  • All as advertised, and very much up to spec. Lovely cup of coffee when we arrived. Interesting old house, stuffed with paintings, and curios - loved the Indonesian puppets and the slot machines! Warm, quiet room, comfortable bed, tasty breakfast, lovely couple.

  • Delightful hosts, lovely accommodation and breakfasts

    Phillip2017-08-28T00:00:00Z
  • What a great place to stay. I had a warm welcome with a cup of tea and a piece of cake from Jane and Adrian and was shown to my well-appointed room. The house is fabulous and breakfast is to die for, I would recommend getting up early so that you can experience it all! The room doesn't have a TV but you are welcome in the lounge to watch TV and there is internet throughout. I would highly recommend Walnut Tree House as a place to stay and I will back. Thank you both.

    John2015-06-27T00:00:00Z
  • The stay was idyllic we loved the house and the company. Thank you so much for the stay.

    Lucy2016-03-30T00:00:00Z
  • We were greeted by Jane who made us feel really welcome to her lovely home. Tea and cake were offered and after a chat we were shown around what is a home that is obviously loved and well cared for. As we were the only guests Jane let us chose which room we preferred . After a good nights sleep in a really comfortable bed we were offered a wide choice for breakfast. Both my wife and I were guilty of having the cooked breakfast on all three days we were there as it was so well prepared and really delicious. Don't hesitate going to Janes, it was worth every penny.

    Brian2016-09-04T00:00:00Z
  • Jane, Adrian and Tudds made us feel so welcome from the moment we stepped through their door. From the first conversation over a cup of tea in their garden, to our final delicious breakfast, this really is the perfect bed and breakfast.

    Tamora2016-08-14T00:00:00Z
  • Jane and Adrian gave us an exceedingly warm welcome on arrival. Their clear goal was to extent generous hospitality. The property is located a short distance off the A47 by-pass meaning that it is well located and quiet. Our room was exactly as described and appointed in a delightful manner. Jane offered generous options for breakfast that were ideally suited to our Australian tastes. Walnut Tree House provided everything that we expected for our stay.

Horseshoe Barn is down a country road. It is attached to a bigger main house. It has a vaulted ceiling and a 30 ft bedroom. It's big on design and feels old but with a contemporary touch. It is equal distance to Norwich and the Coast. The only word of caution is that it has a design staircase which guests should be aware and careful going up and down. It's not steep but angled strangely.
The neighbourhood is great, it is equal distance between Norwich and the North Norfolk coast. There is a village nearby with butcher, cafe, shop pharmacy etc. There is a Tesco extra ( NR19 1WB) open 24 hours about five minutes away and a Morrisons, Station Road, Dereham, Nr19 1DA, in the next town. For eating out there is the Southgreen Cafe Bar about ten minutes away NR20 3J it does a great sunday roast. The local pub The Swan is good for food but has no atmosphere. If you want the best places you have to drive to the Gunston Arms on the Cromer Road NR11 8TZ. If you are visiting Norwich the Georgian Townhouse is great for food and atmosphere also good for families. There is parking too, at the Georgian Townhouse. The Warwick Street Social is also really good and has a great roast. 2 Warwick St, Norwich NR2 3LD
  • The pool was nice and private. The inside of the house is very homely. Nothing to complain about Maggie was very friendly and let us have a BBQ in the back garden

  • Wonderful stay, great host and beautiful accomdation

    Daniel2017-08-03T00:00:00Z
  • A great place! A quirky, interesting space - well equipped and spacious. Maggie was helpful and flexible.

    Jeremy2017-08-07T00:00:00Z
  • Our stay was wonderful. We needed to find somewhere close to UEA, as my daughter was taking part in a competition. Maggie's place is just great. Lovely furnishings and the loaf of bread and fresh coffee were such a lovely touch. Would definitely stay again - such a peaceful location. Thank you!

    Liz2017-05-28T00:00:00Z
  • The listing doesn't really do this place justice. It's really spacious, lots of room for a couple or more. Really unusual and characterful place. Stunning stair case and lovely chill-out space in the mezzanine area. Huge, comfy double bed. Quirky furniture in the lounge. generally well equipped. Parking right outside. Great value for money.

    Jon2017-09-17T00:00:00Z
  • This is a delightful place and bigger inside than it looks on the pictures. The pool was absolutely lovely and the property is in a very calm and quiet area. We had very nice food at the swan (1.5 miles away) and also at the Georgian townhouse in Norwich. It was a perfect retreat for us but useful to be aware that there are no eating places or shops in easy walking distance. It is only a short drive to a big Tesco's though and the surrounding areas are very peaceful & felt friendly. Maggie was away during our stay but made sure that everything was prepared and responded quickly to any queries.

