Jackson's cabin has been a honey farm and a stable, situated in the garden of our house in Milton Street, a quiet rural location just half a mile from the A27, 2 miles from Berwick station and 4 miles from Polegate. It has its own parking space, ramped access for wheelchairs and a private south facing terrace, part-covered with an oak and glass canopy, facing on to fields and the Long Man of Wilmington, an ancient chalk figure carved into the slope of the South Downs. There are three rooms plus a utility lobby: Kitchen/living room with wood stove plus electric heater, table and chairs, comfortable seating, freesat TV. Open plan kitchen area has electric oven and hob, fridge and is well-equipped for home cooking. There is also a microwave. Bedroom with double or twin beds (6ft 6in long), high quality cotton sheets and towels provided, electric heater; Accessible wet room/WC with underfloor heating and wash basin. The cabin has been carefully converted to provide a comfortable, cosy and beautiful space. Perfectly situated for walkers, cyclists or horse riders, we are on the Weald Way and close to the South Downs Way and Vanguard Way. We have a field to accommodate your horse if you are riding. Jackson's Cabin is 8 miles (16 minutes drive) from Glyndebourne, and within half an hour of Eastbourne, Lewes and Brighton. Charleston Farmhouse and Berwick Church, adorned by Bloomsbury artists, are within a few minutes drive. The historic village of Alfriston with its post office, shops, pubs and restaurants is 1 mile away, and the excellent Sussex Ox pub with its good food and beer is 5 minutes walk along a lane where starry skies are unspoilt by street lights. Guests have their own off-road parking space 30 metres from the cabin, accessed by a path. They have sole use of the three rooms of the cabin plus its utility lobby, the covered terrace and outdoor sitting area. Most of our garden is not for guests' use. The cabin is detached and a few metres from the main house. Hosts and guests may see each other come and go, but the cabin's door, terrace and principal windows face south on to a field with uninterrupted views of the Downs and guests enjoy privacy. We will be on hand or available by telephone to answer questions or attend to any problems, and can provide the use of a washing machine if required. We may not always be at home during guests' stay. A combination lock entry system is in operation. We are in the middle of one of the most beautiful spots in the South-East and enjoy easy access to the Downs, the sea and many picturesque villages without using the car. It's possible to cycle to the beach at Cuckmere Haven in half an hour (or drive there in 10 minutes) and enjoy miles of quiet lanes in every direction without using the A27. As keen walkers we are privileged to live within a network of excellent footpaths and national trails. We are close to the A27 which is linked to the A23/M23 and the national motorway network. Gatwick airport is one hour away by car. If you are using public transport, we are 2 miles from Berwick station and 4 miles from Polegate. Buses serve nearby villages, weekly rather than daily. Included: Linen and towels, toilet paper and soap, logs and kindling for the wood stove. Tea, coffee, milk, muesli and snacks to get you started.

  • Jackson’s Cabin is an absolute gem! Alison & Charlie’s hospitality is amazing, the cabin is the perfect escape for a weekend away from busy life. The flowers, homemade marmalade & extra touches were lovely, and we loved sitting by the fire after a long day walking. The walk down to the coast is beautiful, with great stops along the way in villages like Litlington. The Sussex Ox around the corner from the house is great for Sunday lunch and there are lots of local walks too! Thanks again, we’ll be back!

  • We had a wonderful time in Jackson’s cabin, the photos make it look lovely but it’s even nicer in real life - it’s such a lovely space, clean, modern and has everything you’d ever need, lots of maps, loads of kitchen utensils, board games, and the view out of the window is beautiful. We wouldn’t hesitate to come back, it’s definitely one of the nicest Airbnb’s we’ve stayed at, and Alice was a fantastic host. Would recommend for a peaceful weekend escape in the country.

    You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
    Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Although smoking is not allowed inside, it is permitted on the balcony.
    Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

Kitchen has all the equipment you need and you'll spend longer than you need to in the lovely shower. Just don't tell anyone cos we want to book again!

  • We had a lovely time staying here!! Despite storm Dennis making an appearance we still made the most of our time. Sam was an extremely helpful host and we didn’t feel like anything was too much trouble. We really enjoyed all the VHS tapes which kept us entertained during the storm and the hot tub was an added bonus! We are home feeling very relaxed (the bed is incredibly comfy) and would definitely stay again!

