  • Wow! What an amazing place to stay with truly genuine and friendly hosts. Mike welcomed us into their home, with cookies and tea on arrival and fabulous conversation. The set up of the room and bathroom were perfect for a comfortable homely stay, and the breakfast was just what we were craving after traveling for a couple of months. And Hilary sent us off in the morning with homemade ginger/cherry cookies! We are well travelled airbnb-ers and our stay with Hilary and Mike was the best night yet. Thanks for everything - we would love to return when we are next in the Lakes. Michelle and Finn

  • We had a really enjoyable two nights in Kendal staying with Hilary and Mike. They were so welcoming, with tea and home-made cake as soon as we arrived. We had arrived with our bikes (on the train from London), which we were able to store in their garage, and as fellow cyclists, they suggested some cycling routes, lent us maps, and we shared our cycling stories. The room was very comfortable, with everything we needed, breakfast was plentiful and tasty, and we chatted at length with Hilary and Mike during our stay, and we felt like old friends by the time we left! Would highly recommend. Thanks, Hilary and Mike!

  • If you could give 6 stars this place would deserve 7

  • This was my first time using Air bnb and I'm really glad that I did. My boyfriend and I really enjoyed our stay at Hay Fell Rise! It's a beautiful home not far from the town centre and the room and bathroom were comfortable and spotless. Hilary and Mike are perfect hosts; really warm, genuine people who made us feel instantly welcome. The room is spacious and private with great views and we had everything we could have needed during our stay (the homemade biscuits were a great bonus!) I wouldn't hesitate to recommend and would absolutely stay here again! Thanks for having us!

    Zoe2016-11-06T00:00:00Z
  • The house is beautiful and the room cosy. Hilary put in considerate touches to the room by having extras such as kettle, tea, coffee, biscuits etc. We have some good conversation with her and her hubby. Very good hosts!

    Shuting2016-09-12T00:00:00Z
  • The room itself was very comfortable, great for a short stay. Complete with homemade cookies, a cafetière and Netflix on the TV the hosts have really gone the 'extra mile' to make your stay feel a bit more special. The room has a private bathroom next to the bedroom and even a small curtain that separates you off for some added privacy.

  • Hilary's home is most comfortable and has wonderful views. We had excellent communication and help which made our experience positive.

  • It was lucky for me to stay at Ruth's house. I stayed for 3 nights. She is very kind and considerate. The house is very clean, quiet and comfortable just like my home. In the morning she dropped me to the bus stop on the way to work and in the evening we talked about the next day's trip. Her recommendation was correct and very helpful, so I could enjoy a pleasant and rewarding trip. I am really thankful to her.

You will find my home just ten minutes walk from Oxenholme Train Station. Your room has a cosy double bed with one side pushed up against the wall. You will have use of the family bathroom, and you are welcome to use the kitchen. I look forward to welcoming you.
I love the area very much, there is always something to do. There is a Leisure Centre, Cinema, Theatre, Art Gallery, Museum, Castle (ruins) and many interesting historical places of interest. If you like live music, I can recommend a number of places for an enjoyable evening.
  • I could not recommend Heather enough - she is a very pleasant, approachable and caring host. The room is super cosy, with an extremely comfy bed that does the trick after long hours of hiking. Highly recommended!

    Bartosz2017-07-10T00:00:00Z
  • We really enjoyed the stay at Heather's beautiful home. It's easy to find and close to the train station if arriving by train. Besides the pretty room, the cat and the dog made us really enjoy the stay in Oxenholme!

    Emmi2017-08-28T00:00:00Z
  • Heather is a super caring host and we received so much love from her. Her place is very clean with only about 10 mins walk to train station. She has one adorable cat and one energetic dog. They are being very nice to visitors. Highly recommended place to live!

    Tim2017-06-12T00:00:00Z
  • Heather was the perfect host - we couldn't fault our stay and would highly recommend her home to anyone looking to visit the Lakes. She made us feel very at home, offering us breakfast and recommending things to do in the area. She even went out of her way to help us print a friend's train ticket and let us have an extra hour's lie-in on our last day. Our room was warm, spotlessly clean, lovingly decorated and comfortable; with the added benefit of being a convenient 6/7 minute walk from Oxenholme station. Can't wait to be back!

    Jack2016-10-23T00:00:00Z
  • Heather is extremely kind and we had a great stay! Her home is comfortable, clean, and in a great location. Will definitely be back next time we're in the Lake District!

    Kaitlyn2017-07-23T00:00:00Z
  • Heather was very friendly during our stay. She helped us with everything and treated us like family. The property is in a very convenient place if visiting the lake district. Only 5 minutes to Kendal which is plenty of restaurants and pubs. Highly recommended

    Pablo2017-04-17T00:00:00Z
  • The stay at Heather's home was full of precious memory. Heather has offered us a sweet room-well furniture, clean, lovely decorated, even a heart-warming note on the desk. What's more, Heather treated us like friend, and we had good time together drinking tea, talking, playing with her puppy Molly and cat Astra. Heather played beautiful music for us, as well as took us to the town for a life music. It was my birthday, and I felt so lucky and honoured to meet such a nice person. The neighbourhood of Heather's home is tranquil and beautiful residence and nature. I would recommend the place for all the people who love animals, enjoy making new friends, and peaceful moment away from the hustle and bustle of the city!

    Lena2017-04-30T00:00:00Z
  • I was in the area for business and needed a place to stay and work from. The room was very nice and comfy. The kitchen was easy to work from. Internet connection was reliable and fast and most importantly Heather was fantastic as a host. Lovely stay.

Kendal is the gateway to the Lake District and is a vibrant market town. Our house and patio overlook the garden and the cycle path. From there you can walk into town for shops, Brewery Arts Centre and plenty of places to eat.
Our traditional stone house is down a quiet cul de sac with off road parking and secure garage for bikes or motorbikes. The garden backs on to a tree lined path that leads into town one way and the countryside the other.
  • Jo and Ian are very nice snd kind. Jo picked us up from the train station when we arrive, and sent us to the train station as well when we leave. I really appreciate that. They have a very lovely place. Their house is cozy with a cute little pet and their garden looks great. The breakfast prepared by Jo was nice too. We enjoyed our stay at Jo and Ian place.

