  • I stayed here for three nights with my mother and had such a wonderful stay. The converted chapel has been done beautifully and Cressida made sure our stay was extremely comfortable. Everything you could possibly need for your stay was provided for and the kitchen was really well equipped and we made a lot of use of it! I would highly recommend this place and I would love to stay again.

  • A fabulous place to stay - beautifully designed, lovely furnishings and fabrics, with a fantastic kitchen and bathroom, really comfy sofa - everything we needed for a relaxing and comfortable stay. I loved the beautiful crockery, and all the beautiful furniture and the great collection of books and DVD's. Set in a lovely location, I loved being able to walk the dog along the river and across the fields just a few minutes away. Cressida was so helpful, recommending places to visit, restaurants and dog-friendly beaches. Just perfect, thank you!

  • You must book this place! Be in no doubt it is a brilliant place to stay! Great space, fantastic shower, gorgeous, massive bath, an extremely comfy bed, huge secure, child and dog friendly garden plus 2 big TVs and LOTS of welcoming and homely extras in living area and kitchen. Anyone would love it here.......summer or winter.......close to supermarkets etc and great villages, shopping, pubs and beaches.......I can be a bit picky but I found this place faultless. We shall return soon xx

  • This was the most PERFECT St Valentine's bolt hole - - I loved absolutely everything about staying at Cressida's place, The Reading Room. It's the little touches: the loaf of fresh bread waiting upon our arrival, the fluffy towels, the candles that you can light which make the celestial style room glow, the free standing bath next to the comfy bed, the amazing pressure on the shower, the well stocked fireplace.. The kitchen is well placed with everything you need if you are foodies like my boyfriend and I are (we brought lots of food with us to cook - and champagne to drink!). Overall the place is secluded so I can't think of a better and more romantic place to hide out. I can't wait to go back and am already mentally scheming about when that will be!   • The Reading Room was simply fantastic! Set in the quiet village of St. German, within a stones throw from the coastline of 'the Wash' and within a short drive from the stunning North Norfolk beaches, the converted Wesleyan Chapel oozes with character, charm and warmth. As one previous guest described it in the guest book: "I walked into Heaven and slept on a cloud!" I could not agree more. The place itself is amazing. The quality of the renovation and the attention to detail that has been paid to the building is second-to-none. The place is warm, inviting and has all the amenities and comforts that you might expect from your very own home. The kitchen is great, allowing any budding chefs to take full advantage of all the fresh local produce and fauna, the washroom is superb and finished to a very high standard, the bath is huge and sumptuous and the living room area is breath taking: I could not imagine a nicer place to cuddle up with a loved one (or a good book!) and simply while away the evening with a glass of wine in front of the fire. Cressida, the hostess, is simply brilliant too. She was extremely accommodating, making sure that we had all the provisions that we needed and was more than happy to provide us with a wealth of information on things to do and see in the locality. We stayed for just the weekend, but the Reading Room was the perfect getaway from the hustle and bustle of London. We could not have asked for more. We will definitely be back (and hopefully for longer next time)!

    Harecroft Bed & Breakfast happens to be the oldest Fen cottage in Fenland. It has been beautifully and tastefully restored with stunning field views. You automatically feel snug, warm and invited as you have all the amenities in a boutique feel home. There is ample parking, 5 bar gates, outside lighting and a large paddock to the rear with a large gravelled patio and garden area. Perfect for well trained dogs/cats that are friendly to 8 hens. It really is a picturesque setting. Come and stay and relax in this lovely cottage. The rooms are based on per person price. Equestrian use is possible for longer lets as the lush paddock to the rear of the property could potentially be used for 2 horses.
    Part of the local village but set out amongst the fields and nature. Friendly neighbours, quiet, yet a lovely local market town with all amenities, to include a bank, bakers, florist, grocery store, hair and beauty, post office, to name but a few. The local church is a mile down the road should you wish to take in a Sunday service.. Good walks for you and your dog.. and a local pub to rest your legs and have a tipple. Long lets are available but please book in advance to avoid disappointment.

