Set in 2 ½ acres of woodland and gardens, this self contained annex offers spacious and comfortable accommodation in a peaceful rural area. Sleeps 2/4. Great seaside, birding, cycling, walking, family attractions, golf and shopping in easy reach. Well behaved dogs and children welcome. Wheelchair accessible. Centrally heated. Linen provided.
The cottage is in a completely rural setting but in easy reach of shops and other facilities. The accommodation comprises a double bedroom, bathroom (large bath), kitchen / diner and sitting room (with comfortable double futon). All newly decorated with a good standard of fixtures and fittings. The cottage is centrally heated, the cost of which is included in the booking fee. Accommodation is all on one level and there is a large parking area immediately outside the front door.
If you prefer to eat out some evenings, there are several "gastropubs" close by, as well as several others which serve more usual "pub grub". The local market towns have a wide range of 'take away' outlets as well as some good restaurants. South Norfolk is an excellent area for a holiday which offers a wide range of activities. The cottage location is very pleasant and quiet, so some of our guests may be happy for a relaxing week "in the country". From the cottage, there are many footpaths and a network of quiet lanes for walkers and cyclists. There are also several long distance paths in the area. Guests preferring to use the cottage as a touring base have a huge range of attractions within an hour's drive; The Suffolk and Norfolk coastline is an easy drive (e.g. Southwold 1 hour) offering everything from classic resorts like Great Yarmouth and Southwold to the wild beaches of North Norfolk. Birders and nature lovers are spoiled for choice, with Minsmere, Titchwell, Strumpshaw Fen, Snettisham and many other RSPB reserves in easy reach. There are also many other nature reserves and natural areas in every direction (Thetford Forest, Breckland, The Broads, Blakeney Point, The Coast…). Norfolk is a busy tourist area and there is a huge range of attractions in easy reach, from stately homes (Blickling, Holkham, Sandringham...) through heritage sites (Castles, Priories...). There are also many very attractive historical market towns, with "the finest churches in England". Norwich is a 30 minute drive away offering extensive historical, cultural and recreational facilities. It is also in the top 10 for shopping destinations. Cambridge is 1 hour away.
  • What a find! We had a blissful week at Beulah Cottage in April. The cottage is clean, well presented and has everything you could possibly need for a self catering stay. Our toddler loved exploring the huge garden and adored the playhouse which kept him busy for most of the holiday! There's plenty to do within driving distance with the Norfolk and Suffolk coast in reach. The area itself is peaceful and beautiful - just what we needed to get away from it all. Tina was a wonderful host and made us feel very welcome - we didn't want to leave! We cannot recommend this lovely cottage highly enough. Thank you for having us!

  • The Cottage is splendid. If you’re looking for somewhere where everything ‘works’ and is functional. This is the place. It’s very much a homely space from home. The general store and petrol are close by. Lots of great country walks. It’s quiet. The sleeping is comfy, and the kitchen/utilities is all there and working. I stayed with my two 13yr old boys (and Beagle dog) and travelled by car into school in Norwich every day. It’s an easy commute. Rob and Tina were wonderful hosts. We will return :-)

The garden is lovely and fantastic for the kids. Very quiet country setting - we can't say much about the surrounding area, as we spent all our time at a wedding! Would definitely stay again. A fast drive from NE London - 1 hour 40 minutes door-to-door.

  • We stayed for a two night stay at Beulah Cottage which is in lovely rural setting. We had a friend's wedding to attend in the little chapel, which unbeknown to us was a couple of minutes walk from the cottage itself!..fantastic. The hosts Rob & Tina were lovely and helpful, making us and our two year old feel very welcome. They have a lovely garden and a woodland you can walk around and a few toys for little ones to play with. Fresh eggs from the chickens..which our little one had to visit both mornings to say hello! The cottage itself is spacious and well equipped, we would re-book to stay here.

    Our house is a converted stable block. Guests share our front door and have use of the entire first floor of our home,as well as a fully equipped ground floor kitchen, in our utility room. Please note we occupy the ground floor as our family home, but give guests as much privacy as wanted, whilst being available if needed . Quirky decor in bedroom 1 and living area. Beautiful large garden in rural village, ten minutes from market town. Ample parking. We have a friendly cat and a dog.
    The entire first floor of our house, with a fully equipped kitchen on the ground floor. The staircase leads to a spacious landing, off which are 2 bedrooms, a living room and a bathroom with spa bath and shower. The rooms were formerly our grown up childrens' bedrooms and so 2 of them are decorated in a rather quirky style, one being a night sky scene and the living room, a jungle theme. The living room has a large HD TV, with freeview channels, sofa, armchairs ,table and chairs. There is a portable air conditioning unit for hot summer days. There is also a fridge, and tea/coffee making facilities upstairs. The kitchen is in our utility room on the ground floor, and has an electric cooker, sink, microwave, kettle and toaster as well as the usual pans and cooking utensils, crockery and cutlery. Guests can also use our washing machine, tumble dryer, fridge and chest freezer on request.
    Gissing is a small village about 5 miles from the market town of Diss. There is no shop in Gissing, nor the immediate surrounding villages, but we have a lively traditional village pub ( a 5 minute stroll away) which serves typical pub food (booking is advisable) as well as real ales. In the next village, Burston, (2 miles) is a gastro pub, slightly more expensive, but the food is lovely. It also has a nice garden. Again, we would advise booking. There are various other good pubs in the surrounding villages. Diss has a variety of pubs, cafes and restaurants, and a selection of takeaways which will deliver. There is a folder in the living room with details and menus. The nearest shops/supermarkets are in Diss and Long Stratton, about 10 minutes away by car. Diss is famous for the Mere, a lake in the middle of the town with an adjacent park. There are numerous attractions further afield, from Snetterton motor racing track, Banham Zoo, Center Parcs, Newmarket, Southwold, Aldeburgh and the coast, the Norfolk Broads, and of course the historic cities of Norwich and Bury St Edmunds. It is an ideal area for walking and cycling.