  • My boyfriend and I recently stayed at Treetops as a weekend getaway from the city and it was absolutely perfect. Sam was a lovely host, the space is beautiful and cosy. The place is a short walk to the village, and a short drive to other great local visits (long country walks, castles and lots of pubs). We especially enjoyed the hot tub to relax after a long walk! Highly recommend booking to stay with Sam :)

    Dream easily in a bespoke 4-poster bed, and there's a second pretty bedroom. Come morning, wake to a peaceful hideaway brimming with character, art, and beautiful objects in this historic village. Pick a good book to take to the flower-filled garden, and in the winter light the log burner. Plenty to discover in the village and surrounding area, enjoy some of the best walking in the country. All within a couple of hours of London. Close to the Seven Sisters Country Park and the glorious coast and beaches. All this, and we're nestled within the South Downs National Park. Heaven!
    This bright and airy house is ideal for a relaxing break. The area has everything you need for a great walking or cycling holiday or just mooching about. You can just stroll around and enjoy all the lovely pubs and tea houses in the village. Alfriston has one of the best independent bookshops in the country - Much Ado Books. Badgers Tea House is just across the road - a wonderful place to relax (a 10% discount is offered to my guests). Well behaved dogs are welcome (not on the furniture or upstairs please) and they're welcomed in most places around the village. In the winter there is a log burner (initial basket of logs supplied). My house has many times been described as light and "cosy", and is filled with art and interesting things - this is where I live in between bookings so is very much a HOME and not a holiday let.
    The house is in a beautiful medieval village nestling in the heart of the South Downs National Park. The South Downs Way is steps away, while rolling hills, Friston Forest, Cuckmere Haven, and the world-famous Seven Sisters cliffs are not far off. With a wealth of different terrains, you can enjoy every type of walk, from a stroll along the river to a challenging all day yomp!. Walk along the Seven Sisters Heritage Coast or over the Downs. Or just mooch around the village shops and tearooms.

  • When we arrived, the village was partially flooded and the main road into the village was impassable. The back road was totally clogged with people picking up their children from school and we had to drive for about 30 minutes to access Jilly’s place from the other side of town. For a while, we didn’t think we would actually be able to get to the house and when we finally parked, we were confronted with another flood that made us think we’d never get to our destination. In steps Jilly, walking her dog and randomly bumping into us in our moment of need! (We were walking in the wrong direction, despite her brilliant instructions!). Jilly showed us to the house and saw us in. She is super friendly and helpful as had even arranged flowers and fizz to be in the house because we were celebrating my wife’s birthday. The TV in the house is tiny and the shelves are packed with books. This says everything about the place in terms of how relaxing it is. We lit the log burner each night, put on music, read and chilled out. A tv free weekend that did us the world of good. On Saturday we wanted to plan a walk that avoided the flooding. Jilly stepped in again, after having messaged her, she popped by and gave us some great suggestions as to where we might go. We took her advice and had a brilliant walk on the Downs. I don’t want to make out that the house was without it’s comforts. It had everything we needed and more. The art was fun, the kitchen fully stocked - the dishwasher was perfect! We had breakfast in The Singing Kettle on Saturday and the village shop is amazing (proper quality local produce and amazing friendly service). The fact that the village was cut off by floods and water works meant it was super quiet and we found it to be completely calming the minute we arrived. Thank You Jilly.

    This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden. The accommodation includes a double bedroom featuring 2 beds together which can be pulled apart, a double let-down bed in a corner of the large living room and 2 single divans to one side of the dining area. Perfectly situated for events at Charleston, Glyndebourne, Firle, Lewes & Eastbourne, as well as the Seven Sisters, the Downs & the sea. All linen, towels and cleaning are included.
    Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

The setting is what makes the stay so enjoyable. Rolling fields, and perfect tranquility. Our wedding guests stayed in all of the properties and loved their experiences.   • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

    Edgewood Cottage is a cosy one bedroom hideaway nestled in the countryside north of Bexhill. Sited in the garden of our family home, it offers a secluded bolthole away from the hustle and bustle of modern life. It has its own private patio and full access to our acre and a half garden. Without doubt it is the ideal choice for anyone looking for the perfect break in this beautiful corner of East Sussex.
    Edgewood cottage is ideally located within a short drive of the historic towns of Bexhill, Battle and Hastings as well as numerous country parks and walks. It is the ideal launching point to explore the many attractions in the area. The property itself comes fully equipped for a perfect break away: Fully Equipped Kitchen with microwave and the basics – salt, pepper, oil, kitchen roll Comfortable bedroom with king sized double bed and plenty of storage - a highchair and travel cot are available on request Large lounge/diner with two sofas, 4 seat dining table and a wood burner for cosy evening by the fire. In addition there is an internet connected smart TV, wifi and a selection of books and board games to help pass the evenings by! Weather permitting why not enjoy some al fresco dining on the private patio. Access to the property is via the gated drive way to our house with parking immediately in front of the Cottage. Please note...Smoking and vaping is not permitted in the Cottage.
    Edgewood Cottage is perfectly located for visiting many local attractions such as - Battle Abbey, Bodium Castle, Herstmonceux Observatory, Batemans – home of Rudyard Kipling. Just a short drive away are the towns of: Battle – Site of the Battle of Hastings Bexhill – Home to the first British motor race in 1902 and to De La Warr Pavilion - the iconic 1935 art deco building. Hastings – Steeped in history and bohemian. Hastings has something attractions galore: funicular railways, the historic old town, fresh fish from the fishermen’s huts, Smuggler’s caves – to name but a few! Nearby are numerous public foot paths and wonderful country parks including: Combe Valley Way, East Hill Nature Reserve, Hastings Country Park By venturing a little further afield, you will find the cobbled towns of Winchelsea, Rye and the golden sands of Camber....all worth a visit.

