - especially the homely, fully equipped, jumbo-sized kitchen/lounge! The house has wonderful views across the valley - watch out for morning mist in the valleys on a sunny morning! Beautiful!

  • Chain House is an amazing place and Lou is a fantastic host. The house is perfectly placed in the town of Modbury with its collection of shops, pubs and cafes and so accessible to the many beautiful local attractions. The accommodation suited us perfectly as a family group of six. Plenty of room to eat and socialise together and also spaces to escape to to read, relax or have a bit of quiet time. The garden is stunning, immaculately cared for and full of personal touches like the 'war horse' metal sculpture and the carved wooden bench that nestles in a secluded sunny spot. We loved relaxing on the hammock and garden loungers at the end of the day in the evening sunshine with a glass of wine! All in all we had a wonderfully relaxing break in Chain House and would highly recommend it to others. Lou and Piers are such welcoming hosts and have prepared Chain House to give guests everything they could need, it really felt like we were coming 'home' each evening. Thank you!

  • We spent a week at Chain House and enjoyed every minute. The house is amazing and has absolutely everything you could possibly want. Louise and Piers were perfect hosts , welcoming and friendly. Modbury is a lovely little town with nice places to eat. We enjoyed the White Hart. Nearby Bigbury beach is great for the day. We parked at couple of minutes walk away in the village car park and bought a South Hams weekly pass for 40 pounds. Which we used all over the area all week. We would definitely recommend this property for a lovely holiday.

    Mill Cottage is one of 20 holiday properties on the stunning private 28 acre 18th Century Colmer Estate - a haven of peace and a nature lover's paradise, with indoor and outdoor swimming pools, a location wonderful for adults and children alike.
    Mill Cottage is set on the wonderful and deeply peaceful 18th Century Colmer Estate, a nature lover's paradise, with an atmosphere of history, and 28 acres of landscaped gardens, wild flower meadows, woods, streams, lake with opportunities for coarse fishing, large walled garden with adventure playground, outdoor heated swimming pool (from end of May to mid-September), all weather tennis court, table tennis, heated indoor pool, fitness suite, and pool table. The Cottage is part of the original stone timber mill, and is set on three floors, sleeping up to 7 people (+baby). On the ground floor is a cosy open plan lounge with dining area and kitchen, with stairs leading to the first floor, with a bunk-bedroom, a double bedroom with king-size bed, and a family bathroom with bath and shower over. On the second floor is a single bedroom, another double bedroom with king-size bed, and another family bathroom. Because of its layout, Mill Cottage is excellent for extended families, as well as smaller families and couples. Outside we have a south facing garden, surrounded by an old stone wall, with table and chairs, and BBQ. In the cottage there are plenty of games, books, and DVDs for all ages!! Five minutes walk from the Estate is the California Cross Inn with its award winning restaurant. There is also a garage with an excellent groceries shop attached, and a roadside vegetable stall with honesty box. During peak season over the summer we only book on a weekly basis, from a Saturday to Saturday. Please refer to the notes on the calendar to find out about weekly rates then. During the year weekly prices vary between £450 in midwinter to £1550 in peak summer season. It is possible to offer discounts to smaller groups, such as couples. You are welcome to enquire about this. Dogs (1 max), are welcome for a one off extra fee of £35, and must be kept downstairs. Arrival times for your holiday are from 3pm onwards, and departure times are no later than 10am, to give time for house cleaning and laundry.
    We love the Colmer Estate for its peace and seclusion, for its beauty and facilities, and we love that it is placed within a short 15 minute drive from spectacular beaches such as Bigbury, Bantham and Mothecombe. It is also within easy, (30 mins) drive of magical Dartmoor, and only 6 miles from Kingsbridge. About a mile's drive away are the Blackdown Rings, an iron age hillfort with views over wooded Avon valley. Within 5 minutes walk, at California Cross you also have a great pub, with an award winning restaurant! There is also a garage with an excellent groceries shop attached, and a roadside vegetable stall with honesty box. There are also excellent shops and pubs/ cafes in the nearby village of Modbury.

The cottage's communal area and fridge are on the small side for a family of 7. We made use of the nearby shop for restocking our groceries. Unfortunately difficult to go walks out with the grounds with young children as it would involve walking on narrow roads, however places like Bigbury within easy driving distance.

