"Perhaps the most beautiful house of manageable size in Suffolk" (Norman Scarfe), this exceptional Grade I listed Georgian country house is set in an extensive parkland and woodland: this wonderful location is perfect to make yourself relax walking through private breath-taking woods, swimming in the crystalline water of the pool settled in the middle of an amazing english garden and observing the incredible quantity of different birds, deers and squirrels which resides in the park.

  • This place is magnificent! Tommaso was awesome with the planning, and from the moment we arrived the staff on-site were great. The house was spotless and huge; loads of character in every room. The bedrooms, living areas are all amazing and intricately designed, and the gardens beautifully manicured. It's also much larger than it appears in the photos. Couldn't recommend more!

  • An amazing, incredible and perfectly tailored experience! We stayed at this delightful country home and had a truly magical time. Before we arrived Tommaso was extremely communicative and resourceful in organising transport, dinner and other local activities for the duration of our stay. The house itself.... my words wouldn't do justice to the warmth, attention to detail and sense of style that radiates from each room. Take a look at the pictures and go stay there! Very discreet and attentive staff were on hand too to help us with anything that we required. Highly recommended, and thanks to Tommaso for making it magical.

    'Jemima' sleeps two inside (fixed double bed), with an option for two more if you bring your own (small) tent. She is well-presented, comfortable and warm (with electric heater and a log stove), and is situated in an attractive paddock near Beccles. Guests have sole-use of their own toilet, shower and washbasin close by, as well as access to simple cooking facilities, BBQ, wifi, electric sockets and a dog exercise area. We provide tea/coffee making facilities, fresh milk and breakfast cereal.
    Sister to 'Gertrude' - Jemima is an attractively furnished, well-insulated, cosy shepherd hut with made-up double bed (will be ready-warmed with hot water bottles on your arrival). It is situated in a paddock in countryside close to Beccles and the Broads - guests have sole-use of ther own toilet (with shower and washbasin) close by, as well as a covered cooking area and a utility room with toaster and dedicated larder-fridge space. Pets are welcome (dogs always on a lead, please). Excellent local pub (food Thursday to Saturday, booking advisable) within walking distance - plenty of other good pubs and restaurants in the area. During winter, the log stove will already be lit for you. We provide tea and coffee making faciities (hot chocolate on request), fresh milk, cereal, porridge, and bread for the toaster on request. Also, we are convenient for local wedding venues, fishing, golf, parachuting, flying, shopping, sea trips, horse riding, boating (can arrange hire), sailing, canoeing, cycling (can arrange cycle hire) and plenty of quiet back road and footpath walking. Taxi and other transport information (we are near two rail stations) is available on request. There is free wifi, a dog exercise area, electric sockets (charging etc), secure parking, DVD player (on request), BBQ facilities, and information about the local area. Your hosts live close by and are available for advice or assistance if wanted, otherwise you are left to your own devices to enjoy your stay at Waveney Meadow . . .
    Close to local wedding venues, Beccles, the Broads National Park and local fishing lakes. Bungay, Lowestoft, Southwold, Loddon, Halesworth, Harleston, Great Yarmouth and the North Norfolk coast (incluidng seals) are all within easy reach. Also, well-placed for walking and cycling and a map with suggested routes is available on request - there is a cycle hire faciity a short drive away.
  • The shepherds hut was absolutely beautiful. Couldn't have asked for more. Spotlessly clean and everything you cou possibly need for an overnight stay. Had a few booking problems with Air B'nB but Angela was very patient, understanding and helpful in getting this sorted. The shower blocks were spectacular. Like a home from home. Log burner was a lovely touch in the evening and made it very magical to just sit in a hut, play cards and communicate! The dog absolutely loved it too. Not far to gorleston beach and lovely quiet roads and fields to walk around near the hut.

  • Cosy, well equipped hut in a pretty mown meadow with private bathroom facilities. With a warm welcome from Angela and perfect tour of the facilities. Everything we needed was there including WiFi plus a wood burner that really kept the hut cosy. There is also an enclosed exercise area which my dog loved playing ball in. The kitchen has a fridge, toaster and kettle (also one in the hut) and hosts provide breakfast things (bread, jam, butter, cereals, milk). Combined with the perfect location to explore the broads and coast and we felt we couldn’t have found a better glamping experience. The hosts are nearby on site and are friendly and communication was great. Ten out of ten stay!

  • Staying in 'Jemima' the Shepherd's Hut was our first Airbnb experience and we couldn't have wished for anything more. Everything turned out to be just as lovely as we'd hoped, based on the Airbnb listing and photos. The whole site was beautifully presented and kept very clean. Having our own designated toilet was appreciated and the shared, communal facilities (washing-up room, shower room and sinks) were also fine - no problems at all. The on-site car parking area is literally just a stone's throw from the accommodation but a trolley is provided for carting your luggage around. Very useful! As with the Washing/Bathroom areas, it's evident that a lot of thought has gone into decorating the Hut itself - all tastefully themed and co-ordinated. It's a cosy, snug and inviting space and also deceptively spacious so my inability to travel light didn't matter! (Of course you could travel light though, as all the basics are supplied and there are a couple of supermarkets within a few minutes drive plus shops and eating places.) The Hut also contained some tourist information leaflets etc. and Angela also helped by sharing tips and recommendations on places to visit/eat in the local area and beyond. The free Wi-Fi was extremely handy for checking weather forecasts and researching trips out etc. Jemima enjoys a wonderful location, sitting within a paddock with lovely, green, countryside views and surrounded by sounds of nature. It was lovely to hear the "twit-twoo" of owls and seeing the ducks and occasional pheasants running around never lost it's charm. The paddock was loosely sectioned off with bunting, marking out our 'lawn' space (separate from the nearby tents) - more than enough space for us to enjoy a game of boules without disturbing our seating/cooking area. The careful placement of pretty, wooden screening meant that this area felt secluded from the (very quiet) lane/driveway and not really overlooked by the two houses beyond the communal outbuildings. As for our Host, I hope that all Airbnb Hosts are as nice as Angela. Right from the start we found her very helpful with great communication and quick responses to our queries. On arrival, Angela gauged our needs perfectly and after a friendly and warm welcome and introduction to the area and the site itself we were left to settle in (exactly what we needed after a very hot car journey!) Effort was taken to ensure that we had everything we required and Angela was especially kind and accommodating to our pets. It was very reassuring to know that Angela was nearby if needed and based on our experience I am sure that she would always try to help wherever possible. I'd certainly recommend Angela as a Host and Jemima as lovely accommodation in which to stay. I'd really love to stay here again, maybe this Winter with the wood-burning stove going. Very tempting!