    We have two comfortable guest rooms. Set in a semi rural location with stunning country walks on the door step. Pubs and restaurants located within a mile. Easy access to Eastbourne and Brighton.
    Bedroom 1 has 2 single beds with your own shower and sink. Tea and coffee making facilities. Bedroom 2 has a double bed with tea and coffee making facilities. Toilet is in the main bathroom which is used for our guests only. Air bed and travel cot available.
    It's a lovely place to be. We have a wonderful garden and views across the countryside. It's homely, clean and comfortable. Light breakfast is laid out for guests to help themselves.

  • This home is lovely. On maps, seems longer from Herstmonceux than it actually is, I reached the village with shops and pubs in even less than a 30 mins walk. Also, the Castle has a pedestrian entrance (I suppose accessible when events are on) only 15-20 mins walk. There is not a lot around, so it is quite and relaxing. The back garden is nice and comfy. I was away all day during my stay, Jayne is very thoughtful and respectful of people. Loved it.

  • This was our first Airbnb experience so we were alittle unsure about what to expect. As soon as we met Jayne and Andrew we knew we had made the right choice. They were warm, welcoming and friendly from the moment we met them. It was like staying with friends for a few days. Their beautiful home is situated perfectly for visiting the surrounding areas such as Eastbourne, Brighton, Hastings, Alfriston, NT Clergy house and The Seven Sisters coastal walk which is stunning. The Brewers Arms and Bulls head pubs in the village are very welcoming too with lovely food. If you like Gin then a trip to Rathfinny vine yard to purchase their Seven Sisters Gin and walk the Rathfinny pathway is also a must. If you are looking for somewhere beautiful, clean, quiet to stay then this is the place. Thank you once again Jayne and Andrew for letting us share your beautiful home. Xx

Although the bedroom only has one bed, if needed I can make a second bed available at just a small extra charge.     This is a nice quiet house in a nice quiet area of Hastings. There’s a gym just a few minutes away and beautiful countryside to walk in again only a few minutes away!

We have two village pubs, a curry restaurant, new fish and chip shop, a bakery and a fully stocked village store open early till late.     Our cottage is on two levels and is annexed to the main house.
    Little Lodge, annexed to Tudor Lodge, West End was built around 1850 and leads directly into the centre of the village. Located in a characterful street, some of the homes date back to the early 1600s, others are Victorian with a smattering of more modern housing in between. Fully equipped galley style kitchen with electric hob, oven, microwave, fridge and washing machine. Lobby behind kitchen with separate downstairs toilet and sink. Living room has a comfortable large two seater sofa, oak dining table and two dining chairs. Log burner with one full basket of logs. Upstairs is accessed via a cottage style open sided stair case to a galleried landing. Off the landing is a bathroom with shower over bath, sink and toilet. Double aspect bedroom with Beautiful French bed, wardrobe and chest of drawers. Walkers/runners/cyclists you can access many footpaths right from the front door! We are also just 10 miles from The South Downs National Park and the South down's Way. Around 5 miles to access The Weald Way and The Vanguard Way or just 2miles to connect to The 1066 country walk. Within 5 miles we have some excellent country pubs serving good food for you to explore. Central and all within a 10 mile radius we have the market town of Hailsham. Historic Battle with its Abbey, Bexhill on Sea with its iconic Art Deco De La Warr Pavilion recently updated as has Bexhill Promenade with many restaurants. Sussex county town of Lewes.

