Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
The Old Smock Mill is a gorgeous four storey building (three floors for the holiday let) it has carefully been restored to a very high level. With eighteen inch brick walls and white weather boarded tower it stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around.   • Our stay at the Old Smock Mill was wonderful we had beautiful weather and couldn't say one bad thing about the mill, it was beautiful inside and out! Clare was a great host chatting when we crossed but also leaving us to our own thing, she's a sweet motherly lady and made our stay as relaxing as possible. We visited a number of places in the area including Chapel Down winery which for ten pound we received a tour and tasting of around 8 wines, well worth the money and would advise to go! Taxis are good price in the area as we was charged £25 for there and back with AR Taxis I think they were called. If your planning on eating out I'd suggest The West House. It may have been pricey at either £60 or £90 per person depending on the menu but was certainly worth it for 5* food. Overall I couldn't fault my stay and have been showing our friends all the pictures, on that note the pictures Clare shows on her page are up to date and a perfect representation of what you'd arrive to! 10 out of 10!!

  • Clare's place is the absolute best of airbnb: a wonderfully thoughtful host, a unique location, and an incredible home steeped in history. This windmill is even more spectacular than the pictures show, and Clare's detailed restoration is stunning. My husband and I ended our honeymoon with four nights here, and we loved this romantic home. Clare has thought of everything. From the fresh bread and cider to the soft bathrobs, we couldn't have asked for anything more. MTC taxi was wonderful since we didn't have a car with us. Perhaps our favorite thing about our stay was wandering through the breathtaking footpaths that run through the countryside. The windmill is just a few steps from a footpath entrance, and these beautiful trails run for miles in all directions (search public footpaths on the Kent County website). We followed them to both Benenden and Rolvenden on different days. These long afternoon walks were the perfect compliment to snuggling up in the beautiful windmill. If we are ever back in Kent, we will be sure to return to this incredible place again.

The windmill itself has been done in a very traditionally. whether staying the entire time in the windmill or taking walks or drives to local attractions, you will find it hard if not impossible to enjoy the experience. I have already recommended the windmill to a few friends & will most certainly be visiting there again in the future.

    Set on a quiet no through lane in a small countryside village near Rye, offering lovely views across the valley and only 50 meters from a quiet river. Only 15 minutes from the picturesque Cinque Ports of Rye and Tenterden. The 500 year old village pub and restaurant is 5 mins walk down the lane. All three of your rooms are on their own floor separate to the rest of the house. Walk to the ferry service that can take you to Bodiam castle and a 2 minute drive to the steam train service (KESR).
    Currently 3 rooms exist solely for your use and are in a different section to the rest of the house, these are a double bedroom, a bathroom and a large living & dining room. They have just been renovated throughout, including new windows, curtains, carpets, bathroom suite and all free standing furniture. Gated off-road parking within the grounds and the large open downstairs hall can easily accommodate bicycles as it contains ours already.
    Very quiet no through road with friendly villagers. Surrounded by fields with crops, cows and sheep. The local pub has been newly renovated throughout and has a large restaurant.
  • My first time and I was travelling with a dog which can be difficult sometimes with accommodation but this place was absolutely fantastic for us both. Was only passing through the area but to me the location has lots to offer for a longer stay.

    Filberts is a delightful self contained detached studio loft apartment, forming part of Church Cottage smallholding in Newenden, a historic Domesday Book village on the Kent/East Sussex border, with pub, cafe and river ferry in 5 minutes walking distance. Newenden is recognised as one of the 10 prettiest villages in Kent (Kent Life Magazine, June 2017) and is also the smallest village in Kent. We give a 12% discount for week long bookings and happily accept babies if you bring a travel cot.
    The apartment consists of an open plan studio double bedroom and kitchen area, with flat screen Freesat HD TV, Blu Ray DVD player, free wi-fi, electric oven, induction hob, fridge, freezer and microwave; there is an en suite shower room with a heated towel rail and shaver socket. All bed linen, towels and tea towels are supplied and included in the price. Private off road parking is provided immediately outside the apartment. Laundry service can be provided in the main house at extra cost. A welcome pack is provided for all guests on arrival.   • Filberts is a great little studio located in the Kent countryside. The attention to detail brought by the host is brilliant from fresh flowers on the table, a basket of goodies, fresh milk, etc.. The studio is really bright and cosy with a lot of clever storage and all the mod cons perfect to unwind after a busy day working (in my case) or sightseeing as Filberts is located very close to many local attractions from beautiful gardens to castles and the beach is 25 mins away. There is a small pub in Newenden serving food but otherwise a car is probably necessary.

