Hi everyone- a little note on our most frequently Asked questions.. prices are as per your quote when enquiringly- we don't offer discounts or direct bookings, please input the correct number of guests and air b n b will give you your total. Please read description of our property and bedroom breakdown for details of accommodation. Thank you.. Huge, airy, bright and spacious award winning barn conversion in 12 acres of private gardens, remote rural location yet in a cute country village, two huge living rooms, sky TV, massive bright kitchen with two ovens, steam oven and coffee machine, bbq and additional courtyard garden. 4 large double bedrooms,one with king sized bed and additional day bed which can pull out to another king sized bed, one with twin beds and bunk beds , additional beds available for up to 13 guests . 5th bedroom studio available to open up with en suite for an extra charge if guests would like more separate bedrooms. All rooms have direct access into the gardens. Kids can also be put up on camp beds/futons etc available for an extra per person charge for linen etc. Hot tub available to hire at a cost of £100 per weekend.
Fabulous gastro pub in the Village itself "The Ship". Local shops, cafe's and pubs in the nearby village of Waltham.
  • Beautiful home and a must see to really appreciate it. Absolutely great host! Grimsby hot tub hire were not great so I'd advise to use a different hot tub company if you require this. Ours wouldn't work after one night but we could not get in touch. The house surroundings are gorgeous and we had an amazing stay! Thank you so much x

  • I recently stayed here with 9 of my friends for my birthday and couldn't have asked for a better place. The house is more gorgeous than the photos and had more than enough space for everyone. Sammie was lovely in the run up to the lodge and answered any questions I had. Once we were there, Ian was equally lovely with recommendations of what to do in the area and even helped with a flat tyre Don't worry about wrapping up inside the house either as it was nice and toasty all the time. Christmas decorations were also up which made the house feel even cosier. I couldn't recommend this place enough! Thank you Sammie and Ian :)

  • Sammie and Ian have been brilliant to deal with ever since my first enquiry. They were helpful, informative and accommodating, not to mention genuinely nice people. Their home is incredible and was a fantastic choice for the 15 guest stag weekend we'd planned. Their huge kitchen is the perfect party room, and their numerous bedrooms meant we all stayed in comfort. Highly recommended for a luxurious break in the country.

  • We had a great stay at Sammie's place. It is a beautiful house with fantastic surroundings. This was an ideal setting for a 30th birthday where we comfortably got 14 adults in. Spacious living areas were great for relaxing and the large garden was fun for games! We hired a hot tub too which went down very well in the evening. Sammie and Ian both communicated information well and gave good recommendations for local pubs and hiring hot tub.

  • We had an amazing time celebrating our 1st network marketing get together with our team. This place that Sammie and Ian have is massive, tall ceilings and spacious lounge and kitchen areas. The outside gardens are beautiful and loved the features inside and out. The internet was slow but after speaking to Ian ,they are going to speed this up soon. As we needed the internet to be fast, we found it hard to do (SENSITIVE CONTENTS HIDDEN) Lives. Great people, very helpful and good communication :)

  • It's hard to do justice to this property in either words or photos. You know the reveal at the end of "Grand Designs" programmes, when the project is over and Kevin McCloud goes back to visit? Well, that's what arriving is like. The place is stunning: beautiful and comfortable; thoughtful, tasteful and with immaculate finish. One of our party is a builder and he was wandering from room to room, stroking things, pointing at craftsmanship and muttering about quality. It's grand in the reception rooms, clean and cosy in the bedrooms and the kitchen/dining area has to be seen to be believed. Sammie and Ian are welcoming and relaxed, helpful and informative when needed and leaving guests to themselves gracefully. Ian introduced us to the Ship Inn where we had an excellent Sunday lunch, and the weekend we spent was characterised by care, attention to detail and unobtrusive good humour. Memorable.

    This Wesleyan Chapel has recently undergone a major conversion to a very high standard, and is now a bright and airy open plan Holiday Home. Guests will find comfort, and also tranquility, as this lovely property is overlooking open fields and countryside. Positioning allows for quick and easy access to both the coast lines of Lincolnshire and West/North Norfolk, and many of the tourist attractions Lincolnshire is famous for. For something a little different, even quirky, Wesleyan has both!
    The bedroom is a mezzanine or intermediate floor which is partly open to the double-height ceilinged floor below. The bathroom provides both shower and bath. Underfloor heating is provided for the winter months, although once the Log Burner is lit, the property becomes very cosy indeed. Guests are welcome to book any duration at short notice priced on a daily rate.
    The Chapel sits within a small friendly village which is a short drive to the coast, swimming, shooting, sports, eating, shopping and much more, more details can be found inside the property.