  • This place is amazingly beautiful, I stayed out of season and the wood burning stove kept the hut really warm and cosy, so much so that I had to open the windows for a while! Toilets and shower room is a very short walk away and are well appointed. Small kitchenette next to the toilet if needed with toaster for breakfast. The hut itself is stunning and very well designed, bed is comfortable and the host couldn't be friendlier or more helpful. Highly recommended, Thank you!!!

    This cottage, now with log-burning stove, is situated in attractive countryside just outside Beccles, sleeps three, is warm and cosy and is close to local wedding venues. It has recently been refurbished, having one double and one single bedroom, bathroom (bath with shower 'over') leading off double bedroom, well-equipped kitchen, fully enclosed private garden and parking for up to two cars. See also 'Hideaway Cottage with log stove, Central Beccles' and shepherd huts 'Gertrude' and 'Jemima'.
    NB. One night stays available during week, on request. Cosy hideaway with an enclosed garden in pleasant countryside, well-suited as wedding accommodation or just for a relaxing break. Owners also have a camping ground and shepherd huts, with a separate toilet/shower, block close by. Cottage will take 3 persons comfortably. Nearest pub (food Thursday to Saturday evening, no dogs inside) is the 'Toft Lion' which is a 15 minute walk away. We are happy to arrange transport to/from the local stations (bus and rail) either by booking a taxi for you or, if we can, picking guests up ourselves.
    Centrally located for the Waveney Valley and the Sunshine Coast, also the Broads National Park, Southwold, Lowestoft and Great Yarmouth.
  • We had a great little holiday in Angela's cottage. The cottage is well presented and as lovely as it looks in the pictures - nice and peaceful. Angela was a great host, meeting us when we arrived and being avaliable to give advice on what do to in the area. She would even print out info about things we'd talked about and call to check they were running. The cottage is well situated, about half an hour from many points of interest making it ideal for a stay-cation with a toddler.

  • The perfect country hideaway. Angela was on hand to meet & greet us, had bought us gluten free biscuits and even furnished us with more board games when we showed an interest. The cottage itself is stunning, decorated to a great standard and is very modern vintage in style without being over the top. Everything you need for a short break. Sadly the weather meant we couldn't use the garden area. It's set in stunning grounds and area with plenty to do locally and further afield. We would not hesitate to recommend this experience and Angela is a credit to the Airbnb community.

  • We came to Norfolk looking for a quiet weekend away. Angela and Hugh's cottage did not disappoint! Angela was there to greet us and show us around the cottage and was easy to communicate with throughout the weekend. The cottage itself was clean, cozy and really peaceful. The cottage is surrounded by lovely gardens and is easy to find. Beccles is a short drive away with an array of restaurant choices. The location of the cottage is great for exploring The Broads, but also about half an hour from the coast. We had a really lovely weekend.

  • Angela's cottage was lovely for a long weekend get away to the countryside. On arrival Angela greeted us and made us aware of the area and everything we could do during our time there. The house was spotless with everything we could need. The house was hidden from any main roads which was great for a quite night. It's not far from Beccles town and only a 20 minute drive to Great Yarmouth. Overall we loved our stay and would happily stay again.

  • This cottage is even nicer than the advert suggests. It's beautifully decorated, immaculately clean and in an incredibly tranquil place. David was the perfect host - he answered questions quickly and even though we arrived late in the evening, the fire was on. There was milk in the fridge and bread and tea and coffee in the kitchen and it was easy for us to relax after a long day driving without having to worry about finding a shop. We would make a point of coming back to the area to stay here again - we would spend more time in the cottage!

The hosts left us bread and milk amongst other bits of food and we were very comfortable. There's no wifi, so be aware of that. Otherwise, a great airbnb property.

    Enjoy a relaxing weekend break in the Norfolk countryside staying in a snug shepherd hut with the option of collection from a local rail station (including bicycles) and a two course supper at the local pub (easy walking distance, reserved for you on request), easy access to walks and cycle routes and a self-help breakfast each morning. You will have you own private shower room and toilet, a local guide book (also sent on booking), and an 1:25,000 scale map of the Broads area. Late check-out.
    The woodburning stove will be lit ready for you (on request, subject to arrival time - there is also electric heating) and, also depending on time of arrival, the bed will be ready warmed with hot water bottles. We can also organise wine and other provisions to be ready for you on arrival (at cost). Please note that there is one other shepherd hut in the meadow (well-spaced). Guests also have access to a roofed cooking area where can use a disposable BBQ (we can provide, at cost) and/or a simple single burner gas ring - basic utensils provided. There is also a utility room with a fridge, toaster and washing up sink. Please also be aware that there is a (well-governed) wedding venue not far away which occasionally causes some extra traffic on the nearby lane on Saturday night . . .
    We are close to Beccles (lovely market town), the River Waveney (beautiful), the 'sunshine coast' (eg Lowestsoft, Great Yarmouth and Southwold), the Broads National Park, Norwich - if looking for something in particular, or an 'experience', just ask us . . . .
  • Angela & Hugh could not have been better hosts. We are not surprised they have Airbnb awards. Their property is of the highest standard, beautifully cared for, very very clean, and clearly a huge amount of thought has gone into making sure that everything that anyone could want was there. Despite our travelling quite a distance, quite late in the day, they were there to welcome us and show around - that was much appreciated. Beccles makes an excellent destination for a long weekend, for a couple or a family.

