The Garden Flat is an independent new extension to our converted stone barn in Oxfordshire, just outside Hook Norton on the edge of The Cotswolds with stunning views from every window. A charming small self-contained cottage on a quiet farm, located one mile from the market town of Chipping Norton in the Cotswolds. An ideal place to touch base if you are looking to escape to the countryside and explore what this picturesque area has to offer. Chipping Norton has great transport links with regular bus services to Woodstock, Oxford, Banbury and Stratford-upon-Avon. There are train stations in two nearby villages, Kingham and Charlbury, both with direct train links to London.

Welcome to our home! The annexe has been converted and designed for your comfort and enjoyment. It is self contained and has private access and off road parking. We are located in a rural village with good pubs and walks on the doorstep. Kislingbury is conveniently located with good road and rail transport links. The annexe is ideal for couples and solo travellers. Please do note as the pictures show the annexe is a converted attic, so the ceiling height decreases at the edges of the rooms.

Yet we’re just 10 mins from the M42 and close to M6, M1, East Mids & Birmingham Airport so we’re a great place to stop over for work or leisure.

The quaint market town of Stony Stratford is nearby and there are lovely walks by the canal, the river Ouse and the Ouse Valley park which are practically on the doorstop.

Cobblers is located in an historic part of the village, within walking distance of shops and recreation facilities.

The Old Wash House is a grade 2 listed building. It has been sympathetically restored using reclaimed materials wherever possible to create luxury boutique style accommodation. The village of Bretforton is on the edge of the North Cotswolds. It is a short drive from Broadway and Chipping Campden, Stratford upon Avon, Cheltenham and Tewkesbury It is a 5 minute walk away, the award winning Fleece Inn. A basic continental breakfast comprising granola, bread yogurt etc.

The Old School House Annexe, Irchester

Beautifully refurbished internal annexe within what was the village school (1840). Sole use of annexe. Wifi, TV, DVD player, printer, well equipped kitchen inc washing machine, freezer. Irchester is a village three miles from both Rushden and Wellingborough. Pub, cafe, shop, a short walk, Country Park less than a mile. Easy reach of Northampton, Bedford and Milton Keynes. Guests have access to the owners’ garden. Please note we do NOT take dogs or young children.
