    Come and stay in the heart of the Sussex Weald, a designated area of outstanding natural beauty, situated only a five minute walk from the stunning Bewl Water. Whether you are just looking for a comfortable base to explore our amazing countryside and all it has to offer or maybe just staying over for a local wedding, to visit friends or perhaps you just want to simply unwind and relax, we can assure you a heartfelt welcome and a pleasant stay at the Barn.
    We live in converted farm buildings set in 25 acres of private land that stretch down to Bewl itself, be assured of stunning views, varied wildlife and glorious sunsets. You’ll have use of your own suite with private front door, entrance hall/living space with dining table, fridge and continental breakfast bar. In the bedroom you will enjoy sleeping in a Superking deluxe bed (also available as 2 singles) with Sky TV incl Movies and Sports, free Wi-Fi and a skylight to gaze up to the stars. There is also a large private ensuite shower room with walk-in rain shower.
    As well as access to Bewl Water, which is ideal for walkers and cyclists alike and where sailing and trout fishing are also on offer, we’re also fortunate to have some other places of interest on our doorstep, such as Bedgebury Pinetum and several National Trust properties including Scotney castle and Sissinghurst castle gardens. Further afield you will find Rye, which hosts an internationally acclaimed Jazz festival, Hastings and the South coast. Of course, we are also blessed with some fantastic gastro pubs and eateries in our local area, in particular The Bell, only 5 mins drive away in Ticehurst, a nationally acclaimed pub with fabulous food which also hosts weddings, film and comedy events and live music festivals.

  • Joanna is a wonderful host - full of helpful local tips, and happy to go the extra mile for her guests. She even gave us wellington boots to help with the country walks we'd foolishly planned after a week of storms! The Barn is a self-contained, private, beautiful space. It has direct access to the garden, and is ideally placed for local walks around Bewl Water. There were so many little, nice touches that really made a difference to our stay: the bathroom with its beautiful rain shower; the coffee machine; the TV with Sky Cinema and Sky Sports; and most importantly of all THE BED. My goodness this bed will knock your socks off. I'm a tall man, so it's hard to find a bed that I feel lost in, but this one did the trick. It's so long that my feet didn't touch the end, and so wide that I could spread out without disturbing my partner next to me. Result! The Barn, and its huge, comfortable bed will be missed - thanks Joanna.

  • My family stayed at Jo's place and they really enjoyed their stay. The bedroom was very spacious and had comfy beds. The bathroom is nice and big and only a tiny step into the shower which made it easy for my grandmother. The etrance/hallway/dining area is great to enjoy a coffee. Jo provided them with bread, croissants, jams and milk which was really kind. There is no actual kitchen but this can be seen from the pictures and was known. It is a nice and quiet location but close enough to either walk into the village of Ticehurst (partly on the road) or go on a lovely country walk round Bewl Water. Jo was easy to communicate with and explained everything really well. We would def recommend this place and stay again!

    Casatina is located just a few minutes walk from the village shops and popular inns, a short drive away to places such as Kipling's Batemans, Bodian Castle and Pashley Manor to name a few! If you enjoy walking there are many walks including Bewl Water. You can park your car in the driveway, so it is safe to leave.
    The building is completely separate from the house and has its own outside space too. There is a spacious main room where you can sleep and eat and a bathroom with a good size shower.
    There are some lovely shops in the village a very popular pub and a great cafe too.

    Make yourselves at home in this warm cosy cottage with a log burning stove, just a stones throw from the village and shops of Ticehurst, The Bell Pub and Dale Hill Golf Course. Recently refurbished, it offers clean modern living whilst retaining a lovely cottage feel.
    The kitchen is well equipped with everything you should need for you stay including a dishwasher. I will leave general basics such as milk, coffee, tea and sugar. As it's also my home there will be other things in the cupboards which you are very welcome to use. The sitting room has 2 facing sofas, a large coffee table and wood burning stove. Logs and kindling are supplied for your use. The TV has Netflix should you just want to curl up on the sofa and retreat for the eve watching films and box sets The bathroom has a good shower and bath. The combi boiler system means the hot water never runs runs out. Shampoo, conditioner and shower gel is there for your use so please feel free to help yourself. The bedroom has a double iron bed, a chest of draws and hangers. Curtains and a blackout roller blind to ensure you're not woken up too early by the morning sun. The original wooden floor has been painted white for added period charm The private drive is big enough for 4 cars and has CCTV. This will be turned off for your stay but I can leave it on should you request. The house and immediate area has a good 4G signal
    The cottage is conveniently located a mile off the A21 and is walking distance from Dale Hill golf course (5 mins) and The Bell (12 mins) both popular venues for weddings and events. The Cherry Tree pub is directly opposite, serving food all day. They also do takeaways for when you just want to nestle down in-front of the log burner in the eve. Bedgebury Forest and Bewl Water are also a stones throw away ideal for those who want to get out an explore by foot or by bike. In Ticehurst village there are an array of shops including a pharmacy, greengrocers, florist, mini supermarket and post office. The Greedy Goat Cafe is a favorite with locals and visitors a like The Cottage is a very short drive to Bewl Water and close to number of castles, gardens and stately homes - Scotney Castle, Bateman’s, Bodiam Castle, Sissinghurst Gardens, Pashley Manor Gardens, Bedgebury Forest, Go Ape, Royal Tunbridge Wells are just a few places to visit when staying with us. Camber Sands and the village of Rye is a 40min drive away, or explore he South Downs just 45mins away
  • We had a lovely stay in Allie's home. Great location for exploring, we went to Bodiham Castle, which was fab. On Allie's recommendation we had a fabulous evening at The Bell pub. Great food, service and atmosphere. We would definitely stay here again next time we are in the area.