    The North Wing housed the butler, housekeeper and the housemaids of Ashman's Hall a Georgian Suffolk Mansion house - designed by Robert Reid and completed in 1820. It has a Grade II* listing and is surrounded by rolling hills and woodland, just 15 minutes walk from the market town of Beccles. North Wing can be rented seperately for groups up to 8 persons or can be booked together with Ashman's Hall for parties of up to 20.
    The North Wing is part of Ashman's Hall and can accommodate up to eight people in 4 bedrooms two with en suites and two sharing a family bathroom. "Having spent the best part of 10 years lovingly restoring the Ashman's Estate from a derelict mess to my home, I'd like others to be able to share the same feelings I have for this glorious place. Ashman's is one of the county’s best kept secrets - until now that is!" - Mike (Owner) It's just a few minutes walk from Beccles, but standing in secluded isolation, in acres of wooded parkland and formal gardens. The Ashman’s Estate is of local and national significance having a Grade II* listing.     This sylishly renovated cosy cottage very close to the town centre has one double and a single bedroom, bathroom (bath with shower attachment), a comfortable lounge with settee, an eating area and an 'American' kitchen - also a log stove and an enclosed garden. It has dedicated parking and is within easy walking distance of the town centre, river quay and the bus, coach and railway stations.   • Received a very warm welcome from Angela close to the property with additional texts prior to our weekend away as to how and where to make contact upon arrival in the area for ease of management. A very clear run through of the property upon arrival by Angela pointing out details of the cottage, the town and the local area. Everything clearly laid out in the cottage and it immediately felt like home! This is an idyllic cottage with first class accommodation; a delight to stay in.

  • We recently returned from our short stay at Angela's lovely cottage. It was well located in beccles, a two minute walk from a Tesco superstore, and a fish and chip shop. The cottage itself was beautiful, exactly as described and better. Spotlessly clean, warm, and tastefully furnished. The log burner and beautiful bath were particular highlights for us. Angela was prompt and easy to communicate with, she was knowledgable about the local area and how to travel to surrounding Norfolk and norwich location. Definitely recommend!

  • A very cute and quaint little cottage in a fairly busy road (slightly noisy with traffic at night), but with a quieter back entrance. Angela made us feel welcome and was very helpful and forthcoming with information. The cottage was clean and tidy, everything we would have needed for our short stay was present. I cannot fault the cottage, and would highly recommend it to anyone.

    A unique sleeping area in a detached timber building arranged as a "Cabinet of Curiosities" (BEWARE Some are quite scary). The space is heated by a wood burner. There is a sleeping loft with double mattress, and a further double sofa bed in the lounge area. It has an office area with wireless internet. There is a sauna and seasonal use of an outdoor pool **** NB The pool is now closed for the winter as we have had the first frost ***
    This is a detached timber building measuring approximately six metres by four metres at the end of a rural garden, the building materials have come from all over the world and each object inside has it’s own story to tell. For example, the Aspen used to clad the sauna was collected by me during a trip to Parnu in Estonia and above the door you can find a shingle from the roof of the first prison in Australia. I have always been a “collector of the unusual” since my grandfather took me to visit a museum when I was about 6. The exhibits here are a mixture of genuine artifacts and genuine hoaxes!! Guests can look around my collection and I am happy to discuss it with them. The building is insulated, double glazed and heated by a wood burner. It comprises of: . A lounge area approximately four metres square which houses a small museum in the style of a Victorian "Cabinet of Curiosities" . A sleeping loft with double mattress (Please note, this is accessed by a very steep fixed ladder). . A double sofa bed in the lounge for when there are more than 2 guests or for less agile visitors. . There is an office area with a desk, fast wireless internet, DVD player/ projector with surround sound system (There are a wide variety of DVDs in the main house that you can borrow). . There is an electrically heated sauna under the sleeping loft and a pool outside. . There is a further loft space above the porch which provides a relaxing "chill out" area. . Facilities are currently limited to an "outside toilet" and wash basin (cold water only) in an adjacent building but we are currently building a "mini museum" next to the main museum and this will include a hot shower, toilet and basin. We hope to have this fully open by the end of 2017. Please be aware that some guests may consider some of the museum exhibits to be a bit gruesome and scary (they include such things as a grave robbed Victorian skull, a trunk purported to have contained the remains of a murder victim and a feejee mermaid etc. as well as less scary artifacts such as a rare Oliver typewriter, gramophone, clocks, a magic lantern and such like)
    We are situated in a small village in the Norfolk Broads. There is a pub in walking distance but no village shop. It is really peaceful and has no streetlights which means we get to see the most amazing skies at night (There is a telescope available for use if you ask at the main house). From the museum you see more wildlife than people!

The pool was fab, we had great weather and also enjoyed using the sauna- have a look for the hats hanging under the bench!!   • We stayed at Dave and Sue's place for our first anniversary and it will certainly be a memorable one! Dave has made an amazing and unusual little museum in the cabin at the back of their garden - but it is still very private and tucked away. Loads of interesting exhibits and cupboards to root around in! The bed was very comfortable up in a nook with great views to the field behind. Very relaxing with the sauna inside and swimming pool just outside. They provide a useful folder full of info on the museum and things to do in the area, there are some great walks nearby. Dave and Sue were very attentative hosts and their dog Misha will put a smile on anyone's face. Would highly recommend for a getaway with something different.

  • I wanted to take my husband somewhere different and special as a birthday treat and when I saw Dave's museum, I knew this was the place we need to visit! Dave and Sue were truly amazing hosts and looked after us and were always available if we needed anything. The museum itself was brilliant, so many interesting and curious items, every time we looked around we saw something new and thrilling (Jenny the grave robbed skull and murderer's trunk being among our favorites). We made use of the sauna and pool (as were lucky with the weather) and it was brilliant, really recommend it! Such a lovely, quiet area, great walks nearby and wildlife just on your doorstep. Overall we had an amazing weekend and will definitely be back in the future. Many thanks again for a wonderful experience! :)

  • Exactly as described. A totally magical place. Dave was so hospitable and the museum was a delight, lots of trinkets to look through. We walked to the local pub (5-10 mins) and it was lovely. Perfect for 2-3 people. The toilet is in a little outdoor hut, there is a light and a sink . It's fine, and as described. The additional bathroom which Dave is planning will make the world of difference. Would definitely recommend this to a friend, and would return. All in all, thank you for a brilliant stay.