  • I was very happy with the standard of accommodation provided.  Natalie was a very welcoming and attentive host and I enjoyed meeting her during my stay. The cottage was clean and warm for my late arrival on a wintery evening. It was convenient for me to obtain the key from the box with a combination lock outside on my first entry to the property.  Inside everything was neat and tidy and well ordered.  There was a very helpful manual for the cottage with all the information I could need. Natalie had very thoughtfully provided a wealth of local information in a separate folder too, together with leaflets and maps etc. for local attractions, events,  services and so on.  The kitchen was well stocked with everything I needed and the treats and milk provided were most welcome.  The bedrooms were nicely furnished and the bed most comfortable for a weary traveller! The sitting room is cosy and comfortable too.  The bathroom was also neatly arranged and the use of a bath instead of a shower suited me fine.  The internet provided was good for my needs. Regarding mobile phone service, I was able to get a reception with O2 and Vodafone, although sometimes it was necessary to be upstairs to maintain a connection.  The local area is charming and very peaceful. The lack of traffic and aircraft noise made for a very tranquil stay.  I particularly enjoyed a walk to the castle and although only a small fraction of the original walls remain, the structure and its setting are nevertheless impressive and very interesting with some good interpretation provided by English Heritage. Gunby Hall is a relatively short trip away by car and was good to visit too (check the opening dates depending on the season). Skegness and Boston are within striking distance also, while the nearby town of Spilsby was useful for local shops and services.  Although my stay was due to business locally, I was glad to be able to linger longer, and look forward to any excuse for a return visit to the property where I felt quite at home and rather rested after my visit.     Our annex is a self-contained comfortable property with a twin bedroom and a double sofa -bed in the sitting room. Home Farm is set in the outstanding beauty of the Lincolnshire Wolds with many walks, places to visit and countryside to enjoy.
    The Lincolnshire Wolds offer many attractions for the visitor. It is wonderful walking and cycling country, with many historic places to discover and explore. There are many walks to take from East Keal which quickly take the visitor in the beautiful rurality of Lincolnshire. The cathedral city of Lincoln is about 45 mins away. The nearby coast offers a variety of experiences from the attractions at Skegness to the isolated beaches just north of the resort, as well as the accessible bird sanctuary at Gibraltar Point. Lincolnshire is known as Bomber County and has many historic, wartime airfields including the home of The Dambusters at Woodhall Spa. The Aviation Center at East Kirkby is 3 miles away and the Memorial Flight is stationed at Conningsby, which is a very pleasant 10 mile drive from Home Farm. From the end of October to the New Year, hundreds of grey seals gather to give birth to their pups at Donna Nook which is an easy drive from the Annex.

  • David and his wife welcomed us when we arrived and also stayed in touch during the day to update on arrival time, making sure that we were able to access the property if they weren't there. There was a delicious homemade cake waiting for us along with a jar of homemade marmalade, a large bottle of milk and tea and coffee if needed. The annex was warm and well equipped and comfortable and proved to be ideal for our weekend away.

  • David and Karen have the perfect annexe retreat ideal for anyone wanting to get away for a restful and peaceful break. It's set in beautiful grounds and all areas are very well kept. The surrounding countryside is very scenic and the annexe itself is very well equipped for a comfortable stay. It's a converted barn and has been nicely modernised to include all the up to date amenities, yet keeping its character with old wooden beams and internal brick walls. Plenty of parking, very secure and easy to find. The added bonus of Karen's homemade cake, marmalade and milk went down very well; there's nothing nicer than a hot drink and slice of cake after a long journey. The local shop sell lovely ice cream and all the necessities to cook for yourself, however we chose to eat out too. We visited Louth, Horncastle and Skegness and we weren't dissspointed with our stay. There were also lots of walks that would take you round the area and lots of leaflets and information in the annexe, however we those to drive a bit further afield. Lincolnshire is very unspoilt and we would definitely like to return to Davids and Karen's when we visit again. Thank you again, much appreciated.