  • Beautifully and comprehensively kitted out, Mill Cottage has something for every member of the family. My boys upped their table tennis skills and enjoyed the pool, my husband caught some fish and I entertained Plymouth aunties in the beautiful sun trap garden. We all enjoyed trips to Dartmoor, Bantham beach and Totnes. In fact we were so spoilt for choices of great places to visit, we will have to come back again! It has been an absolute privilege staying in Mill Cottage in the Colmer Estate. It's made so easy and the cottage is homely with everything you might need. I have no hesitation in thoroughly recommending this cottage.

    Our 300 year old cottage town house is positioned right in the heart of the picturesque town of Modbury. Surrounded by fabulous walks and some of the most beautiful sandy beaches in the uk. Modbury is a small quaint town without a high street shop in sight! It has 3 pubs, 2 cafes, 2 restaurants a large coop and several locally run grocery & gift shops. the first carrier bag free town in Britain!!
    The house is open plan, freshly decorated and has under floor heating & a wood burner for your use. We don't offer wifi but o2 & Vodafone pick up 4G. We have 1 double and 2 single beds. There is plenty of room for a travel cot if you would like to bring one. (No additional charge) We have a good sized bathroom with a large roll top bath and their is also a separate downstairs toilet. Our house has a warm, welcoming feel & was our home for 10 years. Although the house is terraced there is just an old work shop one side and a long term neighbour the other.. the walls are so thick you will not feel as though you have neighbours at all! The house is not directly overlooked & is double glazed. The walled courtyard is small but gets a good couple of hours of sunshine to sit in privately. We have 4 children so please ask if there is anything you might need as we probably have it!
    Modbury is a small quaint town without a high street shop in sight! It has 2 pubs, 2 cafes, 2 restaurants a large coop and several locally run grocery & gift shops. On booking please feel free to let me know what you are up to on your stay and we will happily recommend places for you for walking, beaches, family days out, surfing, site seeing, shopping, spa etc. Our closest beaches are Bigbury on sea , Challaborough & Wonwell. Each have their own highlights. The infamous Burgh island is at Bigbury bay only 10 minutes drive away. Modbury is a perfect location for walkers. Surrounded by fields & coastal paths. Within 30 minutes you can reach Salcombe, Dartmouth, Kingsbridge, Plymouth & Totnes.

  • We stayed here over the bank holiday weekend - the house is comfortable with a good shower and Modbury has a few good pubs and a great Indian restaurant. The best pub in the area is the journeys end inn near bigbury. However, we were quite disappointed with the smell of damp throughout the house and the main road outside is very noisy when sat inside. Also, the dishwasher was broken and the single mattresses were very thin and not as comfortable as the double.

The house was very comfortable, clean, and really felt like a family home that is well-taken care of. We enjoyed being able to make a simple meal and have a cosy night in. There's a Co-op practically across the street and convenient parking 2' away. Louise was responsive and made us feel welcome. Definitely recommended.

    This is self-catering holiday accommodation with a difference, for up to 4 people (no pets), in the town of Ivybridge on the southern edge of Dartmoor National Park. Blachford Hall is a stunning former mission hall between the Moors and the sea.
  • We - a family with two kids - stayed here for one week end July/early August. The one thing we regret the most is: it was only one week. The place is awesome. It is super well equipped, all what you need is here, very modern. There is a lot of space, very good sleeping rooms, bathrooms are super modern. During night time it is very quiet here. At daytimes there is a bit of traffic passing by but not too much. We can very much recommend the hiking tour into Dartmoor as described in one of the flyers available in the house. There are a lot of ideas for activities in the area provided. The owners are super helpful, friendly and make you feel very welcome.

  • We really enjoyed our stay at Blachford Hall. The house is incredibly well appointed and equipped. The log burner made the place very cosy. We stayed for 4 nights for a 40th birthday celebration and enjoyed being able to walk from the door onto Dartmoor. We had a couple of excellent meals while we were there. The first was at the Treby Arms (a short taxi ride of 5 miles away) where we had a 9 course tasting menu and wines to match! We would definitely recommend booking the Treby Arms for a special occasion. We also had lunch at the Beach House at South Milton Sands which we combined with a coastal walk - excellent, fresh seafood in relaxed surroundings - still busy even on a Monday lunchtime in January! There are so many options of things to do using Ivybridge as a base - we would definitely recommend Blachford Hall and would like to return.