The house itself was beautiful with the bedroom, bathroom and lounge very clean and comfortable. We were in walking distance of the centre of town and Jo provided us with recommendations of places to eat and walks to go on. Will definitely be looking at staying here again!

  • Jo and Ian were exceptionally welcoming and thoughtful. I was even offered a piece of Jo's homemade Xmas cake and a glass of wine. The accommodation was exactly as described, which meant I had as much privacy and comfort as I could want but at the same time share their warm hospitality. An excellent stop-over on my way to a Hogmanay in Glasgow.

We are located in Oxenholme village, close to another village called Natland and two and half miles from the centre of the market town of Kendal. Both villages have a shop/Post Office. We are close to petrol stations, main west coast railway station (Oxenholme, Lake District), supermarket, artisan bread shop and an ice cream farm!! Kendal has a historical castle, quaint yards, art galleries & centre, individually owned shops & bars. For a town of its size there is an eclectic variety of quality eating venues including The Brewery Art Centre. The nearby Leisure Centre has many facilities including a 25m pool. There are heaps of long & short walks literally on our doorstep, ”The Helm” a favourite walk with locals gives outstanding views of Kendal, the Lake District and Morecambe Bay, with Sizergh Castle and Levens Hall both within walking distance. The Lake District National Park is 5 miles to the North, the beautiful Morecambe Bay estuary 9 miles to the South and the Yorkshire Dales National Park approx. 10 miles to the East. The M6 (main North/South motorway) is 6 miles away with trains to Glasgow, Edinburgh, Manchester, London or Windermere just a 12 minutes walk through the village. All these areas are full of attractions within their own right, ie. hiking, museums, heritage properties, fishing, boating to name but a few. Any advice on walks or places of interest can be forthcoming if required, just let us know your interests!! Our detached home, built in the traditional style in the 30’s, originally as a bungalow, is centrally heated and double glazed with far reaching views of the surrounding countryside. The garden is large with ample seating areas, an ideal place to sit with a cup of tea after a long (or short) days walk. Accommodation comprises of a spacious, light, well equipped room with heaps of storage space. Whilst not ensuite, there is a bath/shower room for your exclusive use. Also available is your own sitting room with TV, again for your exclusive use if required, or you can just sit and chat with us. Towels, spare duvet, hairdryer, etc. can be provided together with off road parking. Internet is available but just for checking your important email messages and local research for days out. You will see we have also put a check in time of 4pm, however, this is flexible according to other work commitments, so please let us know if you wish to arrive sooner and we'll see what we can arrange. Continental breakfast is a help yourself affair, with plenty of choice available dependent on seasonality. Full cooking facilities are not available, but you are very welcome to bring back any takeaways, etc., we are more than happy to provide anything you need – cutlery, glasses, crockery, flasks, etc. There is a plentiful supply of tea/coffee plus hot chocolate should the weather determine!! Come and see us rain or shine!
On the edge of a small village about 2 miles from the town of Kendal. Therefore we are out in the countryside and it is relatively quiet.
  • I came up to Kendal to do the planetFear KMF 10km Trail Run. Arriving late on Friday night Jill and Graham kindly offered to pick me up from Oxenholme train station, but I decided to do the short walk instead (about 15 minutes away). Jill and Graham are very hospitable, kind hosts and proud of their country living. The reviews are true the breakfast spread is yummy with many ingredients locally sourced from their garden! My race started Saturday morning and again they offered to drive me into Kendal which was fantastic. Saturday night I took a taxi back for just shy of £15, and Sunday I walked into Kendal which was a pleasant downhill walk into town. The house as mentioned was spotless and comfortable, a real home from home! I would have no problem recommending Jill and Graham to future Airbnb prospective customers!

    Tim2014-11-23T00:00:00Z
  • We stayed at Jill and Graham's for four nights. It was out first Airbnb experience and it couldn't have been any better! Jill and Graham are fantastic welcoming hosts - very helpful, knowledgeable about the local area, friendly and, most importantly, have a great sense of humour! This combination made us feel welcome, comfortable and relaxed. The house is very clean and comfortable, the garden is superb and so are the breakfast fruit from it! The neighborhood is quiet and cosy, with a couple of short walks (up a small hill with excellent views and into a lovely village). The Oxenholme train station is about 15 minutes walk and the rest of the Lake District is easily accessible by a car. Jill and Graham's home comes highly recommended!!!

    Akvile2014-07-14T00:00:00Z
  • We were made to feel very welcome and looked after at Jill's place. Great to have large bedroom lounge and own use of shower room. Nothing too much trouble. Thank you.

  • Lovely country home. Great views. Jill and Graham were friendly, hospitable and helpful hosts. Breakfast was lovingly prepared daily. Clean, tidy and spacious rooms. We had our own sitting room and toilet. Couldn't have asked for better accomadation and hosts. Made our trip extra special! Thanks for being so fab, Jill and Graham!

    Lee Chin2016-03-30T00:00:00Z
  • Room was as described. Had separate sitting room and bathroom. Breakfast was included which was a bonus and the whole place was very clean and tidy. Stayed for four nights and the hosts are locals so they shared their extensive knowledge so it was great to see some places off the tourist path which I really enjoyed. They were very friendly, happy to have a chat and get to know you. Really helpful to have a car to get around the area as the place was a bit out of Kendal but not too far from Oxenholme station. About a half hour drive from Windemere but it's an easy drive. Also note there are no kitchen facilities as stated.

    Phina2014-06-22T00:00:00Z
  • From the moment we arrived in Kendal, Jill and Graham made our stay in the Lake District made our stay very comfortable. We were made to feel very welcome and relaxed. The atmosphere was informal and they have excellent knowledge of the local area which they were very happy to share with us. Personal touches such as fresh fruit from their own garden, warm hot cross buns for breakfast (we stayed over Easter) and the lending of maps and flasks went beyond our expectations and were very much appreciated! We would not hesitate to recommend that you consider Rose Lea as a base for exploring the Lake District and surrounding areas.