    This is a totally unique, luxurious eco-house sitting within the hillside. With a bee friendly green roof and far reaching views over the Lincolnshire wolds it is truly one of a kind. With extensive living space and beautiful landscaped gardens three bathrooms, log burner and glamping pod it is great for any getaway. The house has recently featured on Channel 4 with Sarah Beeney.
    A beautiful house set within the hill side of Raithby. The living areas are spacious and light with incredible views over the Lincolnshire wolds. Recently built, this stunning eco house is run off renewable energy and has a green, bee friendly, roof. A log burning fire, roll top bath and high spec technology make for a perfect county retreat. The house itself has been tastefully decorated and the gardens designed to work at one with nature. The site is wonderful for wildlife with an abundance of outdoor space and grounds totalling half an acre. There are two patio areas, a balcony and lawn space, plus plenty of secure parking. The internal areas have been decorated to the highest standard, using natural, sustainable materials. Limestone flooring, quartz surfaces and European oak have been used throughout to compliment the surroundings. The latest technology has been installed with entertaining, working and relaxing in mind. Features include a premium Wifi connection, a surround sound Sonos System, with access to Spotify Music and a 55 inch HD smart TV with Netflix and Amazon video. Please note the glamping pod is counted as a double bedroom. It is very beautiful with oak parquet flooring its own patio, and bathroom with shower. It is heated with a thermostatic electric heater and is only 15metres from the main house.
    The house sits within the Lincolnshire Wolds Area of Outstanding Natural Beauty. With amazing walks, and cycling on your doorstep it is a great place to explore from. There are a number of lovely country pubs in walking distance of the house, and the beautiful market town of Spilsby is on your doorstep. Along with many other famous market towns like Louth, Horncastle and Woodhall Spa. We are also only a 25 minute drive from the beach and all the fun of the seaside.   • We would highly recommend this house for a group trip away. We stayed here as a group of 6 and we loved the house - beautiful, clean, comfy, with lots of space for cooking, eating, and hanging out. It had everything we needed in terms of kitchen utensils, bedding/towels, wifi etc, and it's well located for walks (we did a great 8-mile route straight from the house). It was manageable without a car but public transport is limited on Sundays/bank holidays. Local taxis were helpful and not too expensive between the group (single trips were £25ish from the train station, £30ish to coast). Thanks for having us Annie - great host in regular contact, made the whole visit very straightforward.

  • The house was a real peaceful haven! Just what we needed. It was clean and utterly gorgeous- lovely design elements and stunningly decorated. We loved watching the sheep and bunnies from the windows. So relaxing! The house is situated a short 5 minute drive to the nearest town and supermarket. It was a great location for visiting the coast or inland.

  • The eco lodge is absolutely lovely. It comes equipped with everything you could need, we stayed there as a group of 4 couples and we had a baby under 1 with us (a high chair and travel cot was supplied which was extremely helpful). The decor is so lovely, everything seems brand new, it's obviously very well looked after. We also reserved the hut which is great to make the accommodation sleep 8, it has a lovely en suite with a shower that was much better than you'd expect for an outhouse. We had a Sunday roast at the hundleby inn which is just a 10 minute walk, lovely food and friendly staff. We also used the BBQ at the lodge, beautiful views on a sunny evening. There isn't much around the lodge, there is a supermarket is about a 10 minute drive away, but the location is great if you want a secluded break in the country side. I couldn't recommend the lodge. Communication with Annie was very good, she supplied lots of information regarding local family days out and walk/cycle routes. Highly recommended!

    Join us in or lovely home, in the birthplace of Henry IV, on the edge of the Lincolnshire Wolds. The old farmhouse, which we believe dates back to the 17th century, is set back on a very quiet country lane in lawned grounds of around 2 acres. The bedroom (Humbugs) is on the first floor, facing the garden and provides comfort as well as privacy and peace. There is also ample parking and somewhere secure and dry to store motorbikes or cycles.

It is directly opposite the (shared) bathroom and has a large and very comfortable king size bed (the bedroom that is - not the bathroom). The house is only a short walking distance from the center of the village where you will find the ruins of Old Bolingbroke Castle (birthplace of Henry IV) and the local village pub. It is also only a few miles from the Lincolnshire Aviation Museum (home of the "Just Jane" Lancaster Bomber) at East Kirkby.
    The village is very quiet and consists of a small number of quiet country lanes, lined with cottages, where you are just as likely to bump into people walking their dogs or just gardening in their front gardens as you are seeing a passing car. The viillage is also popular with cyclists and runners, providing ample flat routes in one direction or killer hills to the next, with a number of road races held throughout the year. There is no shop but there is a village pub and the ruins of Old Bolingbroke castle forms a focal point for visitors to the village.

