From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

The Old Dairy, a rural Norfolk hideaway

For over a hundred years, this characterful old dairy was where the cows were milked at Hawthorn Farm. Sympathetically and luxuriously converted into a two-bedroom cottage in 2017, it is self-contained and completely detached. Inside, original walls, beams and vaulted ceilings give it a spacious, airy feel. It has its own fully-equipped kitchenette, and a bathroom with a large shower, WC and basin. The spacious 18 x 14 foot carpeted living space has two huge comfy sofas and a table and chairs.

Hayloft at The Stables

A 2 bedroom first floor flat with kitchen, cosy living area, and bathroom, above our home on the ground floor. You share our front door, but access the flat through a door to the stairs immediately on entering the hall. Sleeps 4. Bedrooms are in the eaves, so have restricted head room in places. Excellent broadband. It was the hayloft above an old carriage house. A peaceful setting in pretty village, with a pub, a short drive to Diss. We live on the ground floor. Large garden, good parking.

The Little Barn, Topcroft, Artist’s home

Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. Self-contained accommodation overlooking the river Waveney with full kitchen, dining and lounge area (including reclining sofa, smart TV and wifi), upstairs is a double bedroom with en-suite. The stairs are very steep (see photo). Allocated parking. Bistro table and chairs outside your door, plus a bench right by the water.