    Catherine2017-08-13T00:00:00Z
  • Had a fantastic time - the barn was delightful and Maggie was a great host!

    Louis2017-07-30T00:00:00Z
  • Enjoyable stay in a peaceful location. Milk and coffee were a nice touch. Short drive to supermarkets and Dereham.

  • Just a lovely place to spend time

    Mike2017-05-14T00:00:00Z
  • Firstly, Natasha the Host is amazing! I could not have asked for anything better. You were so helpful and friendly. I booked The Old Rectory & Coach House for a surprise engagement proposal on 14th - 17th September 2017. My partner is a wedding makeup artist and I booked her for a "Fake Job". She arrived at The Old Rectory expecting to do the Brides Makeup, however she was greeted by me waiting behind the front door ring in hand. I then had my family and my partners family arrive the next day, not knowing why they had been invited to spend the weekend. We informed them of the news when they arrived and we spent the weekend celebrating. The weekend started with me proposing to my partner of 8 years and ended in 2 families coming together and creating beautiful memories that will last a lifetime! The best thing is, we can return to The Old Rectory in years to come and reconnect with those memories! Thanks Again, See you soon x

  • This is a great Airbnb property which I used this time for work purposes. Roomy, warm, comfy and cosy. Everything you need. It's perfectly hidden away and in summer I imagine the private garden is just perfect. In November I preferred the cosiness of inside! Janette was friendly, communicated extremely responsively and put up with a fair bit of organisational changes due to the nature of the work I was doing which changed plans about 4 times in two days!

    Danny2016-11-10T00:00:00Z

  • The cottage is located in a gorgeous village close to many popular towns and villages we love to visit. We enjoyed walking to the local pub, The Darby just down the road for great food and great chats with the locals. The only issue was finding the house initially, clearer address would've been helpful. Anna was a perfect host and made booking super easy and I'd highly recommend the cottage, village and area to anyone! It was lovely to be able to bring our dog along too. Thank you so much!

The location is good for getting around Norfolk and the house is nice and cosy. We'll definitely come back for a longer stay. Thoroughly recommended.

Charming 1860's built, 2 bedroom former mill workers cottage in the centre of Norfolk. Surrounded by open fields on all sides yet less than 2 miles from Dereham Town.
Mill Worker Cottage is located in Yaxham which is a small village 2 miles from Dereham in Norfolk. It is situated next to an old windmill, right on the outskirts of the village but within easy reach of local amenities. Yaxham has easy access to the A47 and is very central so a great base from which to visit any of Norfolk's attractions. Also a great base if you're into your cycling.
  • Paul's place was a delightful cottage which retains all of the atmosphere and character features, but renovated to an exacting standard that made out stay very enjoyable! The area is a short drive to some beautiful pubs and restaurants and we were close enough to visit the Brisley Bell in Brisley which is a must whilst in the area!

We have five 5m Bell tents fully equipped with beds, linen, cooking utensils, BBQ & double Hob, lights etc in a beautiful secluded meadow in mid Norfolk. A wonderful escape yet close to amenities. Often you will find that you are the only guests!
We have a maximum of five tents booked at any one time, you may well find that you are the only ones staying in our beautifully secluded meadow outside of school holidays! Lots of space and peace and quiet, a real escape. Guests return time and time again.
We are less than a five minute drive from the Dinosaur Park, a favourite with the children. There are some lovely pubs in the area such as The Fox in Lyng and the Parson Woodforde in Weston Longville. Wells beach is a great beach on the north Norfolk coast that lots of guests go to for the day. Whitlingham Lake & Watersports centre is perfect for canoeing, kayaking or just a lovely walk. Pensthorpe Nature reserve is also a brilliant day out for adults and children. There is an information file in each bell tent with lots of suggestions on what to do and where to go.
  • The tent has pretty furnishings and big enough for a family of four. Kids had a lovely time outdoors and meeting other children. Sam is a friendly host and made sure everything is ok. Overall it was a good outdoor experience and we had a nice time.

    Caroline2015-08-30T00:00:00Z
  • Wow! This really put the 'glam' in Glamping!!! The tents and facilities were spotless, we had everything we needed to have a very pleasant stay! Sam has done a wonderful job of making what is basically sleeping in a tent in a field a superb experience. It's the finishing touches that make a big difference: a little vase of fresh flowers on arrival, customising the bedding to my children (2 boys, 1 girl). The tent was spacious and unlike previous camping trips, didn't get stuffy or our clothes didn't get damp :-) It's also handy to just arrive without having to pack all the extras usually needed for camping. Stove, crockery, Cutlery, washing up bowl, washing up liquid, tea towel..even toilet roll is provided! We will definitely be coming back!!