    Charles2014-04-22T00:00:00Z
  • Jill and Graham were wonderful, welcoming, extremely helpful hosts. The room was very comfortable, clean and fresh, and you have a modern bathroom all to yourself and your own lounge room with TV. Excellent location to access the Lake District sights and very quiet and peaceful if that's what you're looking for. I would certainly stay here again, definitely for longer.

    Ilona2013-08-01T00:00:00Z
  • Jill's place provides you with a lovely comfortable, quiet, clean stay that offers; attentive host; fresh garden produce with a variety of baked treats for breakfast; views to a lovely garden (a delight in early summer); waking in a warm snuggly bed to a sunfillled room; views to The Helm; easy access to the Lake District attractions and further afield. It is the ideal stay if you wish to explore without a car; easy walking distance to main north-south and Windemere Rail line; local pub and conveniences(URL HIDDEN)

Vibrant, spacious apartment... extremely friendly dog who loves attention, but as a full time chef, he comes with me to work. So he's barely there. Clean, and fresh! Easy going place. Just on top of the canal bank walkway which leads you right into the town centre in 15 minutes. Quiet and chilled out neighbourhood. Keys if I am not in.. are behind reception at my work which again is 10 minutes walking distance.

This is a big 100+ year-old town house. Very cosy lounge with a log burner and a massive kitchen-diner leading to a lovely courtyard. There are two large bedrooms with very comfy king-size beds, two single bedrooms....of of them has for a single pull out bed. Brand new bathroom and a shower room.
The property is in a central yet very quiet location in the beautiful south Lakes town of Kendal. You will be hiring this deceptively big and beautiful four bedroomed town house. We only prepare two large double bedrooms but if you wish to use the kids bedroom please ask. In the kids room there is a single bed and a pull out bed. The fourth room is empty and perfect for travel cots! You have full use of the house. The lounge is super cosy with a working log burner and two big and very comfy sofas. The massive kitchen diner opens up on to a lovely courtyard which is a sun trap on a summers evening. There is seating and dining furniture outside.
It's a lovely quiet street with plenty of parking. It's a very picturesque ten minute walk along the river to the town centre to loads of nice bars and restaurants.
  • We really enjoyed our stay. The house is so comfortable and Alex very responsive. My friend actually looked at the mattress name because she hadn't slept so well for ages! It is an easy walk into the main town. My only complaint is that we only had 2 nights to stay here. We hope to return.

  • This is a lovely house, beautifully decorated, beyond expectations from the photos and a great place to stopover in Kendal. Alex was very helpful and replied by return whenever I contacted him. Would revisit and recommend visiting.

  • This is a lovely property, stylish but also homely and comfortable. It is an ideal base for a trip to the Lake District (esp Lake Windermere). Alex is a great host, very easy to contact and very helpful throughout. I heartily recommend this property and this host!

  • My husband loved taking our boys out in the local area while I worked. Loved the home and Kendal. A beautiful home, thank you for sharing it.

    Faye2016-03-11T00:00:00Z
  • Alex was very friendly and welcoming throughout the stay, answering any questions we had very promptly. The house itself was very well-maintained and really had a homely feel to it. We did have a problem with a lack of water on one day, however this had nothing to do with Alex or the property as it was due to an issue in the neighbourhood. Alex was the one who looked this up and promptly advised us of the cause, also letting us know when the issue had been resolved. Extra kudos for this! If you want a place that feels like a home away from home, then this home definitely fits the bill!

    Nicholas2016-09-07T00:00:00Z
  • Alex kept in touch via text, and made us feel welcome, checking we had been able to let ourselves in properly, made suggestions for places we might visit, etc. The house was just as described, and as other AirBnB users have said, is a real home - with photos, toys etc. which made it feel so much more personal than if we had stayed in a hotel. My husband was on a work training course, and I came back to the house in the daytime, to write my own work reports. It was very easy - a quiet house, a good kitchen table, I drank plenty of coffee, and got right on with it! Parking is easy, the house felt very secure. The shower has good water pressure, and the heating worked fine. One night we ate at the big hotel up the road - Castle Green, which was good, the second night, we drove to Windermere and ate at Porto, which I can thoroughly recommend - delicious food. It would have been fine to cook in the house, as all kitchen implements, pans etc are there, but it would have been a shame to miss out on local restaurants, so we only prepared tea and toast :) I'd definitely stay here again, and if you're looking for a home in Kendal, I'd say 'press the 'book now' button!

I also have friends who help me with cleaning and they are close by too if by any chance I'm out of town. Kendal is a market town on the edge of the Lake District. • We are a family of 2 Adults and 3 children (10,10&13). We've stayed at the apartment for 4 nights. Everything was graat! Location is perfect.

    Eran2016-08-03T00:00:00Z
  • Rachel was a great host, she was away for our arrival but she organized everything for us with clear guidance, so it went really smoothly. The flat is fine for 5 adults or 4 adults + 2 children, indeed the sofa bed is fine for one adult or 2 children, I wouldn't recommend being 6 adults. The flat is on the lower floor of an old and charming house, however there is an important level of humidity which was a bit unpleasant. The flat is very well located, minutes away from the castle and with free parking in the street.

  • She is the sweetest person and the house is a delight. It is very comfortable and great for walks around the town.

    Chandni2015-10-14T00:00:00Z
  • Rachel was a very flexible host and was alright with us checking in late. We didnt get to meet her or her partner in person during both check-in and check-out. The apartment is older and less well-maintained than depicted in pictures but still sufficient enough and was good value for a one night's stay for five people. Rooms are clean but shower is broken and towels provided had a damp smell to it.