  • We had a lovely weekend at Allie's place. Allie met us on arrival and showed us around and gave us local info. The house was perfect and the log fire made it feel lovely and cozy while we nestled away from storm Dennis!! We took our dog with us and the garden was secure and perfect for her. A 15 minute walk up to the Bell pub which is a lovely, then just across the road from the house is The Cherry Tree, not quite the same ambience as the Bell but had a meal in there on the night of the storm and couldn't fault it.

  • Allies cottage was the perfect get away for myself and my boyfriend. The fridge was filled with all the necessities and she really had thought of everything! There was shampoo and shower gel in the bathroom and the log burner was a gorgeous touch. The area is great. We visited the bell inn which I highly recommend. Sunday we visited a local farm shop and grabbed some meat from the butchers for a night in. A lovey village called rye is about a 30 minute drive away and definitely worth visiting. Allie was super helpful with suggestions of places to go and made sure everything was covered with hints and tips when we arrived. Over all I couldn’t praise the cottage enough

  • Everything about the stay was perfect, I couldn't fault a thing. The house had all the amenities needed, with wood for the fire and some basics in the fridge all provided and ready when we arrived. The house was as clean as it possibly could be, the environment comfortable and welcoming. The kitchen was stocked with everything we needed to be able to cook and feed ourselves well. The bed was comfy and the living space very welcoming. Allie really shone as a host. Her communication was brilliant, and she was great when our timings were being changed quite a lot because of travel arrangements. Allie even gave us a lift back to the train station after our stay, which was a wonderful and unexpected touch. I couldn't recommend this house highly enough if you are looking to stay in the Ticehurt area.

  • Such a treat to stay in this warm, stylish cottage which is a home from home. Allie really is a superhost: thinks of everything, friendly, very responsive and so accommodating for such a busy person. There was no pressure - she just wanted us to enjoy our weekend. The cottage is a luxurious hideaway in an amazing area where its ideal location gives access to superb walks, pretty villages, National Trust homes and lots of activities. Coming back each day and relaxing here made our weekend extra special. It really feels like a little bolthole with the wood burner, a sofa each to stretch out on and some blankets and throws. Everything was so easy with heaps of hot water, a clean comfortable bed and lots of local amenities to hand while feeling tucked away in the beautiful Sussex countryside.

    Battenhurst Barn is located in the beautiful Sussex countryside near the picturesque village of Burwash where you will find Batemans the home where Rudyard Kipling once lived and a good selection of pubs, tea shops and antique shops. With public footpaths from the barn it is a perfect place to unwind yet only an hour by train to London and half an hour to the coastal resort of Hastings.
    Recently converted, the Barn is spacious and modern yet with rustic charm! You will have exclusive use of the Barn in the Oast grounds so you can come and go as you please and have your own key. You have your own bedroom with double bed, the bathroom and the entire downstairs open plan living area with kitchen. You can also enjoy the garden with large outside table and bench seating with BBQ. Tea and coffee facilities are provided. I am in the oast house opposite if you need me...
    The barn is located in the Weald in the Area of Outstanding Natural Beauty.(AONB) There are lots of wonderful walks, stately homes and castles to visit, and pretty villages to buy local produce. There is a public footpath from the barn to Burwash and beyond. The spa town of Royal Tunbridge Wells is only 10 miles away.

The information sheet gave great tips about the surroundings, we enjoyed a great walk from the info. The bed was very comfortable as well. All round a great stay.