  • We really enjoyed our stay at Filberts, Brian and Jane made us feel most welcome from the moment we arrived. The apartment is larger than it seems from the photos and is very clean, well equipped and cosy. We really enjoyed having the dogs around to play with, and visiting the smallholding - Brian even let us hold the 1 day old quail chicks! There is so much to do in the area, the boat station is a 5 minute walk and 10 minutes to the steam railway - but the rural location is really pretty and relaxing. We liked it so much we intend to return in October.

    My place is in a quiet country village not far from Bodiam Castle. Nearby is the steam railway station for a quick journey to Bodiam and Tenterden. The Great Dixter House and beautiful gardens is situated within a 10 minutes walk from the house. The historic town of Rye with it's art and culture is close by with public transport. The bus stop to Tenterden, Hastings and Rye is just 50 metres away.
    The Loft is a modern conversion with one double bedroom, plus a double sofabed in the open-plan living area. It consists of a small kitchenette area equipped with a fridge, microwave, kettle and a toaster. Tea and coffee are also provided for your use, along with plates, cutlery and mugs. There is a  flat screen TV with DVD player and a small selection of DVD's are also provided for your use.  On the second floor there is a bathroom that would be exclusive for your own use. All bed linen and towels are supplied, and included in the price. The loft sleeps up to four people. There is a king size bed and a double size bed-settee which would sleep two children under the age of 10 or one adult. I also have a fold down bed if required. Car parking is also available in a private carport.
    Two small supermarkets, Indian restaurant, cafe/coffee shop and fish and chip shop are all short distance away. Northiam is on the Kent/Sussex border and is an area of traditional pastureland, woods and rivers leading down to the nearby South Coast. The area is brimming with spectacular National Trust properties, historic homes and gardens. There is also the East Sussex Steam Railway, the pretty market town of Tenterden, the traditional fishing town of Hastings, the medieval smuggler's town of Rye and the famous 1066 battlefields from the Battle of Hastings. Bodiam Boating Station on the River Rother is only few minutes drive too. The place is just a 15min drive from the Kent/Sussex coast. Peaceful, beautiful, and super-comfortable in all seasons.

  • Very nicely decorated loft room in a quiet location. The room is immaculately clean and the beds comfortable. The location is a quiet spot within easy reach of Rye, Hastings, Tenterden and Bodiam, so a great spot for some local sight seeing without being in the thick of it. We stayed on a hot summers day and it was very hot in the loft, but presumably not usually an problem on most days during the year!

  • We had a short stay at Prue's place at the end of our holiday. We stayd at the second floor with two adults and two children (10 + 12 yrs) The bathroom, loo and water supply were on the first floor. For us this was no problem. There was a fridge and a big television, and Wifi. All very clean. Prue is very friendly and can provide you with loads of tips about what to do and where to eat. We loved the dog too! Walking distance from Great Dixter, Rye is 10 minutes drive. We had a lovely time.

  • Prue greeted us at the door warmly and lead us upstairs, past the bathroom on the first floor, to the loft, where we stayed. The room was well-presented and Prue had stocked the fridge with milk, and the shelves with biscuits, instant coffee and a selection of teas and herbal infusions. The bathroom was clean and well-stocked with shower gel and lotion, and there was plenty of hot water. Wiley, the dog, was friendly and well-behaved and we would have given five stars were it not for the smell of cigarette smoke which permeated the house.   • I cannot express highly enough how amazing Prue was and my stay at her lovely b&b. Prue was the perfect hostess! The attention to detail in the room was beyond amazing. The bed was super comfy with fresh laundered linen on it. Beautiful decor throughout the place. Prue provided dishes, cutlery and even a microwave! She put fresh water in the kettle and provided tea, coffee and even biscuits! In the fridge there were several bottles of water. There were tour brochures, books and even dvd's there. The sofa was super comfy and my partner and I enjoyed chilling out and watching tv. The b&b is in a beautiful area and so quiet and serene. It was the perfect escape for the weekend. My partner hurt his back and walking was a bit unbearable for him so Prue offered to drive us to the restaurant/pub and picked us up as well. This goes beyond what is expected as a hostess. I was blown away by her kindness and generosity. I am humbled to have been her first guest and I truly hope to go back one day. If you are debating whether you should stay at this place or not, I'm telling you now that you will LOVE it! I cannot fault the place one iota. Keep up the amazing job Prue. I wish you a world of success. You deserve it!

