Privately located in my back garden there is a large open plan room with 2 double sofa beds, sleeping 4, a slate bed pool table & Hi Fi system. There's a luxury en suite bathroom with copper bathtub, shower, basin & WC. There are basic kitchen facilities with kettle, toaster, double hot plate, microwave & grill, sink & refrigerator/freezer. A veranda with 2 bbq's & seats plus lower deck overlook the river.

It overlooks our horses, sheep & chickens. A short walk will take you to the award winning Watership Down Inn & Bombay Sapphire distillery. The surrounding area boasts beautiful walks. The cottage is next to our house and is a cosy, well equipped place to stay for either a commuter mid week or someone wanting to escape for country walks or bicycle rides. It has a small paved terrace for admiring the view. It is within a mile of Pitt Hall Barn, also close to Oakley Hall, Highclere Castle and Newbury Racecourse to name but a few. We are a working farm and you may see the tractor trundle past feeding our herds of Texal sheep (Lambing right in front of you in April 2026!) and Limousin cows grazing in fields, or watch the many birds.
