Directly on the East Sussex coastal path with the nearest beach access only 5 minutes walk, also a short stroll into the beautiful South Downs National Park.

The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

Duck Lodge, a boutique log cabin, is located in a serene village. This all-wood home is surrounded by a lush garden, offering a tranquil location. Your private 8 seater hot tub is exclusively yours between 4-9 pm located on the main house's patio, 25 meters up from the lodge. Welcome to the Green Room Nestled on the edge of Brighton amidst the picturesque South Downs, the Green Room has stunning views of the South Downs National Park. It is just a 20 minute bus ride or cycle into Vibrant Brighton and its glorious seafront. The Annex has its own entrance and is fully equipped with everything you’ll need The Annex is part of our family home and although it’s a private space, you will be able to hear kids and dogs playing in the garden below your decking at times

The Granary Loft One bedroom, sleeps 2 people.

Discover the essence of comfort in our self contained one bedroomed retreat. Accommodates 2 guests, one 5ft bed. Attached to our charming barn conversion with your very own entrance. Inside a cozy kitchenette and modern shower room provide the essentials for a comfortable stay. Stunning 1 bedroom, self catering holiday cottage. Located on a working farm in the South Downs, we are situated just outside Lewes and a few miles from Brighton. The Hovel is an excellent base from which to explore the beautiful South Downs, with easy access by car, bus or bike. There are amazing walks on the doorstep along the South Downs Way, the coast is a short drive away and all the attractions of Lewes and Brighton are a short journey by pedal, bus or car.

Welcome to our self-contained apartment, offering everything you need for a home away from home stay in brilliant Brighton. As well as a king-sized bed, en-suite shower room and well-equipped kitchen, the private annex has free parking, charming outdoor space and a frequent bus route into the city directly opposite. Fiveways is a vibrant, sought after neighbourhood, with a wide selection of pubs, shops, eateries and green spaces.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Haven

The Haven is a bright and spacious Annex which overlooks Peacehaven Beach. The sunrises and sunsets are spectacular. The master bedroom has a double bed and the lounge has a brand new futon which opens out into another double bed. Peacehaven has all the shops you need within 2 minute walking distance. Brighton City Centre is a 15 minute bus or car journey. Your hosts, Tony and Chrissy are very welcoming and caring.