  • As a first time 'glamper' Gorsey Meadow has set a very high standard. Tents were exceptionally well equipped with all you could wish for. The meadow is very quiet with excellent ablution facilities. Sam was very welcoming and gave us lots of ideas of where to go. The fresh flowers were a lovely touch too. Highly recommended.

  • Super. Great airbnb experience

    Erik2016-08-25T00:00:00Z
  • Sam was a great host, very helpful, friendly, and easy to contact. She greeted us on the campsite when we arrived and called down before we left too. The tent was lovely, such easy, comfortable camping with everything we needed, the beds were very comfortable too. Gorsey meadow was a great spot, the kids loved playing in the field and on the swings and didn't really want to leave the site, but we did manage to drag them away for trips to the Broads and the lovely beaches nearby. The honesty shed was very useful, both for essential supplies and toys and books to borrow. We would definitely love to come back. Thanks for such a great stay.

  • Karen and Kevin were there to greet me and show me around the lovely cottage attached to their gorgeous house. The gardens are absolutely stunning from the private patio area with country garden plants in every nook and cranny to the acre or so of gardens which I was welcome to visit and look around at any time. I was treated to a short visit from Rolo and his pal who are the sweetest, friendliest dogs ever but who are not allowed into your garden except by express invitation :O). The house is decorated using high quality materials like solid hardwood floors, separate heating, washer / dryer, luxury bedding etc and Karen provides everything you could possibly need for a lovely breakfast. I was treated to croissants and pastries every morning heated and hand delivered - what a pleasure mmmm. Every part of the house is spotless and well maintained right down to the flower arrangements and plants in every room, a real home from home. Parking is easy and restaurants and take-aways in situated in close proximity. If you are staying here please pay a visit to the Ugly Bug Restaurant 10 minutes away it will make your holiday or business trip complete with very reasonably priced meals cooked to perfection. All messages and requests were answered quickly and in a very friendly way, this house is definitely suitable for both holiday makers and business travellers.

  • We where made to feel very welcome upon arrival, Good communication between us and the host allowed a smooth arrival, stay and departure at the Walnut Cottage. The breakfast offered/provided catered for both me and my partners liking and frankly was amazing! The bed was very soft, which gave us an amazing nights sleep. Even our newborn slept through the entire night....for the first time. The House has a relaxing and warm feeling which makes you feel right at home. The garden was beautiful and peaceful, on our first morning we enjoyed our warm fresh croissants in the garden and it could not have been better. We had an amazing weekend and would definitely stay here again when we are in the area. 10/10 all the way!

  • Karen was everything you could hope for in a great host; there to greet us, show us round, help with any queries. The accomodation itself is more a one bed cottage than an annex; wonderful, spacious, beautifully furnished yet retained its cottage cosiness. For us the dogs were an added bonus and ours didn't want to leave. Thankyou Karen, we hope to come again. Lucy and Tony

Modern holiday lodge in rural Norfolk. Master bedroom with ensuite, twin room, plus sofa bed in lounge. Tranquil location, but very close to local amenities, Tesco, Aldi, Lidl, McDonalds, leisure centre, ten pin bowling. Café/bistro on site.
  • Plush and comfortable cabin in lovely, child friendly grounds, we had a fantastic stay at Zoe's place! We were a group of 4 adults and 2 small children (21 months and 3 months) and enjoyed all the comforts of home in this clean, roomy home. Yaxham holiday park is also great for kids, with really nice play facilities and toys and plenty of ducks and goats to keep little ones amused! The onsite cafe is also very nice and we can recommend the hearty 'Yaxham Breakfast'.

    Alexander2017-07-23T00:00:00Z
  • We had a fantastic holiday at zoe's place. The lodge was beautiful and clean and had everything we needed and more. There were spare toiletries if needed and some brekkie bits too, from tea and coffee to cereals and milk. Even salt and pepper which is always a plus in my book. The site where the lodge is is good. Nice little cafe, very basic shop, fishing lake - for beginner fishermen I would say rather than serious fishers. It really is a beautiful place to go with the steam railway line nearby. We hired a day boat too from near Norwich which took about 40 minutes to get to. It was also a great location for dinosaur adventure land, which was 20 minutes away - fab day out with the kids. I would totally recommend staying at this lodge. Zoë was great and very helpful beforehand and during with any queries we had. Can't wait to go back!