  • My daughter and I had a lovely time in this beautiful accommodation. Prue was really helpful and looked after us very well. She gave us lots of advice about the shops and transport. Everything was spotlessly clean and the bed was very comfortable. We were in Northiam to see Great Dixter garden and it was very close. However the whole area is lovely and full of interesting places to visit. We would definitely return to the area and to Prue's "home from home" Airb&b

    Superb newly converted barn-style holiday home, sits in a secluded spot in the grounds of the owner's property, down a private lane, meandering through woodland and fields for about a mile. Accommodation is spread between 2 bedrooms, each comprising a double and single bed and its own private bath or shower room, full internet access, private free parking, log burning stove, beautifully furnished, with large open plan reception and kitchen/diner. Sleeping 6 people in the barn conversion (although not suitable for 6 adults, as accommodation sleeps 3 per room, so maximum 4 adults, 2 children.) The little bits of rowing we did on the pond topped off a marvellous stay. Only 15 mins from Rye with all that has to offer. Everything you need is around the corner and it's a good place to start daily excursions to the world famous gardens. The hosts are very friendly and invited us for tea time.   • Very highly recommended! We are already talking about a return trip next year! All the reviews are accurate. A clean, well kitted out place to stay. We were 4 adults and 2 toddlers and Lesley and John kindly equipped us with a travel cot and high chair for the younger one. The pond is indeed well fenced off so our boys were able to safely run around in the garden just outside the kitchen (one of the bedrooms also leads to the garden-which we enjoyed). Use of amenities including dishwasher and washing machine meant this place felt like home instantly. We enjoyed a little walk through the nearby fields and bluebells and the wisteria on Lesley and John's house is stunning. A great time of year to visit. What a lovely Airbnb :)

  • The barn looked just like the photos and was a perfect place for a long weekend away with our eight-month old son. Lesley and John provided a high chair and a travel cot which meant we had less to pack. The barn is on Lesley's and John's property but it still feels very secluded as the garden looks out onto the pond and the land beyond. The pond is fenced off so very safe for small children. Our son loved looked at the geese. We had a wonderful and relaxing few days away from London. We loved the fact that the barn was in the middle of nowhere but we could get to Rye in 20 minutes and there is a big supermarket about a 10-minute drive away.

  • Just back from a really wonderful bank holiday at the barn. We have 2 boys age 5 + 7 and it was ideal for them. Lots of space, friendly cats to play with, ducks, a cool treehouse and pond with a little boat. The barn is really spacious and there are wonderful views from the top bedroom. It's a really quiet area off the beaten track, but near to so many places. We visited Eastbourne, Hasting, Rye, Camber sands and Bodiam castle. Communication was great with the hosts who are just next door if you need them. Would love to go back!!

  • 6 of us, two families, had a lovely long weekend at Lesley and Johns Barn. The place was modern, well equipped and spacious, with lovely views and a great little lake and tree house that the kids absolutely loved - once they had learned to make friends with the geese and ducks that guard it. Both John and Lesley were very helpful and even let us borrow their bicycles for one of the days, they were also full of tips for the local area. Would be happy to return again and would definitely recommend.

  • Linda's house was the perfect place for our overnight sleep while on our way to Great Dixter Gardens (10mins nice walk). The room itself is just like on the pictures. We loved its typical "British touch" with thick carpets, genuine old wooden furnitures, quality bedlinnen with floral patterns. The adjoining bathroom is also spotlessly clean. Linda's house is located close from bus stops, so you can connect easily with trains in Rye/Hastings/Ashford. We regret we didn't plan a longer stay to discover more of what the region offers. We will come back (by car this time). Thank you Linda and see you sometime soon!

    The Potting Shed' is found in stunning countryside. There is plenty to do in this lovely area. Tenterden is only 7mins away and Rye 15 mins where you can find the prestigious Rye Golf club, Camber Sands, numerous National Trust properties and plenty!

  • I didn't get to spend as much time as I would have liked here as I was just visiting for a wedding but I absolutely loved it. The pictures don't do it justice. It's a self contained little en suite room in a separate building in their lovely garden. The decor is great, the bed is very comfy and the en suite wet room with shower and toilet has everything you need and super clean. I didn't have a chance to sample the breakfast but it sounded yummy and as the weather was sunny it would have been in the garden on the terrace just outside the room. Victoria was a perfect host. She was very flexible and helpful and her communication was fantastic. I can't recommend this place highly enough.