  • I am very glad I decided to stay in 'the cottages', the stay was lovely and went beyond my expectation. The house was clean, with clearly some thought put into the decoration and design of the building. All basic necessities were present in the home, 2 supermarkets were close by, which just made life a bit easier when you are new to a town. My favourite bit was the extra touch that Helen and Robert had done; of games, dvds, books left neatly for tenants to help themselves to during their stay. The hosts were quick to help, they even kindly suggested some good tourist attractions that we could visit. I think when you travel with your husband and baby, you want privacy, ample space, and be able to self facilitate.... all provided in this home, rather then a hotel setting where you constantly feel you are stepping on each other with the lack of space. I would definitely recommend to anyone. X

    Quiet former maid's room at the top of a Victorian family house, now refurbished with en suite toilet and separate shower and redecorated with butterfly wallpaper. TV, radio, hairdryer, tea and coffee making facilities, small fridge, wifi. £5.50 breakfast charge p/person/£3.50 continental breakfast.
    The cosiness of a period attic room - separate and private, self-contained. Please note that the staircase up to the attic is fairly narrow, so not suitable for the elderly, infirm, or those with heavy luggage. The futon bed is fairly low, but with a 'memory foam' mattress-topper to make it more comfortable. Most guests report a good night's sleep.
    Beccles is a historic market town on the river Waveney, approx. 10 miles from the sea and within easy reach of Norwich (19 miles) and Southwold (12 miles). The Norfolk Broads are about an hour away and the royal residence of Sandringham is an hour and a half's drive. RSPB reserve at Minsmere is 18 miles away, and Snape Malting Concert Hall 25 miles. The town's motto is 'Small Town, Big Heart' , offering all the usual amenities: a range of restaurants from pizza-parlours to fine dining. The 16th Century coaching inn at its centre is now a Wetherspoons. There is a Tesco and a Morrisons as well as several small shops/boutiques. There is an 18th C theatre and an open-air Lido in the summer months.

It was particularly handy having our own separate toilet and shower to ourselves. The room was spacious, had access to teas and coffees and a a TV-ensuring our stay was as homely as possible. Sally herself was very kind and made sure we had everything we needed during our stay in Beccles, including breakfast- which she had home-cooked for us and was delicious! Communication with Rosie was extremely prompt. She was always willing to help. Even went to tescos for us on our first day! We had a lovely few days there and are considering booking another visit.     Orchards Cottage is a wing of the old rectory of The Raveningham Estate, Norfolk. It is a spacious self-contained holiday home with private access. Perfect for families and couples.
    The cottage is spread over 2 floors, set out as follows. Ground Floor: Entrance hall; 2 x twin bedrooms; kitchen; and sitting room with dining area. First Floor: Master bedroom; spacious bathroom with shower and bath. Outside: Private access to cottage via courtyard garden; exclusive use of a large secluded section of the main garden (see main picture). The Cottage is well equipped with games, books, TV, DVD player. There is Wifi in the cottage; we advise guests to bring laptops rather than relying soley on phones as it tends to work better on larger devices - something to do with countryside wifi! Bed linen and towels are included, (beds are made up ready for guests), and changes of bed provided for long stays (over 10 days). Each room has a chest of drawers, mirror, towel rail. Travel cot available. Open fire in sitting room – very cosy in the winter! Fuel available, please ask. Table tennis and pool/snooker table in an outhouse. Barbecue in the garden, with table, bench and chairs; there is also a picnic hamper, useful for day trips. Kitchen: Electric cooker and oven; under counter fridge; microwave; dishwasher. Utilities: Washing machine located in a utility room adjacent to the front door, ceiling drying rack is in the kitchen, and washing line in garden. The Cottage has a very efficient Bio Mass eco heating and instant hot water system, making for a lovely warm winter stay. On arrival we provide guests a few grocery essentials, milk, juice,fresh bread, a cake, eggs from our free range chickens (when available) and, when in season, some home grown produce.
    Orchards is part of the Raveningham Estate, and is surrounded by arable land and beautiful clusters of woodland. Loddon is the nearest supermarket, 3 miles away. Beccles is the nearest market town, 7-8 miles away. Train station (links to London), supermarkets, restaurants, pubs, golf club etc.

We were made to feel extremely welcome right from the start, house was probably nicer than the photos show and the tree house at the front of the house has to be seen to be believed. If you were looking for a quiet getaway somewhere you could do a lot worse. The selection of games and the snooker table and ping pong table in the garage were a great addition. Would definitely stay again.

  • I was first to arrive and Buff was there to welcome me and show me where everything was. There was milk, juice and home made jam, bread and chocolate cake ready for us. An additional touch was the Christmas tree in the lounge, which really was quite marvellous with us arriving on Boxing Day. My only criticism is that the photographs didn't do the rooms justice. There was so much space! The heating kept us lovely and cosy and we had a really lovely time. We were all reluctant to leave. Our only regret was that work and other pressures meant we couldn't stay longer.

However, both of these important aspects were eclipsed by our gracious hosts Buff and Martin. We were given a warm welcome upon our arrival which included a tour of the cottage and our hosts thoughtfully stocked the refrigerator with essentials to include milk, orange juice, eggs, and homemade chocolate cake! Buff and Martin were a delight to work with and I would highly recommend this location for a quiet and comfortable holiday. The location is well suited for travel all over East Anglia and we were always glad to return to our lodgings in the evenings. Our family would not hesitate in booking here again (and probably will!)

  • We (2 adults, 4 children) spent 5 nights in this cottage. It is comfy and spacious enough for 6 people and the surroundings just wonderful. We thoroughly enjoyed the garden with its amazing flora and fauna (birds). We spent many hours playing badminton and ball games in "our" section of the garden or pool in the garage. There was a good selection of board games in the cottage which kept us entertained on the one rainy afternoon. Buff and Martin are wonderful, generous hosts, and we felt at home from the first minute.