    Great 5 berth touring caravan (additional capacity possible) now available to rent with all required equipment for a family stay by the coast. This is a peaceful site located in the countryside yet just a short distance from nearby seaside attractions. There are also great historic points of interest including aviation heritage. Guests are recommended to be able to drive as public transport options are limited in the area.
    This a 5 berth caravan with large awning. In the caravan there is a set of bunk beds and a single bed in one living area and another 2 beds at the opposite end which convert to a double. The capacity can be increased inside or in the awning by bringing or hiring one of our sleeping bags. The caravan is equipped with a kitchen, bathroom (further toilets available on site), TV, radio and all necessary equipment. ****Guests are asked to provide their own bed linen but towels will be provided**** When using a touring caravan there are specific tasks that need to be completed as part of your stay, this includes managing the water tanks and emptying excess water and waste. For those who are uncertain about doing this or uneasy about doing so the campsite can do this for you for £5 for a single day. Let us know on the morning of the day we require and we will ensure they are emptied and fully ready again to continue enjoying your stay! Guests will receive a basic food starter pack for free, this includes milk, eggs, teabags, coffee and sugar. We can put together a pack of other items for an additional charge, please contact us to arrange this. As this is a campsite if you have friends or family who wish to come with you and have a caravan or tent they are welcome to come along (subject to availability). Message for more information about this.
    The campsite is set in the countryside but is only 6 miles away from Skegness, so a short drive into the town. The smaller town of Wainfleet is just 2 miles away, here there is a post office, supermarket, fish and chip shop and train station. A local bus service is available upon request to Skegness and picks up at the site. The area is great for walking and cycling with multiple public footpaths and quiet roads. There are multiple opportunities for fishing in the area too.

We arrived very late (bad car hire service) but David went through all the basics with me. Pat gave us everything we needed that wasn't already in the van. The weather was not their fault!!!   • James was incredibly patient with me during the booking period as l had some difficulty sorting out the new security requirements, even though l had booked with Airbnb for several years, so thank you James for that ! The caravan is in a lovely location, quiet and within a scout field. Its very well equipped, fabulous furnishings, clean with a huge awning, perfect if there are a few of you and you want easy access to the East Coast. We had the heating on a couple of evenings for an hour or so, and were soon warm, hot water available etc ..... perfect, and there was no shortage of help from people on site .... will certainly be booking again with my grandson next year.

  • We had a fantastic stay at Ian’s place. Ian and his family are amazing hosts; they made us feel very welcome. Everything is exactly as described and all we need it was available. It was clean, spacious, and comfortable and was a perfect base for a family (they have books and puzzles available for kids in the room). We slept really well in the comfortable bed. The breakfast was great!, my 6 years old daughter really enjoyed the pancakes. The place is comfortable, very relaxed and quiet. It’s a great place to go with kids because you can walk around, play outside and stay relax and enjoy the landscape. Also, ​the beach is near, 20mins driving to Skegness. We traveled by car, it’s easy to arrive using the mobile gps. I highly recommend his place to everyone, we’d like to go back and spend more time there. Thanks! The room features a very comfortable bed, lots of draw space, a wardrobe and a desk with a beauty mirror. The guest bathroom is just across the hall.
    The Wolds, an area of outstanding natural beauty, it really is quite stunning whichever season you choose to visit. Lots of walks and cycle routes to choose from or stunning scenic drives if you so wish. Horncastle, go bargain hunting in the many antique shops full of hidden treasures waiting to be discovered. A weekend market, music shops, fresh fruit and vegetables, a cheese shop and a bakery. Plenty of pubs and restaurants to pick from. Cadwell Park is just around the corner for all you motoring enthusiasts. Historic Lincoln is beautiful, cathedral and castle, need I say more. There are also plenty of independent boutique shops and restaurants to be enjoyed in and around the Bailgate plus all of your high street fave's. The coast is a 30min drive where you'll find lots of dog friendly beaches, seaside towns and wildlife reserves.

The bedroom was clean, spacious and beautifully-decorated, the bed very comfortable and the bathroom had plenty of hot water and was also spacious and clean.     Recently (2015) renovated our beautiful 150 year old cottage with brand new fixtures and fittings has unspoilt panoramic views of the Lincolnshire Wolds. The Cottage is rated as 4 star Gold by the Tourist Board. There is an abundance of outdoor space, a small orchard and a fenced front garden, a hammock and garden furniture. We can provide secure storage for bicycles and it is an ideal location for both families and ramblers.
    A country cottage surrounded by our own farm. A perfect retreat in the countryside. On arrival guests will be greeted with a welcome home pack: fresh bread, milk, butter, cheese, cheese biscuits, jam, chocolates and a bottle of wine. The Cottage was renovated to a very high standard in 2015 with modern accessories and fittings. It comprises a living room with wood burner, a dining kitchen that will seat up to eight people and a downstairs cloakroom. There are four bedrooms master king with en-suite shower room, 1 super king (which can be made into twins), twin beds and 2 bunk beds. (please note the top bunk is only suitable for children over 6 years.) Three of the bedrooms have televisions. The family bathroom has a roll top bath and a spacious shower cubicle. There is plenty of outside space and a decking area for garden furniture. The spacious front garden is fenced.
    Unspoilt views of 2 miles within the beautiful Lincolnshire Wolds (yes there are hills in Lincolnshire). Within an Area of Outstanding Natural Beauty (AONB) and close to the Blue Bell Inn at Belchford, an award winning pub.