    My place is close to King's Lynn, Wisbech, and North Norfolk coast. West Walton has many amenities (pub, shop, buses, church) within walking distance. On a corner plot in a quiet area, there is ample off-road parking on my property. It is a short walk to the public house serving meals most days, bus stop, church and village shop/butchers. 5 minutes drive to fish'n chips/Chinese take-away and main A47 by-pass.
    The room has a standard double bed with built-in cupboard/wardrobe. Breakfast facilities (on a serve-yourself basis) including fridge with contents outside your room. Microwave facilities are available upon request. In bad weather conditions I would appreciate if you could leave your outdoor shoes/boots either in the front porch or in the space inside the front door. Window locks and alarms fitted. In some instances couples can be accommodated.
    Popular village, quiet location, large corner plot with space for off-road parking both at front and back of property. Fuel station, supermarket, farm shop/deli/restaurant and garden centre, Chinese/English takeaway a very short distance (5 minutes drive). Village butcher/general provisions 5 minutes walk. Your privacy is respected and you should have a quiet, restful and comfortable stay in my home.
  • The room was great, clean and the bed very comfortable. Plenty of parking out the front of the house plus also secure and off road. Betty was the perfect host and made my stay very comfortable and it felt like home. As the neighbourhood and host was quiet got a really good nights sleep which was appreciated after a very long day at work. Plenty of places to eat in driving distance plus a Morrison's only ten minute drive from the house (including fuel station). Would recommend to anyone to stay here.

    My place is between King's Lynn and Wisbech, on the old A47. The house is in Norfolk, but also close to the Cambridgeshire and Lincolnshire borders. The accommodation is a self contained unit within my home, with ensuite shower room, a small kitchenette and direct access to a decked area of our garden. The room is primarily a single, with a comfortable adjustamatic single bed. However, there is also a sofa bed which could accommodate another 2 people, making the room a double or even a triple.
    The room is accessed directly from the front reception hall, which you are free to use as additional space. The room is large, light and airy, with a comfortable adjustamatic single bed, and a comfy sofa (which converts to a double bed for additional guests) facing the TV. You also have your own kitchenette and ensuite shower room. A decked area of the garden is accessed directly from the kitchen door.
    Walton Highway boasts a pub, a Chinese chip shop, a farm shop/deli/coffee shop/bar and grill; and the mobile Post Office comes twice a week!

    The Coach House is beautifully equipped throughout and is set back from a quiet country lane but is still within easy access of all routes west, east, north and south. The cottage provides comfortable and attractive accommodation set over two floors.
    The immaculately refurbished Coach House is the perfect romantic retreat. Set in the grounds of Old Hall, a Thatched Grade II listed home dating back to the 16th Century We warmly welcome you to Old Hall Country Breaks. We have recently completed the rejuvenation of our lovely Coach House and feel proud to say that it is a place we would choose to stay in ourselves. In fact, we were our own first customers. We moved in for one week in August and loved every minute! From waking up in the super comfy Super-King Bed feeling totally refreshed to leisurely cooked breakfasts in the well-equipped kitchen to finishing the day with lovely romantic evenings, just the two of us, cuddling up on the sofa, sipping wine and watching movies.........sigh I may just check myself back in : )
    TILNEY ALL SAINTS: The pretty village of Tilney All Saints lies about 4 miles west of King's Lynn and is within easy driving distance of Hunstanton and the famous Norfolk coastal villages and beaches. Sandringham is just a short 20 minute drive. Ely with it's Cathedral and Saturday Market is a good stopping point before heading onto Cambridge. Both can be conveniently reached by train from King's Lynn. Nearby is a 9 hole, par 64 golf course and there are flood lit Astro Turf tennis courts located in the village. There is also a cosy village pub which serves real ale and offers an extensive food menu. For the nature-lover, West Norfolk's coastal and countryside nature reserves and bird sanctuaries provide a haven for less common species and the RSPBs Snettisham reserve gets you close to the wild heart of The Wash - the UK’s most important estuary for wildlife.
  • This is an absolutely beautiful converted coach house with possibly the most amazing airbnb bedroom you'll ever sleep in! It's warm, cosy, with a well equipped kitchen. Paula and Tom are wonderful hosts, helpful, friendly and hospitable. The location is perfect for exploring the natural wonders of the east coast. We did quite a bit of birding, visiting RSPB Frampton Marsh, RSPB Titchwell and NWT Cley Marshes, all about an hour's drive away.