The environment is very warm and friendly and I felt right at home immediately after arriving. The facilities they offer are perfect and couldn't have asked for more from wonderful homemade bread, jam etc to a fully equipped home with all you need to make your stay perfect.

You'll find us close to Diss (10 minutes) Norwich (30minutes), 40 minutes from the The Norfolk Broads and an hour from the stunning coast. Located in 4 acres with views over the Norfolk countryside, its' private and wonderfully peaceful. 5 miles to Diss affords a choice of restaurants, garages and supermarkets. The large (60 sqms) open-plan kitchen and living area is a perfect space to cook, watch TV or simply relax.

Sylvaine was the perfect hostess, helping us with directions in the dark, bubbly, welcoming and helpful with local knowledge, most importantly - pub recommendations! Due to a rainy weekend we spent most of our days in the Burston Crown with mornings and evenings relaxing at L'Shed which had everything we needed with the addition of complete peace and quiet and a multitude of beautiful books to browse.     An unspoilt 17th century listed farmhouse. You’ll love it because of the house's character and history, outdoor space and rustic charm. Couples, adventurers, families, big groups, and pets will love it. Masses of open space; a fire pit for nights under the stars, a wood and outside seating area. Climbing trees, tyre swings and a trampoline. Endless fun for kids and families in an idyllic rural setting on the Norfolk\Suffolk border Diss 5 minutes drive with shops and amenities.
    Unspoilt 17th century farmhouse with masses of outside space. Inside there is a lovely double bedroom downstairs , with its own door to outside and the delightfully tastefull modern shower room and toilet in an adjoining room next to it .The ancient kitchen has not been spoilt , but it has been tastefully modernised ,and also has a large table, and mod cons, plus an abundance of all the essentials for cooking etc . Up the creaky stairs to 4 of the delightfull bedrooms (2 of the bedrooms have double beds , one little room has a single bed , and the other has two single beds in it .Enjoy a peacefull night sleep amidst the wonky ancient beams , open the leaden windows , and hear the birds sing . There is a bathroom on this floor with a characterful bath. Downstairs again ,a lovely light study with a work desk if you need to work , and internet access .A large ancient sitting room(imagine the folk who lived here so long ago ...look out for the witchcraft signs they scratched in the wooden beam above the fire to keep witches from coming down the chimney into the huge fire place ). Plenty of outdoor space with loads of trees to climb , but also lots of sunny grass to play ball on ,or sit ,and a fire pit in the woods.Kids could camp in the garden if they felt like it , and could find themselves on a marvelous adventure away from it all . A long and wonderfully open sunny terrace...for outside meals ,or a night of listening to the deer and owls hedgehogs and voles( all a plenty )' .A trampoline , and swings in the trees for kids , but use all of these at your own risk . Log burning stove and central heating inside the house, can get lovely and toasty on cold autumn ,winter days .time to get out the books , board games and get cooking .....or whatever takes your fancy !
    Diss is a lovely picturesque market town on the train line from London(train direct into London Liverpool Street ) and Norwich. The river Waveney is nearby, (which is good for Kayaking), and the -As is Lopham and Redgrave Fen, one of the largest remaining river valley fens in England with wonderfull opportunities for family enjoyment , and great walks . Knettishall heath is near by , with occasional wild horses , lovely walking , etc . The 95 mile Angles Way goes through Diss ,and follows the river Waveney for much of its route . The town also has a famous auction house TW Gaze auctions with auctions taking place each Friday. In the old village of Diss( 5 mins drive from house ) there is a lovely delicatessen, Frederics Fine foods ( do croissants on weekend mornings fresh from a bakers in norwich, and delicious bread etc .. ) and whole food shop , a great sweetie shop...very old fashioned and full of every kind of sweet in jars with scoops .A lovely cafe called Ammandines ,all in Norfolk house yard St Nicholas Street. Good local butchers, and a farmers market every second saturday of the month (and for necessary supplies ..there are a couple of larger supermarkets down the hill from the old part of Diss). Norfolk has wonderful places to go with families for days out . The beautiful Norfolk/ Suffolk coast is 45 minutes by car. Endless historic villages. Delightfull walking and countryside all within easy reach. Thetford forest is a half hour drive away , with great forest walks ,cycle paths , and the fantastic High wire adventure called Go ape , for teens , parents and little kids alike and for all a great forest playground . The Anglo Saxon village at West Stow is a fascinating day out if you are interested in ancient history , and even if you're not kids love to explore the wonderfull houses , and museum .Boat trips a plenty on the broads a 45 min drive (URL HIDDEN) Diss is on the border of Norfolk and Suffolk the norfolk suffolk coastline is a reasonable drive away , and it is possible to enjoy a full day on the beach , if you get up early .Horsey beach is a great place to see the hundreds of baby seal pups basking on the sand in late summer ..a really wonderfull thing for all to see. I could go on and on ...But , despite the endless list of fascinating things to see and do, to be honest , you don't have to leave this house or garden to have a fantastic time!!