Clean and fresh in the heart of the county of Norfolk, tranquil and relaxing Plenty of birds and wildlife on your doorstep. Just 10-15 minutes from the NorfoLk Showground! its the perfect location for exploring Norfolk .
This property is accessible for people with mobility difficulties as is on one level with a ramped access. There are wide doorways a spacious wet room. The property is cosy, bright and peaceful and comfortable!
Its peaceful, clean, safe and has a fantastic atmosphere
  • Very comfortable Lodge. Angie was very helpful with all local info about the area, where to go and where to eat and etc. Bedrooms were comfortable and clean . Angie covered all questions we had and was friendly and gracious. Free eggs and Bacon in fridge made two delicious breakfasts for 3 of us.

    Amir2016-07-30T00:00:00Z
  • We've just returned from a lovely relaxing weekend at Pine Lodge where Angie and Karl made us feel really welcome from the start. The lodge itself was warm and very clean and we especially liked the extras - eggs, bacon and milk in the fridge and plenty of tea and coffee for us to use. We even had a special welcome from their two dogs! Was greeted by a squirrel just outside our bedroom window when we drew the curtains back one morning - rural, peaceful, friendly!

    Wendy2016-02-21T00:00:00Z
  • Angie and her lodge were great. Free range eggs and bacon for breakfast curtsey of Angie's chickens. Lovely little village not far down the road

    Philip2016-04-03T00:00:00Z
  • We had a pleasant few days at pine lodge. The place was spotlessly clean, bed linen was nicely scented. I found it well situated for visiting family but also our trips, to gorleston beach and the funfair at Great Yarmouth as well as fairhaven wildlife gardens, were only about 35-45 mins away.

    rachael2016-08-19T00:00:00Z
  • Smart clean and practical chalet with all facilities required for family break plus excellent outdoor space for eating / relaxing. Bunk bed suited children. Convenient for Norwich. Many thanks.

    Sally2015-08-08T00:00:00Z
  • Angie is a very relaxed host and provided us with eggs from her very own chickens and bacon, and a vase of beautiful daffodils for easter weekend. She very sweetly had a little egg for our 3yo daughter too. The kitchen is well equipped for preparing a meal and you will find salt, pepper, oil and tea and coffee. The property is a comfortable warm and fairly new cabin adjoining one other so could also suit a small group. We stayed as a couple with a pre-schooler. They are situated on a country lane overlooking fields and there is a nice space for outdoor dining when its a bit warmer. Beautiful daffodils everywhere! You will need a car, and there is one village shop within walking distance but it has limited hours. There's a lot to do locally with a car though and we especially enjoyed the dinosaur adventure park (although we didn't enjoy the price).

    MamaKel2016-03-30T00:00:00Z
  • We spent 3 nights at the Pine Lodge and our friends stayed at the Acorn Lodge. Angie was very kind, helpful and warm. We had complementary eggs and bacon and Angie provided us with delicious meat for the barbecue. There is a large area outside where the kids can play. The lodge was clean and comfortable. We had a great time and highly recommend Angie’s lodges as a base to visit Norfolk.

  • Had a really nice stay here, it's exactly as describe. We found it very relaxing and cosy. Communication was easy and the pub (2 minutes walk away) does very good food. I really recommend this place if you want a quiet break. Also, there's a lot of great walks all around.

  • We had the most wonderful stay in Anne Marie's cabin by the river, it truly is such a beautiful secluded spot, but with lots of places to visit so near by. Anne Marie was such a great host and extremely friendly and welcoming. The cabin itself was perfectly equipped and had everything you would need, including a pint of milk in the fridge to make a cup of tea as soon as you arrive! We will definitely be back to visit soon! Thank-you!

  • Beautiful little place, warm and cozy. We felt very relaxed and at home. Within easy reach of many beautiful places. Thank you to Anne Marie for hosting us! :-)

  • Beautiful little cabin that has everything you need, well decorated, comfortable. Great for a romantic weekend away. Norwich is not far, around 20 min. We found a great little vegetarian restaurant in Norwich called Wild Thyme and in the royal arcade was a famous patisserie,we had macaroons while sitting in front of the cabin watching the river. Village is not hard to find but we had problems to locate the house as it is not visible from the road and does not have any sign. But it is the first drive in after you cross the bridge and I think it was the first house once you get to the village coming from Norfolk. Anne Marie was very welcoming and friendly, she has a beautiful dog which was an extra bonus. Cabin is in front of the owners house but we did not see her all the way true so it felt like we ware alone. Also note that there might be someone fishing just in front of the cabin , again we did not feel it was a big issue at all. Place is as described and there is a beautiful walk not far from the house . It is also not far from Holkham so that was a bonus, around 30 min drive.

