Very much off the beaten track this self contained accommodation offers unspoilt views over Suffolk's traditional landscape, perfect for that getaway break. 10 miles from the Heritage Coast The west wing adjoins our Suffolk 16th century farmhouse.
Access to the property is via a quarter of a mile very unmade up track. Unless you are a fitness fanatic own transport is a must but be advised that lowered cars or those with sports suspension may not be going home again. The single storey dwelling includes kitchen/diner with Aga cooker and microwave, a large double bedroom with door through to bathroom with shower and a comfortable sitting room with TV. Built only 10 years ago there is underfloor heating throughout, TV and Broadband Wifi. Whether you are seeking self contained privacy or a base to explore this wonderful area from, come up and try it. Sat Nav will find us.
A very peaceful and tranquil spot but within easy striking distance of the coast, the historic market town of Framlingham and the twin delights of Woodbridge and Southwold. The renowned arts centre that is Snape Maltings is but 20 minutes away.
  • Marye and James have a beautiful place in a lovely remote spot. There is a good space; very cosy kitchen with an aga. (I really enjoyed reading Mary Berry's aga cookbook.) Views from the kitchen are great and you can watch birds while eating your breakfast. There is a very comfortable bed with great views overlooking the fields. Copious amounts of hot water. As Marye has made clear in her listing the track up to their farm is very rough. Our car, a Peugeot 308, was temporarily grounded even though we were driving up with two wheels on the centre ground and two wheels on the edge- we then had to swap over to the other side of the track to avoid a rut on our edge and ...... However, Marye told us about a secondary grassy track which was great as there was no rain while we were there. I wouldn't let this stop me going again as it is a wonderful place and once you've arrived and unpacked the car you could easily park the car at the beginning of the track and walk up and down each day.

  • Wonderfully quiet place to stay. Located about half a mile up a dirt trail (very bumpy!) Marye was a lovely host, made sure we felt welcome, but gave us the space that we wanted. The home is filled with so much character and love, it really felt like staying at a home away from home.

  • We were made to feel most welcome by Marye and her brother Richard who greeted us on our arrival. We were directed to a better access route for our trips in and out . The better route being more difficult to direct visitors to for their first stay. Everything was perfect for a most enjoyable stay. We will be sure to return in the near future.

    Holly Lodge is an interesting Grade 2 listed house, with history dating back to 1690. However, modifications and updating has been carried on through the 19th, 20th and 21st centuries. we hope that there is a balance between the ancient and modern results in appeal and comfort
    Saxmundham is a small market town, with good shops and a train station. 3 miles from Snape Maltings, six miles from the coast.

  • Booked here for a luxury night at the end of a festival weekend and Rosie couldn't have been more polite, accommodating and genuine. The house is wonderful, our room had loads of character and was very comfortable. A nice healthy breakfast was exactly what we needed too! Shame we didn't have time to stay longer, drink more tea and explore the surrounding area. Maybe next time. Would gladly stay again!

  • Rosie was an absolutely wonderful host. She claims to be new to the game but it's hard to believe. She made us feel incredibly welcoming, making us tea and trusting us with the run of the house when she was out. She even let us play the piano. She was also extremely helpful with regards to Aldeburgh Festival, which we were there to see. The house is a charming, creaky old thing with beautiful nooks and crannies, the room was large, impeccably clean and the beds unbeatably comfortable. We slept very well indeed. Breakfast was fresh and good quality, and the rooms were laced with a variety of interesting teas and coffee, fresh fruit and chocolates. The shower is very powerful. Incredibly good value for money, and highly recommended. If I come back to the festival next year I'm coming straight back here.

    Saxmundham is a small market town, the market is on Wednesdays. Although we are in the centre of town, it is very quiet and private. An excellent restaurant is less than a minute's walk for dinners, and also first class fish and chips, Indian restaurant, Thai food and also a Chinese take away.

  • Rosie provides a really warm welcome - I felt very comfortable. The bedroom is warm, clean and homely, with a choice of two shared bathrooms; a bath in one a shower in the other. The breakfast is a healthy one with plenty to eat, set in the kitchen warmed by the Aga. I welcomed the opportunity to use the lounge on my first afternoon, as Storm Doris swept her way through Suffolk I chose to stay put. Rosie and I watched TV in the evening whilst enjoying the open fire - perfect !!

    Our guest room is a spacious double with en suite wet room with shower. The room is on the ground floor, with easy access, comfy bed, tea and coffee making facilities, desk and wifi. Breakfast - we firmly believe this is the most important meal of the day so we offer a Full English, croissants or porridge, plus cereal, toast, fruit etc. Situated in a quiet residential close with easy access to the A12, Saxmundham railway station and the heritage coast. Ample parking is available on the road.
    Our house is in a quiet residential area, with access to good local amenities and straight into the countryside. Walks and cycling from the door, with Snape and The Maltings Concert Hall, Aldeburgh, RSPB Minsmere and Southwold close by.
  • We had no problem finding the house, with the assistance of our satnav. It's located in a cul-de-sac and there is ample street parking. The room is spacious and the breakfast was excellent.