    St Patrick's Garden Apartment is a fully refurbished, private boutique apartment, with a comfortable bedroom/living room, kitchen, shower room and use of our secluded garden. Free and fast Wifi. We are only 20 metres from the beach and Pevensey Bay has good road, rail and bus connections. There is easy parking in our private road. The apartment has 24 hour hot water, a fully equipped kitchen with oven, fridge, microwave, toaster and kettle. We also provide tea, coffee, sugar, milk.
    As you can see from the photos, we are lucky enough to live on the beach. The apartment has a bedroom/lounge with a small but well equipped kitchen. The apartment has underfloor heating. There is a small convex heater if the bedroom gets chilly and also a fan if it gets too warm! Please feel free to use our pretty walled garden, to enjoy a glass of wine or sit and watch the birds. There is a Samsung Smart TV, with Freeview, Netflix etc. The internet connection is good, usually 20Mps. In the kitchen you will find a map 'The McGuinness Guide to your stay in Pevensey Bay', it shows all the local amenities, attractions, sightseeing, travel, restaurants and anything else we could of think of that might be of interest.
    If you don't want to cook, there are some great places to eat nearby. Pevensey Bay itself has a small selection of shops in the village, a short walk away, but there is an Asda 5 minutes drive from the house. All the major supermarkets deliver to our address. This area is a 'foodies' paradise and there are a number of very good farm shops nearby. Although we are located on the beach, to the rear of the house is a lovely half hour walk through fields to historic Pevensey Castle. Pevensey Bay and Pevensey itself have a number of pubs which serve food and have live music on a regular basis. At the end of our road there is one of the best curry houses in Sussex - The Raipur. Advisable to book a table in advance at the weekends, they also do take away. Eastbourne has it's famous seafront and pier, the Towner Gallery, three theatres and a newly modernised town centre. If you're looking for something a bit more cosmopolitan, Brighton offers the famous lanes, Royal Pavillion and many other attractions. Bexill has the De La Warre Pavillion and Hastings the historic fisherman's wharf. There are stunning walks along the South Downs for all walking abilities, and Beachy Head speaks for itself. Royal Sovereign Harbour is about half an hour's walk away and has a variety of restaurants and shops. Living on the beach, we are lucky to experience the sea in all its forms, from extremely low tides, to very high storms! It is an ideal location for windsurfers, kite surfers and paddle-boarders. There are also a couple of fishing charter boats that run out of the harbour or a spot of gentle fishing off the beach is very relaxing. During the summer months there are regular evening concerts at the Bandstand on Eastbourne seafront and also a Pevensey Bay carboot sale on a Sunday, ten minutes walk from the house and regular farmers markets in both Eastbourne and Bexhill.

  • this is a little gem of a place. even in the cold windy chill of end of Oct I still sat in their beautifully flowered garden with the sun on my face and drank my tea. the little personal touches here just make your stay so much more welcoming. the apartment has everything you could possible require and more. the bed was really comfy I loved the little tea lights of an evening giving an even more relaxing feeling. being a stones throw from the beach was lovely enjoying some long peaceful walks. the access was so simple and you could come and go. there are plenty of facilities walking distance from the apartment if you wanted a meal out or a takeaway. quiet little village. beautiful little apartment, wonderful hosts 10/10 for me. cant wait to stay again

  • A lovely warm cosy annex on a working farm. The horses were our neighbours! Great weekend getaway for my husband and I. Sue was very helpful and a lovely host. The kitchenette has the essentials but no cafetière if you prefer ground coffee to instant. There is also no sharp knife or scissors. There are glasses but no wine glasses. There is also a velux window with no blind so the light comes in early which can be a lovely way to wake up but if you are sensitive to light and hoping for a lie in good to be aware of that. Overall a great escape to the country and excellent value!

    The room is specious and elegantly decorated with a king size bed. The shared bathroom is fully tiled with an overhead power shower. Good WI - Fi throughout the house, hairdryer, iron and ironing board provided.
    Pevensey Bay is a seaside village just outside Eastbourne with Pevensey castle about 1 mile away and accessible via footpath. Eastbourne and Hastings are both easily accessible via car or by bus which runs just around the corner from the house. The market town of Battle with its Abbey and Battlefield of the 1066 battle of Hastings are a short drive away.

    Studio no.1 is a stylish and comfortable space in a beautiful natural setting on the edge of the Normanhust Estate with its 3,000 acres of pasture and woodland and near the historic town of Battle. In the heart of 1066 country, there is a wealth of history and countryside to explore and many footpath walks available directly from the property.
    Accommodation comprises a double bedroom with luxury ensuite shower room. The studio is accessed via an external staircase. Below is a Sussex Barn style garage and log store. There is a parking space and small sitting out area directly below the property and our guests are also welcome to use a larger table and chairs set in our nearby paddock. Tea, fresh coffee/mini cafetière and milk included and there is a drinks fridge and glasses so that you can enjoy a chilled drink while watching the sun set.
    The village of Catsfield with its shop, pub and beautiful Norman church is a five minute drive away. Excellent breakfasts can be found at Great Park Farm Nursery and Farmshop (Closed on Mondays). The historic town of Battle is 2.5 miles away.