    Ian2017-07-29T00:00:00Z
  • A wonderful cottage by the Lake District, a perfect location for a week/weekend away with friends or family. Walks nearby are many and varied. Lovely cosy living room with open plan kitchen allows for those cooking to join in the fun. Pub at the end of the road is welcoming and serves good food. Make sure you get check-in information in advance. We didn't even know there was the option to pay a little more to use a hot tub until we had set off driving! Worth noting that the beds are a little short. One of my friends is 5'11" and had his feet hanging off the end. Not to mention the 6'3" friend! Definitely a five star stay from our point of view. Thank you David and co.

I have a semi-detached house which is situated to the south of Kendal market town and only a short 10-15 minute walk from the town centre on a quiet road. There is easy on road parking and off road parking. It is accessible from the bypass off the M6 without having to go through town. Kendal has a good variety of restaurants and is a great base for walkers or touring the Lake District. Your room with king size double bed with a good memory foam mattress is private, light and airy.
Your room with king size double bed with a good memory foam mattress is private, light and airy. It overlooks a quiet road with distant view of hills behind Kendal. The bathroom is just across the landing from your room. It has a built in good shower and a small bath. This is shared with the owner.
Kendal is a really lovely market town with market days on Wednesday and Saturdays and a Farmer's Market once a month. It is a historic town with remains of a castle on a hill which is easily accessible. Kendal is commonly known as the "Gateway to the Lakes" and is the ideal place to explore the Lake District with the convenience of all Kendal has to offer. Where I live is quiet but still only a ten to fifteen-minute walk to the town centre (partly along the river kent if you wanted) where there are many coffee shops and restaurants – all the usual varities including Thai, Indian, French, pizza etc. There are many pubs and the fantastic Brewery Arts Centre which has theatre, films, comedy shows and all types of music. It also has a bar and good pizza restaurant. There all the usual shops too – Marks and Spencers, TK max, Waterstones etc. If you don’t fancy going into town there is a good pub at the end of my road (but no noise or nuisance) called Romneys. This has a good carvery if you are around during the day.Kendal is well placed to explore the southern Lakes in particular. There are iconic places such as Windermere, Ambleside, Grasmere and Coniston all within easy reach. There is also the often overlooked Silverdale AONB area just to the south and Morecambe Bay with fabulous views and walks for all aptitudes. The western Dales with Ingleborough are close too. About 5 minutes drive away is the fantastic Scout scar which has great views over the Lyth valley and also is floristically rich as it is a limestone scar. We have the River Kent close at hand, Kendal Castle and Kendal Museum. Kendal museum situated opposite Kendal Train station is free to visit and a great way to learn a little more about Kendal. There is also a leisure centre within 10 minutes’ walk or 2 minutes in the car.
  • To be honest, this is the most unforgettable experience on Airbnb. The location is perfect, it's easy to find. And Andrew gave us the direction in advance. There is no denying that it's the cleanest room I have ever seen in airbnb. In other words, your feet will still clean after you walk around the house without the shoes. The house is warm and beautiful. It's definitely better than the pictures. And Andrew is a very very kind host that he told us a lot of useful information about our tour. I think Andrew's house must be the best choice in Lake District. It's really worth !!!

  • I had a fantastic stay here. Andrew's place is very homely and welcoming. He was very helpful with providing information for the area. The location is a great place to locate yourself yourself when wanting to explore the south areas of the Lake District with only 1hr drive to Keswick. Would definitely stay here again!

  • Andrew is a very kind, welcoming and easy going host. Communication prior to our arrival was very accommodating and we truly enjoyed spending time in his welcoming and cheerful place. • This is the first time I stayed in Airbnb accommodation, and it was quite wonderful experience. Andrew is a gentle man who is knowledgeable and considerate, chatting with him was interesting. His house is quite clean and comfortable, and it is located near a bus stop so it was convenient for people without cars.

  • Andrew's house is very cozy, clean and comfy. The room has a comfortable double bed and modern furniture, and kitchen, bathroom and living room are homy atmosphere as well. Even though I just stayed a night, we had lovely chat time. In addition, he gave me a plenty of local information and suggestion. He made my great trip! I hope I could see him again.

  • The house was really close to the bus stop and was only a 20-25 minute walk into Kendal. Also close to Oxenholme station which is only a 25 minute walk. The house was lovely - very comfortable and we were made to feel very welcome. There is also a very nice pub at the end of the road either for relaxing in the beer garden or having a delicious dinner. Overall - a very highly recommended property!

Large, light and airy double room, my place is suitable for couples or solo travellers, business types and outdoorsy folks. It is a generous space, with everything you need for a comfortable and relaxing stay.
My home is a two-bedroom Victorian terrace, built in the 1890s. It is really convenient for exploring Kendal or as a springboard to head in to the Lake District. The room is set up for you to be self-contained. There is a table and chairs, which can be used both as a desk and dining table. Drawers and a wardrobe provide lots of space for clothes and there is a full length mirror. The shelves hold a selection of books and information about the local area and Lake District attractions, along with novels, should you want to cosy up in the armchair for a night in. There is a good wi-fi connection. I have a secure bike box, so cycles can be safely locked away overnight as long as you let me know beforehand. I also have space to lock up a kayak if needed. I'm in a quiet, residential area, with easy access for transport links and town.
"The Auld Grey Town" Kendal town centre, is a 15 minute stroll along the river. You'll usually see Dippers and Mergansers along the way and if you're lucky, maybe an Otter or Kingfisher. Town has all the usual shops, some great cafes, charming cobbled yards and is home to the Quaker Tapestry. Abbot Hall, a well respected art gallery has permanent and temporary exhibitions and the Brewery Arts Centre, has cinema, theatre and bars. If you are coming for the famous Kendal Mountain Film Festival, both of the main venues, The Brewery and the leisure centre, are less than a 10 minute walk. If you cross the river, a short walk along the old canal route gets you to the foot of Kendal Castle, which is reached by a short climb up the hill and gives great views across the town and over to the Lake District fells. Town has a twice weekly market (Weds and Sat), a local farmers market once month.
  • A clean and tidy place in a perfect location stay before or after a visit to lakes district. The room is a generous size and Sue was very accommodating. Just a short stroll and you can walk along the river towards the town center, or explore Kendal Castle on the top of the hill.