  • This was perfect for what I needed, a reasonably priced and convenient place to stay. I was only 10 minutes from the concert hall at Snape Maltings. Esther and Paul were LOVELY, nothing was too much trouble, and the room was cosy, warm and comfortable. One of the best bowls of porridge I have had for a while too! Would highly recommend this and I'll be back if I have another concert at Snape!

    A gorgeous haven for couples, it is a wonderful holiday base throughout the year, with coast, countryside, culture & food on the doorstep. Days at the beach, sailing, walking, golfing, fishing, bird-watching, relaxing galore! This lovely Victorian stable's cottage is in the heart of Saxmundham on a quiet street, 100 yards from Saxmundham train station and 200 yards from Saxmundham high street. Stable cottage is a lovely cosy cottage, full of character and exceptionally comfortable, clean and well-equipped, including the use of unlimited Wi-Fi and super fast broadband. Stable cottage is close to an excellent selection of shops, restaurants, characterful pubs, excellent art galleries and a museum. The cottage is also a few paces from one of the best fish and chip shop in Suffolk. There are excellent restaurants just a couple of minutes walk away.     Saxmundham is a small, friendly market-town (market-day Wednesday) on the River Fromus, a tributory of the River Alde.     Our cottage is a lovely, warm and cosy holiday house, which has been converted from the original stables. Situated within our garden and orchard, up to 6 people can enjoy the peace and quiet of a country location, within 5 minutes walk of the station and extensive shops in the small town of Saxmundham.
    In our garden we grow lots of fruit and vegetables - which we bring to our guests, along with eggs from our chickens. If you are taking a rest from cooking on your holiday there are lots of options to eat out from local pubs, to the delicious restaurants of Aldeburgh and Southwold.
    Saxmundham is a historic market town with local shops and amenities and two major supermarkets. The train station is a 5 minute walk away.

    Set in the lovely east Suffolk countryside, 2miles from historic Saxmundham and Aldeburgh, Thorpeness, Southwold and Orford castle all within 15 miles. If you love the great outdoors then this is just perfect,beautiful walks, history ,fishing and the sea. We bought a brand new caravan this October. The site offers heated outdoor pool(subject to time of year),tennis court ,gym,restaurant, shop and club house, all available for you to use for a couple of pounds for the week.
    My caravan has all you need for a comfortable stay, all duvets and pillows are supplied all you need to bring is duvet covers, pillow cases sheets and towels . As we use the caravan when we can you will also find toilet rolls,washing up liquid etc.there for you to use. central heating for those chilly nights and mornings. This is a brand new caravan, double glazing, lovely shower and central heating via radiators ,fridge freeze and a four ring hob and oven,everything you need for a great stay.Your in a lovely country park with two beautiful lakes, ideal if your a fisherman, permits from park reseption.
    The park is quiet and peaceful, the caravan is just a stones throw away from the lake. Plenty of wildlife about, birds singing. Framlingham castle is only 6 miles away and a must visit. You have Aldeburgh, thorpness and Southwold all within a 15 mile radius.
  • Absolutely amazing place on an amazing site. I fully recommend staying here. Nice, clean and quiet. The facilities on site are top notch and the bar is open till 9. Enough for a few pints and a couple of games of pool. Everything you need is in the caravan so just bring your sheets and a towel and book Richards place!

    The village is well placed for access to the coast at Aldeburgh, Snape Maltings and the river at Woodbridge.

  • We decided to return to the same place as last year, as it had everything that we wanted from a few days away (5 days). Once again, it lived up to our expectations - such a perfect, quiet spot with amazing accommodation. The area is lovey, particularly for those who like the out of doors. (RSPB, National Trust, beaches and lovely walks) Lots of information in the house to look at. It was lovely to come back in the evenings and know that the place was warm, comfortable and had everything we required. We would not hesitate in recommending this place to friends and would return again, without doubt.

    A lovely detached grade 2 listed cottage in a quiet location with village green to the front and nature reserve to the rear. Recently renovated and very cosy with log-burner for winter evenings and outdoor garden seating for if the weather is fine. Even if it isn't the French doors open from the dining area so you can enjoy the garden while you're eating. The cottage has dishwasher, washer and dryer. Just a few miles from the coast and Aldeburgh, Snape and Orford are all within easy reach.
  • We spent 7 weeks in the Fran's house. It is a beautiful house for 3 people located in the Suffolk (2 big beds, one smaller). The house is located at about 1km from the A12, which is convenient to travel around. The house got a small garden backyard, which could be very pleasant with a good weather (for the summer). The accommodation got everything you need (washer, dryer, dishwasher, Wi-Fi, ...). Fran was not there for the stay, but she ensured that we got everything we need before our arrival. Moreover, a cleaner came every week to take care of the house.