    Heartsease is one of two extra-large (6m x 2.4m) Shepherds huts retreats at the bottom of the owner's beautiful rural garden, overlooking miles of rolling countryside. There's a super-comfortable kingsize bed, a kitchenette, a seating/dining area and a luxury shower room. It feels like you're in the fields but there's no long walk with luggage and all mod cons including excellent wifi. There's a little patio with a bistro set and recliners. Access to shared garden with BBQ and hot tub.
    Tucked away down a little lane with trees meeting over the top in places, 15 minutes walk from the charming Sussex village of Herstmonceux, nestle Heartsease and her sister hut Meadowsweet. Designed to be the perfect antidote to the stress of modern urban life without sacrificing any of its creature comforts or modern connectivity, they enjoy uninterrupted views across an area of outstanding natural beauty and still have very civilized bathroom arrangements, TVs, strong wifi and reception. Horses clop down the lane and the air is filled with bird song. At night you can hear owls. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at night and weekends. There's a private patio especially for you and a deck with a shared hot tub and a much larger shared patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Newly built and finished to a high standard, the huts offer a level of comfort far beyond what might have been available to a shepherd in times gone by. Much bigger than a traditional hut, each has more than enough room for the king-size bed which has a 3000 pocket sprung mattress topped with memory foam, goose feather/down duvets and pillows, high quality linen, deliciously supersoft blankets and a sumptuous array of cushions to lounge on whilst you drink in the magnificent view. Heartsease is the furthest hut from the main house and the nearest to the fields behind the garden, which are often occupied by sheep or horses. The windows in the bed area are dual aspect and you can look out and feel like you're right in amongst the animals but actually you're a few feet the other side of the fence and a few yards from your car. There are fairy lights around the bed for night time and large bunkers with lids for your things at the end of the bed that can also be somewhere to put a cup or plate on if you're sitting there. Unlike some huts, our beds are normal height and fixed in position, so there is no need to rearrange anything before going to bed or climb to get there. There is ample room for suitcases underneath, as well as a bedside cupboard and hooks with proper wooden hangers by the door and hooks in the bathroom. Heartsease has a folding table and chairs in the main body of the hut and a wifi router with a LAN port next to the table ideal for laptops. Opposite is the kitchenette, which has a small fridge, a sink and a small tabletop oven/grill with a two-ring stove on top. It's equipped with pans, crockery, cutlery, utensils and basics such as cling film, foil, kitchen roll, washing up liquid, olive oil, mustard, mayonnaise, ketchup and seasoning. It's also got tea, coffee, sugar, herbal teas, a kettle and a cafetiere. There's a flat screen TV with Freeview which can be angled towards the dining area or the bed. Opposite the door there's a rocking chair ideal for admiring the view through the door/reading/strumming an instrument/snoozing by the little electric flame-effect stove which provides a warm glow and variable heat in winter as well as cool air in summer. The hut also has an oil-filled radiator by the foot of the bed which can be left on all the time in winter, making it much nicer, cleaner, quieter and safer to sleep in than having a real fire or fan heater running all night whilst ensuring you'll wake up warm and cosy. The huts are very thoroughly insulated to keep them warm in winter and cool in summer. To the left of the front door is an ensuite shower room with big fluffy towels, soap and shower gel/shampoo. Because the huts are elevated off the ground and pointed towards the fields, you can see the beautiful view but nobody can see you, so you have a loo with a view :) Outside Heartsease there's a little private patio and an area of garden which is secluded from the rest by the hut and has been recently landscaped and laid to turf and borders with a lot of flowering shrubs and bulbs. The view is really spectacular - the owner's favourite spot on the property - and because of the angle of the hut, something of a secret garden. There is a folding metal bistro set which can be set up on the patio or two zero gravity recliners which can be stored under the huts or left out as required. There's a stepping stone path leading past the other hut, Meadowsweet (which you can't see from inside Heartease and can't see into your hut) across to the bigger communal patio with dining furniture and built in BBQ and campfire area. Beyond this is a garden gate to the driveway and a building housing the owner's art/healing room and above, Treetops, a very successful holiday home with a treehouse balcony. To the right of Treetops, across the garden is a shared deck with a hot tub which is fully heated and available all year round and, like the rest of the garden, looks out directly onto the countryside. It really is bliss! Behind that is the main house and owner's lawn and veg plot which is not fenced off for aesthetic reasons but guests are asked not to go beyond the hot tub deck. If you'd like to use the hot tub, please shower first - no makeup/lotions/food/drink/smoking (it's inflatable) and please don't go in if you're ill/alone/drunk/pregnant/there's a storm/it's already occupied (unless you know each other and have agreed) or after midnight/before 9am (so as not to disturb one another - if one party books all three properties they can use it together whenever they like). Max 30 mins per go (for health and safety reasons as well as because it's shared and to preserve the motor). The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Have a lovely time!
    Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a wonderful French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere and you can make pottery in nearby Burwash. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

The bed was v comfy, bathroom sparkling clean, hot tub was a lovely addition. The views were incredible, the location was at the end of Sam's large garden, but the hut was facing out toward fields and was very private. Around the area is some very lovely walks and historical sites which made for a lovely weekend trip and I would love to return.