Discover a secret meadow and spend summers days in the heart of rural Norfolk with a thatched Iron Age round house as your living room with a Yurt as your bedroom. With wood burning stove and secluded location a perfect quirky retreat.
The most striking thing about the location is the Iron Age Round House, built in the traditional methods (but not all traditional materials!) set amongst living willow fences with a camp fire at its heart. Next to this is the yurt with the wood burning stove and bureau. There is gas cooking facilities in the Roundhouse and a large solar panel provides the electricity needs for running small items such as lighting and laptops, phone chargers etc.
The walks around this part of Rural Norfolk are beautiful. There is significant history to be found as Norfolk, and especially around here, Saxon Round Tower churches are common. Nearby Mattishall is also where the Mattishall Horde was discovered. Norwich is just 12 miles away and boasts an amazing Norman Castle and of course, Norwich Cathedral plus much much more.
  • A great place to press the pause button! We had a great time in this quirky but special place. We kept our eyes open for bears but saw nothing more sinister than a grazing deer. Will definitely be back!

    Kay2017-04-16T00:00:00Z
  • Met at the gate, showed us around and how everything worked. Left us in peace which was what we really wanted. We had a great time, everything worked. We would certainly go again.

    Jane2016-07-26T00:00:00Z
  • Stayed for two nights, hosts were lovely and very accommodating. The site is fantastic, roundhouse is a great space and the yurt very cosy! Would definitely return!

    Hannah2015-07-01T00:00:00Z
  • Warm friendly welcome when we arrived with a tour of the farm and the Yurt and Iron Age roundhouse and the various other facilites. We thought the whole place was very very fairy tale looking especially after dark with the wood burner and candles lit. We were there on a particularly wet weekend and it was still really great for us. I could imagine on a dry night it would be magical to be outside under the stars around the campfire

    Annette2016-06-27T00:00:00Z
  • The Roundhouse and Yurt were absolutely lovely. Perfect back to basics retreat. Great to feel like you've dropped out for a couple of days but also to have a few touches of the 'modern world' with the indoor lighting, phone charging facilities and HOT outdoor shower - which was brilliant! Would highly recommend a visit.

    Charlotte2016-09-10T00:00:00Z
  • Guy made us feel very welcome, he was extremely friendly and showed us where everything was and how it worked. We loved our stay, it was fun and very different to anywhere we had stayed before. We made a campfire outside, cooked on the gas stove in the roundhouse, and experienced the eco loos and outside shower which was all part of the fun! Would definitely recommend this magical place!

    Emma2016-09-22T00:00:00Z
  • A quiet and unique experience. Very well kept and historic property! Teresa and her partner were excellent hosts, obviously passionate about their property and very helpful. Would highly recommend.

    Sara2017-05-23T00:00:00Z
  • Teresa was very welcoming and helpful, giving us tips on the local area and getting us settled. The yurt and roundhouse were absolutely brilliant. We had a great stay and it was certainly the relaxed experience we were hoping for. If you're looking for an alternative night away this is it, such a unique place and great to have it all to yourselves. Would definitely visit again.

The accommodation on offer is a double room in my 2 bedroom end terrace (1930's) with parking directly outside. Could possibly accommodate a child in the bedroom also - there's room for a blow up mattress. My approach is informal - guests are welcome to use the kitchen to prepare their own food and I'm happy to provide breakfast ie help yourself to what I've got in - usually a good variety. At home is usually myself & very placid greyhound. There's a back yard and enclosed back garden.
The house is basically '2 up, 2 down', bathroom is upstairs. There is a backyard with table & chairs and a private garden with lawn and shaded areas.
Dereham is a Norfolk Market Town - now quite busy. The immediate environment where the house is located is quiet and away from the main road. There are a few interesting historic buildings in the town quite a few pubs, a restaurant and the usual mix of fast food take aways.
  • Chris is very kind and he always asks if you need something. The room and the bathroom was very clean. Thank you again for the lift !

    Alexandre2017-08-12T00:00:00Z
  • Chris is a great host. We have used AirBnB many times and Chris is definitely one of the nicest hosts we've encountered. He has a small, but nice house with a large clean bedroom and bathroom. Chris was kind enough to allow us access to use the kitchen and is very knowledgable about Norfolk, so do pick his brain! Thank you, Chris! P.S Chris also has a dog (a beautiful, friendly greyhound) so just be aware of that if you are allergic/etc.