    Apple Tree Cottage is a 17th Century oak timber-framed thatched cottage in a small Suffolk village on the edge of a country estate, brimming with historic charm but with the comfort of all mod cons. Comfortably accommodates 6 in the three bedrooms plus extra guests on two downstairs double sofabeds. If a relaxing haven is what you're after look no further! Originally two cottages, now joined together forming one home, there are beautiful traditional oak timber frames and beams, the original Suffolk brick floors and open Inglenook fire places. The cottage is arranged over two floors.  The ground floor has an open plan sitting and dining area with comfortable sofa and chairs piled with cushions and throws, a cosy woodburner, rugs on the floor, and a farmhouse style dining table which can accommodate up to 8 people.  The kitchen opens off this area and is well-equipped with fridge, freezer, dishwasher, microwave, electric hob and oven, Nespresso coffee machine (coffee provided) and all the crockery, cutlery and cooking equipment you would expect to use. There is a further separate sitting room with large corner sofa which can open up into a double sofabed sleeping two.  This room also has an open Inglenook fireplace and is home to the TV with DVD/CD player, AppleTV and surround sound system.  We have a selection of DVDs, books and games for you to enjoy. The spacious main bathroom is on the ground floor and contains a walk in shower, freestanding double-ended bateau style bath with handheld shower, basin and laundry cupboard housing a washer/dryer, iron & ironing board.  Here, should you wish you can dim the lights, fill the bath with bubbles and steaming hot water and gaze out onto the garden during a long relaxing soak! Upstairs, two double bedrooms are accessed by the main, original wooden staircase.  Both lead off a small landing area; the master bedroom has a high vaulted ceiling with original oak beams, a kingsize bed and small ensuite bathroom with loo and basin, the other with a double bed and more oak beams. The twin single bedroom can be accessed either through the double bedroom or via it’s own separate staircase. All bedrooms have comfortable beds & mattresses, high quality pure cotton bedlinen, cream carpets and windows with views overlooking the garden and open countryside. You can even reach out of the master bedroom window to pick an apple directly from one of the apple trees at the right time of year! The cottage has wifi with broadband connection and Bang & Olufsen wireless music player, compatible with apple or Android devices.  There is a selection of board games, cards and children's toys etc... for your use. The garden is secluded and quiet. It is a typical English cottage style garden with different areas to use and enjoy; whether it be eating lunch or dinner at the outside table under the shade of the apple trees, enjoying breakfast on the patio just outside the house, relaxing on a sunlounger, playing a game of table tennis, swinging in the hammock, reading a book on the bench under a tree or enjoying a glass of wine in the summerhouse watching the birds. There is a charcoal BBQ for your use - please remember to use a safe distance from the house and thatched roof! And plenty of garden games; full size outdoor table tennis table, croquet, boules, cricket, badminton etc... For children there’s a trampoline, wooden tree swing and rope tree ladder to play on. At the right time of year the apples will be in plentiful supply on the trees. Please help yourselves - they make wonderful crumbles, pies and chutneys. There is parking for two cars on the gravel under the trees. If you have visitors and need extra parking you can also park a car on the grass under the apple tree. Train station with link to London via Ipswich and big supermarkets Waitrose and Tesco are 1 mile away in Saxmundham.
    The cottage is a wonderful place hole up and relax and simply enjoy the gorgeous country setting, but we are also no more than a 20 minute drive from all the attractions of the local area including beaches at Southwold, Aldeburgh and Walberswick, Framlingham Castle, Orford Castle, Minsmere RSPB reserve, Dunwich Heath and forest, Rendlesham forest, Woodbridge, Sutton Hoo National Trust Viking site. Some of our favourite activities are going to beach at Walberswick where our children like to play in the sandy dunes and spend hours catching crabs in the creek; horseriding over to Iken bay, fish & chips eaten on the beach form the famous Aldeburgh shop, boating on the Meare lake at Thorpeness or simply roasting marshmallows on an open fire at home... This area is a foodie haven, with delicious local produce, farmers shops and markets, artisan bakery, Orford Smokehouse and great eateries. Golf courses, horseriding, sailing, tennis, fishing & clay-pigeon shooting are all on the doorstep. There are numerous antique centres and vintage markets to browse and of course the internationally renowned Aldeburgh Music concert hall at Snape Maltings is just 1 mile away.
  • Jo's thatched cottage is the perfect combination of old and new - I was particularly impressed by the luxurious bathroom complete with claw-foot roll top bath. The cottage is set in a tranquil English garden in a quiet part of Suffolk within easy reach of the Suffolk Heritage Coast. I stayed here with my Mum and 4 month old and we were all very comfortable. Jo was really friendly and very easy to communicate with. We would definitely stay here again.