    The Hopper Hut originally served as temporary accommodation for hop pickers. It used to house up to four families from London on their working holidays. Today, following extensive restoration, the unique square building welcomes visitors once again. Nestled on a working farm in an Area Of Outstanding Natural Beauty, it offers sweeping views of Bewl Water reservoir and surrounding farms. A perfect weekend base from which to explore South East England. Well secluded for self-isolation.
    Overlooking Bewl Water reservoir, close to number of castles, gardens and stately homes - Scotney Castle, Bateman’s, Bodiam Castle, Sissinghurst Gardens, Pashley Manor Gardens, Bedgebury Pinetum and outdoor centre, Royal Tunbridge Wells are just a few places to visit when staying with us.
    The Hopper Hut is set on a working farm. There are very few neighbours and no street lights. Most sounds at night come from the birds at the reservoir or foxes and badgers passing by. The local pubs are friendly and the village is very active and buzzing, especially on Saturday mornings. The nearest pub The Bull Inn is dog friendly - you can even buy your four legged friend a dinner there.

  • The unique Hopper Hut is in a quiet and private setting on a little hill overlooking Bewl water, with farmhouses and farm buildings in the distance. It is decorated to an excellent standard, very comfortable, sparkling clean, very well stocked kitchen and bathroom, the attention to detail, with fresh flowers and fresh eggs from the farm, make it very welcoming. Veronika met us on arrival, and greeted us warmly, she is certainly a super host. There is a lot of information about local amenities, pubs, walks etc. This certainly is a 5* stay, and we're looking forward to going back again.

    Located on a working cattle farm, this cosy log cabin has enough space to comfortably be occupied by up to 7 people with plenty of garden space complete with picnic tables, BBQ and a fishing pond. The farm itself is found in the centre of the High Weald area of outstanding natural beauty and is surrounded by numerous castles, Bedgebury forest and Bewl reservoir. In addition to the views, only a short drive away are plenty of shopping towns, a cinema and bowling complex.
    A quiet neibourhood largly made up of farms as well as a pub next door (a field away), a fruit farms (where you can pick your own in the summer), and a small village walking distance away.
  • The cabin has everything you could want for a cosy country stay. Sarissa has made sure you want for nothing. We stayed while attending a party in the village of Ticehurst which is a short walk up the lane. Heading the other way will take you round the beautiful Bewl Reservoir. Great pubs within walking distance. A wonderful cabin in a picturesque part of the world.

  • I stayed there with my family including two boys. They loved walking around the cabin and playing with dogs and cats and feeding chickens. Although it wasn’t brilliant weather, there were many places to explore and we really enjoyed our stay. The cabin is big and cozy. We sat down and played cards in front of the fireplace. Very quiet and nothing could disturb your sleep!

  • This cabin is just so lovely! Beautiful patch of heaven, perfect for a weekend away to properly relax and unwind. Sarissa was welcoming and super laid back which made us all comfortable. The weather was so rainy and damp which made the fire so inviting and the log cabin extra cozy. Would absolutely recommend visiting here - especially for such a reasonable price! If you’re looking for a relaxing time away, in a comfortable, cozy country setting then look no further. We’d love to come again in the summer - we can imagine the braii would be so perfect with such gorgeous views. Thanks Sarissa and family!

  • Had a lovely few nights away in Sarissa’s cabin. Our 10 month old loved seeing the cows walk by and the dogs and cats. Just make sure you do all your research and down loading at home (books ect) as the wii fi is not very good and stops working altogether in the evenings.. The oven is a microwave oven and this did the job perfectly.. (just follow the manual and allow extra time to cook things). It’s a great location, lovely and peaceful. (However when it rains it sounds like camping which was quite nice as we were all cosy inside with the log fire) Overall a great place to stay and good value.

    Beautiful, newly refurbished Victorian two bed cottage. Ideally situated in the heart of a pretty East Sussex village near an award winning pub & bakery. Close to london, the south coast, Bewl water, Bedgebury Pinetum & Royal Tunbridge Wells Spa.
    The cottage has two good sized bedrooms, one with a king sized bed and one with twin single beds. A hairdryer is provided in the master bedroom. The master bedroom has a freestanding bath and a small en suite loo and sink. There is a separate family bathroom with bath, overhead shower (with excellent pressure), loo & basin. Downstairs there is a reasonable sized, well equipped kitchen with a table to seat 4 people. The kitchen has an electric oven, gas hob, microwave, fridge, freezer, toaster, kettle etc. The kitchen also has a wood burner. The cottage has a small utility room with a washing machine, clothes airer, iron, ironing board, hoover etc. The utility room is an ideal place for a dog to sleep. There are dog towels, bowls, blankets, a bed and lead provided. The sitting room is a cosy room with an open fire and large comfortable sofas. There is a TV and high speed broadband. There is a small courtyard garden at the back of the house. There is street parking for cars outside the house or a free public car park behind the Bell Pub.
    The house is set in the heart of the beautiful village of Ticehurst. There are three great pubs, a golf course, a village shop, post office, bakery, florist, dry cleaners, Indian takeaway, interiors shop and lots more. Bewl water is on the doorstep which has a large play area & is great for walking, cycling & sailing. Bedgebury is three miles away and has Go Ape, a children's play trail and is also great for walking & cycling. Cycle hire can be organised at Bewl & Bedgebury. Pashley Manor is in the village and has stunning seasonal gardens. There are also a number of National Trust properties such as Scotney Castle and Batemans which are well worth visiting. The eclectic town of Hastings is 17 miles away. For us it is a one stop shop, antique shopping in the old town for the adults & fish & chips on the beach, the aquarium & arcades for the children. Camber is the closest sandy beach which is only 24 miles away & is also very close to the beautiful town of Rye. Tunbridge Wells, only 11 miles away, is the largest town locally and has great shopping & restaurants. Hawkhurst (4 miles) has a cinema, Waitrose & Tesco. Wadhurst is another very well appointed large village 3 miles away & would be our choice to take the train to london which takes approx 1hr to Charing Cross.