  • This cottage is the perfect place to get away from the hustle and bustle of life. The cottage itself is beautiful and immaculate. It has everything you may need during your stay. Our party was made up of four adults and four small children, and there was enough space for everyone. The children loved the enclosed garden and we enjoyed walks out onto the farm. Heather left us a lovely welcome hamper, along with essentials in the fridge to get us stared. She was also happy to help in making sure the Tesco man deliveryman found us! Within easy reach of the coast and we'd fully recommend The Bluebell Inn, where we had a lovely lunch. We'd definitely stay again and would whole heartedly recommend!

The location was perfect for us, a group on a classic car tour, giving immediate access to beautiful lanes through the Lincolnshire wolds. The cottage itself has been recently refurbished and provided us with excellent accommodationn throughout. The kitchen and the lounge both offer lovely views of rolling hills and the garden and decking area were perfect for enjoying a drink in the evening. The welcome pack provided by Heather was really good. There's nothing that we wouldn't describe as first class.

  • You would be hard pressed to find anywhere better than 'The Cottage'. It is a million miles from care, but so close to everything. We stayed in order to attend a family wedding, so the Australian contingent were able to all stay together. Heather went out of her way to accommodate us, even allowing our son to access the property earlier given they hand only landed from Oz on the morning of the period of stay. The welcome pack was incredible - I almost didn't need to have bought anything in. Beds were generous and comfortable, rooms spacious and the kitchen a dream - not usually somewhere we want to go when on holiday, but then that's the kind of place 'The Cottage' is - special just doesn't do it justice.   • We had a really enjoyable stay here at the February half term. There were 7 of us staying and Heather (the host) had set up the beds as we requested for our 5 children. The good size kitchen diner easily seated us for meals and the bifold doors offer great views of the wolds whilst you have your cornflakes! The lounge is an excellent size and the log burner gave a cosy feel to the cottage as the weather was chilly during our stay. The bedrooms were of a good size with the exception of the bunk room which is a little snug, but was fine for our 12 year old. All rooms with the exception of the bunk room have TVs. We only used the one in the lounge and found the iPlayer connection useful. Wifi was good in general and handled our use well, which is no mean feat! Location couldn't have been better, it's very peaceful with no near neighbours. It's also ideal for exploring the wolds and the coast is around 30mins drive away. We'll be going back if Heather will have us!

Northolme Hall is a magnificent large self-catering Georgian hall including Elizabethan cottage for hire for up to 21 people in 11 bedrooms. Situated in Wainfleet All Saints only 5 miles from local beaches; Northolme Hall has far reaching views across gently rolling countryside. Northolme Hall is ideal for a large family get-together, reunions with friends or special occasions.
    We have furnished and equipped the hall and cottage to comfortably accommodate 21 people. The hall has 3 shower rooms and one bath room, and the cottage has a bathroom. The facility provides the flexibility to accommodate a large family gathering, or several families/groups. In addition, we have a travel cot, and high chair available by request if you are travelling with an infant.
  • 4.5 stars - The house is truly beautiful and the grounds are stunning with an equally stunning pool. The house was cold come Friday evening and you cannot control the heating from the house - however I used the contact number and they quickly made sure the heating kicked into gear (remotley) although it took a while to warm up which is expected of such a large old house. The 2 downstairs showers were cold and complicated with no instructions which was unfortunate for our stay but they are being replaced so this won't be a problem for anyone else. The kitchen had no tea towels so remember to bring some. The oven is surprisingly small when the house can cater to so many - so you might need to work out some clever planning if you are feeding a large group. You can only watch movies in one of the sitting rooms as The others sky box is pin protected - but there is a lovely big case of Dvds! The pool was pretty cold by our last day but we were using it all day every day so again this might not be an issue for most. All in all we had a wonderful stay and even with these little niggles it's not enough to remove a whole star from the rating. The hosts are wonderful and I especially enjoyed the cute little squirrel toy and note in the cottage! The secret room was also very exciting! For a large family gathering this place is perfect - especially when the sun is shining and you can enjoy the grounds.

  • Whatever you need, this home has got it. It exhausted my kids and allowed the adults to fully relax. The amenities are outstanding, it’s close to restaurants if you do want to venture out. There’s a supermarket nearby but you can also get groceries delivered. We never wanted to leave! The host is kind and very thoughtful, we had the best long weekend. I would highly recommend this property.