    Set in 3 acres Mulberry Barn is a contemporary Barn with a self contained, apartment/studio. The living/dining area is open plan, light and airy with a flat screen TV and a comfy leather sofa.The bedroom is located on a mezzanine(low ceiling so not great for tall people) and has a memory foam mattress .Private outside eating area, secluded and wonderfully peaceful. Electric gate and 24/7 security cameras. Due to our rural location the Internet connection is poor and often intermittent.
    Please note this Flat/Annex has a paddle (space saving) staircase which has a steep incline (see photos) It's private and self contained with no-one overlooking you. It's light and airy with immediate access outside into the garden. Outside there's a small sitting area with a table and 2 chairs. The kitchen is well equipped with lots of utensils and crockery.
    5 Miles from Diss. Fantastic village shop nearby which opens until 10pm Half an hour from Norwich. 40 Minutes from Southwold and the coast. We have another here, conveniently located 3 mins from the town centre. Please see our other listing for details.
  • We had a wonderful stay at Langmere. The studio is perfect - beautifully designed with tasteful furnishings and high quality extras such as a Bose speaker and flat screen tv. The space saver staircase takes a bit of getting used to but was no problem. Helen and Paul's home is stunning and the garden is a lovely, peaceful and relaxing place in which to wander. We loved the quiet seclusion of the studio which was a perfect base for our exploration of Norfilk and Suffolk. Thanks to Helen for her useful tips of places to go and especially for suggesting a meal at 'The Fox and Goose' in Fressingfield, where we enjoyed a Michelin recommended tasting menu. We wish we could have stayed longer!!

  • Mulberry Barn is set in beautiful grounds which we were encouraged to enjoy. The studio was clean, comfortable and modern. The kitchen and bathroom were perfectly adequate and the loving space felt spacious, particularly with the large windows and views of the gardens. The paddle staircase, although steep, was fine once we had used it a couple of times - nothing to worry about really. Check in and communication with Helen the host was faultless. If you appreciate well designed, contemporary interiors and architecture, this place is for you! All in all an enjoyable holiday in a lovely part of the country!

  • What a stunning place! I booked Helen's place for a night away with my wife for our wedding anniversary. The holiday cottage is annexe to their home which is fitted with all the mod cons. The property is set within beautiful gardens which Helen very kindly allows guests to have free roam of, this also allowed us to spend some time with her lovely pets, 2 dogs, Tess and Lola and their very friendly cat Barney. The annexe is fitted with a very modern kitchen which I chose to make use of, cooking a full dinner. It is an absolutely idyllic setting and I would recommend it highly.