  • Victoria was a welcoming host who greeted us when we arrived and was available for directions. The location is idyllic and quiet in the Kent countryside. The room itself was very pretty with the benefit of being separate to the house so you can come and go without disturbing anyone. The shower room is really lovely and the shower was a treat, especially as Victoria had left some Molton Brown goodies! The only thing we'd change was the mattress which we found particularly hard and not very comfortable as a result but this might just be our taste - a pair of soft city slickers maybe. We were greeted in the morning with a good breakfast outside in the garden.

  • Fantastic stay in beautiful surroundings ! Me and my friend attended a wedding ten minute down the road from Victoria's beautiful potting shed . We were welcomed with friendly smiles which made us feel comfortable at once ! Victoria was a superb host and nothing was to much trouble ! The room was very nicely decorated and very comfortable with the ensuite having lovely smelling toiletries (very important for us girls) but a special mention has to made about the breakfast in the morning which was outstanding and just what we needed the morning after a wedding !   • Very lovely little converted potting shed in the garden of a farmhouse on the edge of the Rother Valley and its marsh. Owner was very welcoming and nothing was too much bother. Even gave us a lift to the wedding we were attending, in lieu of a cooked breakfast as they were off on holiday the next morning. Nice to hear a steam train on our walk down the lane outside the house. This is an ideal overnight stay if you are visiting this area. Near to Rye, tenterden, beaches, Chapel Down Vineyard.

  • We just loved it here. From the minute i booked ( so easy, instant reply), to the moment we walked in the door. Amazing place and Diane was a first class host - nothing was to much trouble. The BnB is so wonderfully done out I could live there. Every detail was thought off.... so many little extra bits added to make your stay comfortable. There is a pub 3 minutes walk up the road and Tenterden a 10 minute drive (big supermarkets, pubs, restaurants etc ) so everything you need near by. Saying that if you need anything Diane would have been more than happy to help out. Classy, stylish and in a beautiful part of England with the best breakfast cooked each morning. You have you own breakfast room and we really enjoyed chatting to Diane each morning. Cant wait to visit again xx

    The Old Schoolhouse has been in existence since 1680. The white boarded buildings were constructed in the late  1700's and the Schoolhouse itself built in the 1850's. It was still a Schoolhouse until mid 1900's and has now been carefully transformed into a beautiful family home. The Annexe still retains the features of the original Schoolhouse but with subtle modernisation is now a pleasant, spacious  apartment.....   • This is a great place for anybody with dogs as there is escape-proof fencing around the plot giving plenty of safe space for exploring. The pictures are pretty accurate of the inside, it's very clean and practical but also has a lot of character and charm, it has everything you need and is very much a hone away from home. Maz is very laid back and makes you feel at ease, we checked in pretty late due to delays and it was no problem and he was there to show us in. Would definitely recommend.

Tea & coffee making facilities and a light breakfast are supplied in the annexe with fridge, TV, WiFi, iron, hairdryer, beach towels. Splendid views over surrounding countryside, and there is your own private garden with seating. There is storage for bicycles in a lockable shed.. The property lays in the centre of 1.6 acres. The local pub is a 10 min. walk.
    We will welcome you on your arrival to handover the key to the annexe, and help you with any questions you may have regarding your stay.
    The property has easy access to the historical Rye ( 6 miles). The picturesque Bodiam Castle ( 4 miles) , and Northiam with its steam train, and The famous Great Dixter Gardens ( 2 miles). At Newenden you can take a canal boat to Bodiam or Rye . The Ancient Battle Abbey ( 7 miles) and Hastings ( 8miles) are within easy driving distance too. An Amazing area to discover 1066 country. Lovely walks and drives in close proximity. The beaches of Camber Sands and Winchlesea are also nearby. There are lots of local pubs offering excellent food, and in nearby Northiam you will find Will's bakery with a cafe offering light lunches and full English breakfast.

  • Lisa and Jim's place was a breath of fresh air - quite literally when you're coming from London! It was so nice to find somewhere the owners are completely in love with and it's obvious why they want to share their love for it with others. From the wonderful annex - which is perfectly equipped thanks to Lisa's meticulous nature and much bigger than we expected! - to the beautiful gardens and the friendly local pub (Rose and Crown) down the road. On arrival, we were greeted by Lisa and Jim personally who were so friendly, helpful and interesting to chat away to. The weather was perfect so we opened a bottle of wine which we bought from Rye (Rye is great with lots of little antique stores and places to drink and eat - do climb to the top of the church if you go) and sat out in our private little garden drinking away under the blossom tree. We then wandered to the pub (equipped with torches and high vis for the return home provided by Lisa) and had a great evening there with the locals and a portion of scampi and chips that is double anything that would be served elsewhere! Following advice from Lisa and Jim, we went to Winchelsea the following day (a little later than expected due to the overly comfortable bed and linen) to lay on the pebble beach and see Spike Milligan's grave. A perfect weekend away! Our only gripe is that we didn't have longer to relax in this wonderful spot. Thank you, Lisa and Jim. We look forward to returning!