    This is an ideal place for a retreat, or a walking or nature based holiday. The beaches are good for surfing and rock pooling. We are close to Salcombe where you can sail. The room although small is very bright and has fantastic views over the nature reserve and valley towards the sea.
    We are in an area of outstanding natural beauty adjoining Andrews Wood a 100 acre Devon Wildlife Trust Nature Reserve. The South Hams has so much to offer, from lovely local pubs, to National Trust properties, sailing, regattas , nearby Dartmoor with dramatic scenery and wild ponies, local shops selling first class local produce. Transition town Totnes is 10 miles away at the head of the River Dart.

The cottage is a quirky, homely and comfortable, with a fabulous view over fields. Little extras like fresh milk and tea and biscuits in the room were much appreciated. If you like glamping, check out the several sites that are on the farm, we didn't stay in them but may do next time. Close drive to pubs and amenities and a great base in South Devon. We really enjoyed our stay.

    Situated 1 mile from Shilston, the well known wedding venue, Laburnum B&B, located in the Heritage town of Modbury, is ideal for going out for a drink and a meal and leaving your car behind. In the morning, enjoy our delicious breakfasts!
    Laburnum B&B is a Grade II Listed Georgian property built c.1750 and parts of it date back centuries earlier. It has been painstakingly restored by us and is now a comfortable and attractive home. We offer two rooms, one en-suite and one with a shared bathroom. Each room can comfortably fit one couple. Now with Wi-fi and a Bosch Tassimo coffee maker in each room.
    Modbury is a very pretty Georgian town with excellent amenities including shops, Bank, Post Office, Exeter Inn pub, The White Hart, Bistro 35 and Chinese and Indian restaurants/takeaway. There is a strong feeling of community in the town and its' residents are very friendly and helpful. The house is close to St George's Church originally built in 1100's. There are Modbury Heritage trails and beautiful walks on our doorstep, including country and coastal walks. The rooms are situated in quiet locations for a good night's sleep.

The bed was super comfy, the shower was hot and powerful, the room had such beautiful character and our brekkie was delicious We only stayed one night as we were in Devon for a swim challenge but Michelle was very accommodating to our late arrival and early rise! The room was lovely and very tastefully and attractively decorated with everything we needed for a very comfortable stay. There were lots of thoughtful touches like delicious biscuits and fresh milk and a coffee maker in the room. We were atttending a wedding nearby but enjoyed waking around Modbury and the surrounding countryside too. Breakfast was excellent with so tasty and locally sourced food.     It's a converted barn with wonderful high ceilings just on the edge of the village with 2 streams in an idyllic setting for families with pets or a group of friends!

  • We contacted Veronica at the last minute as we were unable to stay at the house we already had booked due to a terrible leak from the water tank. She replied immediately to my enquiry and continued to be extremely responsive and helpful. We were able to move in the same day that we reserved it! The house itself was such a pleasure to spend time in. It was very spacious, more than adequate for our large party of 7 adults and 5 children. The bedrooms are downstairs with 3 bathrooms. The entire upper floor of the house is dedicated to living space with a large kitchen, a huge living and dining area (with a terrace) and a study room at the end. The beds, chairs and sofas were all extremely comfortable and the house was decorated with such incredibly good taste. The kitchen was large with an American fridge and huge double oven and hob. The garden had a great deck area with BBQ and the driveway had parking for 4 cars. The house is just on the outskirts of the village of Ugborough, in walking distance of two pubs with excellent food and a small playpark for kids (with wonderful views). The village is well-located for access to a variety of beaches and Dartmoor National Park. All in all we had a truly wonderful stay and I couldn't recommend the house and location highly enough!

  • We were a group of 10 adults and 2 children and the house was perfect for our needs. It's in a beautiful spot - great for exploring Dartmoor and the South Devon coast. Lots of beautiful places around 30 mins by car - too many to explore in 1 week! We didn't meet Veronica and Troy but they were very responsive when we had any questions and helpful with tips on where to eat out. The terrace with table and chairs was great for beers and snacks in the sun. The bedrooms were comfortable and spacious. I hope to stay again sometime!