Becky left us a basket of bread, jam and biscuits, plus there was coffee, milk, butter and firewood too - all of this makes the trip so much easier and are lovely touches that not many provide.   • This accommodation was situated in a beautiful wooded area and was very quiet and peaceful. The main bedroom is spacious and very comfortable and the smaller bedrooms were cosy. Just a caution, the beams were low in places so one needs to be on the look out so as not to bump your head. We were very happy staying there, conveniently close to Wadhurst village and the Wadhurst castle. We would definitely recommend the Apple Barn.

  • This is a pretty converted barn in a woodland setting . It’s easy to walk to Bewl Water about 20 minutes away. There are goats and chickens in front of the house which is cosy and clean with plenty of room for four people. The ceilings are low for anyone over 6 feet tall. There are beams throughout the house which give it lots of character, especially in the main bedroom. The only property nearby is the owner’s house next door, so it’s very quiet with birdsong all around.

  • The Apple Barn is a wonderful old cottage in a beautiful setting, surrounded by woods, with hens (not cockerels!) and goats in pens a few paces from the front door. While feeling very remote, the cottage is only a few minutes drive (/cycle) from a couple of pretty villages with pubs, bakeries and supplies. It is also a good base for the many attractions in the area, which Sally recommended and which kept my family and I thoroughly entertained during our stay. Sally was an excellent host, giving us good local advice and ensuring we were short of nothing, including supplying us with fresh eggs. The Cottage’s ceilings are a bit on the low side for anyone over 6’3” and the bath / shower pressure was also low, but these niggles didn’t detract from a very relaxing and enjoyable stay. As a family home to 3 children we have: tree house and play house, table tennis table, trampoline, above ground pool, golf practice net, wii, Xbox One and Xbox 360 with wifi connection. 3 TVs with internet / Netflix access.
    We have a large orangery sitting room with log burner and French doors onto gardens that wrap around, a second sitting room with fire place and French doors onto the dining patio, as well as a kitchen diner and a large playroom / kids sitting room. Main bedroom is ensuite, we also a family bathroom and a toilet downstairs. Webber gas BBQ, outside drinks fridge and extendable patio table that seats 12 comfortably.
    It's a perfect area for dog walking both from the house and at Bedgebury and beyond. Lots of National Trust and other historic castles and properties to visit as well as the coast.

    The Oast House B&B offers luxurious and spacious accommodation comprised of a double bedroom and luxury shower room, with ample space for relaxing. The private room with its own lockable entrance is in a peaceful location, overlooking the gardens and pond, which is usually home to a several wild ducks and sometimes ducklings, with far-reaching views over the gorgeous hills and ancient woodland of the High Weald in East Sussex.
    The studio-style room is located in a newly constructed oak-framed building that is characteristic of local styles and complements the adjacent Oast House, an old agricultural building that was originally built to dry hops in the early 19th century. Guests are free to come and go as they please and should weather permit, are welcome to sit and enjoy the pond views from an outdoor seating area close to the property. There is ample parking on site. The bed is king size and the room has a comfortable sofa; flat screen TV; iPod speaker and dock; free Wi-Fi; USB charging points and a dining area for breakfast. There is a fridge, kettle (along with a selection of teas) and Nespresso coffee machine. Breakfast is continental style, typically a selection of pastries, bread, jams, cereals, and juices, which you can enjoy in the room or outside, weather permitting. There are no self-catering facilities. The shower room has underfloor heating and a heated towel rail with plenty of hot water; there is a full-length mirror. There is a shaver/toothbush socket in the recessed lit mirror cabinet. A hairdryer, iron and ironing board can be provided upon request. Access to the room is up 12 steps, flanked by handrails on either side. We have two dogs and two cats who are all very friendly. The latter are extremely nosey and almost certainly will want to pay you a visit; let us know if you would prefer they didn’t!
    There are plenty of great food and drink opportunities close by. Around one mile away, the historic village of Burwash boasts two pubs that offer food. Further afield there are numerous pubs and restaurants, in Ticehurst, Robertsbridge, Wadhurst and beyond, and the spa town of Tunbridge Wells is just half an hour’s drive away with fabulous shopping opportunities and multiple bars and restaurants. On Saturday nights, advance booking is advisable as many places, especially in villages, get booked up quickly. Burwash is also home to one of the National Trust’s star properties in East Sussex, Batemans, once the home of the famed writer, Rudyard Kipling. Located as we are in the heart of 1066 country, the famous town of Battle, the location of the Battle of Hastings and Battle Abbey, is also just half an hour away, while the coastal towns of Hastings, St Leonards and Bexhill-on-Sea with a myriad of seaside activities are between a 30 and 40-minute drive away. Other attractions within easy reach of Burwash include National Trust properties of Scotney Castle, the gorgeous gardens of Sissinghurst and the fantastic moated Bodiam Castle. Hever Castle, once the home of Anne Boleyn, and Leeds Castle are also within easy reach. For the energetic, Bedgebury Pinetum has some great walking and cycling trails, and there is also a Go Ape concession. If visiting vineyards are high on your list of things to do, East Sussex and neighbouring Kent are home to several world-class wineries including the famous Chapel Down vineyard; the Hush Heath Winery; Biddenden Vineyards; Oxney Estate; Sedlescombe Vineyard and the Ridgeview Wine Estate in the heart of the South Downs.