The garden was fully enclosed so he was safe with a little dog gate in the fence so we could take him out on walks - the garden backed on to fields and woods - marvelous. The verandah where you could sit and enjoy the scenery. The layout of the Lodge which had everything we needed. The gorgeous Labrador Gus who was so happy to play with our dog.   • Gigi was such a lovely host. Her home was full of fresh air, plants and a cute named Alfie. The artist energy was tangible, with another artist staying there and Gigi being an artist herself. The outside garden is huge and varied, lots of flowers and a nice lawn. The ocean is a five minute walk with a lovely beachside cafe run by a few friendly ladies. The grocery is close as well if you are staying for an extended time, and it was such a relief to have a place to cook and prepare meals while travelling. Along the beach, you can walk either in the direction of Hastings or Bexhill. Both are amazing communities, but Hastings stole my heart with its old streets and vintage shops.

  • A great place to stay! The hosts met us on arrival and showed us around. They'd left some lovely personal touches, e.g. chocolate buttons for our little boy, travel cot and high chair set up ready and a bottle of prosecco for me and my husband! The lodge is bigger than we expected and very warm, cosy, comfortable and peaceful. The space feels very private despite being on the Haven site. There is a well stocked shop, restaurant, a few take aways, big arcade, play areas and pools on site. The walk to the beach is about 10 minutes and then you can take a lovely walk along the coast into Saint Leonards and Hastings. Comfortable beds and we all slept really well (9 month old baby included!) We wouldn't hesitate to recommend and return.

The outside decking is a real bonus and we ate breakfast outside, even though it was a relatively mild March day! We stayed in for the night and cooked a proper meal, there was a good amount of utensils/pots/pans etc. It was really easy to communicate with Hilary and she responded quickly. Couldn't have got much closer to the venue, all the amenities in town and the sea. The place was spotless especially the shower which looked brand new! Bed on the firm side but that suited us. Some footsteps can be heard from neighbours above but it didn't disturb our sleep at all. Check in / out super easy and good communication from Roberto - thanks! Went to Sobremesa for dinner - delicious! Had breakfast at Front Room - also very tasty.

    Located in a glorious, peaceful rural setting in an Area of Outstanding Natural Beauty in the High Weald of East Sussex, our annex offers the perfect get-away for a relaxing, peaceful stay in beautiful countryside. Although situated in the depths of the countryside, we are only a 10 minute drive from the market town of Hailsham which has a good selection of shops and supermarkets (Waitrose, Tesco, Asda).
    The accommodation, also known as 'Badgers Rest' (we have lots of badgers living in the adjacent woods!) consists of a lovely spacious and light open-plan area with comfortable king size bed, sofa, TV and fold-away table and chairs. A hair dryer is also provided. The kitchen is small, but well equipped with fridge, ceramic hob, combination microwave/oven/grill, kettle, toaster, pots, pans and crockery and glasses. Tea, coffee (fresh and instant), sugar and milk are also provided. The bathroom consists of a bath and Aqualisa power shower which is over the bath and large electric heated towel rail. The annex is equipped with its own washing machine, iron and ironing board.
    Old Studdens is a Sussex farmhouse with origins dating back to the 16th Century. The house and annex are situated at the end of a small country lane, surrounded by beautiful woodlands and countryside so if you are looking for a peaceful, rural setting, this is it! There are beautiful country and woodland walks from the front door, or alternatively the South Downs National Park is only a short drive away. The local area has much to offer, whether it is exploring the historic town of Battle (10 miles away), relaxing on the seafront in Eastbourne (14 miles away), soaking up the atmosphere of the Lanes in Brighton (25 miles away) or just simply sampling the delights of one of the many excellent pubs in the local vicinity. We are also ideally situated for anyone attending Glyndebourne, which is only 14 miles away. We are delighted to offer any help or advice to our guests regarding the local area. Our aim is to make your stay both comfortable and memorable.