    The space, light and the location make this converted barn a delightful place to stay. The open living creates a particularly sociable atmoshere. The position is adjoining beautiful walks and a 70 acre common yet central to many of the Norfolk and Suffolk market towns and coastal resorts. The Barn should suit an extended family or group of friends. The 5th bedroom adjoins the master bedroom so offers limited privacy but would be ideal for young children.
    Away from the bedrooms the Barn is very much one big communal living area. The huge openness compared to most houses allows you to be part of what's going on and yet have a privacy that space affords. In practice this seems to help group gatherings work really well. The large enclosed garden is also great to enjoy games or just being outside in the open air.
    Christmas Barn is in a small cluster of 3 barns converted about 25 years ago. The barns originally belonged to Loddon Hall when it was a working farm . There are few documents held on many of these old agricultural buildings but we have been told they date back to around 1750 . Confusingly, Loddon Hall is not situated in the nearby village of Loddon but found on Hales Green . There are many public foot paths and wonderful walks in the immediate area. We also border a 70 acre common. The village of Loddon is a five minute drive or a pleasant 30 minute stroll, boasting an interesting range of pubs, restaurants, beauty salons , tea rooms, hair salons, library , post office, chemist, a doctor's surgery and a good sized local Coop. It offers pizza, Indian, Chinese and 2 fish and chip takeaway 's plus there are two Indian restaurant's. The church and river area in Loddon are well worth a visit . There are 5 families living within the 3 barns , All residents choose to live here for the peace and tranquility of the area. Chris and I wish all guests to have a wonderful stay with us but ask you to respect our nearby neighbours with regard to any excessive noise levels.

Such a beautiful house, and larger than the photos suggest! The upstairs lounge is particularly stunning. Everything we needed for the weekend was provided. The hamper and goodies were a lovely surprise! Grace met us on arrival to show us around and made us feel welcome, and communication throughout the booking process and stay was great. Our family enjoyed the space for the weekend for a get together. Grace & Chris made us so welcome, catering for ages 2 to 75! Never a dull moment as Grace provided fantastic games for the kids & a fabulously generous yummy hamper for the grown ups.   • Christmas Barn is an absolute treat, we can't rate it highly enough. We had a mixed family group with younger and older couples and teenagers and the fantastic huge open plan layout but with different areas upstairs and downstairs meant that we all had places to mingle or to spread out, but we were still sharing a sociable holiday experience. We played the piano, had constant snooker games on the go, read books, perused the maps, cooked and ate together, Bbq'ed, used the PlayStation, sound system, huge TV, the boys worked out in the gym, we played card games, board games, and the garden is every bit as big as it looks in the photos - even bigger! The beds are very comfortable; the bed linen, bathrooms and towels all spotless, the decor is interesting but still homely.... did I mention how many sofas there are?! The barn is in the heart of the peaceful, rural Norfolk countryside , with lovely views from upstairs, but not far from the local village of Loddon, and the variety of outings to the Broads, the coast and into the city of Norwich mean there is no shortage of options for day trips. Chris and Grace were very welcoming and generous with the treats provided when we arrived and were very helpful and easy to communicate with. Everyone agreed that we'd be very happy to return to Christmas Barn again in the near future.

With 10 of us and ages ranging from 1 to 62 we look for properties that will best suit all of us, we have enjoyed many nice holidays renting properties around England. This amazing property 'The Christmas Barn' honestly tops the lot for us. We had a week's stay and It ticks all the boxes, a stunning peaceful location, great views, lots of things to see and do locally and short drives away. A stunningly gorgeous house with all mod cons, beautifully furnished great rooms and clean. It has a huge secluded private garden that the kids and adults alike had great fun in (lots of rounders). I can't speak highly enough of the owners Chris and Grace. All the way through from the booking to departure there was excellent communication and were very helpful and on hand with anything we needed, also great tips and advice on things to do. They even fashioned a bespoke stair gate on request to keep the toddlers from wandering. Also a lovely surprise on arrival of our holiday, Grace very kindly left some treats for the kids to find around the barn which the kids enjoyed hunting for and was very sweet of her, also not forgetting the adults was a hamper with goodies for the grownups! We highly recommended The Christmas Barn and we would most definitely stay again.   • We can not recommend Christmas Barn enough! We had a fantastic stay, the house is massive, and is much better than the photos suggest - a really impressive place. The garden is also very big and perfect for games (which are provided!) BBQ and relaxing, and the house had enough socialising space for a different room each night! Grace was welcoming and helpful. The bus was quick to Norwich, making it easy from London with no car. We will deffinalty be heading back soon.

We did a lot of cooking in the kitchen and everything we could have possibly needed was provided for. They were extremely helpful answering all my questions in the lead up to our holiday.     My place is close to The famous Norfolk Broads and the beautiful Suffolk Coast.. You’ll love my place because of its simplicity. . The hut is great for couples, solo adventurers, backpackers, cyclists and dog lovers.
    The Hammock Hut is equipped with a small gas stove, mugs and complimentary tea and coffee. The hut has solar powered lighting with remote control, 2 usb charging ports and a 12v socket. The hut also has solar and lpg powered forced air heating. You can lounge about in the hammocks or use the sofa. There is also a small table and chairs and outdoor fire drum. Bedding is not supplied.
    We are on the southern edge of the Norfolk Broads and a short drive from the Suffolk Coast. Within walking distance there is a fantastic Italian restaurant and great local real ale pub with dining.

She took the time to show us around her wonderful small holding and there were so many little touches that really made things special such as a lovely bottle of wine on check in, a kitchen stocked with all the essentials, eggs from her free range hens, even a spare toothbrush which was perfect as I had forgotten mine. The annexe is modern, sparkling clean, has good Wifi and really gorgeous and the yurt itself is heaven! Private, peaceful, very warm and we left feeling restored. The Yurt and the annexe were clean and very comfortable, our three year old loved the 'adventure' and sleeping in the big tent. Local beer in the fridge, milk, eggs from the farm and a range of supplies for breakfast were very much appreciated! The garden is beautiful and walking around the farm is a pleasure! Celeste had gone above and beyond what I had expected, and we arrived to a kitchen stocked full of teas, even some bits for breakfast, there were lovely toiletries in the bathroom, aromatherapy in the yurt and annex, books to read and games to play and upon learning it was my other half's birthday, she even left us fresh fruit and a bottle of fizz- a really kind gesture that we hadn't expected at all. In conclusion, the small details, the location and Celeste's superb hosting skills make this experience excellent value for money and we will undoubtedly be back again. Even if just to give the very precious Mr Puffin another cuddle. Thanks!

