A perfect located lovely house. It had everything we needed for our large family. Sarah has been an amazing host and very accommodating. I highly recommend .

We descended on Niall’s property for a book club weekend, after reading Northanger Abbey and wanting to visit Jane Austen’s house (approx 20min drive away). The house was so remote and peaceful, an expansive garden with beautiful views. We had everything we needed in the kitchen and the living room was perfect for a comfy chat. We did have a few issues which were all speedily resolved by a friendly, proactive host. All in all, a fabulous weekend.

The house was very clean and tidy and felt homely and cosy. The village is beautiful and peaceful, just right if you are looking for a quiet and relaxing time. With a big kitchen and two bathrooms, this is a perfect space for a family to stay. Gilly is a very friendly and helpful host. We would definitely stay there again.

Lovely big house, slept 8 adults easily. Great views, fab location to walk the South Downs. Everything you needed. Maybe less clutter/ family photos around the house would have been nicer but some liked the homely touch. Overall excellent. Many thanks, Louise

Absolutely beautiful home, one of the best we’ve stayed in. Excellent for all ages - my children loved the tennis and play area. Lots to do in the area for families. Hired a canoe in the lake next door and enjoyed lunch in the cafe too. Would love to come back one day!

We had a lovely stay at Waddle, stunning and peaceful location, beautiful home with lovely soft furnishings and ornaments, impeccably presented and welcome gifts, which was a lovely touch. Hot tub was lovely but very, very hot so worth taking lid off a couple of hours before you get in. Only small grumbles, the key safe box is very hard to get into so took me 10mins as tricky with long nails and there are no curtains, just blinds, so the lights shone in the bedroom all night from around the lake and from 4am, the room was very bright with daylight! Being a dark room sleeper, I was up all night but luckily my sister lent me an eye mask the 2nd night! Howevr, our stay was amazing and the hosts are lovely, so look forward to booking again next year!

Catherine's cabin is the perfect place to switch off - the cabin is cosy and well equipped with everything you could need! We all slept well in the comfy bedsand we all loved listening to the owls before bed. It was lovely to have the electric fire on in the cold mornings! Positioned so close to the central square was a perfect location. Sandy Balls itself WONDERFUL not only is the forest beautiful with easy access walks but the site was clean easy to navigate with great adventure playgrounds. The entertainment provided each night was great especially the campfire acoustic performance. The foam party was a real hit with both my children and the paid activities a real treat. We are all looking forward to a return visit! Thanks Catherine.