    A charming Grade II listed house with three bedrooms and two receptions dating back to the 17th century and believed to have been extended in the 1850s by architect George Atkins, designer of the Corn Hall in Diss, which has recently reopened after a two year restoration. Please note: guests are required to have registered a Government Issued ID (passport, driving licence etc.) before booking, many thanks.
    A home full of character equipped with the modern convenience of broadband wifi, a smart tv and bluray/dvd player. The spacious kitchen, with its wonderful old brick floor, comes with a washer/dryer (plus rotary line in the garden), double butler sink, walk-in pantry with fridge-freezer, five-hob gas range with electric grill and double oven, microwave, toaster, cafetiere and Tassimo machine, teapot and basic ingredients for cooking. The antique French country kitchen table will comfortably accommodate 6 people. Should you need extra space there is a larger table in the dining room. The kitchen leads out to the private 77ft back garden with well-planted beds and trees. There's a 4-seater bench situated in the perfect spot for evening refreshments and a large picnic table on the lawn for all day alfresco dining. A charcoal BBQ is available. The dining room features original floorboards, a mahogany table for 8 to 10 people, newly installed wood-burning stove and reading nook with Ikea sofabed. At the back of the house is a comfortable sitting room with shuttered picture window overlooking the garden. The two 3-seater sofas and armchair are perfect for relaxing, watching TV (dvds/blurays can be found in the dining room) or having an afternoon snooze. There's also a wood-burning stove to keep it cosy on a chilly day. Radiators are situated throughout the house and can be controlled individually for your convenience. Also on the ground floor is our brand new shower room with traditional sink, toilet, radiator/towel rail and floor-level waterfall shower complete with metro-tiled walls and hand-printed Moroccan cement floor tiles. Handy for older guests or those with difficulty using the stairs. Three bedrooms upstairs: a master with kingsize bed which overlooks the back garden, a smaller room with bunkbeds which can be accessed via the master bedroom as well as the landing so it can be used as either a private room or as part of a two-room suite with the master. And at the front of the house is a twin room. If requested, we can join the beds together to create a superking bed. The first floor bathroom has a bath, sink, corner shower unit, radiator and heated towel rail (it's a great room for drying clothes). There's a separate room on the same floor with toilet, sink and radiator. Bed linen, towels and extra blankets are provided. Note: We have two stair gates but our stairs are very old and not strong enough to hold the pressure, however we're happy to fit a stair gate in a doorway for you or you're welcome to fit them yourself when you arrive. Please watch your heads on the doorways upstairs! Some are particularly low. Wenlock House is ideal for a couple with three or four children or two couples with two or three children between them. Also great for couples, solo adventurers, business travellers, family groups and groups of friends. All respectful guests are welcome.
    Wenlock House is located in the centre of this historic market town, within easy walking distance of The Boudicca Way footpath to Norwich, TW Gaze Auction Rooms, The Corn Hall and just moments away from the market square and high street which leads to the Mere, park and playground and handy supermarkets. We're two doors along from the ancient parish church (walk through the graveyard to the shops and pub) and a couple of minutes stroll into the Heritage Triangle with it's boutique shops, delis, pubs and restaurants. Diss is the "gateway to the Waveney Valley" and an excellent base from which to explore the countryside and coastlines of Norfolk and Suffolk. If you want to stay local there is lots to do: The Corn Hall for theatre, film, dance and workshops for all, TW Gaze Auction House (viewings on Thursdays for the Friday auctions). Designer Makers opposite The Corn Hall to meet local artists and buy their wares. Diss leisure centre if you fancy a swim. Diss Mere for fishing, park and playground.   • Just brilliant! Abigail has provided a great home in a terrific location! The house is really characterful and well-equipped with everything you could hope for - as well as a superb sunny garden where we enjoyed an al fresco breakfast. Abigail's communication before and during our stay was really good and made our stay very relaxed and enjoyable with lots of little considerate touches, such as setting up a stair gate for our son's safety. We were able to park across the road from the house in the evenings and in a car park a few yards away at other times. We enjoyed strolling through Diss with it's beautiful Mere and park - as well as trips to the beach at Southwold and the wonderful Bressington Steam and Gardens. There are a great selection of restaurants such as the warm and welcoming Saracen's Head in Diss, just a 5 minute walk from the house. We also enjoyed terrific meals at The Fox and Goose in Fressingfield and The Olive Tree in Ellingham. There is a strong sense of community in Diss; everyone we met (including Abigail) was warm, friendly and helpful. This is a wonderful part of the country for short breaks and holidays.   • Everything about our stay at Wenlock house was perfect. The house is beautifully renovated and decorated, it feels really homely(the pictures don't do it justice). The garden is beautiful and was the perfect place to relax after a busy day. Abi (the host) was accommodating to all all of our needs as we visited with 1 year old twins in tow and she went the extra mile of providing a baby gate and travel cot at short notice. We felt really welcome and privileged to stay in the house. The beds were very comfortable, with our party making use of the double room with the twin beds made into a super king before our arrival. The kitchen was a fantastic place to cook and socialise with a beautiful stone floor. Communication with Abi was always promptly replied to. She made herself easily contactable whatever the time of the day or evening. Diss is a beautiful little town, the house is within a short 5-10 minute walk to the local supermarket and right in the centre of the quaint old town centre. We used it as a base to visit the SouthWold/Aldeburgh area and found it to be real value for money compared to similar properties closer to the coast. All in all we felt the house really added something to our mini break and we would definitely visit Wenlock house again in the future.

Set amongst the fields under open Norfolk skies, the cottage was a perfect escape from London with woodland walks and local market towns nearby. The house is beautifully decorated with attention to every detail, rich colours and an incredible kitchen all under the old wooden boards. We could have stayed at least a week to linger in all the cottage's living spaces. Communication with Richard was easy and uncomplicated. We would love to escape here again.

Snowy, the white cat made friends immediately and had cuddles a few times. The other 2 had cuddles the following morning. The shower & loo are downstairs, so remember to take pyjamas! Bathrobes are provided anyway, so it's not a disaster if you forget to pack them! :-) Breakfast was in the bedroom and provided a choice of cereal, porridge, yogurt, croissant, fruit. Fresh milk in the fridge for a cuppa, along with chocolate chip cookies went down very well on arrival. For the price and a comfortable bed for the night, you don't need anything more. Have recommended to friends around the corner, should they ever need overflow accommodation.