    The Poplars cottage is located only 10 minutes from the beach and backs onto fields. Refurbished in 2016 to high standard.
    We all love living in the English countryside. Rye is a beautiful ancient town with lots good shops, restaurants, pubs, art galleries and a small cinema. The beaches are beautiful. You can sail, paddle board, windsurf, kitesurf, kayak and waterski nearby.

  • Lovely cosy and quaint cottage with everything we needed during our stay. The cottage is very well equipt with a lovely log burner. Private parking was an added bonus! My husband and I spent a week here with our dog and had a very relaxing and peaceful stay! So many places to visit nearby, including Bodium Castle, Tenterden for it's lovely high street - Sissinghurst Castle and gardens (dogs welcome in the grounds just not the castle!) Biddenden Vineyard - free to walk around the vineyard and then visit the shop for local wine tasting and for local produce. friendly pubs we visited were The White Dog, Bull Inn in Bendenden, Standard Inn Rye and William the Conqueror in Rye Harbour. Excellent fish and chips at Marinos in Rye! Sandhurst has some excellent walks through pubic footpaths. We also visited Newenden for walks with our dog. Gill, the owner, left us a bottle of bubbly and some coffee - a lovely touch, thank you!

  • Eleanor's home is beautiful and peaceful in equal measure. The bed (smaller double room) was extremely comfortable and a very serene spot to wake up in! We braved the lake for a dip as well which really made our weekend! Eleanor left plenty of food for breakfast and is a generous host. The locals in the nearest pub (The Woodstock, fantastic gin and food!) also spoke very highly of her! Cannot recommend this stay enough.

Pub next door does good food and excellent local ales.

    This a large two bedroom and two bathroom oak barn. It is separated from the house by a driveway and so very private and it is light modern and in the countryside with rural views. Close to many national trust properties.
    It is a large barn, plenty of room for a family or two couple to share with their own en suite bathrooms. It has lovely views of rolling countryside, footpath walks from your doorstep and use of the tennis court. The beach is a 1/2 hour drive( beautiful Camber sands) but also only a 1 hour train journey from London.
    Countryside walks from your doorstep across beautiful fields and footpaths.You can walk to Bodiam castle. Very quiet and safe.

Five of us were very comfortable with lots of space for eating, two good sized bathrooms, and large lounge for relaxing. Close to everything, but very private and a great relaxing break. Elise was the perfect host making sure we had everything we needed - my boys even managed some tennis. A really excellent find and would happily return.

Upstairs twin bedroom has a large en-suite with a bath (shower spray attachment). There is a large lounge upstairs which seats 7 people, with a large TV & DVD player. The property is in a quiet countryside location, but very close to lots of amenities. 30 minutes drive to the coast, also surrounded by plenty of National Trust Properties.   • Our stay at the Barn was exactly what we were after - a quiet country retreat in nice comfortable homely accommodation. We liaised with Elise (Rosie's mum) prior to and throughout our stay. Elise was very easy to communicate with - responsive, helpful and flexible. She was particularly warm and friendly and instantly made us feel welcome. The location of the Barn is quiet and secluded yet only a short drive to amenities. It is surrounded by beautiful countryside and is conveniently located for access to public footpaths for rambling. I recommend having a car in order to get the most out of the nearby sights and surrounding area. The Barn itself appears newly renovated with a modern interior. It was clean and comfortable with a homely feel and has everything you need for a short/long stay. Thanks for having us Elise, we hope to visit again soon!