    A self contained annex to my house in the heart of the Weald, surrounded by the Sussex countryside and with the peace and quiet of Bewl Water at the bottom of the garden. Kitchenette, living room, sun room, bedroom and shower. The annex was built for my grandparents in the late 1970s. It's been refurbished. The main house is early 15th - early 16th Century.
    Your space is an annex to a 600 year old house in the middle of the Wealden countryside. The annex was built 30-odd years ago and has been renovated over the last three years. As SE England goes it feels fairly remote. It's a lovely place to get away from it all just over an hour from London. The main feature is the location. This will appeal to walkers and nature lovers as it's right in the heart of one of the most beautiful stretches of the Sussex countryside and just yards from Bewl Water itself (at the bottom of the garden). There are ducks (including Chris P. Duck, a punk duck with a mohican), chickens, and geese. The birds sometimes like like looking at their reflections in your windows. The space is comfortable. The kitchenette is suitable for modest food preparation. There are four hobs and an oven and a little prep space. The living room has a sofa and chairs. I can provide a bluetooth speaker. I added a 32" TV recently. There seems to be Netflix. There is internet access and 4G reception. The place is kept clean and tidy. I provide fresh bedding and towels and a warm welcome. The guests who have enjoyed it most have simply been looking to get away from it all.
    We're at the heart of Bewl Water. The reservoir is at the bottom of the garden and there are plenty of walks. The nature reserve is about 20 minutes away on foot. Pubs are a bit of a hike, but if you fancy a walk you can get to either The Bull at Three Leg Cross or The Old Vine in Cousley Wood in just over an hour. Don't expect noise. You can just about hear the traffic from the A21 if the wind is in the right direction (rarely). The birds make a bit of a racket though.

It's located completely and quite wonderfully in the middle of nature, truly quiet and relaxing with a huge garden, a meadow and an orchard around the house and a lake view from the back of the garden where also a lovely swing and a tree house can be found. The perfect place to take a break from the everyday hustle and bustle. Jonathan is a great guy. It was interesting and funny to chat with him, and moreover he's a wonderful host who gave us lots of useful tips for the area. Of all our stays in nearly three weeks in England, it was one of the two places we loved the most! We really enjoyed the place very much and would definitely like to stay there again the next time we come to Kent, which is hopefully very soon! So don't think twice and book!

  • Jonathan’s description of the guest annex is spot on, and his photos show it exactly as it is. The property is right in the heart of beautiful Sussex countryside and is a stone’s throw from Bewl Water itself, so if you’re looking for a relaxing, quiet location only an hour or so by train from London this absolutely ticks the boxes. The accommodation is comfortable with all the basic amenities. If you’re looking for modern “hotel-type” accommodation, this isn’t for you, but if you’re looking for simplicity and tranquillity and “getting away from it all”, it really is. Jonathan and his father Mike could not be more attentive and hospitable, but will happily leave you in peace if that's your wont. There are nice pubs to try in both the nearby villages (Wadhurst and Ticehurst) each of which are c. 3 miles from the house, so ideal for cycling! I can’t believe there are many quieter, more unspoilt spots so close to London.

This is a lovely place in a very private setting, so it's a great place to get away for some peace and quiet and a good night's sleep! There are some great pubs and restaurants nearby but we also enjoyed just sitting in the garden at the apartment. Definitely try the home-made cider if you get an opportunity!

