Welcome! This great one bedroom ground floor apartment is the perfect getaway for two in the Lake District National Park.
Standing next to the river Leven with a terrace overlooking the water, the building mixes traditional Lakeland architecture with a modern interior.
It's on a private road with no through-traffic, so it's a very quiet area too.
To the north are the villages Ambleside, Windermere, Hawkshead and Grasmere, with Cartmel, Ulverston and the sands of Morecambe Bay to the south.
The space
I hope you enjoy reading about this great place to stay which joined Airbnb in June 2025. I'm just getting started with reviews, so if you have any questions feel free to drop me a line and I'll be happy to help.
In the meantime, here are the basics:
The 500 square foot apartment is on the ground floor, is double-aspect and has new furnishings & equipment throughout. The living room has a sofa, armchair, radio, basic free-to-air TV (Freeview) and high speed wifi. Floor-to-ceiling windows and doors lead to your own east-facing outdoor space with a table & chairs and views of the river below.
The kitchen is fully equipped with an induction hob, electric oven, full-size fridge-freezer, dishwasher and washing machine (see the amenities section for a full list of equipment). The bar-style table with two stools doubles as a place to eat and a work station, with handily-placed power sockets for laptops. The kitchen is full of natural light and leads out onto its own west-facing outdoor space.
The bedroom has a new double bed, mattress, duvet, linens, bedside lighting and cabinets. The two built-in wardrobes have plenty of shelves and hangers so there's lots of storage space. The building is in a very quiet area and all the windows are double glazed, so you'll sleep well!
The bathroom has a rain shower with slate tiling, basin, loo, towels, soaps and a mirrored cabinet. Full disclosure: there is a bath, but I don't list it in the amenities because it takes ages to fill, so if a bath is important to you this one won’t cut it! If you're a shower person though you'll be fine, with as much hot water as you need.
There's free onsite parking in your own numbered space, so you'll always be able to park.
Regarding pets: I love dogs, but unfortunately pets aren't allowed on site. This is one of those rules which applies to the whole building (it'll change when I'm Prime Minister!).
There's no additional cleaning fee - that's all included in the price.
As for the area, you're inside the Lake District National Park so there's a huge range of possibilities on your doorstep. From the villages of Ambleside, Windermere, Coniston, Hawkshead and Grasmere to the north; and Cartmel, Ulverston and the sands of Morecambe Bay to the south, you won't be stuck for things to see and do. And of course there's walking to suit every ability from low-level rambles to challenging mountain climbs.
The southern tip of Windermere is just a couple of miles away. From here you can hop on one of the many passenger boats for a trip on England's largest lake up to the towns of Bowness or Ambleside.
The Lake District has a huge selection of cafes, pubs and restaurants too. Within walking distance is a pub, plus two highly rated cafes. Just a few miles away there's everything from a first-class supermarket with an amazing deli counter, to several Michelin starred restaurants (I've counted four!).

You'll have the entire apartment to yourself.
In most cases I'll meet you at the apartment to make sure you have everything you need on arrival. On the very rare occasions when I can't be there to meet you, I'll ask you to self-check-in by using the key safe.
When you check-out, please drop the key into the flat's mailbox in the hall, or if you used the key safe, please return the key there.
Other things to note
The apartment has everything you're likely to need for a short break, from the bedlinen, towels and soaps to the pans, china, glassware and cutlery. All you need to bring is your clothes.
You will need a car, but a numbered (and free!) parking space is yours for the duration of your stay.
There's fast, free wifi in the apartment and a good 5G signal in most of the southern Lakes.
I really want you to enjoy the apartment, but there's one thing which I ask you to observe for the duration of your stay and that's the no smoking and vaping rule. The smoke detectors are very sensitive (and unbelievably loud!) so please only smoke outside.

And finally, the cleaning is included in the nightly rate, so you won't be charged an additional cleaning fee.