  • Veronica and Troy's place is lovely. We stayed as 7 adults and 3 kids and there was plenty of space for all of us and enough bathrooms too. Kitchen is fully equipped too - we cooked a lot of meals for the 10 of us easily. We walked to the Anchor Inn for dinner in Ugborough and it was great! Perfect outdoor space too on the balcony. Veronica was really communicative and helpful with all of my questions. We would definitely recommend a stay here and will hopefully return soon!

  • Veronica and Troy's house is absolutely beautiful! The photos absolutely do not do it justice. The location was just perfect for where we needed to stay for a wedding nearby, and the pub close by was a great option for a big group. There is a huge kitchen, with lots of amenities. We didn't need anything specific, just the food! Great bathrooms, outdoor space and chill-out areas! Perfect!

    A small room with comfy double and one single bed. Ideal for a couple & child, or friends sharing, in a rural thatched farmhouse. We adjoin a nature reserve and regularly hear owls from this room! The bathroom is private & across the hall. Tea etc
    The farm house is built from straw bales and timber frame and runs mostly on solar power for heating and hot water. The Owl Room is on the first floor up fairly easy wooden stairs.There is a small chest of drawers and tea and coffee making in the bedroom.
    We adjoin a beautiful nature reserve and have much wildlife on the farm, owls, crows, ravens, finches, warblers, dormice, bats etc We are about 5 miles from the beautiful sandy beaches at Bantham and Bigbury good for surfing and rockpooling.

  • We were instantly greeted with a warmth and friendliness that made us feel like we were old friends. Due to this we felt at home straight away. Janet and Simon's home is so beautiful, and our rooms were extremely comfortable and well catered for. The view from our double ensuite room was breathtaking, and so was the location of our breakfast in the morning. The space and land that this particularly BnB is on is very special and if you are a woodland / animal lover then you will be very happy to visit and stay. Also if you fancied a rather wonderful and special place for a spot of glamping (with the bo- nus of everything being set up for you plus outdoor-sky-view- hot showers ) then this would also be the place to visit. We will definitely be back and hopefully with friends too. Thank you for such a wonderful stay.

  • Thanks to Rhi for looking after us during our stay. The room was simple, clean and well presented. Breakfast was spot on and I couldn't resist the full English. We enjoyed a few drinks in the evening and the Inn was a good base to explore the South Coast of Devon from. Some really good hidden gems but I don't want to give the game away.     Modbury is a small town located in the South Hams; a designated Area of Outstanding Beauty surrounded by stunning beaches great for exploring, swimming, surfing and kayaking. The nearest beach is less than four miles away and the wilderness of Dartmoor National Park is only a few miles away. The high street of Modbury is two minutes walk away and has a convenience food store (open 6am to 10pm everyday) along with a several shops including a butcher, delicatessen, greengrocer, hardware store and post office. There are three pubs, including the renowned 'gastropub' The White Hart along with a bistro, two cafes, an art gallery and several antique shops. Take away options include an Indian Restaurant and a Chinese take away. The charming towns of Kingsbridge, Salcombe and Dartmouth are a short drive away. If you have young children there is a playground directly opposite the cottage. For entertainment and nightlife, the city of Plymouth is about 10 miles away.

  • We loved staying here so much. The house is lovely and the garden is great, enclosed and safe, perfect for dogs and children to play in. We enjoyed feeding Molly the chicken and collecting an egg every day. Lovely big rooms in the house, plenty of space for a family and the kitchen has everything you need. The location is great for exploring Devon and Cornwall, we did day trips to the lost garden at Heligan and the Eden project, and it is very close to Dartmoor and lovely Devon beaches. All in all we had such a good time here, we were sorry to leave!

  • We were made to feel very welcome, the house is absolutely beautiful inside and out. The rooms were as described and suited our family group. Some basics were in the fridge for us and a loaf of bread which meant we could relax when we arrived. The play park over the road was great for my children, access to local amenities are only a short walk. The cottage is in a very quiet area and we were not destirbed by noise. A great stay in this wonderful cottage. Thank you for having us.

The hosts are very generous allowing us the use of their dvd's, games etc. The info they left was also very informative and they met us as we arrived with bread and milk - very welcome after our journey! Modbury is a great location. It has a lovely little high street with very easy access to South Devon's amazing beaches, Dartmoor for walks and Plymouth. We came with our two girls and my Mum and had a brilliant time - a week wasn't long enough. We'd highly recommend Orchard Cottage and Modbury for a stay!