  • This place is incredible. You have a large tent with actual beds and very comfy mattresses. There is a hut as well, that makes provisions for amenities including a loo and a hot shower. There's a covered stove and kitchen area for preparing and cooking food as well. Fire pit is provided and, best of all, it is not shared with anyone else. It's really beautiful just being alone in the woodland with the birds, deer and other wildlife. The isolation that it providesis really great. It's very close to local amenities, but you won't want to go! It's a woodland paradise for those wanting to escape the modern world for a few days with a comfortable enough set up that you can imagine yourself living there.

    Cottage This two bedroomed cottage is set down a quiet lane adjacent to Bewl Water, which is the largest stretch of open water in the South East. The 800 acre site is set in an Area of Outstanding Natural Beauty, in the heart of the High Weald and very popular with walkers, cyclists and fishermen.
    When you stay at Broomden Cottage it’s just you, we have no other cottages to rent. The cottage was built in the 1800's and has been carefully restored to blend the benefits of an old building – oak beams, fireplace – with modern plumbing and appliances. Outside there is a secluded South facing garden with views across unspoilt woods farmland. with an outdoor seating area with table and chairs. The nearest pub which dates back to the 13th century is less than a mile away in one direction and our nearest village – with pubs, shops and cafes – is under a mile away in another. The local stations of Stonegate and Wadhurst however will take you to Tunbridge Wells in ten minutes and London in an hour. There are many attractions within easy reach by car, such as Bedgebury Pinetum and National Trust properties of Batemans and Scotney Castle as well as wonderful gardens like Great Dixter and Sissinghurst. There are sandy beaches at Camber Sands and Pett Level and interesting towns nearby like Old Hastings, Rye, Tunbridge Wells and Lewes. Facilities The bathroom has a loo, a bath with shower. Along the corridor is a 2nd separate loo. Downstairs The cottage has a stable door situated at the side of the property. A hallway leads through to the Kitchen/Dining room, Through the kitchen there is a Study, with desk, this leads through to the staircase and the Sitting room which has a fireplace with a wood burning stove making it really cosy in the winter months. A sofa plus two armchairs makes for comfortable seating. There is a Smart TV, as well as numerous usb connections for your smart phones / i-Pads etc and has Wi-Fi throughout. The fitted kitchen is equipped with a hob, oven, with dishwasher, fridge freezer as well as a kitchen table with four chairs and there is a microwave and toddlers high chair in the study cupboard if needed. There is a separate utility cupboard containing a washing machine dryer. There is Hive operated central heating throughout and constant hot water Upstairs There are two light and airy bedrooms, the main bedroom has a double bed and the smaller room has two single beds. With really good mattresses, good quality cotton sheets, down duvets – and only the owls to disturb you – we can guarantee a really good nights sleep. There is a travel cot stored in the main bedroom cupboard Dogs Well behaved dogs are welcome (downstairs only)
    It is a 10 minute walk to Bewl water a huge reservoir which is 13 miles all the way round but great for a shorter walk, cycling and fishing. We are10 miles from Tunbridge Wells and 1 mile from the local pub which dates from the 14th century, it has 4 acres of land there and you can get decent food. The local village is Ticehurst which has a bakery, a fishmonger two pubs, a bank a local store/post office and a decent Indian restaurant. The town of Wadhurst is 2.9 miles away (6 minute drive) for more shopping choices. Hastings Old Town is well worth a visit, 18 miles (35 min) Rye is 21 miles away (37 minute drive) and just further on from there (25 miles, 43 minute drive) you will find the huge beach and sand dunes at Camber Sands.

  • This was our second stay at the cottage. It's a lovely, picture book cottage in a beautiful area of England. Jenny is a lovely host and has been welcoming and helpful (even though we haven't needed much during our stay). The local area has a lot to offer, with castles, stately homes and cosy pubs within easy reach. Our favourite so far is the Bedgebury Pinetum for woodland walks and adventures with the kids. The Bull is a friendly pub just around the corner, and there are a few farm shops in nearby Flimwell where you can buy local produce.

  • This place is beautiful. We walked to Ticehurst on Friday evening and it was so quiet and peaceful, couldn't believe it's only an hour from London. Both the Bell and the Bull pubs are excellent country pubs. The Bell is quite upmarket while the Bull is more traditional, but my wife and I both thought their pies were the best we'd ever eaten! The house itself is very well equipped - Jennifer kindly provided a travel cot and high chair for our 1yr old. Managed a walk to Bewl Water from the house but didn't get very far with the buggy in the mud!! Would definitely recommend for a weekend.

If you like walking take a trip to the beautiful Seven Sisters Country Park between Eastbourne and Seaford. London is only a 75 minute train journey away.
    Local pubs include The Rose and Crown or The Bear Inn in Burwash, The Bell Inn, The Bull Inn and Cherry Tree in Ticehurst or The White Hart and Greyhound in Wadhurst. There are also cafes, tea rooms and a variety of takeaways to choose from.