  • Loved our stay here. We were 21 people and everyone had an amazing time. The house was beautifuland fit everyone in with still lots of space to disappear. The children were very well catered for as they were in the warm pool the whole weekend and loved it, along with the zip wire, playarea and playhouse in the grounds, we hardly saw them. Any small issues were resolved within half an hour and communication with the host was excellent. Towels, soaps etc were all provided and particularly thoughtful were the Halloween decorations and cakes left for us. We would definitely recommend this place and would visit again :). Thanks.

    This new home was built in the spring/summer 2016. It has a lovely country cottage feel yet is only 2 mins walk from the amenities of the village. It is set away from the road on a private drive making it a lovely peaceful retreat. It is lovely and light with open plan downstairs and all the bedrooms are spacious.
    There are four bedrooms, one large master room with a king bed and walk in wardrobes. Along with two spacious doubles, the upstairs has a bathroom with an extra large bath for a relaxing soak! Downstairs there is a single room with additional shower room and WC. The kitchen has all the necessary appliances, cooker, hob, washing machine, large fridge/freezer, kettle, toaster, nutri-bullet ect. There is a large table perfect for dinner parties and a breakfast bar in the kitchen. The living room has a ridiculously comfy corner sofa, with a large TV. Good wifi coverage is available throughout the whole house.
    The house is set on a new private drive which is very peaceful and perfect for hearing the birds in the morning. Burgh-le-marsh village centre is just 2mins walk. It hosts 5 pubs/bars, 2 restaurants, a bakers, fishmongers, butchers, 2 hairdressers a cycle shop, florist and more. Skegness and all the seaside attractions are just 10min drive (5miles to the coast), buses run regularly from the village market place. The beautiful Lincolnshire wolds are just 20mins west.
  • Mary's house offers really comfortable, modern and well equipped accommodation very close to the centre of the village. Within walking distance are pubs, restaurants, several grocery shops as well as traditional Lincolnshire butchers and a local fisherman/fishmongers.     The Country Cottages are set in a idyllic location looking out onto extensive gardens and open fields. Private fishing lakes are just a few hundred metres from the front door. The cottages are located a short drive away from the Lincolnshire coast and a number of the counties top attractions. All cottages over wifi and linen and towels are included in the price.
    There are three cottages available. All are two bedroom - With either 2 double beds or a double and a twin. There is also room for an additional single pull out bed should you need it. Please do just message for further information. Additional guests after four are charged at £20 a night as we will put you in one of the larger cottages with a pull out bed provided. All cottages are self contained with private entrance, parking and their own garden. Each cottage comes with a fully equipped kitchen, wifi, bedding and towels.
    Beautiful peace and quiet in a countryside setting. The cottages are 1 mile from the pretty village of Burgh Le Marsh which has local shops, six pubs and lots of great places to eat. They are only a ten minutes drive by car to the holiday seaside resort of Skegness with its open sandy beaches and seaside attractions. Great cycling and walking routes are on your doorstep.

    Detached family home in the quiet village of Coningsby with one bedroom devoted to travellers. Very welcoming and relaxed.
    There is a bathroom adjacent to the room with use of toilet, sink, bath and shower. Downstairs there is a shared kitchen and living room where guests are welcome to make use of. Spacious, minimalist and welcoming. There is a garden also available for use which includes a quiet chilled area with hammock and chimnea.
    The neighbourhood is a collection of family orientated new builds although is a quiet neighbourhood. Within the village there is a Co op, hair dressers, fish and chip shop, Chinese, Indian, pizza place, bank, drs, dentist, post office along with a number of churches. There are quite a few local pubs and also a nightclub. Activities available within the local area include yoga, dance, watersports, and bingo to name a few. There us also a river running through the village providing a space for walking, running and canoeing.

  • The property is very tastefully decorated and the furnishings are all to a high standard, beds were comfy and there were lots of lovely extra touches like; tea/coffee/kettle/chocolates/tv/toiletries/towels in the rooms and home made jams and freshly picked fruit from the owners garden. At present there isn't adequate communal social space for large groups, only a small sitting room with 2 x 2 seater sofas (one a sofa bed) and although comfortable, not enough space for everyone to get together. The owners have stated that they will be adding a social space/games room soon which will be a fantastic addition. Wi-fi, although adequate for occasional usage, is weak and quite slow. Would recommend a booster to increase the signal strength and an upgrade to the speed. Overall a lovely property with very attentive owners, but will be much improved with the additional communal area.