    A pleasant double bedroom in a very charming, cosy and slightly rustic Victorian cottage. Easy walking distance to the town centre and the tourist sites of Battle Abbey and the 1066 Battlefield. Also nearby is The Great Wood which is good for strolls and the area is surrounded by the beautiful East Sussex countryside, ideal for walkers. Hastings and St Leonards-on-sea are a short trip by bus, train or car for a day on the coast.
    It is a lovely place to stay in the spring/summer, and in the autumn/winter I normally light the woodburner which is nice to come back to on a cold night.
    Battle is a beautiful rural town with local shops and places to eat and drink, including traditional afternoon tearooms and good old fashioned traditional pubs.

  • Very nice lodge, deally placed for reaching many of the tourist attractions in the area. Mike was very helpful and communication was very good. Slight down side is the proximity to the main road which can be heard at certain times and car doors being slammed at night. Lodge is nicely equipped and can be kept toasty warm though we really missed having hooks for outdoor clothing in the hall. Overall enjoyed our stay, feels very safe with the electric gate. Parking space is a little on the small side if you have a very big car.

A mini fridge is outside the room for fresh milk but additional storage if required can be available in our own kitchen fridge.     We live in an attractive, quiet residential area of West Bexhill a few hundred yards from the main A259. We're just a few minutes drive 1.4 miles (2.3km) from the town centre or one mile inland (1.8km) from the sea front - a brisk 20/30 minutes walk depending on your walking speed!). Bexhill is a quiet seaside town dominated by the wonderful De La Warr pavilion which showcases some great events throughout the year . There are lots of interesting individual shops; an abundance of charity and second hand shops as well as some super places to eat! The sea front is attractive and cycle friendly with cycle paths on the promenade through to Hastings. There's an excellent local pub (the Denbigh) about 10 minutes walk from our house. We are well situated to access the local towns of Battle, Hastings, Eastbourne (popular for the famous air show) and Pevensey. Past and present local events include the brilliant Roaring Twenties day in Bexhill, the Bexhill Carnival, the Bexhill Festival of the Sea and Pirates Day in Hastings. Do note that the Denbigh pub is on the A259 - street lighting on the pavements both on the A259 and our own road can be quite poor at night if you choose to walk to the pub rather than drive, so if returning in the dark, a torch can be provided on request.

    The room includes a king-sized bed with a memory foam topper mattress, Smart TV, chest of drawers, hanging space, lamps and black-out curtains and blinds. The bathroom is immediately next door, and will be shared with our very clean and tidy housemate but it will be spotlessly clean for your visit. There are tea making facilities in the room, but you are welcome to come downstairs to the kitchen instead if you prefer. You're welcome to eat downstairs in the dining room too. If you're booking for longer stays, I'm happy to share cooking and food etc... we're very flexible here! ;-) Depending on your requirements, we can add breakfast / dinner for an additional fee as well as local pick-ups. Please ask me in your enquiry.
    There are plenty of shops locally, or we're 4 miles from the seafront of Eastbourne and there are loads of walking and cycling routes everywhere, including the 'locally famous' Cuckoo Trail. I'm happy to recommend other things to do during your visit if you're here socially.

    The apartment is situated directly on the beautiful St Leonards seafront within a historic Grade II listed house. The house was built by James Burton, the original architect of St Leonards-on-Sea in the year 1830. The holiday let is accessed through its own front door, down a flight of steps from the street. You have your own front door and the flat is completely self-contained.
    The front door opens into the lounge, where there's a wood burning stove available for guests to use during the colder months. We have a bluetooth speaker for your use and a TV with Chromecast in addition to a conventional ariel. A large and comfortable sofa bed pulls out to accommodate up to two extra people at a cost of £10 per person, per night. The living room curtains have blackout so that sofa surfers can sleep soundly. A high chair is available on request. The bedroom is a romantic and calm retreat and is very quiet. The king sized bed is made from memory foam, the bedding is pure cotton. Blackout lined curtains help aid restful sleep and underfloor heating keeps the room cosy in colder months. A selection of teas and fresh coffee, milk and our home made granola can be found in the small but fully equipped kitchen. Step outside the kitchen back door and into the private courtyard, perfect for an al-fresco breakfast or an evening in. Smoking is allowed outside in the courtyard, please let us know if you would like to smoke in the courtyard and we will leave an ashtray out for you. Dogs are very welcome at the apartment. They are allowed to go leash-free on the beach at this end of the seafront, and along the coastal path all the way to Bexhill. This walk is particularly rewarding at low tide. If you plan to bring pets please send us a message when you book with the doggy details of your stay. Please do not hesitate to get in touch with any queries, we are always happy to answer any questions you may have.
    We are at the Western end of St Leonards Seafront, perfect for lazy days or bracing walks on the quieter end of the beach. A pleasant amble along the seafront will bring you to the numerous antique shops, boutiques, cafes and bars of central St Leonards and Norman Road. These include the lovely St Leonards Pub, Delicious tequila-based cocktails at Cactus Hound, arty film and events at Kino Cinema and the Michelin-bib-awarded St Clements restaurant. A longer walk will reward you with the classic seaside attractions and old world charm of Hastings Old Town. Take the funicular railways up to West Hill for stunning sea views over the town. Once back down on the beach, you can purchase fresh fish from huts located amongst the largest beach based fleet in the UK. Along the seafront in the other direction, merely two minutes from your front door is the newly re-vamped Marina Fountain free house, with its brilliant wine list, comprehensively stocked back bar and delicious plates of food. The pub is family and dog friendly and hosts live music and DJ events at the weekends. A little further along the road is a good parade of shops, that includes a large convenience store for basics, the excellent Appleyard's butcher and East Sussex Fruits.
  • We had a perfect weekend in St Leonard’s. The photos don’t do justice to how cosy and nicely decorated the flat is. The bed was very comfortable, and we enjoyed several evenings sat by the fire. Dog biscuits and home made granola were lovely touches. The seafront location is perfect for walks on the beach and for exploring both Hastings and St Leonard’s. We would highly recommend Farmyard in St Leonard’s for dinner, and the Pelican cafe in Hastings for brunch. We’ll be back!