Lovely characterful cottage, set in the heart of a Norfolk village. The internal decor is that of a boutique hotel, offering all the amenities you should require for special break away. The house is located 2 doors away from the award winning Fox pub and the village offers a shop and some lovely countryside walks. Lyng is situated midway between the historic city of Norwich and the beautiful beaches of North norfolk, Wells, Holkham and Brancaster. Approx 3 miles from the dinosaur park.
Cosy listed cottage, with low ceilings not suitable for exceptionally tall people. The cottage offers accommodation for 4 adults. Should you require to rent the cottage with single room occupancy for 2 people I would be able to offer a special rate of £75 and £5 cleaning fee.
Friendly village including shop and The Fox, award winning pub ( Norfolk pub of the year 2016). Very close to the popular Norfolk attraction The Dinosaur Park, a great day out for families also good for wet days as has a large indoor play area.
  • What a lovely cottage. Me and my cousin with our girlfriends stayed there for 1 night before a wedding. I could have quite easily stayed there all weekend. Clare was very accommodating on our stay.

    Alison2017-08-16T00:00:00Z
  • Very nice cosy cottage in a lovely part of rural Norfolk. Service from owner was excellent. Only negative is the extremely low ceilings and not so friendly for infants to walk around.

  • We loved the fact we could check in early and leave late, allowing us to go for lovely walks and have a great mini break even though it was only one night! Check in was really simple and easy and Claire had left a wonderful breakfast and some fridge essentials for us. The cottage was absolutely stunning, the contemporary style and decor is like a boutique hotel where the photos definitely don't do it justice. The beds where comfy and bathrooms where luxurious. The courtyard garden was brilliant for having drinks in the sunshine followed by a wonderful meal at the pub a couple of houses down from the cottage. We would certainly love to stay again!

    Tina2017-07-16T00:00:00Z

  • The cottage was lovely such a great little find right next door to an award winning pub. Really easy to locate and gain access. We stayed here with family and the beds are super comfy the kitchen well stocked with cooking utensils and loved the split kitchen diner/lounge great log burner. Bedrooms were beautifully decorated as were the two bathrooms. Great for a short stay just what we needed and we made full use of the lovely court yard when it was sunny. Thank you Claire

    Kelly2017-06-25T00:00:00Z

Three-storey town house in a quiet cul-de-sac in Dereham (shown on some maps and signs as East Dereham), an easy walk from town centre, amenities and the mid-Norfolk heritage railway. Dereham is a great base for exploring the north and east coasts (good birdwatching), west Norfolk (historic King's Lynn and Sandringham) and the Broads. Easy access to Norwich by car and bus. Guest room is up two flights of stairs and we have a cat.
Good sized bedroom and shower room on top floor of 3-storey town house. Plenty of privacy. If you wish, we will offer a "continental" breakfast at no extra charge.
Dereham (also known as East Dereham, although strictly it ceased being called this in 1992!) is a busy market town with mostly free parking, giving you time to stroll around. There are museums, simple shops, a leisure centre, a golf course and lovely meadows to explore. Further afield are wildlife sites, both inland and on the coast, and the City of Norwich with its magnificent cathedral. The mid Norfolk Heritage Railway (just a short distance from our house) hosts a number of special events throughout the summer and Dereham is also home to an annual Blues Festival in July.

Sunny room with a comfy superking bed, light and airy. The room comes with access to a downstairs bathroom with shower, toilet and sink. The shower room is used by guests of this room and our snug room (see my other listings). If you stay whilst there are no guests in the other room, the shower room will be for your sole use. Located next to Yaxham MNR Station on a quiet country road. Wifi, printing, TV all available. Included in the price is a delicious full breakfast served in our dining room.
Our home is an old pub, which was converted into a house around 50/60 years ago. There's plenty of space and privacy, as well as an enclosed yard which is a suntrap in the warmer months. We're right next to Yaxham station, perfect for watching the steam trains go by in the summer months May-August. Quiet, peaceful location.
We love our rural location. With no street lights, the quality of sleep we get here is great. As we are both ex-Londoners (although Dan is from Yaxham), when we moved back here permanently, we fell in love again with the peace, quiet and starry skies you can gaze at on clear nights. Our village is a friendly one, so knowing our neighbours and being part of such a nice community is a huge plus for us. There are nice walks and winding country lanes perfect for cycling on our doorstep, or it's a 40 minute drive to beautiful coastlines such as Wells. Just 2 miles from Dereham and the A47 which connects you to the rest of Norfolk.