  • I met both Paula and Tom during my stay - giving me a lovely welcome and a no-hurry check-out respectively. The place was just like the pictures - nothing let it down. Really comfy, really warm and clean, immaculate lay-out and beautifully done. There was a fully equipped kitchen which made it easy to self-cater and things like tins of soup, flour as well as tea and coffee in the cupboards; and books on the shelves that made it feel like home. Wifi was great. Nice and private, so you could just hunker down and chill. FAB PLACE.

Its backdrop from the main road means that there is no noise and being able to walk around the property and area in the sunshine is a lovely thing to do. They provide tones of information for things to do so you can't complain. Everything you need is there and if being snuggled up on the sofa watching a film is all you want to do one evening as the sun sets then do. The space is full of light and feels open and inviting. Will definitely be coming back.

  • The property is in a quiet corner of a quiet area, but within 10 minutes shopping at King's Lynn for grocery, etc. We found the location to be perfect. Tom & Paula were on site when we arrived, greeted us warmly, and showed us the property. We had the 2-story 1 BR home to ourselves, with fully functioning kitchen, and a covered car park. They were helpful with area instructions and directions, from which we explored the Norfolk Coast.

We have a very big garden and near by is a nice fishery, if you intofishing, or go to the many places around here where you can fish on the canals and rivers. The sea is about 50 min. away and the Queens residential house for the winter is in Sandringham 20 min.away from here.

  • I was very happy to stay at Iris's house for two nights during a cycle tour. It's a big house, plush, spotless and well-appointed. I had a rest day on the second day and Iris didn't mind me pottering around. I wouldn't say Holbeach is the quaintest or most interesting town going, but it has a nice church and ducks abound in its green spaces, next to the road, near people, in the church grounds - all over the place. I could even hear them quacking at night.

    2 light airy rooms in rural bungalow, small step up into the property, 5 minutes drive from Wisbech town, 30 minutes from Peterborough and an hour from Cambridge. The coast is less than an hour away. Room for camper van and/or tents. Nearest pub is 3 miles away as is Fast Food Take away shop.
    A small refrigerator is in the hallway for the use of guests where milk, butter and bread is provided and there is also a toaster. Breakfast will consist of cereal and toast on a help yourself basis, coffee, tea and sugar is in the room along with kettle and TV. Anything require for breakfast, not provided please ask but I don't do a cooked meal. Microwave can be used in my kitchen and washing machine.
    Approximately 4 miles into town, 20 miles from Peterborough and 15 miles to King's Lynn. The area is generally quiet, but my dog's will bark when they hear noise or when someone comes to the door. They are not permitted in the guest area's.

Towels available if needed. Bathroom is for guests only and if other bedroom in use will be shared with those guests, but if only you then will be sole use. We are very happy to interact when home, but equally respect that some guests will want their own space/ peace so very chilled about amount of interaction. We live in a small village 5 mins drive from King's Lynn. There are a few local shops- a post office, general store, lovely fish and chip shop ( that also does pizza and kebabs), a hairdresser opposite which the owner uses and recommends and of course the amazing butcher that people travel from all over King's Lynn to visit and buy their meat. You can get takeaway deliveries- Domino, Pizza Hut, Indian- the only thing we would like is for you to eat in the dining area instead of rooms (or outside of course). We are 2 mins walk from the little ferry that will take you across the water into King's Lynn town centre- a lovely way to see the sights and do shopping. Parking available on drive- space for guest 2 cars. No parking restrictions in the road and plenty of space to park. Bus stop 2 mins walk away- takes you to the train station, bus station and town centre. Train station 10 mins bus ride away. Ferry into town is excellent- and just behind our house. We have 4 cats- 2 elderly (20 and 18) who won't even notice your arrival, and 2 young ones (1 and 3 month kitten) who can have scatty 10 mins and tear about but all are very sweet natured so if you like cats they will absolutely love strokes. If we are away we have a neighbour feed them in the morning and evening but if you wish to do this and avoid being disturbed please let us know. As we have cats, we ask you not to bring any pets with you- sorry! Babies/ children of all ages very welcome. We don't have cots etc but both rooms are big enough for a travel cot if you bring your own.