The accomodation was very good as well as the breakfast during which we discussed a lot of things. Tim assisted me with bus arrangements to Windermere. It was easy to travel to the Lakes District and explore the beauty of the area. Tim also arranged a taxi to the station. The stay with Trisa and Tim can be highly recommended.

  • Trina and Tim, we had a great stay at your home, strategically located close to town center, beautiful house, superb interior deco, life zooming photos of Tim, etc.etc. You made our stay very comfortable, we came so unprepared for Lake District but your suggestions, maps & guidance helped us to visit the most beautiful scenery. Thanks for your delicious, healthy breakfast (fruit salad was superb). Wished we stayed longer... next time then...

  • Trina and Tim were wonderful hosts. Their house is really beautiful, decorated with a lot of taste, spacious, very clean, warm, quiet and full of light, and so is the very bedroom which they are renting. We loved the breakfasts, the coffee and the warm atmosphere Trina and Tim create. During our stay everything worked perfectly well – from fast broadband, to thermostat in the shower, to hot water in the bath. Trina and Tim were very helpful in helping us plan our walks in the Lakes and were very very welcoming. We really felt like at home!

    Piotr2015-05-28T00:00:00Z
  • The room was spacious and comfortable. We had use of a private bathroom. Tea and coffee were provided in the room and breakfast was plentiful. Parking was right next to the house and Trina and Tim were very helpful with ideas about exploring the locality.

Although safe, not every space in the house is finished (e.g. paintwork on outside, bare plaster walls inside). * We hope our prices reflect this ongoing refurbishment and we're sure it will not interfere with your stay or enjoyment of the house in general. * If the unfinished nature of the house doesn't put you off, you'll have a very warm welcome!
    * We are in a beautiful rural location, surrounded by garden and fields, usually with sheep or cows in them. * We have lovely views of Kendal, a short drive or cycle ride away. * Windermere is just under 20 minutes drive and a very straight forward route from the house. * Natland (10 minutes walk) has a post office and village shop. Perfect for newspapers and essentials. * Oxenholme Station is 5 mins drive, there is a 24/7 supermarket 4 minutes drive and a hospital 3 minutes away! * The friendly local pub, which offers food, is only a 10 minute walk up the lane.
  • Matthew, Elsa and Nina were very nice and made us feel at home. Elsa was lovely to chat with, and she also gave us recommendations for nearby places to visit. We would definitely stay with them again since they were so hospitable and their home was gorgeous.

  • What a wonderful stay at Lake District! 3 nights at Modern Attic were wonderful and fantastic. Our host, Elsa and her family were so nice and kind. The room is very clean, calm, and cosy and specially our children were very happy to have their room with their own bed. Every night, we had a pleasant time with Elsa's family, Mathew and Nina. Our children played a game with their friend, Nina. Every morning, the breakfast was perfect, too. Kaitlyn said the Modern Attic would be her best B&B. I thank to Elsa, Mathew and Nina again for their hospitality and kindness. warm regards, Kaitlyn, Alex, Min Young, and ByoungJo

Our guest room would ideally suit a single traveller looking for a homely good nights sleep to set them up right for their adventures in The Lakes, a World Heritage Status location. The room is small but is modern light and airy with new fittings and a nice view. We are 15-20 mins walking distance to trains, buses and all the joys Kendal town has to offer, including Brewery Arts Centre, restaurants, shops and pubs. Our home is warm, comfortable, clean and guests are welcome to feel at home.
The room has a comfortable single bed and duvet set. Bed-side drawers and a large under bed drawer for storage. The computer desk is hand-made by Katie. The view overlooks the cul-de-sac and a country-view beyond.
The location is a pretty cul-de-sac that is very quiet at night with no through traffic. Great for a sound sleep.
  • Great room for a single traveller. Katie and Laura were very welcoming, despite that I arrived fairly late in the evening. Although small, the room is clean and has everything required. Very enjoyable stay and would definitely recommend.

  • Decent house clean and comfortable

  • Great place to stay as the host is nice and helpful. The room is clean and quiet. Although it takes at least 15 mins to go to the train/bus station, it is still good place to stay if you are coming to the Lake District!

    Danise2017-09-07T00:00:00Z
  • I was made to feel very much at ease here from when I arrived. Katie and her housemates are warm, friendly and genuine people, with great knowledge of the area. The house is clean, tidy and welcoming, and easy to find...and there is a brilliant dog as well!

    Michael2017-07-17T00:00:00Z
  • Cosy room for one person. The brotherhood is very quiet. Access to well equipped kitchen. Relatively close to the train station (on my bike it took me just a few minutes). Katie and Laura were very helpful. There are great people, it's very easy to like them. The room is well decorated, there is a lot of positive colors. During the night it was so quiet, I could hear "silence". Truly therapeutic, especially after living in a large city. The dog was very friendly and well trained. He immediately accepted a new person in the house without any barking. I was able to keep my bike in a garage. It was really convenient.

