The accommodation comprises a large sitting room, wood burning stove, king size bedroom with TV and large ensuite bathroom, with a bath and shower, private terrace overlooking the valley. NO KITCHEN. The Old Workshop @ Swallows is an extended single storey barn dating back to the 1880’s. It has been sympathetically renovated to bring it up to 21st century standards with electricity generated using our solar panels. Superfast fibre broadband 500mgb It is surrounded by stunning rural views and is very quiet. Sumptuous, cosy and welcoming are just a few of the words that describe this charming escape. The Old Workshop is situated within an AONB and is tucked away in the courtyard of our barns.

Delightful 1 bed shepherds hut with stunning views

Lower marlpits Farm campsite is newly opened in 2022 and is set on our 50 acre working farm on the outskirts of Honiton in the Blackdown hills AONB. We have 4 glamping units along with tent pitches. Our cosy, romantic little shepherds Hut Lavender Lodge sleeps 2. It sits within a little paddock where you can sit out on the decked terrace and enjoy peace and quiet and admire the stunning views. Also in the paddock we have our Blue bell tent. Both units can be rented out separately or together.

Beech Cottage, Southlands Farm, Dunkeswell

Beech Cottage at Southlands Farm is a lovely self contained property set in 11 acres, on the edge of the Blackdown Hills. Situated adjacent to our farmhouse, across a pretty shared courtyard, the cottage is warm and comfortable. The bedrooms have views of the orchard and tennis court, which you are welcome to use, along with the table tennis in the courtyard. Southlands Farm is in a perfect spot: a rural location renowned for its outstanding natural beauty but close to charming seaside towns.

We offer a rural escape in a spacious, welcoming cottage with a family life at its heart. Tucked away at the foot of the Blackdown Hills AONB, but with great access to the M5/A373/A30 the cottage is a perfect base for exploring the best of the West Country. So, whether you want countryside walks to picturesque villages and ancient woods or a short drive to the beaches of the Jurassic coast, Exeter, Dartmoor or Exmoor, our cottage is the place to head out from – and the cosy home to return to!

The Coach house is recently renovated to a very high standard. It consists of a living room with plenty of seating, wood burner, free supply of logs, under floor heating, a dining room that opens into our extensive gardens, a bathroom with shower, separate bath and plenty of fluffy towels and a large upstairs bedroom with seating area with views over the River Otter and garden. It is ideal for a couple/ young family as there is a cot and single bed, available in the bedroom area.

The cottage is bright and airy, well decorated with quality furnishings, Large gardens with shrubs, flowers, trees, Jacuzzi, swings and trampoline. There is a well fitted kitchen, utility and large Conservatory. Our dog friendly cottage sits 100 metres from the lane, where parking is available. Access is via a gate and a mowed path leads up across a field to the cottage. (No vehicle access - see photos.)