    The ground floor flat is in a renovated Grade II listed building built c.1840. The private double room is spacious, has high ceilings and a large window for lots of natural light. The double bed has a new spring, padding and memory foam combination mattress, two pillows per person, extra blankets, desk, smart TV, kettle, cafetiere, tea bags (including herbal), iron, hair drier, heated towel rail and silent fridge. For autumn/ winter there is a 13.5 tog hollow fibre duvet. The room also has a two-seater sofa. The underfloor heating will be pre-programmed but can be overridden. In addition, there is an electric panel heater attached to the wall.
    History Coming out of the courtyard, looking to your right you can see the Tuesday market Place which is the largest medieval market square in Northern Europe. Surrounding the square are a restaurant (Prezzo), Pubs, the Corn Exchange venue, other businesses and meeting rooms for hire. At the opposite end of King Street, you'll find the 17th Century Custom House (which also serves as a Tourist Information Centre), a new gallery space and access to the Quayside which leads to the only two remaining Hanseatic buildings in the country. Located by the river, Hanse House has an indoor market, exhibition space, Bistro and a lot of history. Marriott's Warehouse is a restaurant with a great view of the river Ouse. Leisure As well as the historical attractions and variety of restaurant and bars found in the centre of King's Lynn, a cycle ride or short car journey will take you to the country retreat of The Queen at Sandringham which includes 240 hectares of publicly accessible woodlands. There is a cycle route which leads here, and avoids busy roads. A 47 minute bus ride or 30 minute car ride will get you to the closest beach at Heacham. Just a little further, you'll find Hunstanton - with distinctive striped cliffs, a ship wreck, promenade, amusements and cafes. The North Norfolk coast has some of the most beautiful beaches in Britain with access to some long coastal walks, breathtaking sunsets and areas of historical and natural interest.

The room is spacious, light and clean and it has all one needs and some extras. Rob clearly has tought about what would someone like to have when travelling (including things you might forgot to bring) and he also added the little luxuries like fresh coffee and a selections of teas. The information was very detailed and Rob was very flexible and helpful.

Although quite small, the place more than suited our needs - it was clearly well-looked after, in a central location and had everything we needed and more. Perhaps the only slight drawback was the noise made by business deliveries out in the courtyard each morning, but they didn't last for too long and Rob had warned us about it before we arrived, anyway. As a host, Rob was extremely communicative and accommodating. He was quick to get in touch with directions from the train station to the flat, as well as instructions for opening the lock box. Inside the flat, he had also left a range of drinks and snacks, a map of King's Lynn and leaflets for local attractions. Overall, we were made to feel very welcome at Rob's place and we would definitely consider staying here again.

    My historic, timber-framed house is in the heart of medieval Kings Lynn, 15 minutes walk from the bus and railway stations. This double bedroom is sweet and bright with windows on two sides and a 5-foot bed. You'll have your own private bathroom, with shower, tub and WC.     The quiet courtyard where my house stands dates back to 1340: my part was built in 1600. It's a Tudor-style house, with some exposed beams and an original fireplace, in the heart of Kings Lynn's historic quarter. The room is light, bright and airy, with windows on two sides, and a five-foot bed. It has good bedside lights for reading, plus tea and coffee facilities, plenty of storage and a work-friendly table for business travellers. You'll have exclusive use of the bathroom next door, which has a shower, tub and WC. Just 10 minutes from the bus station and 15 minutes from the railway station, but in the heart of the historic centre, this is a great base to explore King's Lynn and Norfolk in general. You're a stone's throw from the Tuesday Marketplace, Custom House, King's Lynn Minster and the waterfront.
    King's Lynn is a medieval market town in the heart of Norfolk. Set on a tidal river, with its own small port and fishing fleet, it offers easy access to West Norfolk's beaches, stately homes and bird reserves. The town holds a poetry festival in March, Festival Too and the Kings Lynn Festival in July, and a Heritage Open Day in September: there are events most weekends in the summer. My house, in a quiet courtyard in the historic centre of town, is less than 10 minutes walk from the marketplace where these events are held. We are 50 yards from the quayside, which offers a good range of places to eat. King's Lynn is the transport hub of north and west Norfolk. It makes a great base for exploring stately homes, including Sandringham, the Queen's Christmas residence, Houghton and Holkham halls. North-West Norfolk is home to a number of wetland reserves and water meadows. Knots fly in spectacular formations at Snettisham, swans come to Welney in winter, while Dersingham Bog has nightjars. During autumn and winter we see dramatic migrations. The coast near here is famous: Blakeney Point has a grey seal population, while Holkham Beach starred in Shakespeare in Love.
  • My wife and I had a lovely 2 night stay with Helen in August 2016. The house and surrounding area are beautiful, with bags of interesting history. It's just a 30 second walk to the river and some nice restaurants / bars, and only a short walk into town. Helen was a great host who was very friendly, and she took the time to show us around the historic Hampton Court where her house is situated and explained lots about the history (which is really interesting). Inside the house the room and bathroom are nice and comfortable. There is no parking at the house but there is a big long stay car park about 2 minutes walk away which is super cheap - about £2.40 per 24 hours. Overall we would highly recommend Helen's house as a great base to explore Kings Lynn and the surrounding areas. Thanks very much!!