The perfect location for exploring The Lake District. Peace and tranquility. Perfect for couples, families & dogs. Walks and bike rides from the door. We are on the edge of the national park and less than 30mins from Windermere. Only 10mins from the M6. Free wi-fi and central heating.
We have lovely comfy beds sleeping 5 people in 3 bedrooms; a king, a twin, and a small single. The large living room has a leather Chesterfield, separate sofa and single armchair where you can sit and watch the cows and sheep come to say hello at the bottom of the garden. There is a delightful sunroom with south facing views over the garden and the fields beyond. The modern kitchen is complete with integrated dishwasher, oven and fridge, a microwave, nespresso coffee machine and USB points for your tablets and phones, in short everything you should need. The utility room has a fridge freezer, washing machine and loads of secure space for bikes and muddy boots. Upstairs, the bathroom has a freestanding double ended bath made for two, and a separate invigorating shower. Treat yourself to a luxurious bath, then snuggle up in front of the woodburner with a good book and glass of bubbles. You deserve it. Outside, there is a patio area with table and chairs, and a BBQ. Beyond the patio is a large lawned cottage garden with mature trees. Beyond the garden are open fields. Central heating and wifi is included, as are towels and all bed linen.
If you've been to The Lakes before it's understandable why you're coming back. If you've not been here before then you will soon see why The Lake District is England's premier National Park and is now a Unesco World Heritage Site. We are only 30mins drive from Windermere yet less than 10mins from the M6 Junction 36 so nice and easy to get here. In no time you could be fell-walking, sailing, mountain biking, climbing or simply marvelling at the scenery immortalised by Wordsworth and Coleridge. The Coach House is situated about half a mile up a lane from the main road. You will be surrounded by open countryside. No noise here to disturb your sleep except maybe owls hooting. Fancy a little star gazing? No streetlights to spoil the view. South Cumbria is noted for its eating places; loads of choice from yummy gastro pubs, artisan bakeries, delightful coffee shops and cafes, or choose from our 5 Michelin stars if you prefer, all within a half hour drive. We also have a number of local micro-breweries if you fancy sampling the local beers. You couldn't possibly go home without visiting at least one, could you? There are lots of walks and bike rides you could do from the door. We have a few suggestions in the house file.
  • We could not have wished for a more elegant yet cosy cottage for our family mini break. The cottage was spotless, well supplied and really well arranged so that we could commune as a family but also have a little personal space (there were 4 of us). The little welcome pack of tea, coffee, milk and a large cake was a really nice consideration as we had all come from different locations and had quite long journeys to get to the cottage. Sitting down admiring the beautiful garden and setting and being able to take refreshments without having to immediately find a shop for supplies was lovely. (There is an Asda 5 mins away in the car so easy to stock up) The beds, linen and towels were to the highest standard and we all slept exceptionally well. The whole property was gorgeous and everything, from the shower to the kitchen looked new. Tina seems to have considered everything with some lovely little touches. Tissues in each room, board games, bird spotting binoculars and book, selection of books, selection of magazines, staples in the kitchen (salt, pepper, oil, vinegar etc) all contributed to a wonderful time had by all. We will hopefully be returning again soon. :-)

Tina and Keith were very helpful and easy to communicate with, and left lots of thoughtful recommendations for walks and pubs as well as a lovely welcome basket! We had a great holiday and would love to visit again in future. I'd highly recommend this property to others, as well.

  • Carl's place is lovely! It's perfect for a long weekend away exploring the Lakes. Good location, 15 min walk to town centre, and off street parking. Breakfast was provided which was a lovely touch. Comfy bed and cosy living area. Only downside was that the wifi wasn't the best - but we didn't spend much time in the apartment so it was fine. All in all, a perfect long weekend away! Would stay again! Thank you for having us :)

  • Great little place to stay. Perfect for heading off into the Lakes for some adventures. Just be careful if you're really tall! The ceiling is quite low on one side...I am 6'5" and it's certainly a close fit in a couple of spots.

  • Perfect Air BnB stay. Really good self contained apartment next to Carl's property in a quiet upmarket area of Kendal about a 15 minute walk from the town centre. All amenities are well provided for including a really comfortable bed. Everything was spotless and there were some really nice touches with breakfast being provided. Good comms with the host throughout. Recommended.

  • My husband and I stayed in Carl's and Gillian's studio for a short couple-retreat to discover Lake Windemere and the Yorkshire Dales and really enjoyed our stay. Although the house number is not so easy to see when turning around the corner, just drive slowly and you'll spot it on the door. Parking space is provided next to the studio. Although we never met Carl or Gillian in person, they gave us all the information we needed in advance without us having to ask for it. As a nice extra, we received a bag full of tasty breakfast treats. The space is cozy, clean, and quiet with everything you need to have a relaxing stay. We highly recommend this beautiful place.

  • Carl and Gillian's studio apartment was perfect. The right amount of space for two people and a good base to see the lake district from. Carl and Gillian were perfect hosts. • Staying at Janet's house was really nice. The room is very comfy as well as the winter garden which we could use whenever we wanted. The location of the room is good since it is easy to get to the heart of Kendal (by bus or even by foot). Unfortunately, we did not meet Janet during our stay but Paul was welcoming us very warmly and gave us advise where to go to in Kendal as well as in the Lake District.

    Ellenwray. Kendal.
    102 reviews
Comfortable modern flat in an old building in Kendal Town Centre with Wi-Fi, Smart TVs and Netflix. Minutes from cinema, shops, pubs, restaurants, park, galleries and museum. Ideal for Lake District UNESCO World Heritage Site and Lake District and Yorkshire Dales National Parks. Free parking for one car in the Car Park at the Parish Church (five minutes walk)
Tucked away in one of Kendal's hidden yards, dating back to the 18th Century or earlier, our small flat is in the heart of Kirkland, the oldest part of Kendal and its medieval ecclesiastical centre. The bedroom has a comfortable king size bed. The kitchen is equipped with oven, gas hob, microwave oven, fridge-freezer and dishwasher. If you don't fancy cooking there are many pubs, restaurants and takeaways within a few minutes walk. The sitting room and bedroom have internet enabled TVs with Freeview and Netflix. We're sorry, but the stove in the sitting-room does not meet current safety standards and has been de-commissioned. Also, we try and keep the flat low-allergy and dust and fumes from the fire would not help. The shower room is very small, containing shower, small hand basin and WC. If you fancy a long soak in a bath at the end of the day this isn't the place for you!
James used to work in Kendal and lived at the flat during the week, doing a weekly commute from Newcastle. It's an excellent base if you're working temporarily in Kendal or intending to explore the Lake District and the rest of the area, including the beautiful coastline as well as the Yorkshire Dales National Park. The front of the flat looks over Kirkland towards Kendal Castle (visible from the bedroom window in the winter when the trees aren't in leaf!). Please be aware that there is some unavoidable traffic noise from the road. We do have double glazing throughout and a blackout blind in the bedroom but it's impossible to eliminate all traffic noise so if you're used to a very quiet place you'd probably be better finding somewhere out of the town centre. Please look at our web site for further information.
  • Dear reader Having never been to the lakes previously and expecting good things i certainly was not disappointed. I would find it difficult to justify even considering a hotel when this kind of property is avaiable at this price. Centre of kendal location, very affordable, clean and mordern yet with quaint features. We took pans and such other items ourselves however, the flat included all you may need for a short or indeed long break kithen wise, tvs with internet as well as a lush comfy white sheet matress (a particular source of enjoyment after the many hikes or walks just a stones throw away). The hosts, who live elsewhere, were very pleasant and in regular contact before we arrived, giving plenty of information about the flat and area and we felt that we could have contacted them at any time. We would definatly book this flat again in the future.