  • Celeste was a warm, welcoming, ever-helpful host. No question or request went unanswered or unattended to. Upon our arrival we had a welcome package awaiting us, including a chocolate cake, fresh eggs, tea, coffee and more! The yurt was beautifully decorated, super cosy, warm, and very comfortable. We had a selection of books to read, candles to burn, and even apples to feed the horses! The annexe is a lovely addition which provided us with an extra level of comfort, and made general living that little bit easier. Location is perfect, we borrowed wellies and went on a walk to the nearest pub for lunch. Not a far walk at all but very pretty, and the pub was a great meal and very cute! We loved every minute of our stay with Celeste and have only one thing to fault - the fact we couldn't stay longer! Absolutely loved it, and hope one day to be back.

Also we are 30 mins from the east coast sandy beaches, great for swimming and walking. Eating out: Reedham ferry "eelcatchers" pub , serving micro brewery beers and excellent local food. The charming town of Loddon is 7 mins away offering a variety of restaurants and pub food.

  • This is a truly beautiful property and a hidden gem in Norfolk. My cousin and I came to Norfolk for a walking holiday, and our stay was above and beyond our expectations. Susan's home is within walking distance and easy to get to from Reedham station (you have to get a ferry across to their home) all in all takes about 20 - 25minutes by foot. On arrival we were warmly welcomed and made to feel at home. The rooms are really comfortable and perfect for a good night sleep after a long day walking. To stock up for the day Susan serves a delicious cooked breakfast or continental breakfast (sourced from local produce). There are lots of walks nearby, as well as other activities including canoeing, birdwatching or boating. If you are looking for a beautiful weekend in the country, then we cannot recommend the Cockatrice enough. Thank you for a wonderful stay X

It's an idyllic setting and it was lovely to sit outside of an evening, with a BBQ and camp fire roaring away. Having your own toilet is a real bonus, (especially when it's raining!) although would recommend you take a head torch for any night time trips! Bungay has some great local amenities - nice pubs, shops and a greengrocer/delicatessen etc. so you don't need to venture too far afield to get everything you need. Joe had lots of recommendations for the local area - including Covehithe, where there is a beautiful beach - would definitely recommend a visit. Thanks for a great stay!

    A charming warm annex set on a stunning hobby farm with its own garden, views of pastureland and a stones-throw from the beautiful Broads. 'Beechwood' has lovely garden views & its own private entrance, kitchen, shower & bath. Award-winning walks leading from the farm include the famous Angles Way. Beccles & Bungay are a 5 min drive. Famous Southwold pier is 25 minutes. Fresh eggs & cereal provided. Light, spacious 'studio' with sofa bed (double & single), linen & towels. Airfield for pilots ;)
    'Beechwood' has plenty of parking and private access which can be reached by a path leading around the farmhouse. The annexe is attached to the rear of the main farmhouse. A super modern bathroom with towels and the choice of bath or separate shower and lovely toiletries. A large private garden and views of fields and woodland. There is a spacious, very light sitting room which doubles as a bedroom with a really comfy TV area (new large flatscreen) and brand-new sofa beds which convert to one double and one single. There is a separate and very chic little kitchen with all the mod cons. You have your own private door and key box. Enjoy a boiled egg or two provided by our lovely hens while enjoying the views across the garden where you can often spot red kites, little owls, buzzards, and skylarks. For guests staying more than a couple of days, we can offer free use of our shared laundry facilities (New Bosch washing machine, washing powders etc) a washing line in your courtyard area as well as space in our freezer, should you require). Please note, if you are not a cat, horse or chicken-liker then please think twice before booking. We make every effort to keep the animals out of the annexe garden but they are free-range and curious. Please also note, this is a rural farm and although peaceful, you may be woken up by the sounds of a visiting deer in the woodland or the crow of a rather noisy cockerel. When in the kitchen, you may hear occasional muffled conversation from the main house as we are divided by a thick fire door but your living area is completely sound-proofed! Should you require extra space, why not book our yurt with the annexe which you will find on my additional listings. SORRY, I am afraid I can not 'check in' Dogs on the premises; however well-behaved due to our other animals. You are welcome to bring horses, if you have them. There are stables and a small arena. Possible turnout in the Summer.
    Nearby Beccles is packed with amazing restaurants, unique shops, a regular farmer's market and the Lido – a unique outdoor heated swimming pool. The Broads runs through the town making it a mecca for boating activities. The famous Geldeston Locks pub is within walking distance - a stunning walk over the meadows. There you will find a pub run only by a generator - serving local craft beers and lit by candles - it often holds many stunning musical events. There are wild swimming spots available downstream from The Locks Inn. You can join the locals in jumping from the bridge (if you dare) or swim amongst the reeds and wildlife. Have lunch or a drink at the pub afterwards. The Big Dog Ferry will take you to Geldeston from Beccles (with a bike if there's space). The ferry is popular and so it's worth booking ahead, especially in the holiday periods. Beccles is great for a wander, with its winding old streets and lovely buildings, including the church with separate tower and the local history museum housed in historic Sir John Leman House; both looking out over marshes. Beccles Marshes offer lots of walks and are the site of archaeological explorations which uncovered remains dating from 75 BC. The town has day boats for hire, or try a boat trip along a very tranquil stretch of the Waveney to Geldeston Lock. Bungay has its own medieval castle ruins and a distinctive 17th-cenutury buttercross, the site of the weekly market since 1382. Bungay also hosts many events which form part of the annual Waveney Valley Food and Drink Festival. You can hire bikes and canoes here too, and you can explore more of the Waveney valley on the Bigod Way, which takes in Bath Hills, one of the high points in the Broads at a dizzy height of about 30m above sea level! Some really super restaurants including the Castle inn, the award winning pizza restaurant, the Suffolk Stonehouse and Earsham Street Deli.

