Situated in the grounds of an impressive country house, the Goat Shed is the stylishly renovated ground floor of a 19th century barn, with a kingsize four poster bed, claw foot bath and woodburning stove. Deer roam through the gardens, and our wood burning stove makes nights in perfectly cosy. A great spot from which to explore the forest, or simply relax in comfort.

The Sail Loft: lovely River views

Accessed by an outside wooden staircase, the Sail Loft has a very large window providing wonderful views across the water meadows of the River Avon. This is a lovely, light-filled but cosy large studio room. There’s a kitchenette and a woodburner for those winter evenings, and we’re on the edge of the New Forest with lots of beautiful walks and cycling routes all year round. There are so many good pubs locally, and we are also only a half-hour drive from the South coast and its beaches.

Inside, you'll find a traditional open fireplace, wooden beams and lots of exposed brick. The cosy sitting room is the perfect place to hunker down on cooler evenings, there's ample sofa space for six and a TV to watch films. Upstairs you will find 2 bedrooms and 2 bathrooms, and downstairs there is a 3rd bedroom and bathroom.

The studio has a very comfortable double bed, a sofa and wood burning stove for warmth and cosiness. There is an oval table to sit, eat or work at, surrounded by windows letting the sunlight stream in. The kitchen has is a small cooker and fridge and the basics for simple good cooking. The bathroom has a shower with plenty of hot water.