  • We just stayed for 2 nights at Janet and James' apartment. We had a very enjoyable stay and found Kendal an ideal place for visiting a couple of different locations in the Lake District. Janet and James' communication was brilliant throughout and we had no problems following their instructions for locating the apartment and gaining access. This is via a key safe outside the front door and is a really quick and convenient way to 'check in'. I asked Janet and James for recommendations for places to eat and was directed to The New Moon. This is a little family run restaurant which serves delicious food and is only a two minute walk from the apartment. The apartment itself is just right and has everything we needed for a comfortable stay. It was very clean and well presented. The TV is fully loaded with Netflix etc if you fancy a night in. There it's free parking just a minutes walk away and the neighbours were friendly. It is located in the centre of Kendal so everything there is within walking distance.

  • Thanks to Janet and James we had a really good stay in Kendal. The apartment was clean and tidy and in a great central location. Janet and James were really friendly in all our communications and it was a wonderful added touch to have a parking permit ready for guests to use as well as tea, coffee and milk etc. We were provided with all the information we could have needed to make our stay comfortable. Thank you both for your hospitality.

    Jessica2016-09-25T00:00:00Z
  • The flat is lovely and cosy and in short walking distance to the shops, bus station and train station which is handy if you don't drive. Great communication, Janet and James are very helpful and we would definitely like to visit again!

  • Absolutely wonderful place, perfectly tucked away in the heart of South Kendal. Janet and James are incredible hosts - they sent lots of information and were in regular contact on the lead up to the booking. This was our first ever Air BNB experience and it has made us look at booking again as they have made it a great one! Apartment is incredibly clean, bright and warm throughout - Janet and James are kind enough to leave their Netflix logged in so we had a night tucked up with a takeaway when we had been out walking all day. I honestly can recommend this as a great weekend or week get away for couples wanting to shut off and get away from it all for a bit! Thanks again both of you for an incredibly stay! Lee & Michaela xx p.s a few places to visit for definite - Sizergh Farm (for the trail, farm shop and fresh milk dispenser) Paloma bar (for the alchemy style cocktails and Maple Bacon doughnut) and the lakes distillery (a fair drive but they make incredible gin and whisky!!)

  • Perfect hostel, the best welcome I have ever had in this trip. When I arrive with my bicycle she told me to keep it in my room if I wanted (perfect for me, always safer) then she offered me some tea, because I arrived and it was raining outside. The kitchen is big the common, there's a pool table, a big flat tv, big dinning room and the rooms are very big IMO. Totally recommended, definitely returning. PS: there are some big maps of lake district and other parks hanging in the walls, the food thing is that they have relief. So perfect for planning hike and road routes.

  • Clean, homely, well equipped, beautifully decorated flat. Wifi recently added. Petrina was a great host, emails were quickly replied to. Great welcome with milk, kendal mint cake and champagne on arrival. We would definitely recommend this property.

    Natalie2015-11-02T00:00:00Z
  • We were made to feel completely at home from first arrival; a lovely welcome package of chocolates and little bottles of fizz, Petrina and her children let us in and explained about the house and surroundings and the apartment was beautifully tidy and kitted out fully for all of our needs. We will definitely be making a return journey to Kendal and would be more than happy to return to this apartment. We highly recommend it to anyone looking for very affordable comfort within a few minutes walk of Kendal town centre.

  • Stunning flat with plenty of space and really nicely laid out. Hosts were lovely and very wellcoming. The local town had good facilities (the de ja vu bistro restaurant does really good food) and the Lake District is on your doorstep. Perfect holiday house to explore the Lake District from, no negatives at all, I would thoroughly recommend the parsonage.

    Jade2016-02-08T00:00:00Z
  • A very cosy place to stay. Friendly hostess. The flat has everything you need. A place we would definitely return to.

    David2017-07-21T00:00:00Z
  • The Parsonage was a beautiful place to stay at in Kendal. A short walk to the town centre and the castle, and not far from the train station either. The kitchen was bigger than we expected, and so we were able to make a few meals at home. The place was very clean and bright, yet cosy too. Trina is very friendly and helpful too, though we had very few questions! Thoroughly recommended.

    Sidonie2017-06-15T00:00:00Z
  • Patrina was great, she kept in touch and helped us out with a travel cot. The apartment was in great condition. It is local to everything you need.

    Carl2017-05-24T00:00:00Z
  • We loved the Parsonage! The flat was very clean and well stocked with essentials including cooking supplies making it such a comfortable stay. Quiet neighborhood with beautiful gardens everywhere! The wine and chocolates when we arrived was such a nice touch. Pertina was very accommodating and quick to respond to our questions. We didn't have a car and the convenient locations (5 minutes from the train station/downtown, etc.) made it very easy to get around. We love taking evening walks to the Castle, just up the street. A perfect vacation location and we're already planning a return trip!

  • Anna was an excellent host. The space was clean and efficient but a friendly garden setting. We appreciated her expertise on the area and there were excellent maps available for hiking. All in all, a great place to stay!

  • Had a lovely stay at Anna's cottage and would highly recommend anyone to stay (URL HIDDEN) is as perfect as it looks in the pictures! Anna was great at giving advice on walks and places to eat which was very useful. Romney's is a great pub and definitely worth a visit. Also was in the perfect location for accessing the lakes easily by car but also a 5 minute walk into town meant we could eat locally without having to drive anywhere in the evening. Overall we throughly enjoyed our stay here and honestly can not fault it in anyway. Thank you Anna!