    Set in a quiet country location overlooking the Sussex countryside in an area of Outstanding Natural Beauty, this B&B has one double room, and sometimes 2 available (please ask). The Guest Bedroom has a kingsize bed, ample hanging space, a desk, and is light and airy with double aspect windows. The adjacent bathroom offers a choice of bath and shower. Guests have use of the sitting room with its open fire, TV and huge sofas on which to relax. Breakfast is served in the dining area which overlooks the magnificient view towards the 'Brightling Needle'. This country house is newly built to exacting standards and has every modern convenience, including Fibre optic Broadband and Sonos Audio.
    The Weald is an Area of Outstanding Natural Beauty. The countryside is beautiful, undulating, far reaching views to the coast, and dotted with Oast Houses, castles, ancient farmhouses and attractive villages, like Burwash just a mile from here. There are also the internationally famous local National Trust Gardens of Great Dixter and Sissinghurst within a 30 minute drive, Pashley Manor Garden, Golf at Rye, Hempsted, Cooden Beach, and 5 minutes away at Dale Hill. There are tennis courts close by in Burwash and all around are magnificent country walks across the Sussex countryside with a wide variety of public footpaths. Historic sights abound with Battle Abbey, 14th Century Bodiam Castle, Scotney Castle, Hever Castle, The Observatory at Herstmonceux, Rudyard Kipling’s Jacobean home Bateman’s and Bayham Abbey ruins, to name just a few. Lewes and Brighton are less than an hour’s drive for those wanting to discover Harvey’s Brewery or the famous Lanes.

The beautiful tranquil location is just a few minutes walk into Ticehurst, where we found cute shops (we particularly liked the arty haberdashery shop), cafes and pubs. Lovely walks around Bewl Water and Bedgebury, plus the gorgeous Scotney Castle is only 15 mins drive away. Highly recommend!

    Two bedrooms on the mezzanine floor (one with 4 beds the other with twin/super-king) all set under oak beams. These two bedrooms share a bathroom with double ended bath and shower. The four bedder is accessed through the double. Downstairs there is a sitting-dining-kitchen area, two further super-king/twin bedrooms and a large wet-room in slate and marble. We use only pure cotton sheets. You will find all you need for self catering. Barbecue and outdoor eating area. There is also a decking patio accessed through French doors in the living/kitchen area. If you wish the king size beds to be set up as twin please let us know, there is a charge of £20 for this. We are 5 minutes from the local railway station. Set in 6.5 acres of private grounds and woodland, tucked away down 1/3 mile track. You will experience utter peace and quiet a rare commodity these days and there are lovely walks through woodland, bluebells, organic meadows and small lakes that host swans and a mass of other waterfowl at various times of year. We have our own small lake and loads of wildlife: deer, foxes, badgers, rabbits and squirrels; pheasants, nightingales, owls, buzzards etc. Bewl Water: sailing, windsurfing and other water sports is 10mins away as is Bedgebury the National Pinetum and we are 30 mins from Hastings; 15 mins from Battle; and close to many National Trust and other Important Country Houses and Places of Interest: Bodiam Castle; Battle Abbey, Hastings Old Town; Charleston; Pashley Manor and Great Dixter Gardens; Sissinghurst; Ruddyard Kipling's Batemans; The ancient chalk carving: the Long Man of Wilmington and the world renown, Glynebourne Opera House are very close or less than an hour away. A wide variety of eateries from quaint traditional country pubs to Michelin star restaurants. There is so much to see and do in this area and when you come home you will have only the sounds of nature. Just the owls and stars at night and a plethora of wildlife in the day.
    This is pristine English Countryside you drive down the track it is like travelling back in time. We are surrounded by wildlife, deer and pheasants are constant companions. We have easy access to London, Brighton, Rye, Hastings, Tunbridge Wells and a wealth of NT and other heritage properties including several wonderful gardens There is an organic vineyard that offers tours and we have a plethora of wonderful restaurants and cafes to suit all pockets. Must see places are Bodium Castle (call in at the Hub almost opposite for nice food); The Seven Sisters, Cuckmere Meanders, East Dean Village, Littlington with its White Horse Hill Carving and the picturesque village of Alfreston, The Long Man of Willmington and Britain's smallest church all all clustered together about a mile away. Well worth the trip for this lovely free day out.