  • Jane is just delightful and I felt instantly at home with a warm welcome, cup of tea, biscuits and a friendly chat on arrival. Jasmine the kitty and I were instant friends. My room was comfortable, warm and quiet but, then again, this is rural Norfolk so it is pretty quiet. I slept wonderfully well. Everything I needed to feel right at home. There is a nearby pub, The White Hart, which is excellent. The charming town of Diss is just minutes away by car and has everything you might want in terms of pubs, dining and shopping. I stayed for work and found it an easy 40 minute drive) at rush hour no less) into UEA for the day. It is a gorgeous area and a great place from which to explore a particularly lovely area of East Anglia. If you need boutique 5 star luxury or trendy cuteness, then this isn't your place. If you want to stay in a home that is friendly, comfortable and much like staying at your parents', then this is perfect.

    Flintside cottage is a 16th century grade 2 listed cottage in the beautiful medieval village of new buckenham in the heart of Norfolk. Within a minutes walk there are two shops and two pubs offering excellent food. The cottage is completely fitted out with everything you could need - just bring your clothes and enjoy! Just something to be aware of - the ceiling height in the bedroom is very low so be prepared to duck!!!
    The medieval village of new buckenham is stunning. We have two shops and two excellent pubs with good restaurants. The church is a must to visit and there are many walks in the area including the common which is home to a variety of wild flowers.

The delightful garden is sheltered and secluded with ample sitting out space and a dining table and chairs for summer evenings. The village of New Buckenham is idyllic , full of characterful buildings and two good pub/restaurants. The ancient castle is a 'must see' . First constructed in the 1100s much still,remains, including a water filled moat and 50 foot high earthworks that drop dramatically into the moat. To view the castle you must borrow a key from the village shop - very Norfolk. There is also a large common whIch is a designated nature reserve and the area is full of virtually traffic free flat lanes - ideal for family cycling.

    A 16c cottage oozing character and history with revealed timbering, original beams and an inglenook fireplace with wood burner. The cottage was a working Pottery in the 70's until the late 90's. It was also a bakery and a corn merchant in old times gone by. We're in the heart of a friendly, quiet medieval village with 2 gastro pubs and a general store 3 doors away. There is plenty to do around the area and we're pretty close to the Norfolk Broads and the seaside as well as the city of Norwich.
    The walls are full of original art and photography as well as quirky features around every corner. Painted in the traditional Norfolk colour pink, this is a listed building in a medieval conservation village full of historic features. The bedrooms have comfortable beds to accommodate up to five people and there is a spare bed that can be put up in the larger garden room for a sixth person ( that room would then accommodate 4 people in 1 room, a double and 2 singles). I have a cot bed for a baby. There's also a high chair, toys, books etc for children. For adults there are music and film dvd's, books and a barbecue in the garden. The owner has taken care to ensure that guests have every comfort during their stay. There are tv's in every bedroom and a large one in the living room as well as a dvd player and a music centre. The sun room provides a perfect private space to get away from it all and relax. Through the French Windows is a small veranda with seating and a herb garden. Beyond the veranda down a short but pretty pathway there is a sunny established garden where you can eat al fresco, entertain or just relax. The living room is colourful and cosy with a woodburning stove and comfortable contemporary seating. Behind an oak door there's a 'secret' stairway and on the back wall is the original bakers oven door. The bedrooms are individually designed to give a different feel to each space. The Poppy room with its deep red accents and Moroccan style lighting make this a warm and rich space to relax in. The Garden room is larger with a double and a single bed. This has more traditional English colouring in the furnishings with an original fireplace, a 'secret' staircase and a fabulous long window looking down onto the sun room and beyond. The bathroom has a walk in shower. If no one is coming after you I'm very happy for you to leave in the afternoon...maybe after lunch. Ask me if you're not sure or I'll let you know.
    The village is friendly and has an active community. It has its own castle ruins, a village green with a market cross building and a whipping post. There are wonderful walks all around the outskirts including the commons history can be traced back to the 12c. A number of orchids grow on the common as do huge and unusual fungi. It's also a great area for bird spotting. The village has 2 great gastro pubs, a village general shop and my 'Pop Up' shop selling an eclectic mix of art, clothes, vintage finds and jewellery.

  • We had such a lovely stay at Caryns Cottage! It was beautifully decorated, lots of character, it was clean and comfortable, it had everything we could have needed! It definitely exceeded our expectations! Caryn took us around the cottage to make sure we knew where everything was, and she responded quickly to messages so if we needed help with anything we knew she was contactable. She even left us a bottle of wine and some milk and juice. The village is very sweet, we walked to a local pub The Inn on the Green which had a lovely atmosphere, great food and nice place to relax and have a drink. I couldn't recommend Caryns cottage enough! Just wish we could have stayed longer!