On entering the property down the drive you immediately feel a sense of space in rural countryside. We endeavour to make your stay as memorable and special as possible. The owner lives in a detached property also in the grounds. The property lets have been 4 star rated by Visit England (Quality in Tourism). Both holiday lets do not accept dogs and are no smoking. There is an extra bedroom which has a king size bed in it so can easily sleep 4. There is an extra cost for renting this room. Notes on accommodation: High quality, comfortable holiday accommodation.   • I stayed at The Pottery shed with a three other friends. Upon arrival Sarah had prepared for us an amazing cake (which was perfect due to us arriving late in the evening). The rest of the Easter break we used Sarah and Ian's instructions to hike from the house to Bodiam Castle, visit Rye and the beach. We got a bit lost on the way to Bodiam, but once we found our way across the fields we were in for a treat as we passed sheep with their little lamb, fields filled with flowers in bloom and even saw the steam train going by! We also went to eat to places they had recommended which were great value (such as Landgate Bistro in Rye) and overall loved the house and the area. Sarah kept an eye on us while also respecting our privacy, we felt right at home. The house overlooks their garden and has big windows / glass doors that open to it, so even if it is cold outside you can sit and relax while enjoying the view. The house is very well insulated, it felt very warm and we didn't need any heating at all (we had expected that being in the country, plus I always tend to feel on the cold side). I hope we get to return in the future, as it is fairly close to London and has lots to do and see around! Thank you again Sarah and Ian :)

  • What an absolutely delightful idyll The Potting Shed is. Stayed here a while in September 2017 and a more relaxing stay it is hard to contemplate. The property is thoughtfully appointed and the grounds are exceptionally pleasant on both the eye and indeed (it being very quiet) the ear. Sarah and Ian are very pleasant hosts but will largely leave you to your own ends. All in all a highly recommended cottage.

    This beautifully converted garden building sits in the grounds of the main house and provides a charming cosy getaway in beautiful rural Sandhurst. The accommodation comprises of a stable door leading to a tiled hall-way - an en suite bathroom with shower over the bath - and another door through to the spacious double bedroom.

  • A lovely find in a lovely setting. Comfortable bed, lots of attention to detail in decor. Sarah and Ian were very welcoming hosts, who gave us tips on where to eat and made us feel very at home. The Owl's Nest is exactly as it looks in the pictures - in a beautiful setting, which is lit at night. While it is a perfect den for a couple, we took our six-year-old son who slept on a pull out bed, and that worked very well too. We were lucky enough to visit when some gorgeous new puppies were still at the grounds. Loved the baby moorhens too. And the breakfast! An ideal base for Bodiam castle and beyond.

    Set in a secluded location in the 'Ancient Woodland' of Hoath Wood and within a designated 'Area of Outstanding Natural Beauty' on the outskirts of the village. This is the perfect place for a tranquil and relaxing break, yet if you are staying with children, there are plenty of things to keep them entertained. With far reaching views overlooking fields and woodland, it is situated on a wooded single track lane surrounded by enclosed lawned gardens and parking for 2 cars. The apartment is on the first floor and accessed by it's own staircase up to the large private balcony and seating area where views on a clear day of up to 50 miles stretch out in front of you. We have 8 acres of enclosed garden, woodland and paddock so there is more than enough outside space for you to use and enjoy. We also have a campfire area with BBQ complete with log seats and a totem pole! Well behaved, cleaned dogs are welcolme to stay in the apartment, these will be charged at an additional £10 each per night please count them as an extra person when booking.
    This is the perfect place to explore the local countryside either by foot, bike, boat or horse, all of which can be arranged for you if required. With a wealth of attractions, pubs and restaurants in the vacinity, we will be pleased to help you make the most of your time in the area.
  • We stayed for 2 nights and wished we had booked for longer. The accommodation is lovely and is based in a gorgeous setting. The hosts were extremely helpful and welcoming. We visited the local town of Rye, visited Camber sands and Sissington Castle. There is so much to do in the local area we couldn't fit it all in. On our last night we enjoyed a BBQ and bonfire which was the perfect end to our perfect stay.

The adventure playground is great and from the garden you can walk straight into the woods. The view from the balcony is really stunning and the surroundings are peaceful and quiet.     We are close to the ancient Cinque Port town of Rye, local gardens of Great Dixter and Sissinghurst, and we are set in beautiful unspoilt countryside - it is an idyllic, peaceful rural position. The house is a listed Georgian farmhouse set in a spectacular garden with a heated pool for summer use. The bedroom is luxuriously cosy and comfortable. This is a good and peaceful location for romantic couples, solo adventurers, and business travellers.
    The cosy double bedroom is very comfortably appointed. We provide tea and coffee making (Nespresso machine) facilities, a refrigerator, an electric blanket, smart TV with internet, Freeview and Netflix, and free use of WiFi. There is a comfortable bathroom, with shower and bath, for guests' private use.
    We are in a very rural location, but the ancient Cinque Port of Rye is very close and it offers a wealth of excellent pubs, restaurants and interesting places to visit. Camber, with it's vast sandy beach, is a 20 minute car journey. The beautiful old towns of Winchelsea and Tenterden are also well worth a visit. And the gardens of Great Dixter and Sissinghurst Castle are also close at hand.
  • Caroline was a great host, she made us feel very welcome. She made great recommendations and is very knowledgeable of the local area. Her home was gorgeous as was the breakfast. She was very accommodating and had access to a private ensuite bathroom and a living room.