    Stonegate is a peaceful hamlet near Wadhurst and Ticehurst, only one hour's drive from Gatwick and under an hour from the south coast towns of Hastings and Brighton. Situated in beautiful countryside, you will find many National Trust properties within easy reach, including Bateman's, Sissinghurst, Scotney Castle and Chartwell. We are also just a short drive from Sarah Raven's garden at Perch Hill and the renowned Pashley Manor gardens. Additionally we are close to many wedding venues such as Swallows Oast, Wadhurst Castle, The Bell pub in Ticehurst and Dale Hill. The Euro tunnel is just over an hour's drive away, making us an ideal stop off point in either direction. We are also just over 1 hour away from central London by mainline rail and only 20 minutes drive from the spa town of Royal Tunbridge Wells. For touring the area your own transport is essential, be it car or bikes, and you will have your own reserved parking space. If you want to explore the countryside on foot, why not use some of the many footpaths that cross the area, or walk to the village pub in Ticehurst across fields and country lanes. The nearby villages of Wadhurst and Ticehurst have several pubs, an excellent Indian restaurant, a deli, bakery and wholefood store. This is a traditional cottage with a cosy, compact and comfortable bedroom and you can choose to have a single bed, twin beds or one king size bed. You will be sharing the bathroom with your hosts Garry and Jenny. We will provide towels and bed linen and free tea and coffee. Breakfast is included in the price, which you can enjoy in the large conservatory or outside on the patio on warm summer days. We are happy to offer a cooked English breakfast if desired using locally produced and largely organic ingredients. Please let us know if you have any special dietary requirements and we will do our best to meet them.
    We love the peaceful calm of the area. We are in a country lane at the highest point of the village with distant views to the west. Country walks straight from the house or a short car ride to local villages Ticehurst and Wadhurst.

We swam in the pool, went for a walk in the forest and spent most of the day in the garden. We were lucky with the weather and so spent most of the evening in the garden too having a bbq. The area is also lovely with cute villages nearby - we recommend Bewl Water too! Breakfast massively exceeded our expectations and they were so accommodating with my diet, and bought in delicious vegan treats - such a lovely touch. There is no doubt we will return!

Attached to our home; Pigeon House, this cottage provides the ideal location for exploring the surrounding areas of East Sussex and the Kent borders. Situated on the Sevenoaks to Hastings road and within a 30 minute drive to many National Trust properties. There are good connections to London from Etchingham train station, there are many lovely farm shops that are walking distance. Eggs & Apples is a favourite, offering a good selection of organic fruits, vegetables and meats as well as local wines. We are also fortunate to have some fantastic pubs and restaurants in the surrounding villages. The living space: Ground floor: Open plan living room with French doors leading to patio and garden, dining room/kitchen with all utilities. Open tread stairs leading to first floor which comprises of 2 double bedrooms. Great views of the garden and Sussex countryside from the back bedroom. Bathroom has a slipper bath, cubicle shower, sink and toilet. There are wooden floors throughout and many exposed beams. Please note that some beams upstairs are low due to period nature of the property. Gas central heating, gas, electricity, bed linen and towels are included. Freeview TV, CD/DVD player available.     What’s in the local area? Ideally situated for many National Trust places such as Bateman’s – home of Rudyard Kipling, Bodium Castle and Scotney Castle. Lewes is a lovely historical town (30min drive) with a castle, Anne of Cleves’ house and a secluded windmill that was owned by the writer Virginia Woolf. For tea shops, art galleries and antiques visit the Cinque Port town of Rye or the ‘Jewel of the Weald’ Tenterden which is also home of the famous Chapel Down vineyard. Bedgebury Park offers activities for families such as extensive bike trails (BMX track) Go-Ape Adventure Park and many beautiful walks. Bewl Water offers cycle tracks, walks and water sports. For beaches head to Camber, Hastings or a little further along Brighton. There are many other places worth a visit such as Royal Tunbridge Wells, Hastings Old town and Battle. We are also happy to recommend places to visit if you have children.

  • We stayed at Sally's place for a quick stopover. The cottage is beautiful. Tucked away off the high street down a little drive way. The place was super clean, with charming period features throughout. It's only a short walk from a fantastic farm shop which is well worth a visit. Thanks again.

  • We had a fabulous stay. Perfect location with some wonderful National Trust properties nearby. The space is very comfortable and clean and Sally was always very quick and accommodating to any questions. The added touches of pantry staples and toys were well appreciated!

    The house is down a quiet country lane with large garden and stunning views . A double and twin room in the house with private bathroom . NT properties and Hawkhurst are close by with great pubs and amenities , lots of walking , cycling and Go Ape at Bedgebury forest and Bewl water.

  • Staying with Richard and Liz was such a treat! The location is fantastic, just a few miles away from several great sites, and so peaceful and relaxing. Breakfast was delicious and Richard and Liz were so hospitable. We look forward to going back!

  • A hidden gem...this is a lovely home and Liz and family are extremely welcoming and hospitable. My in-laws absolutely loved their stay and would recommend it to anyone wanting to stay in the heart of the countryside.