    This maisonette flat is situated in a converted Farm complex on the outskirts of Diss, rural but within walking distance to shops/restaurants. The property lies next to the River Waveney. The bedroom is upstairs with ensuite bath & separate toilet . A spiral staircase leads to a ground floor lounge & kitchenette. There is an additional shower & toilet downstairs . Private and secluded , offering our guests a romantic and quiet getaway . The flat is situated off a courtyard. There is another studio flat available opposite for further guests. Diss is central to exploring Norfolk & Suffolk as well as the coast.
    The courtyard is available if you wish to dine al fresco . You can take a stroll down to the river , around the flower meadow.
    We are situated on the outskirts of Diss . It is possible to walk into Diss via Fair Green in 10mins. It's a 15 min walk to the centre of town, the Mere , pubs, restaurants & supermarkets . Diss is an ideal base to explore Suffolk & Norfolk

  • We absolutely loved our stay here. Sabra was lovely and welcoming we even got a bottle of water and a KitKat on arrival. The flat is exactly how it looks in the pictures, but everything is bigger and better in real life. We loved having breakfast upstairs looking out onto the field. It's in a great location with a short walk into the centre of Diss, and easy drives to the coast. We would most certainly stay again!

  • We had the most fabulous weekend here. The first word that springs to mind is WOW! Peaceful and secluded yet you're not far from a lovely high street, supermarkets, pubs and restaurants should you need them. The accommodation is of top quality in furnishings and spotlessly clean. A well equipped kitchen with thoughtful touches of soap, toiletries, washing up liquid, etc all that you would need. Comfy big bed, powerful shower with lots of hot water and great WiFi, brilliant! Hosts, Simon and Sabra are super helpful if needed and very respectful in giving you full privacy. We have already booked to return next month and cannot wait! :-)

  • Shirley and Philip were marvellous hosts! There is absolutely nothing I can fault with my stay with thhem. The location of their cabin is adorable, situated opposite beautiful open fields where you are able to hear birds, cows and horses, a real country escape. Even thought we booked our stay the night before we were in constant communication. From check in to check out, they were always on hand to help and offer advice. The cabin is spotless and furnished to an expectional standard. Breakfast was the best ever i've had during my stay with hosts, Shirley even baked fresh crossiants and baguettes. We have the most amazing time! and will be back for sure.

    Rose Cottage is set in a peaceful rural location on the Norfolk-Suffolk border with good country walks and cycling, where the abundant wildlife such as hares and owls may be seen. An excellent base to explore both counties. Set on owners smallholding, Rose Cottage is ideal for couples and families. For young families, various items are available such as cot, high chair and stair gate. Dogs welcome. Outside features an enclosed garden with BBQ. Secure bike storage is available if required.
    Rose cottage has 2 bedrooms and 2 bathrooms. The twin bedroom is downstairs as is the wet room so suitable for people with limited mobility.

  • We stayed at the cottage with our two small dogs. It was the perfect location for country walks and quiet rest & relaxation. Some special features are fresh eggs from Linda's chickens, a welcome box for the dogs, and a beautiful walled garden complete with a gas BBQ. The cottage was sparkling clean and beautifully decorated. Linda and her husband were very accommodating and helped with whatever we needed. The bed was comfortable and gave a great night of sleep. If you are looking for a quiet getaway then this is the place for you (especially if you have dogs).

  • We really enjoyed staying at Rose Cottage. Prior our arrival Linda sent us detailed information on how to find the cottage, she and Chris were lovely, accommodating hosts. We were staying with two babies and it was great to have two good quality cots and a highchair for us to use. Stairgates were also installed upon our arrival. Cottage had everything we needed. It is cosy and set in a quiet location, but not far from other villages with good pubs. Thank you for making our stay relaxing and comfortable!

  • Fantastic family break! Everything you could need inside with toys and baby equipment as well as a kitchen prepped for cooking family meals. There were games and dads- it was a home from home. Yet the cottage has a boutique feel - baths, beds and other details feel luxurious. We had such a fabulous time. Access to farm life - seeing the animals, collecting eggs, feeding the lambs - was the icing on the cake for our toddler. We spent the day in Southwold and the journey was perfectly pleasant. Air bnb at its best - highly recommended. Thank you for a wonderful stay!

    Sage Cottage is a period cottage set on historic Fair Green, within easy walking distance to all amenities in Diss including supermarkets, restaurants, pubs and shops etc. The town is central to many attractions throughout East Anglia including seaside towns such as Cromer and Southwold, and the Norfolk Broads. For those seeking city life or shopping we have Norwich and Bury St Edmunds within 40 mins either direction by car, train is quick and easy.
    The kitchen is fully equipped with electric cooker, fridge/small freezer, dishwasher, washing machine, toaster and kettle. Tablets for both machines are provided. There is a Bosch coffee machine and cafetiere available. There are basic ingredients in the kitchen cupboards. Tea, coffee, milk and biscuits are provided on arrival. The main bedroom is a good size having a double bed, wardrobe and chest of drawers, it overlooks the green. The second bedroom is a small room with a standard double bed; there is a wardrobe and drawers. The third room is a small room with a single bed and a chest of drawers. Upstairs, there is a compact shower room with toilet and basin; downstairs there is a modern large bathroom with bath/shower. There is a separate WC.
    On Fair Green there is The Cock Inn Public House, Fair Green Fish Bar and The Angel Cafe. There is also a children's play area opposite the pub.