Perfectly located in Mid-Norfolk, with Norwich’s shops & bars and the coast both in close proximity. Elsing is a charming village with the local pub and fishing lakes across the road. Lots of other rural pursuits are on your doorstep too including cycling trails and walking.
The annex has fantastic underfloor heating throughout, a 42" flat screen tv, wifi and ample gated parking.
  • A lovely annex with charming hosts and beautiful gardens to relax in. The house is clean, modern and nicely furnished. (Lovely towels). Also has wifi, much needed in the phone signal black hole that is Norfolk. Judy and her husband were welcoming and friendly but also gave us space. I was a guest at a local wedding where most people complained about their accommodation at local hotels. I felt quite smug coming back here for two nights. The perfect choice in the area.

  • The time we spent at The Guild House Annex was fine, even though we had to ask for some cooking utensils which were then provided, right up until the moment we were leaving when the hosts husband was in charge of the electric gates and mistimed their opening/closing so that the gates scraped our car down one side. Despite saying, at the time, "send the bill to me" he now denies all responsibility and has told us to claim on our insurance. We are disappointed at his attitude and face a £1400 bill to repair our car.

    Madeleine2016-08-27T00:00:00Z
  • Lovely, clean, quiet location. Short walk to the local pub serving meals.

  • We had a lovely stay here. The annex is in a beautiful setting and is easy to find. Judy was a superb host and the place was clean and well serviced. Would definitely return here.

  • Judy's home is quaint and exactly what we were after for a short weekend break. We were greeted by her friendly dogs and some home made biscuits which was lovely after a long drive. We would highly recommend staying here and will hopefully be back in the future. Thank you!!

You have this romantic thatched cottage all to yourselves! Sleep under the eaves in the unique mezzanine bedroom. Luxuriate in the Jacuzzi. Treat yourselves when ever you want to the delicious breakfast ingredients put in by your hosts, Debbie & Ant.
Totally unwind in this magical space which is just for you. Breakfast when you like with super ingredients supplied. Walk round our fields and woodlands, enjoy the views and listen to the birdsong.
Lovely rural surroundings but with easy access to Norwich, a very beautiful historic city.
  • What a lovely place to stay! Debbie was very easy to communicate with and was accommodating of our change in arrival time. Ant was very helpful in booking us into dinner at the local pub (just a short stroll across the field!), leanding us bicycles to explore the area as well as with direction and recommendations of what to see. Put into the mix the lovely local produce supplied for a full cooked breakfast, it was just the country escape I was after. Would happly go back again :)

  • Beautiful property in a picturesque location. Ideal for a weekend getaway. I was pleased to find a selection of organic goodies in the fridge and cupboards for my stay! Debbie was a very warm and friendly host.

    Cristina2017-06-30T00:00:00Z
  • Debbie's little buttery is beautiful and comfortable, we only wish we had had longer to explore the beautiful grounds. The breakfast supplies were very welcome too!

    Hannah2017-07-09T00:00:00Z
  • The cottage was more than you could ask for. Perfect place to recharge in the country side. Debbie and her husband were brilliant hosts answered any questions and left breakfast food for us with everything you would need really, so thank you. Would most definitely go again and recommend to visit. Perfect little get away.

  • We felt very welcome and had a lovely stay - the estate was beautiful and very relaxing, and the Buttery was just right.

    Elisabeth2016-07-30T00:00:00Z
  • The old buttery has got a second life thanks to Debbie. It has been renovated with careful attention to details. Its luxury is far to be ordinary and it is one little place not easily forgotten. The fridge and cupboards were packed with fresh and delicious produces fit for a king breakfast. After a long sightseeing day, the place felt so cosy and homely. Debbie is a helpful and attentive hostess. Highly recommended.

Good honest accommodation in an old farmhouse on a working farm. Enjoy the peace of the countryside with easy access to local market towns or the beautiful city of Norwich.
An old farmhouse within a beautiful setting. Rustic charm combined with clean homeliness. You'll feel like you're the only ones here with the space and peace (most of the time!!!) It's a bit of a walk to the lounge and most guests enjoy the privacy of their rooms. Cold in winter and cool in summer and some lovely walks. I wouldn't live anywhere else.
No pedestrian paths. 1/2 mile from local shop/post office/cash and pub. 3 miles from A47 Honingham, Barnham Broom turn off. 5 miles from A11 Wymondham, Barnham Broom turn off. 10 miles from Norwich city centre. About 50 minutes from any coast, the incredible Norfolk broads and some amazing stately homes. Fab theatre, cinemas, restaurants etc. So much to see and so much to do. Got to love it!

