The whole experience was incredible. James & Pietro were super friendly, communicative, proactive, helpful and flexible - outstanding hosts. James met us when he arrived, and he made us feel at home straight away and was really responsive if we had any questions, but also extremely respectful of our privacy. Pietro & James have put so much thought into making every aspect of the stay outstanding. The house is lovely and felt spacious. The pool, gardens & views are stunning & the whole set-up is designed in a way that you have total privacy. There are multiple outside spaces where you can relax, surrounded by peace and nature. The kitchen is a real cooks' kitchen, and between that and the large brick-built BBQ, you can basically create your own restaurant set-up at the house. We were blown away by all the food and drink treats left for us, e.g. fresh pasticcini, wine, beer, pasta etc. Beautiful part of Umbria, breath-taking location with endless lovely places to visit. Total perfection.

Francesca’s home is truly incredible. We felt so warmly welcomed when Francesca and Giorgia greeted us with a lovely note and some delicious local treats for our group. The farmhouse is something special—it had everything we needed for our two families with kids, who especially loved playing in the gardens. The house is spacious yet cosy, and it really feels like a home rather than a rental. And the view of Todi from the house? Absolutely breathtaking! No photo could ever do it justice. Every morning we’d wake up and find ourselves marveling at it all over again. The location is ideal for exploring the many historic villages and sights nearby. Francesca provided us with a fantastic guide full of local tips and recommendations. We also enjoyed cooking many meals at the house and found the kitchen stocked with everything we needed. Todi has completely charmed us, and we’re already dreaming about our next visit. We really hope to stay at Villa Giorgia again!

Apartment in a perfect location for visiting Umbria. Equipped with everything, with a full kitchen. The bonus is Todi, an unexpected gem.