It adjoins an 18th century country inn The White Dog which features produce from our microbrewery and smallholding. There is a wonderful view across to Bodiam Castle (three other NT nearby).   • We had a great stay here. Everything was clean and tidy and very comfortable. David and Sally were great hosts and looked after us very well. Barney their dog is very friendly and got on very well with our dog too. We also had a meal the the White Dog pub next door which was excellent. We were provided with an excellent breakfast, which was included and a pleasant surprise as I hadnt seen this in the listing details.

Nous avons rencontré des personnes adorables et pleines d'attentions ( réservation de restaurant pour le soir de notre arrivée, pain préparé par Sally pour le petit déjeuner...). Nous avons découvert une très jolie maison, chaleureuse et confortable! Nous sommes venus avec nos deux filles de 17 et 14 ans qui ont tout adoré également et ont eu un véritable coup de coeur pour Barney l'adorable chien de la maison! En plus la région est superbe! A refaire absolument!

    Bourne Farm Oasthouse is surrounded by hundreds of acres of farmland. You’ll love the Oast because of the comfy beds, the cozy interior and layout of the main living area, the light, the serenity, the solitude. My place is good for couples, solo adventurers, and families (with kids). Four Poster in Master Bedroom. Pair Swedish XL twin beds in Bedroom 2 Twin beds on the platform accessed via ladder (rec 8yrs+ up there) Although the 2 bathrooms are not en suite they sit within central roundel
    Let me know your planned ETA and I can leave appropriate welcome goodies inside the oast to welcome you on arrival. If you're travelling from afar perhaps you'd like a home cooked meal ready to gobble up cooked and waiting in the oven for you. Or perhaps you'd rather have your first mornings breakfast ingredients left in the fridge for you? LMK and anything can be arranged.
    We are the last of 4 houses down the (initially unmade) concrete rutted track and all you can hear is the rustling of the trees, wildlife calling and the early morning dawn chorus. Not forgetting the welcoming bray in winter time as you get out of the car.

  • We had wonderful stay at Alexis's. The Oast House is located next to Alexis's house and is located in one of the the most quiet and peaceful corner of the world where there's only sounds of birds and horses. Their dogs are very friendly to us and to our dog. Had amazing night sky that reminds me of that in a dessert at Morocco. There are few decent pubs around so we didn't cook much but Alexis prepared us a pie and a cake for the first day. Thanks it was great! Although in Summer time, there's no mosquito or fly which was amazing. You need a good car to fully enjoy the area. Rye is about 25 minutes away through beautiful English forest. Good boots would be recommended for those who like walking. Also don't forget to take your best camera as it's almost Tuscany-like scenery is fantastic. Images used are accurate and rooms are clean for even a Japanese standard.

Alexis was very friendly and looked after us really well. Communication beforehand was excellent and she made sure we had everything we needed.   • A perfect starting point to discover the beauty of Kent with its magnificent gardens (Sissinghurst) and the impressive coastline (Seven Sisters, Camber)! We loved the charming Oast. It is very well equipped and tastefully designed. We are particularly grateful for a hint Alexis gave us. She highly recommended not to miss Charleston farmhouse where the painter Vanessa Bell - a member of the well known Bloomsbury group - used to live at the beginning of the 20th century. Thank you, Alexis! We really had a great day discovering the history of this unique and enchanting place. The Oast is not only a perfect place to stay for families (with older children) but for dog owners as well. There are alway two little tail-wagging mates waiting for someone to play or cuddle with.