  • We had a lovely couple of days at Sage Cottage. Simone was very helpful and gave us a thorough introduction to the cottage and it’s facilities. The cottage had everything we needed including all the basic essentials. It was very comfortable and had a lovely large bathroom downstairs. Simone was available next door should we have wanted anything but otherwise left us to enjoy our stay. On her recommendation we tried the local fish and chip shop which was very good. Diss was only a 10 minute walk away. We will definitely return.

    On the Suffolk/Norfolk border, with log burner, Aga and traditional English garden. Only half an hour to Southwold and Norwich and only 40 minutes from the North Norfolk coast. Wonderful circular walks from the front door. There is also a fantastic deli farm shop 5 minutes away and lovely community centre in the village. Fast WiFi ! Delicious cooked breakfast and welcome food pack available on request.
    The house is over 300 years old but is fully renovated. It is in an idyllic location with unspoilt rural views. We supply towels, cooking oil, sugar, tea, coffee, salt, also other essentials.
    There is a lovely circular walk around the fields at the back and it links to 'The Boudicca Way'. There is a cafe and arts centre in the village called 'The Penner Centre' and a farm shop called Goodies that you can walk to and a village shop/post office a three minute walk away. There is a sweet traditional town called Harleston which can be walked to. You can drive to Southward or Aldeburgh via Harleston. The fantastic city of Norwich is a 25 minute drive away.
  • We highly recommend this property. Communication with Laura was easy from booking and remained so throughout our stay. This cottage is beautiful and has everything you need including information on local walks, which are plentiful. The location is extremely peaceful. The sunrise to the back of the property is definitely worth setting the alarm for. There is a shop, post office and coffee shop two minutes down the road and a pub with great food an easy fifteen minute walk away in Pulham Market.

Best welcome package ever, and a bottle of bubbles also! Check in is fantastic, with an introduction to the whole place. Under floor heating is just amazing, and the dog liked it also. The bed is probably the most comfortable I have ever slept in, beautiful garden with BBQ place, but it was a bit cold in January to use it.   • What can I say! Upon arrival at Olde Farm Dalene and Alex welcomed us with open arms. Their farm home 'The Borrowers' is exquisite with every luxury you can imagine and thier attention to detail and furnishings exceeded every expectation. Dalene also warmly invited us to ask if there was anything they could advise / assist with during our stay. The enormous welcome pack of home made jams, bread and scones was a fantastic surprise and as i had mentioned it was my partners birthday they generously included a helium balloon and card too! Wow! I hasn't even begun describing the farm and delightful pets including pugs, cats, ducks and hens! Trust me when I say this cottage is a rare treat! We definitely will be returning when back in the area!

  • We stayed at 'the borrowers' over the May long weekend with our husky Laika for our 'mini-moon'. What an amazing surprise! We were greeted with the most amazing welcome pack full of delicious goodies and home made deliciousness, Laika even got her own jar of treats! The accommodation far exceeded all expectations. The Borrowers cottage is beautifully decorated and very spacious with a fantastic shower and bath! We absolutely loved our weekend away and Dalene and Alex are lovely people. They made us feel very welcome but gave us the quiet and privacy we needed. We will definitely be coming again and I can not give a higher recommendation. If you want to escape the city and stay in a beautiful country village, this is the place to go!

  • What a wonderful stay. The cottage is even better than described. Fantastic hosts went out of there way to make sure our stay was comfortable, providing a lovely welcome pack and offering to look after our pooch if we wished to go out for dinner. The setting is beautiful and quiet, a great location for exploring Norfolk. I couldn't recommended enough!! Perfect stay. Thank you Dalene, we will be back very soon.

  • We had such a wonderful time staying in The Borrowers! It had everything we could ever want and felt like our own little home by the end of our stay, we were both so sad to have to leave. The welcome was so friendly and the hosts bent over backwards to accommodate us make us feel welcome. The hamper on our arrival was lovely and kept us going nearly all week. They also shared fantastic local knowledge about where to eat and what to see. We had the most fantastic stay and wouldn't hesitate to recommend it to anyone.

  • We recently enjoyed a lovely 2 day weekend stay in the Borrowers and our expectations were exceeded in every way. Dalene and Alex were the perfect hosts and we couldn't have asked for anything more during our stay (well, apart from better weather, but I don't think even they could influence that...) The cottage is beautifully furnished and the generous welcome pack contained all sorts of delicious local produce to enjoy. This was completely unexpected and just served to make the whole experience more memorable. It genuinely felt like were staying in a home away from home and I think we would gladly live there permanently if given the chance! The only visitor that might possibly have enjoyed his stay more than we did was our Golden Retriever, Sully, who spent the morning bounding about the garden and making friends with the resident duck population. Alex and Dalene have fenced/enclosed the garden, so it is a great place to stay and feel relaxed about what mischief your dog is getting up to. We would wholeheartedly recommend any visitor to Norfolk stay at the Borrowers if they get the chance. Arguably the best Airbnb that we have stayed in to date!