    Emily2017-09-18T00:00:00Z
  • Great little place in a brilliant location. Away from the tourists and quiet but only five minutes walk to the centre of Kendal. Anna & Gavin were very friendly and were there if we needed anything. It was also great to be able to park outside the house. The wifi was good enough for checking emails but not for streaming tv or films. Kendal is a good location because it is not as busy as the other towns in the Lakes. It was great to be able to visit the busy towns briefly and come back to the quiet and cosy cottage.

    Katie2017-04-13T00:00:00Z
  • Lovely quiet cottage in a great location within easy walking distance of Kendal town centre. Breakfast provisions and tea and coffee etc were a nice touch. Will definitely stay here again.

    Lisa2017-09-10T00:00:00Z
  • We hope to definitely stay at Anna and Gavin's cottage in Kendal again in the future. Everything about the cottage was welcoming and comfortable. A home away from home. We particularly liked the kitchen with all the cooking and eating utensils that we needed. My favorite part of the mornings during our stay was having a cup of tea, resting against the cozy radiator in the kitchen, while gazing out the kitchen window at the lovely garden and Kendal Castle up on the hill. Coming and going from the cottage was very easy and private. The neighborhood is quiet and secluded, yet it's only a few minutes walk into the city center and to the train station. Gavin and Anna were very flexible and understanding of our early check-in and late check-out. The Lake District will always have a special place in my heart, and staying at Anna and Gavin's cottage helped make this particular visit very special.

This is a very spacious, south facing room, overlooking our beautiful garden from one window and a view of Kendal Castle from the other. The living room has real wood fire. There are original Art & Crafts-style features dotted about in the house which make the house unique and interesting.
The bedroom has lovely wooden ceiling and wooden floorboards. There is a shower room, a separate bathroom with a shower, and a loo on the same floor. The home This is my home, which I share with three quiet, friendly, liberal, female lodgers who have interesting jobs nearby. We regularly have dinner and do other things together. You may also meet my partner Adam, who is often around. You’ll get a friendly welcome from everyone: we enjoy meeting our Airbnb guests. The bathrooms are all shared but there’s a loo on every floor and a third bathroom on the top floor, so plenty of facilities for everyone.
The house is located in the centre of town within a few minutes’ walk to town, very near the Brewery Arts Centre, which hosts great music concerts, cinema, and Abbot Hall, which showcases some great art. There are festivals all year round. There are a lot of cafes, independent shops, lovely pubs and restaurants in town.

  • Our cold and wet 2 night stay was more than made up by spending it in Sally's comfortable and homely house. Her house is very nicely decorated and furnished, and has a well equipped kitchen and a clean and modern bathroom. The beds were very comfortable too - just what we needed! Sally's communications throughout were perfect and helpful, and overall there was nothing to fault our stay, and are looking forward to returning again. Many thanks!

    Nick2016-12-10T00:00:00Z
  • Strongly recommended! Sally gives us a very nice and warm house while we play in the Lakeland. Everything is so convenient.

    Hao2017-02-05T00:00:00Z
  • Sally was responsive at the time of booking and in touch appropriately just prior to our arrival with detailed information. Nothing was a problem for her and she has thought of everything when it comes to making sure the house is well equipped with everyday items that not all places we've stayed at think about. Thank you for a really enjoyable, relaxing stay and the people of Kendal were so friendly too. Just for anyone with mobility problems the house is situated up a bank which some may find difficult walking up and down and there is no parking allowed outside of the house and you have to find a space somewhere however a permit is provided.

    ANDREA2017-05-31T00:00:00Z

  • Really lovely house in a great spot in Kendal. It's a cliche but the house is genuinely even nicer than the photos. Great quiet location, just a short trip to the shops and bars, the Brewery Arts Centre is about two minute away through the 'secret' door on Garth Heads. All things needed for a great stay are there. Recommended.

    mark2017-07-04T00:00:00Z
  • Sally's cottage is beautiful! Perfect in every way. Super warm with underfloor heading and a fire, the kitchen has everything that you could possibly need. Even some chocolate biscuits which were a great welcome! Loads of maps and booklets to help you plan your break and the Fells are literally on your doorstep. The cottage couldn't be better located in Kendal. The fun & food if the Brewery Arts Centre is just round the corner. We loved every minute of our stay!

  • Really nicely kitted out house in central Kendal. Modern a d clean decor with personality .Great location for us. A family of 4 who wanted to explore the area. Both our girls aged 6 and 4 loved the place and having their own rooms. Worth taking notice that both single rooms really are singles and one is up steep steps. This makes an amazing snug for 6 year old but might not suit a very young child. Also facilities in kitchen meant you had everything you could need. The smart TV and good broadband meant you can listen to Spotify or put on Netflix/ iPlayer. All in all loved it and Helen a great host. Very responsive and friendly.!

  • My friends and I stayed at Knave House for 3 nights. Helen was a very attentive and welcoming host. We found the church house to be comfortable and clean, as well as being a prime location to explore the Lake District. Thanks Helen

  • I would definitely recommend this converted church that is set in the hart of Kendal. It's a stones throw from shops, bars and restaurants. The home is clean, modern, very well equipped, exactly as shown in the photographs. We have loved our time there and wished we didn't have to leave. Helen could not have be more informative and helpful.

  • Thank you very much for a lovely stay. Kendal was a great base for a holiday in the Lake District. We thought the house was great and had a interesting design. House wasn't suitable for people with mobility issues but other than that we would definitely recommend

    Natasha2017-08-03T00:00:00Z
  • We spent a wonderful week at Nave House. The property is exactly as described on the site and Helen has carried out the conversion with taste and style, creating a unique space. The house is in a great location on a hillside from which you can see the hills which surround Kendal. It's only a five minute walk to the town centre where there are good shops restaurants and pubs, a proper butcher and bakery and a well stocked Booths supermarket is even closer. Kendal is a great base from which to explore the Lake District. Although we didn't meet, Helen is an attentive and helpful host and communication was prompt and access to the property straightforward. A really enjoyable holiday.