    This is a spacious and light studio in a Georgian townhouse in the centre of historic King's Lynn. You have a shower room with loo and handbasin and your own kitchen. The bed is an Ikea Ectorp sofa bed which is comfortable. Daytime sofa and bed at night. You have your own front door. It is an easy walk from the rail and bus station. There are great restaurants close by. I want to make your stay pleasant but I will not be a "hands on" host though we live upstairs and can easily be contacted.
    Location, location, location! All shops, pubs, restuarants, a local bakery, museums, cinema, theatre and rail and train stations are so close. Minutes in most cases.
    King's Lynn is an undiscovered historic town with museums to visit, a couple of art galleries, an excellent theatre and independent cinema. There are great places to eat out and also the ever reliable Wetherspoons a couple of minutes away from my studio flat. Our large river changes with the tides and attracts seabirds and the occasional seal. You will be close to the beautiful Norfolk coast, just catch a Coasthopper bus or for a more rugged walk along the Wash edge, take the West Lynn ferry for the Peter Scott Walk. We are very close to Sandringham House and other stately homes - Houghton and Holkham. King's Lynn is still a town with an individual character and we like visitors to see what we offer. You will be charmed by the riverside streets where my studio is located.

Great Fenland location in small Lincolnshire hamlet opposite a quiet family run local pub/restaurant. Great location for country walks or cycling as completely flat part of the country.

Free access to WIFI is available whilst on our property. Bring your bikes and enjoy miles of flat Fenland countryside. Pets are more than welcome too. The accommodation is idea for anyone working or visiting within the area or need a rest enroute to their destination.
    We live in a quiet Fenland hamlet with a great local family friendly pub the Blue Bell serving great food after 7pm over the road. We recommend booking in advance their number is 01406 540 300. We are surrounded by miles of Fenland countryside and are only a mile from the Fenland Airfield for any small aircraft enthusiasts. The area is great for cyclists with miles of flat roads to cycle on and explore the area. The nearest small town is Holbeach which is 4 miles away and Spalding is 6 miles away including the Shopping Outlet centre of Springfields.

  • The Groundwork's penthouse is an amazing place to stay. We felt peaceful, relaxed and really enjoyed our stay. The place is as described and probably the pictures don't do it justice. The studio is bright and airy with great views of the custom house and the river which we enjoyed both day and night time. The kitchen is fully equipped and we got also to enjoy breakfast at the private terrace on Sunday. Victoria is a great host and would definitely recommend staying there when you visit the area.

Not only is it exceptionally well-proportioned (a huge bedroom/living area, a kitchen and dining room and ensuite with a bath!) it's also beautifully furnished and tastefully decorated. It is situated perfectly in Kings Lynn with the waterfront at the front of the property and the town directly behind. Easy walking distance to a fantastic restaurant 'Market Bistro'. I couldn't fault this place - we had wonderful evenings out as well as having the luxury of being able to cook in the apartment. Of the Air B&Bs around - this is 5*.

  • This rental is absolutely perfect for anyone visiting King's Lynn - it's about a 10 minute riverside walk into the centre of town and the house itself is immaculate - it is beautifully decorated and has everything you could ever need. Karen was there to greet us when we arrived and was very welcoming and friendly. I had mentioned we were visiting as a birthday trip and she'd gone above and beyond by getting a birthday cake and champagne for us. The house was full of thoughtful little extras including the fridge stocked with milk, eggs, juice and also a helpful folder containing local information including opening times of shops, restaurants and takeaways. Overall, we would highly recommend this house to anyone visiting Kings Lynn or the surrounding area.
