South Downs View, in West Sussex, is a peaceful, comfortable studio flat over garage that we call 'THE FOG'. It is situated on a pick your own fruit farm where you can enjoy visits to our family run farm shop (Monday to Saturday) that offers local artisan produce and a cafe serving home cooked food and speciality coffee. The FOG is a perfect place to stay for a few days away in the country or an ideal stopover if you are taking on the challenge of walking or cycling the South downs way.

Although secluded, it is just a short distance to Ryde town centre & beaches . The property boasts a living/dining room with a smart tv and dining table and chairs , one being a double sofa bed.. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