They were incredibly friendly and accommodating of our 2 year old son (who LOVED running around the farm, meeting all the animals and picking apples in the orchard). The annex itself is perfect.     Goat Camp is perfect for fun family get-togethers or a romantic getaway for two. Parents or couples can enjoy their own space in an American 'outback-style' off-grid cosy studio cabin complete with abundant hot water, log burner, BBQ, firepit & charming decor. Children (up to 4 ) or 2 adults can have their own 'sleep-over' in 'Primrose', a clean 2 berth retro caravan full of books & games. Nearby are tame Pigmy goats, fresh eggs, abundant firewood and a BBQ area set in a secluded orchard.
    This is a place to really get away from it all where you can 're-set' and reconnect with nature. Please note, there is NO TV and NO central heating. Read our reviews to get a feel from other guests about this very special little retreat. Should you be a larger group, or two families with children, why not ask about availability of the meadow yurt and annexe which can sleep an additional seven people.   • We are a couple who decided to have a break away from our busy work lives and also to celebrate a birthday, and we were very lucky to stumble across Celeste's tucked away gemstone! The 'goat camp' was heavenly and just what we needed. From the cute decor, eco-friendly set up and pleasant animals - there wasn't a single thing to fault. The shower is simply wonderful and the eco-toilet not a problem at all, if anything more people should use these! We even got to be the first guests to experience the log burner inside the cabin which was a toasty touch! We had free range eggs from the chickens who like to come and say hello and found ourselves sat by the fire in the evening enjoying ourselves. Celeste is a terrific host and made sure we had everything we needed, such a lovely lady. 'Goose' the goat was by far the more adorable animal I have ever met in my life and it would be lovely to come back & visit in the future (Waiting for the day I can begin my own goat collection!) This truly is an amazing little find, for anyone thinking about it, go ahead and immerse yourself with the nature! Keep up the great work Celeste :-)

  • Enjoyed a great weekend. Children were able to run around with the goats, chickens, cat and pug. Celeste thoughtfully provided outdoor games (tennis set and cricket set) which gave us plenty to do. It was lovely and relaxing and my only gripe would be the queue for the rocking chair. Thank you Celeste and Sergei, you went above and beyond with tips and your helpfulness especially with the bikes.

  • We had an absolutely amazing stay at the Goat House for our honeymoon. It was such a serene and beautiful location to spend a few days together. Celeste was such a wonderful host and did everything she could to ensure our stay was perfect, whilst respecting our space and privacy. She had already lit the fire when we arrived and there was fresh milk, bacon and eggs provided ready for breakfast the next morning! She even added some lime and soda after we mentioned it was our favourite drink! There is a lovely farm shop just up the road for supplies, although both Beccles and Bungay are a 5 minute drive up the road and have plenty to offer. The house was even better than we could have imagined. We took a portable USB charger but there was more than enough outlets and a portable speaker to play music from. All the cooking essentials were provided, with 2 good gas rings. The waterfall shower was AMAZING, lots of lovely warm water and luxury cosmetics provided by Celeste. We were initially worried about the compostable toilet, but I must say, it was actually much better than your typical toilet, much cleaner and much less smelly! All of the four legged family are super friendly and we had such fun playing with the pigmy goats (Max, Batty, Bambi & Goose), the lovely pugs (Puffin and Stevie), pussy cats and chickens! The farm is beautiful and you are welcomed to treat it as your own space, we even saw a small helicopter land on the airfield! We will definitely be returning and recommending to friends & family! The perfect place for a couple or family to get off the beaten track! Although there is no wifi we both managed to get 4G signal whilst in the Goat House should you wish to stay connected (although we found ourselves turning our phones off to enjoy our surroundings). BBQ's every night, breakfast al fresco each morning on the deck! What more could you ask for?

  • The Goat camp was a special location and Celeste is such a friendly helpful host. We were a couple with our adult daughter and really enjoyed the setting, animals as stated by other reviews. However, we particularly appreciated the true eco credential of this site. It is completely off grid (as stated in the description). All the lighting was provided only by a solar panel. The wonderfully powerful hot shower, cooker and hot water are fuelled by gas bottles and there is a very clean compost toilet regularly serviced. There is a USB port only and mini music player for music from your phone. The waste water is treated in the large reed bed pond which is beautifully lit up at night. A very beautiful and unique place with everything you need.

  • A wonderful place to escape the daily grind. The accommodation is charming, clean and very comfortable. The amenities are fun and well thought out (outdoor shower was a delight). The highlight of the stay, however, has to be the friendly, cheeky goats who provided hours of entertainment! Celeste was a very thoughtful and gracious host. Would book again in a heartbeat.

    A quirky old farmhouse on the river. Guests have use of the Kitchen with an Arga, there is cosy snug with a log burner for the winter evenings. In the summer a terrace with a barbeque and from May till september the pool is up and running. Should you enjoy fishing we have a mooring. We are within easy reach of Beccles, Great Yarmouth, Lowestoft, Gorleston, Norwich and the Broads.
    A quiet relaxing space with the river at the bottom of the garden, which is a lovely place to sit in the evenings. The terrace is at the back of the house making it a pleasant place to sit and watch the sun go down. you can enjoy the stars as we have very little light pollution.
    St Olaves is a small village on the river Waveney, Sommerleyton Hall is just up the road. We are on the Norfolk Suffolk border. We have the Priory Resturant and the Bell Inn within easy walking distance and a 5min drive or stroll through the woods is the Decoy pub. there are many local pubs and resturants withn a short drive depending on your taste. Day boats can be hired locally if you wish to explore the broads by water.

  • We spent a lovely WE as a family with our 2 kids in Norfolk. A very nice and warm welcome from Lizzy who has been great with the kids too. The house is amazing and all nicely setup for the guests. A shame it was too chilly to spend more time in the garden and enjoy the swimming pool, definitely worth coming back in summer! I really recommend Lizzy's house!