  • This is an absolutely outstanding, lovely countryside escape from the city hustle and bustle. You will not find a more cost effective, high quality, superb accommodation! There were 9 of us and we all found it spacious and so comfortable. The bedrooms are all easily 5 star ratings, stylish and so clean. Immaculate, with tastefully designed, relaxing, light and comforting, with beautiful attention to so much detail. It looked and felt so charming, the hosts so welcoming and everything looked so new and perfect. Great to have TV, coffee/tea making in all bedrooms rooms with internet and all the lovely touches like chocolates, eggs, it was difficult to leave! The kitchen has everything you need, with extra seating outside and even a laundry room too! There is no lounge however it made no difference to our stay, the bedrooms are so big, really beautifully designed, perfect bathrooms with power showers and a fabulous jacuzzi designer bathtub. We loved the layout and especially the super ensuite bedroom again with beautiful style and provisions with quality towels. The evening sunsets are absolutely stunning, and the star gazing is amazing! Yes thank you for such a relaxing stay it was easy to enjoy the benefits you provided, it was also very easy keep your accommodation clean, but actually we found it quite hard to leave!     Our coach house is next to Alford's five sailed windmill, on the driveway by our family home, close to The Lincolnshire Wolds and seaside! It's a characterful space, ideal for couples and families. It's open plan with two sofas downstairs, one a sofa bed, bunk beds upstairs, shower room and kitchen with microwave/fridge. I provide bedding and towels, wifi, beach bits, freeview TV, a warm welcome, and welcome basket. Kids and dogs most welcome, but please note the coach house has no garden.
    It's a unique & traditional cute little coach house with all the comforts you need. Open plan downstairs with a lovely living area with TV and free wifi, and two comfy sofas, both are sofa beds but one is suitable only for one person, a child ideally, as it has some wear. The main one and far sturdier one is a double metal framed sofa bed with sprung mattress. There is a dining area with table and 4 chairs, and new fitted kitchen with oven, hob, microwave, dishwasher and fridge freezer. Off the hallway is the fully tiled shower room. Take the wooden hill up to the sweetest little bedroom with exposed beams, hanging space and bunk beds. The thing that makes our place unique is the proximity to the working 5 sail windmill - a real showstopper when you step outside and a lovely place to visit. The coach house does not have a garden, please do bear in mind if you need a private garden. Beaches are a short drive away, the Wolds are just up the road...and if you want Autumn wild baby seals then Donna Nook is about 30 mins away. We are very happy to host babies and toddlers, there is a stair gate and microwave for heating milk or food, the sockets are covered, we also supply a booster seat for dining and a night light upstairs, however you will need need to bring a travel cot/travel bath if you need one. We are not a hotel, this is a homely space, if you like the Premier Inn vibe then it isn't for you!
    We are a short drive from the vast golden beaches at Huttoft, Anderby and Sutton on Sea. Wildlife lovers should head to Gibraltar Point and between Nov and Jan the amazing seal colony at Donna Nook where the babies are all born and you can view the maternity ward! We also love the less busy beaches, especially all year dog friendly at Huttoft, but if you want more to do etc head to Sutton on Sea, Mablethorpe or Skegness. The aquarium in Skegness is great for kids, endless amusements and a fairground and of course fish and chips on every corner! The scenery is amazing here, drive through the wolds and visit Louth, or the nearby Water Mill and gardens. There are so many things to do, not least the stunning city of Lincoln 35 miles away...we leave plenty of leaflets for you to decide what to do. East Kirkby Aviation museum is about 20 mins away, RAF Lincolnshire is a must for the aviation lover. And fishermen. Cyclists, fresh sea air lovers. Woody's pub in Woodthorpe is fab and has a lovely carvery on Sundays!

  • Julia was a fantastic host and really made us feel welcome. We stayed for one night with our 2 young boys aged 4 and 2. The boys loved the 'den' bedroom with bunk beds upstairs and the downstairs sofa bed was extremely comfortable. There is plenty of space and the property is in a great location to access the local attractions. Julia went above and beyond to make sure we had a good stay and even made us fresh coffee and Lincolnshire sausage baps in the morning! Another bonus was the welcome pack which included all sorts of goodies! A great stay all round.

  • Though this was a last minute booking communication with the owner was very good and we checked in with hiccups and were pleasantly surprised. The pictures on the site do not do this lovely caravan justice. It is very homely and extremely well equipped you really only need to bring yourselves. The site is very quiet, clean and with lovely landscaped ponds. This caravan is situated at the far end of the site next to open fields which was perfect for walking our dog off lead. A lovely stay all in all and would not hesitate to book again. Thank you.

