There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

Perfectly presented picture postcard cottage, on the edge of the Ashdown Forest, the inspiration for the Winnie-The-Pooh books and 3 minutes drive to the historic village of Hartfield for the village store, Pooh Corner tea rooms, pubs and farm shop. This is a great location to explore the Kent & Sussex countryside. The spa town of Royal Tunbridge Wells is a 20 minute drive and only 45 minutes to the South Coast. We are family friendly.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Recently Having been converted form the former Bullpen it still retains its original features with an abundance of beams and the walled pen, now a pleasant eating area which being south facing and a lovely sun trap. The local area has some lovely walks being only 20 minutes drive from both the South Downs and also Ashdown Forrest .