Kingfishers Retreat is a great base for exploring Norfolk, close to historic Norwich and within easy reach of the Norfolk Broads and beaches. There is a half acre of beautiful shared organic garden fronting the river Tud which can be seen from the patio window. It is on one level, with parking directly outside. The single bed can be put in the lounge but this is a through room.
The property is approached from down a long drive with parking directly outside. It is very quiet and spacious being all on one level. The entrance is into a well equipped kitchen diner. The lounge is large and overlooks the main garden; it will easily accommodate the single bed, if required. In the bedroom there is both a king sized bed and a single bed. The bathroom has both a large shower and a separate bath, with a wall mounted fan heater. Heating is night storage radiators, with back up oil filled radiator and fan heaters. There is a private patio and full use of the owner’s garden. We have aimed to make Kingfishers Retreat somewhere we would like to go to our selves.
Honingham is a quiet village with a pub 300 metres away and easy access on to the A47 to travel into Norwich or to Dereham and beyond. The property is close to a number of golf courses, with Barnham Broom 10 minutes drive away. There are both coarse and trout fishing lakes nearby. There are cycle routes in the locality including Marriots Way. The coast is a 50 minute drive away, as well as a number of National Trust properties.
  • A lovely bungalow with all the facilities you could want (the kitchen was well equipped enough for us to make a nut-roast and all the trimmings on Easter Day!) Great as a base for exploring Norfolk (as long as you have a car!) We recommend visiting the seals at Horsey Bay and Hillside Animal Sanctuary! A lovely view from the living room of the property as well - we didn't have time to explore the extensive garden, but enjoyed seeing the pheasants and other wildlife wandering past the patio doors! Picking up/dropping off the key was very easy as the owner lives next door.

  • Communication was great! Our operatives were very happy with the accommodation and I hope we will be able to stay there again once we are in the area.

  • 0This is a superb property in a great location. The accommodation lacked for nothing. And the view from the patio doors is just delightful. I have no hesitation in recommending this property and it fully deserves 5 stars. Thank you Anna.

  • A lovely, well-equipped bungalow; the garden with the river at the end is beautiful and an excellent place to watch wildlife. Anna and Robert are welcoming, friendly and helpful. The bungalow is well situated for access by car to lots of places in Norfolk.

  • Lovely secluded farm setting. Very quiet, but close to where we needed to be. Vanessa was the perfect host, no complaints here and would absolutely stay again. Fresh bread and accompaniments on arrival were a nice touch!

  • The whole stay was fantastic, the Breakfast items we were given where a lovely added bonus. Very comfy bed, great space and a very enjoyable stay.

  • We had a great time at Honingham! Vanessa was great at responding to our emails before we arrived and introduced herself on our first day. She also generously left breakfast supplies for us. The barn is really nicely done up - it is spacious but cosy and had everything that we needed for a week away. Honingham is very quiet and peaceful but you can be in the centre of Norwich within 15 mins, or the coast within 45. There is also a giant Sainsburys 10 mins away for supplies!

  • I have stayed here a couple of times now when traveling with work. This is a fantastic place set within the relaxing countryside. Very clean and tidy and works out cheaper than staying in hotels. Would recommend for anyone wanting a holiday or travelling with work.

  • Me and my best friend wanted a quiet girls break in a relaxing, quiet, environment that was spacious enough for us to have our own rooms and a sofa each to watch our films. We also wanted to be close enough to the seaside and Norwich city centre. We got all of those things at Jean and Robert's place. We had a lovely stay and came home feeling refreshed and relaxed which exactly the point of our mini break. Thank you!

    Jade2016-11-06T00:00:00Z
  • Jean greeted us upon arrival and talked us through everything that was necessary. We loved staying here and will definitely return. Jean and Robert put no pressure on us to leave at any specific time on our departure date which, for us, was a massive bonus. The property itself is really really spacious and also very clean, as well as kitted out with anything you may need.

    Stephen2017-06-11T00:00:00Z
  • Jean and Robert have a wonderful annex, much larger than expected. Very tidy and clean and we received a very warm welcome. They had provided everything you could need and instructions are available for everything at the property. We stayed here for a week while we viewed properties for us relocating to Norwich. It was a very nice area to stay in. Would highly recommend staying here and I shall certainly be passing on jean and Roberts details to friends and family for when they visit. Very family friendly.

Great utilities - large kitchen with dishwasher, excellent wifi connection by Norfolk standards which meant I could work in the evenings. Will be checking out the village pub on my next visit which is less than 200 yards away. Would definitely stay here again.