  • My family of 5 stayed here over the bank holiday. The caravan is located on a really well kept site, just outside of the town. We were pleasantly surprised at how spacious it was. The accommodation was very clean, modern and had everything you could require, including a fridge and freezer, shower room with excellent shower and a bonus en-suite toilet to the main bedroom. The owner even left sweets for my children as a nice welcome. The bathroom was stocked with emergency toiletries which you could purchase by donation (on trust) which would have been handy if we had forgotten anything. We would most definitely stay here again and would recommend to anyone. The facilities on site looked nice although we didn't use them - apparently you have to buy a weekend pass which would have been c£46 for our family of 4 + one infant to see the evening shows and use the swimming pool etc.

  • Room@TheStores is a great place to stay and was ideal for us whilst visiting Cadwell Park. Tessa and Steve are great hosts, extremely welcoming and communicative. The accommodation itself is better than described it is very comfortable, modern, clean and very quiet. We traveled on motorbikes and I was cheeky and asked if we could drop our luggage off in the morning before we checked in so we could go to the circuit and not have to worry about our kit as they cannot be locked. Tessa was more than happy for us to do this, We arrived early and were able to drop our stuff off. Steve had even laid slabs on the drive to park our bikes on so the stands didn't sink in the gravel (This was above and beyond especially as they were too high and he sunk them in while were out). There is a pub a minutes walk away, the food is great but a little pricey (It is also a destination pub so would be safe to book a table before going) We also used a great Chinese take away in Horncastle (10 Minutes away) called the Kings Treasure Recommended by Tessa food was awesome. We are already planning our trip for next year or at least working on the wives :).

The property was very clean and welcoming, every utility that you might need was there, all you needed to do, was kick off your shoes and open a bottle of wine and relax, either outside or in front of the TV. Set in beautiful countryside with some wonderful walks right from the front door, it could not have been better and I am sure that we will return, as so many other people seem to have done already!!

  • The cowshed is a beautiful and idyllic getaway from the busyness of the city. We had a amazing stay and did a couple of very nice walks including a walk to Snipe Dales national park. The kitchen is very well equipped, the welcome pack was generous (bacon, eggs, butter, small milk and bread) and the cottage perfect!! We actually went by public transport - the train to Lincoln, interconnect bus to Horncastle and the little bus to Louth and then a 20 minute walk to Somersby. Obviously a car would be easier but doable. Thankyou for such a nice holiday - I feel so relaxed!! :)

  • We found Jane's place, the Cowshed, to be very spacious, clean and relaxing. Though it is in a quiet small village you aren't far off an excellent cafe, meat suppliers and restaurant, all found on the A158 at Harrington. The cafe and meat suppliers are found by turning left on the A158 just a few hundred yards down the road on your right side and the restaurant is found by turning right on the A158 just a few hundred yards down the road. Apart from the tranquil area the broadband speeds are acceptable so if you really do need to stay connected you can. All in all it was a very enjoyable experience and we certainly hope to stay again, especially when the weather gets warmer. Thankyou Jane

You can help feed the animals and go on tractor rides around the farm. Local village pubs sell home made food and locally made beers and you are not far away from the town of Skegness which has miles of fantastic beaches.     The Dairy is one of our award winning cottages. It is suitable for less mobile guests and has a Level 1 Mobility Rating. The cottage has an open plan living area with a fully fitted kitchen, TV, wi-fi, comfy sofas - everything you need. There are two bedrooms, one with a double bed and one twin bedded room. The bathroom has a wheelchair accessible shower with a separate bath. There is a large play area for guests with trampolines, climbing frame, swings and a pool [summer only].
    A shower wheelchair, bed risers, toilet seat raiser and mobile hoist are all available if needed. We do make a small charge for the hoist. We can arrange a carer support package for those guests who need extra help whilst on holiday. Please contact us for details.
    We are in a quiet rural location but are close to quiet sandy beaches. Skegness, Mablethorpe, Chapel St Leonards and Sutton-on-Sea are all within a short drive for the hustle and bustle found at a typical seaside resort. There is little light pollution and so we get some wonderful night skies.

    My place is close to RAF Coningsby (5 min drive to the main gates) and the village itself with plenty of amenities. You’ll love my place because of the views and the ambiance. It's a peaceful haven most of the time - daytimes can sometimes be a little noisy as we are close to the airbase. Perfect location for spotting. My place is good for business travellers and furry friends (pets). Please let me know what animal you're bringing. Ps. Please read the 'Location' of my house carefully!
    I have lovely south facing views, a BBQ and patio area (feel free to bring coals and food to cook). The bungalow is roomy and very bright.

Beautiful rural location but close to the town with pubs, chip shops, shops etc. The house was great and we had use of the kitchen, lounge and garden with barbecue and it was especially good fun for our dog.