    Our gorgeous barn sits in over 3 acres of garden, woodland and natural meadows, which are not overlooked so nature and wildlife can be enjoyed undisturbed. Exposed beams and double ceiling height mean the barn, dating from 1732, oozes character.
    There are very few converted barns that have retained the double height view of the entire roof space, and fewer still not attached to a farm or near a busy road. Here you have peaceful surroundings and bags of rustic charm but with modern elements and conveniences. For the winter, as well as full central heating, we have a wood burning stove and supply wood for your stay. For the summer months we have a free standing circular BBQ which is approx 50cm diameter and all tools. There are 2 large double bedrooms, the one on the mezzanine has curtains which draw back by day to reveal the roof beams. The smaller 3rd bedroom has a double sofabed but great views across the meadow. We have been informed its not that comfortable for 2 people and we are now keeping the room for single occupancy or as a sofa for wildlife viewing. We prefer a maximum of 4 guests and an additional charge is made for each extra guest after 2. We provide sheets and towels.
    We are in easy reach of charming old pubs, Norfolk broads, the vibrant city of Norwich and lots of nature. We supply lots of local information about places to visit and eat (we can send a doc with links prior to your stay) and maps. The award winning Pelican pub is 15 mins walk for a gourmet meal, there is a chinese takeaway 10 mins walk away. For more choice there are takeaways and restaurants in Wymondham and Attleborough, 10-15 mins drive, that have all the usual amenities of local towns.

  • Carol gave us a wonderful welcome, felt like coming home to a family member. She even decorated a Xmas Tree for us as we started our stay only a couple of days before Xmas. She explaned the flora with enthousiasme and one could feel her good taste in the cottage decoartion. A warm thanks !

  • Our stay at black barn was very nice and exactly what we were looking for. It definitely felt like a home away from home and we were very comfortable for the two days we stayed there. Our group consisted of two adult couples and we were very happy with both of the rooms and comfortable beds. The kitchen was stocked with essentials (bread, milk, eggs etc) and there was lots of information available about the surrounding areas which we used for the local Chinese and also a local pub called the boars which we would definitely recommend for a nice meal. Overall the place was lovely and carol was very helpful throughout the booking process. We would highly recommend and would definitely love to return in the future!

  • We had a lovely 2 night stay in Carols beautiful barn conversion. The barn is a lovely size, beautifully presented and I loved the open plan style and the high ceilings. The instructions for access and heating etc were spot on making it easy when we first arrived. We were just sad we didn't have time to stay longer and see more of the surrounding countryside.   • Carol is an excellent host! My wife and I stayed at the barn for our wedding weekend and used it as a "base" for sleeping, bride and bridesmaids getting ready and breakfasts. It is in such a beautiful location, with very charming interiors and a stunning "meadow like" garden - perfectly romantic for our needs. We would love to come back in the future for anniversaries. Highly recommended!

  • We had such a lovely time at Black Barn. Its a such a homely yet modern space. It's a very spectacular home. It's very well kitted out so we wouldn't bring so much with us next time. Lovely area, great pub, The Boars, is an hours walk and so lovely and accommodating with gorgeous food. I'd definitely come again.

    Situated in Palgrave 1 mile from Diss Town The house is a grade 2 listed coaching inn from around 1730 with earlier origins it sits on a plot of around 2 acres with orchard and paddock Large double room with hypno's superking bed breakfast of fresh local produce & Veggie option . The center of Diss can be accessed through a short 10/15 min walk through the fields ( on a tarmac path) station too.
    We have chickens & dog !
    Palgrave is an attractive Suffolk village situated 1 mile inside the Norfolk and Suffolk border, close to the market town of Diss, in the middle of rural East Anglia. It is 105 miles from the center of London, approximately in the center of a triangle formed by the City of Norwich, Ipswich and Bury St Edmunds, all of which are about 21 miles away and connected by major roads. Diss, just a mile to the north, provides a wide range of shops, banks and other amenities including a fast, direct train service to London Liverpool Street (80 mins).

  • Tom and Aggie were fabulous hosts who went out of their way to make us very welcome . Amazing house and gardens which we were able to wander around freely . Wonderful cooked breakfasts with tea and coffee making facilities to use whenever we liked. Very comfortable large bed . Great communication and driving instructions , both Tom and Aggie were always around to talk about the local area and answer questions we had . Only issue for us was the access to the shared bathroom which was a little problematic at times otherwise an enjoyable 2 night stay

  • My boyfriend and I went to stay for the bank holiday weekend. The house is beautiful and surrounded by a huge garden. Breakfast was great - we had a full English one day and pancakes with banana milk shake the next. I'd definitely reccoment!