  • Matthew’s pace is lovely and we had a great time staying there. It’s in a great location to explore St Leonard’s and surrounding areas. The flat is lovely and clean with all the necessary amenities. We love the little touches; milk in the fridge, homemade granola, the log fire and the under floor heating in the bedroom is lush! Highly recommend and I know we’ll defo be back.

Everything was just right for our stay, the log burner was great for the cold evenings and it was warm and cosy with the central heating as well, plus the luxury of underfloor heating in the bedroom. Decorated beautifully and very clean, we enjoyed the home made Granola and there was everything we needed in the fantastic little kitchen. The bedroom is so quiet and the bed is so comfortable, we slept really well, even through the two storms of the month. The courtyard is lovely and would be a great space to sit in the good weather. Directly opposite the beach we loved long walks and cycling along the promenade, and the bike route to Bexhill. Matthew and Sue are great, available and helpful without being intrusive. Absolutely fantastic stay, highly recommend it.

  • This is a perfect place to stay especially with a dog. The sea is right on your doorstep and a short walk to st Leonard’s. Doggy treats was a nice touch. Homemade granola looked nice but unfortunately I think they forgot to leave us some milk so we couldn’t try it. Bed is very comfy. Would love to go back in the summer.

    The Annexe, Priory Barn has magnificent views of the Long Man of Wilmington and along the scarp face of the downs to Firle Beacon in the Southdowns National Park. The Annexe is located in the shadow of the XI century, Benedictine Wilmington Priorry. Ideally suited for walking the Southdowns Way or exploring the delightful Cuckmere Valley. A small but cosy first floor double room with low sloping ceilings, there is a small double bed, a little desk/dressing table, TV and Big views!
    Once an old cart shed 'The Annexe' has been converted into a self-contained two-bed house. The small double bedroom has a stunning view of the Long Man of Wilmington and long views across the Cuckmere valley. It is furnished with a comfortable small double bed. There is a TV (reception can be intermittent) and free wi-fi. It has a narrow spiral staircase up to your room and private shower room, which includes your own private loo. There is also a fully equipped family bathroom on the ground floor. It's a magical space in a unique setting at the foot of the South Downs and the perfect spot for serious walkers and lovers of the great outdoors.
    Only 14” drive from Glyndebourne Opera House. 5” from Alfriston, 18” from Lewes and Eastbourne, 11” from Exceat and the Seven Sisters National Park. There are plenty of pubs in the area that serve good food several are within walking distance. There is the Giant's Rest in Wilmington; The Sussex Ox in Milton Street; The Plough and Harrow in Litlington; the Cricketers Arms in Berwick; The George Inn, Wingrove House, The Star, Ye Olde Smugglers Inne in Alfriston. We would recommend making a reservation in advance as they can get very busy, especially in high season.

Gavin gave us some great local tips for walking as we didn’t have a car - there is a lovely pub 20 mins walk from the house. Thanks again!

We had a warm welcome and happy in conversation with our hosts who provided excellent local knowledge ( and maps!) as well as freshly baked bread for us to enjoy with our breakfast before heading out. The location is wonderful and provided some much need respite from city living! We enjoyed walks along the severn sisters as well as food in the nearby towns. Hopefully we will return in the not too distant future!