  • We choose Airbnb for unique and memorable experiences, and Lizzy's farmhouse ticked all of the right boxes. Her broad-side home is cosy and secure with ample space for a family of four. The view from the main bedroom offers a wonderful view along the long and well-kept garden, and across the waterways and reedy marshes. An idyllic and calming scene of The Broads. Lizzy has extensive experience as a hotelier, which shines through in the presentation of her home. The house is spotless and includes all of the amenities one would find in a top hotel. The large country kitchen with island and AGA is warm and welcoming. From beginning to end, Lizzy has been a kind and generous host, making my family feel most welcome in her lovely home. Without a shadow of doubt, Lizzy's farmhouse will be our first destination when we return to the Norfolk Broads.

    Attached to our house (connecting door locked for your privacy), this accommodation comprises sitting room with kitchenette, shower room and bedroom. You have your own entrance via french doors which overlook the garden. As third bed is a 'chair' bed in the sitting room we would recommend that this would not be suitable for a full grown adult.
    All on one level, this is ideal for people with reduced mobility, a walk in shower with 62 cms access, all doors internal doors are 82 cms wide. Fully equipped kitchenette includes a full size cooker, fridge with freezer box and slimline dishwasher. Cooking utensils, pans, baking trays and bowls supplied along with crockery, cutlery and glasses. Table top ironing board and iron provided. All bedding, towels, tea towels and kitchen cloths supplied.
    Reedham is a Broadland village with the River Yare running through. We have two pubs who do food close by along with a social club which welcomes visitors. A Post office, General Store and Fish and Chip shop are all within easy walking distance. Reedham boasts it's own brewery (Humpty Dumpty) with their own shop and Pettitts Animal Adventure park is aimed at children under 10 years old.

    The Tentsile Connect is a 2 person tree tent (a.k.a. portable treehouse). With a removable fly sheet, it offers you and your partner the chance to connect with nature and with each other. Bring all your normal camping equipment, but leave
    A tree tent suspended off the ground. Its basically two hammocks with a roof and a few pockets. There is a rope ladder for access. A fire pit is available for you to have a campfire. Wood may be available to buy extra or bring your own. You must bring all your own camping gear like sleeping bags, blankets etc.
    We are situated on the very southern edge of the Norfolk Broads in the Waveney Valley. There are lovely walks over marshes, quiet lanes to cycle and some super real ale pubs to sample.

  • We had a fabulous weekend away at Wardley Hill, the camp site was very isolated so great to get some peace and quiet! Staying in the tentsile tree tent was so much fun, I would highly recommend it, however be sure to take lots of blankets as it did get chilly in the night. Having the fire pit was an added bonus. We will definitely be returning and recommending to friends. :)

  • Wardley Hill campsite was an absolute pleasure. Joe was really welcoming and helpful and made sure we had everything we needed, on the last night it was stormy and through his concern he moved us to thier new boat dwelling on the campsite which made sure we stayed dry and safe. I couldn't have asked for a nicer campsite, being allowed to have fires for one makes a huge difference to camping in spring! The facilities are fantastic with constant access to a hot shower (with built in flashing leds!) ..... ....All I can say was the weekend was fantastic and it's all down to how much care and attention has been put into the campsite and the care they bring towards thier guests. Would 100% recommend this as a place to retreat, also fantattsyix pubs close by and beautiful walks :) thanks Joe

  • Joe was very welcoming from the start and met us at the site car park to take us to the tent and show us the ropes. The site itself was idyllic and perfect for a weekend away from the hustle and bustle from the working week. Joe helped us to find a local pub for an evening meal and recommended some walks to enjoy the area. He was also very easy to contact via Airbnb and was always quick to respond. We were only sorry we didn't have more time to spend in the area!

  • We had a wonderful time staying at Wardley Hill. We stayed in the Tentsile tree tent, which was actually very comfortable! Holly met us at the campsite and was very friendly when showing us around. There are composting toilets and a solar shower, which were built from reclaimed wood and kept clean. The shower was nice and hot. The campsite was quiet, and fires were encouraged. We bought a bag of firewood from Holly, which she brought with her when she came to meet us on the first night. We were staying for my birthday and Holly and Joe left a card and some chocolates which was very thoughtful and much appreciated! A really lovely place to stay - would recommend.

    Our home is a short walk from the village centre with its pubs, restaurants and takeaways. Our guests will be able to make use of the lounge, dining room, conservatory and garden. Our home is ideal for exploring the Norfolk Broads, countryside and coast.
    Our home is a 1960s bungalow set in a large garden. There is off street parking for two cars and also a secure storage area for bicycles. Breakfast of cereals, toast, tea and coffee is included. We offer guests tea/coffee on arrival and as requested. We are happy to provide a full English breakfast at an extra cost of £5.50pp, bookable in advance. We try to use as much local, free range and Fairtrade produce as possible, including eggs from our own free range hens.
    Loddon is a quiet village which still retains a range of local shops, including a bank, post office and chemist. There's a choice of four pubs within walking distance along with restaurants, tearooms and takeaways. The village is centred on the River Chet and has several boatyards where boats can be hired to explore The Broads. Nearby is Hardley Mill, a recently restored windpump, and many historic churches.

We didn't spend much time together but they recommended places for us to visit. Our room was neat and very clean, we had our own bathroom (through the hallway) with towels provided - also very clean. Highly recommended.

  • What a great Airbnb! From the moment we arrived to the moment we left we were made to feel extremely at home. We had some problems with trains on arrival so thought we might be a bit late but that wasn't an issue at all. We were greeted with a cup of tea when we arrived which was lovely. We opted for a cooked breakfast for our first morning. The eggs were spot on and from the hens in the garden - lovely. Other things of note: it's exceptionally clean, the shower is amazing and there's secure bike storage which we made use of. David and Catherine are also very knowledgeable about the local area and gave us tips about where to eat and drink. We wouldn't hesitate to stay again. An asset to the Airbnb community.