    Look out from the Oasthouse Loft onto spectacular 360 degree views of stunning Sussex countryside. Located on a working farm, the Loft sleeps up to four and is just a 15min drive from the Kent/Sussex coast. Peaceful, beautiful, and super-comfortable in all seasons. The Loft is a modern conversion with one double bedroom, plus a double sofabed in the open-plan living area. Light and airy with incredible bird's eye views on all sides, the Loft remains snug and cosy thanks to a wood-burning stove. The kitchen is fully equipped and a welcome pack of basic essentials is provided upon arrival. We can also offer a welcome meal (at extra cost) if ordered in advance. Explore our farm and the local area on foot, or borrow our two mountain bikes if you'd like to go further afield. Also feel free to use our boules court whenever you like. You will have access to your own section of garden with table and chairs. There is ample parking. And if you need a washing machine please just ask. Feel free to join us feeding the animals on the farm. Or, if it's peace and quiet you're after we'll leave you to enjoy your long lie-ins and appreciate the landscape. We live in the house next door so are on hand at all times if you need us. Northiam is on the Kent/Sussex border and is an area of traditional pastureland, woods and rivers leading down to the nearby South Coast. The area is brimming with spectacular National Trust properties, historic homes and gardens. There is also the East Sussex Steam Railway, the pretty market town of Tenterden, the traditional fishing town of Hastings, the medieval smuggler's town of Rye and the famous 1066 battlefields from the Battle of Hastings. The Oasthouse Loft is in a fairly remote but beautiful spot so ideally you will need a car to get there. We are a 20 minute drive from Robertsbridge train station, it's a 1hr 15 minute train journey from London and the nearest airport, Gatwick, is 1hr 25mins away.
  • The Oasthouse Loft is a beautiful beautiful barn conversion cottage across from Jan-Ernst's and Vanessa's Oasthouse home - the perfect hosts who know exactly how to make you feel welcome. The setting is relaxing, idyllic, the perfect getaway. The fresh bread, free range eggs and local apple juice basket was superb as we got in from a long drive late at night. And we got to visit their goats who also receive the 5 star treatment. Over and above the call of duty, Jan-Ernst helped me out with a flat tyre when we were leaving. Our only wish was to stay longer. Thank you both every so much!

  • The apartment is beautiful and the extra treat of fresh eggs, bread, jam,milk, and chocolate made our mornings with tea fantastic! The apple juice they kindly left as a welcome gift was delicious as we we only truly accustomed to apple cider (or even mulled cider). We received some wonderful recommendations for meals in Rye and the surrounding area from Jan-Ernst - who dutifully met us nearly every morning to make sure our stay was comfortable and we had everything we needed. We enjoyed ourselves thoroughly despite a couple of days of gloriously gloomy weather. Minutes car ride from Bodiam Castle and Rye, the house offers a bit of farm life near attractions an good food to keep your holiday in good cheer. Our only regret is that we didn't take more time to explore the immediate farm and grounds. Perhaps an adventure for another day!

  • Our stay at Oasthouse Loft could not have been more delightful. We chose this location mostly based on the nearby sights to see, but this is a true destination in it's own right. Vanessa and Jan-Ernst were the most helpful and warm hosts. The accommodations were just as pictured and perfect for our family of four. As we just happened to stay while the baby goats were being born (last week in Feb), the children were delighted to play with and hold the baby goats, making memories that will last forever. It was a bit like visiting 'Auntie' and 'Uncle' on the farm, a much-needed break from our city-slicker lives. Vanessa and Jan-Ernst offered educational information, facts and hands-on experiences about farm life and goats. The children were enthralled and our trip became as much about goats as the castles, coast and medieval life we set out to explore. While we didn't have time to explore, the open fields and trails were available to us. The panoramic views of the countryside are incredible; bring a great camera. We were greeted with hand-baked bread, fresh flowers, farm eggs and homemade jam in our warm, cozy and modern apartment. The kitchen was better stocked with cooking utensils than our own home. The only downside is that we had to leave! Strongly recommend. You may want to book directly through their own website to save some money. This is, by far, the best AirB&B experience we've ever had!   • Our stay at the loft was one of the most relaxing, idyllic, perfect stays we've had. Jan Ernst and Vanessa are amazing hosts; true professionals and it really makes a difference. The loft was clean, homely, and fully equipped... There's usually something that you wish a rental had, but for this particular loft it had everything; even a personalised card with milk, butter, bread and local produce so you're all set from the moment you arrive. When we arrived, even though it was quite late in the evening, we were met with a warm welcome and it really set the tone for the rest of our stay. The loft is set in beautiful countryside with so many things to do in the surrounding area you probably won't know where to start - we wish we had months to spare!! Thankfully the wifi and provided encyclopaedic collection of up-to-date brochures and walk guides makes deciding what to do an easier task. Thank you so much, we really enjoyed our stay in your beautiful home.

They left dog biscuits for bobby and books and toys for our son Oscar. We really enjoyed cuddling their baby goats and the loft was so lovely & comfortable. I needed to be in the area for work and took my mother for company. We enjoyed Rye, Lewes and several gardens that are very nearby. I can highly recommend the loft for friends or couples.
